Annie’s Apothecary Celebrates 14 Years!
We would like to give a big congratulations to Annie’s Apothecary for 14 years in business! Opened in August of 2007 by Dr. Leigh Ann Greenberg, Annie’s Apothecary is Boerne’s PCAB accredited compounding pharmacy. Greenberg graduated from the University of Texas at Austin Pharmacy School in 2004 where she earned her Doctorate degree in Pharmacy. According to Leigh Ann, “Prior to opening Annie’s Apothecary I had the opportunity to manage a hospice pharmacy where compounding proved to be very rewarding in controlling end of life symptoms. It was there that I learned how to manage people and at the same time developed my skills as a compounding pharmacist.” She took those skills and decided to open her very own compounding pharmacy right here in Boerne. Starting out, Dr. Greenberg was the only employee for a year. However, she grew Annie’s Apothecary into a flourishing business. “Not all commercially available medications are the right fit for every patient, and that is where we come in. It is our job to specialize the medications to help the physician and patient achieve a more positive therapeutic outcome,” Leigh Ann added. Compounding is essentially a collaboration between the patient, physician and pharmacist, a process that is regulated by state boards of pharmacy. There are countless reasons why a prescription medication might need to be compounded but according to Leigh Ann, the most important one is patient non-compliance. “For example, a patient may be sensitive to standard drug strengths or be allergic to preservatives or dyes. With a physician’s prescription, our staff at Annie’s Apothecary can change the strength of a medication or alter its form to make it easier for the patient to ingest. We can even add flavors to make the medication more palatable,” she stated. A compounding pharmacy also has the ability to prepare the
medication using a unique delivery system, such as sublingual troche or lozenge, a topical gel or even a lollipop. If a patient has difficulty swallowing pills, a suspension can be made instead. Compounding pharmacists have the ability to combine multiple drugs into one so that a patient only has to take one pill, rather than several at a time. Often times, certain drugs will be taken off the market due to low sales volume, however there are patients that still need those particular medications. A compounding pharmacy can recreate that medication for those patients. When it comes to kids, many times parents have a difficult time getting them to take their medications due to the taste. The staff at Annie’s Apothecary can work with the physician and patient to select a flavoring agent, such as tutti fruitti, cherry vanilla or butternut, that will provide an appropriate match for the medication’s properties while making the taste more pleasant. Annie’s Apothecary concentrates fully on compounding and complementary healthcare, constantly learning new information and techniques for its customers. They use state-of-the-art technology with FDAapproved ingredients so that your finished medication meets your doctor’s exact specifications. For 14 years now, Dr. Greenberg and her staff have focused on being the best local resource to achieve optimal health and wellness through the art of compounding, nutritional supplements, and patient education. You’ve seen the ad. You’ve had questions. Now it’s time for answers! Who are these guys in the oh so popular karate ad that has been gracing the pages of Boerne Business Monthly since April? Spoiler Alert: Despite their very convincing appearance, these two are in fact not karate masters.
Meet Jarred Taylor. Jarred, or JT, is a veteran of the United States Air Force, a former Tactical Air Control Party Specialist (TACP), one of the founders of Black Rifle Coffee Company and an avantgard social media, videography and branding whiz.
Meet Caleb Francis. Caleb is an all-around funny guy, who with his approximately 1.4 million followers, is what you would call TikTok famous. His Facebook profile simply reads “I make dumb videos.” Francis is a social media comedian, and a very funny one at that.

Francis and Taylor found each other on social media and hit it off. According to Taylor, “I became an instant fan of Caleb’s. I reached out to him to collaborate and the rest is history. We have been creating together ever since.” In fact, Francis actually packed up and moved from West Virginia to be roommates with Taylor right here in Boerne! “I moved to the Boerne area when Black Rifle relocated their headquarters to San Antonio in March of 2018. Here at my home we have a studio where we create and Caleb was here all the time anyways. A little background on how this all came to be. While still in the military, Taylor discovered his passion for film making and videography. He has produced or been a part of eight feature films, including titles such as Range 15, Not A War Story, A Grunt’s Life and five television shows such as Blood on the Deck and Pastranaland Pit Bike Championship. Jarred’s love of creating and an early understanding of social media led him to create Botsktik Collective with Black Rifle’s Art Director Gary
Stevens back in 2009. This was a multimedia firm that would lead JT to some of the most pivotal partnerships of his career. In 2013, he met his business partner, Mat Best, and together they began producing Mat’s YouTube Channel, Mbest11x, which took off with great success. After 11 years of active duty, JT separated from Active Duty Air Force in November of 2014 to the Washington State Air National Guard. JT and Mat then met Evan Hafer, a former Green Beret that was, at the time, working as a contractor for the CIA. Within a few months of meeting him the group launched their liquor company, Leadslingers Spirits. At the same time, the crew was also producing the major Hollywood film, Range 15, which was released in theaters in June of 2016. Evan, Mat and JT would eventually collaborate to form what is now Black Rifle Coffee Company. When asked what exactly he does for Black Rifle, JT’s response is simply, “I live outside of the box.” For those familiar with Black Rifle Coffee Company it is clear that they are not your average brand of coffee. BRCC is a big, bold brand that is not afraid to push the envelope with their unconventional marketing, social media and branding. So, it

It is that particular style of in-your-face, no holding back marketing from the likes of Taylor, Francis and the BRCC marketing team that has resonated with their almost cult-like following. Taylor’s unconventional approach to all things life and business has proven both highly popular and wildly entertaining to those who follow him on his many social media channels and podcasts. According to Mat Best, Executive Vice President and co-founder of BRCC, “Jarred has this uncanny ability to bring out youthfulness and positive vibes from anyone that he is around. Currently, Jarred and Caleb are finalizing the script on a movie that will be produced and filmed entirely here in Boerne! The film will take place in a hometown lube and oil shop that is being taken over by a franchise and follow the antics of two employees as they fight to keep their town from being taken over by corporate America. “A feverish demand for land, accompanied by a dearth of listings for sale, propelled Texas prices up a remarkable 16.29 percent in the second quarter,” says the land expert for the Texas Real Estate Research Center (TRERC) at Texas A&M University. “The state’s land markets today are among the most active periods in Texas history,” says Dr. Charles Gilliland, TRERC research economist who’s been tracking land prices for 40 years. Preliminary numbers show Texas had an annualized 8,561 second quarter land sales, up nearly 43.8 percent over the same quarter last year. The statewide average price hit $3,433 per acre. Total dollar volume totaled a record $2.35 billion, 93 percent higher than second quarter 2020. A record annualized 685,585 acres changed hands in the second quarter. The typical transaction size fell 4.78 percent to 1,176 acres. “The East Texas regions all had double-digit price increases with substantial increases in total acres transferred,” said Gilliland. Only the Far West Texas Region bucked the Texas trend. Out west, land sales volume dropped 22.6 percent, which Gilliland attributes to a sudden halt in purchases from the oil and gas industry. Sales in the West Texas mountains, however, helped keep regional prices higher. 100 Women of the Hill Country to Launch in August, Giving $40,000 per Year to Hill Country Charities
One of the nation’s most powerful, uplifting and fun fundraising movements is launching a Hill Country chapter this summer, headquartered in Boerne. 100 Women of the Hill Country will open for membership soon with its first meeting scheduled for 6 p.m. on August 19 in the Kendall Halle room of The Kendall, 128 W. Blanco Rd. Any woman is eligible to join, however, inaugural membership will be capped at 100 for the first meeting, so those interested are encouraged to inquire now. 100 Women of the Hill Country is a group of women who gather four times a year for a one-hour meeting to learn about local grass roots charities and each donate $100 to a charity voted on by the members. The result is crowdsourcing at its finest—a $10,000 award that makes a real impact, without time-consuming fundraising events and planning. The mantra is “100 women, $400, 4 hours a year means $40,000 to charity.” And it’s really that simple. “We loved the concept of serving those right here in our community—causes near and dear to the Hill Country—in an easy and effective way, and in a way that will bring women together socially as well,” said Ambre Bodle, co-founder. “Our vision ensures 100% of donated money goes to the selected charity— takes little time and turns smaller, individual donations into major gifts.” Members commit to a $400 donation and meet four times a year to hear about three worthy causes before they cast their vote for the winning charity, with the chosen group receiving $10,000 in roughly one hour. Causes serving Bandera, Bexar, Comal, Gillespie, Kendall and Kerr counties are eligible for the award, and nominations are accepted by participating members each meeting. Nominees are then vetted to make sure they meet 100 Women’s simple requirements and will then be entered into a drawing. From there, three nominees will be randomly drawn and representatives from the charity are invited to present at the general meeting. Of those, one will be chosen by vote to receive the $10,000 award. Members and those representing charities can nominate and eligibility requirements are available online. As financial advisors, we are often asked to counsel parents and grandparents about raising children with an appropriate mindset toward money. Families with even moderate income want to be able to enjoy the fruits of their labor without their children becoming entitled or expecting handouts for everything they desire. It’s hard to say “no” to our children, especially when the thing(s) they want might be easily affordable. I will never hold myself out as an expert on the topic, but I’ve observed many success stories as well as those unsuccessful in their attempts to raise children with healthy financial habits. Thankfully, my wife and I were able to get our son through school, married, and successfully handling his own finances without too many bumps along the way. While there is no perfect formula, maybe something you read here will resonate as you raise children and grandchildren in this current over-indulgent culture. Instilling any healthy habits in your children, including those about money and spending, starts at the very beginning with being on the same page with your spouse. In a marriage, each of you brings strengths to the relationship. You will share many responsibilities but considering each other’s strengths and leaning into them early on is wise. For example, one of you might fill a stronger role as disciplinarian, while the other is stronger in the role of nurturer or teacher. Agreeing on your philosophy as a couple about money will also help determine whose strength sets the tone for how money is spent by your family. Realizing early that it takes way more than two good parents to raise your children well also goes a long way. Find a community that brings other like-minded parents alongside you to be part of your children’s lives to an extent. There will be times your children will simply listen to other adults in a way they will never listen to you and that will be true of financial related matters too. My wife and I found that community through our church friends and the youth activities in our church. You may find it through work or simply in your neighborhood. Foster that community in your home by hosting events and being hospitable to them every chance you get. Building trust with your children will give you permission to have productive talks about money throughout their lives as well. This foundation of trust is fostered by being involved in your children’s activities as much as possible. I fully recognize that work and other priorities can make this a challenge but do everything in your power to be there for them. Whether they want you there or not (they really do), show up at their athletic events,
band, cheer, theater, etc. Take advantage of opportunities to participate with them as well by coaching, being a booster, or whatever it takes show them what’s important to them is important to you. While much of the above may seem like Parenting 101, these principles will create a great baseline for your conversations about money. By modeling good spending and saving habits, your children will also learn a lot just by observing how you live compared to those with greater or lesser means. Be honest with them about your financial position. While you don’t have to share your income statement, work on helping them understand what responsible spending, saving, and investing means to you. We found one of the best financial lessons for our children was in the field serving others. By not just discussing money and how to use it, but showing them lifestyles of different means, you can also simultaneously prioritize service to others. For us, lending that helping hand meant getting in a bunch of vans and driving to Memphis every summer with our youth group to repair homes for those that could not do so on their own. It was truly inspiring to see a bunch of teenagers give their hands and hearts to others to truly make their lives better. Note that I am talking about doing for others, not simply writing a check to help. Financial assistance can be a great tool, but hands-on service teaches the best lesson in the long run. Furthermore, I recommend you highly encourage or require your children to work when they are old enough. Whether a summer job or actively volunteering with a non-profit that teaches them the value of hard work, they will gain perspective on what it takes to have a little extra in their pockets. schedule also helps teach time management and foreshadows the organization skills adult life requires. Once they do start making a little money of their own, teach them about prioritizing. Most in today’s world get this basic tenet of money backwards. They spend first, save second, and give to others whatever might be left. A quality financial life that encourages giving first, saving second, and spending last creates wonderful habits in your children’s lives that will keep them on track for years to come. Just remember, you can tell them this, but more importantly, you must model this philosophy for it really to stick. By following this type of money allocation in your own life, they will see that even in times of plenty, you are making sacrifices along the way. Supporting others first might mean not having the resources to go buy that shiny object, but delayed gratification can be a wonderful thing for the entire family to experience. Give your children great experiences versus money. If you give them money to spend, it is gone forever. Give them a marvelous experience and it will stick with them for a lifetime. This does not have to be some elaborate trip, though it can be, but just spend quality time together outside the craziness of daily life. Finally, and maybe the hardest of all, is learning to say “no” even when the resources might be there. It’s hard to say no to yourself and even harder to say no to your children. You both may know the resources exist to go spend the money, but that does not mean that spending at that moment is right. Exercising your self-control muscle teaches patience and discernment, character traits that will carry them far in many other parts of their lives as well. Raising your children with a healthy money mindset is a challenging topic and one that I haven’t always done perfectly. But with our son, I think our consistency of message over the years and using some of the parenting techniques above brought us good results in the end. It is my hope that something here will add value to your journey in passing down healthy financial habits to your own children and grandchildren. When starting a new business you need to ask yourself, is this new venture truly a business, or just a hobby? Although millions of Americans can generate income from their hobbies, the IRS has provided some guidelines to help taxpayers determine if that income is in fact from a business or a hobby. One of the main goals of a business is to make a profit, and it is possible to generate income from your hobby without making a profit. The IRS has listed 9 factors to help taxpayers determine if their activity is a business or a hobby: 1. Do you maintain complete and accurate books, and do you conduct your activity in a businesslike manner? 2. Do you have personal motives when conducting your

activity? 3. Do you put enough time and effort into the activity to prove that you intend to make a profit? 4. Do you depend on the income from your activity for your livelihood? 5. Are losses due to circumstances beyond your control? For example, are they considered normal in the startup phase of your business? 6. Do you have advisors with the knowledge needed to conduct a successful business? 7. Have you been successful in making a profit from this activity in the past? 8. Have you made a profit in previous years and how much of a profit does your activity make? 9. Do you expect to make a

future profit from the appreciation of the assets used in the activity? These factors are not definitive but are meant to help taxpayers determine whether the activity they are engaged in is a business or a hobby. If your business has operating losses for more than 2 out of 5 years (5 out of 7 years for horse racing, breeding, or showing) then the IRS can reclassify it as a hobby. Under the Tax Cuts and Jobs Act of 2017 (TCJA), taxpayers can no longer deduct expenses related to a hobby; however, they must still report the income received from that hobby as Other Income on line 21 of Schedule 1, Form 1040. GVTC Names New Board of Director

The GVTC Board of Directors welcomed a new member at the 2021 Virtual Annual Meeting. Lorie Winkler was voted in to serve as director of District II, which serves the Smithson Valley and Bulverde areas. Winkler holds a BA in Accounting and Computer Systems Management from Texas Lutheran University. She is a Certified Public Accountant, Certified Culture Facilitator, and Certified in Risk Management Assurance (CRMA). She has worked at USAA for over 35 years and for the past 10 years, she has led teams in the Internal Audit function for USAA. Currently, she leads the talent management initiatives for internal audit. In her community, Winkler supports Provisions, Bulverde Spring Branch Activity Center, and local water conservation programs. As a member of St. Paul Lutheran Church, Ms. Winkler currently serves on the Property Team and the Call Committee. Prior roles include leading the children’s Sunday School Program and overseeing the St. Paul Christian Day School Board. She and her husband, Brent, have lived in Bulverde for over 25 years raising their two children, both Smithson Valley High School graduates. Winkler understands the importance of dependable and effective communication services, assessing business risks, and innovating products and services. “GVTC has been part of my family for the past 25 years and I am honored and humbled to be chosen by the community to serve as a director at this amazing company,” said Winkler.
