publisher's note February is here! This month is usually a fun one, filled with hearts, candy and flowers and fun events like the San Antonio Stock Show and Rodeo. February is also probably one of my busiest months as well, I think just about every person I know has a birthday this month!! Well, maybe not everybody, but it sure seems like one big, non-stop birthday party! This issue we feature one of my favorite new local shops, Boerne Farmhouse. A New Era in Healthcare Services for Businesses

A

A growing number of businesses are moving to an innovative model for healthcare for their employees called Direct Primary Care. This model is gaining popularity among both individuals and businesses who want to provide their employees with better health care, and save money at the same time. Direct Primary Care (DPC) is an innovative alternative payment model providing incredible access to a personal physician with a with a simple, flat, affordable membership fee. Too often, talk of healthcare is focused on insurance rather than care. It’s less about how the doctor treats your family or employees, and more about who pays the bill. Almost no one can get a straight answer about the price of procedures or medicines. DPC is promising a revolution in consumer choice by bypassing insurance altogether, and it’s catching on across the country . One DPC patient remarked. “After one quick phone call, an appointment was scheduled for the very next day. Because the doctor wasn’t rushed to see dozens of patients, he took

his time and answered every question I had. Then, the bill for the visit was paid before I left. There was no insurance follow-up, no co-pay, and no need to file any additional paperwork. It was as if I was paying the doctor for providing the service directly, rather than the middlemen required in the current insurance racket”. Rather than relying on insurance for ordinary health expenses, these new doctor clinics rely on monthly fees from patients, usually around $100. Extra services and tests are often included free with a membership, but if not, the prices for these are transparent and don’t vary depending on your plan. By not accepting insurance of any type, each clinic saves on administrative costs and overhead, prioritizing patients over costly insurers. The results are just as intended: lower costs, more preventive care, and more face time with medical professionals. In a recent study, businesses who switched from traditional fee-for-service primary care with the more comprehensive Direct Primary Care model realized: • 53% decrease in ER visits • 16% decrease in in-patient hospital days • 58% decrease in higher-cost specialist visits • 66% decrease in advanced radiology/ imaging • 77% decrease in surgeries The total change financially in this study was $2000 per employee per year in health


care savings! The appeal of providing concierge-style medicine for your employees is another bonus of DPC. Imagine being able to tell all of your current and future employees that they have access to their doctor by phone, text, or email—access all day, every day, even on weekends. Knowing that they have a personal physician at their fingertips is a pretty strong recruiting and retention tool. Happy, healthy, productive employees are a dream of every business owner. When this can be achieved in a low-cost way, the owners really win big. Dr. Sara Stuart, of Cibolo Family Medicine in Boerne and San Antonio says, “with a membership at Cibolo Family Medicine, minor injuries at the workplace are no longer a reason for an ER visit. We can see your employees quickly at no extra cost, usually the same day. Members also receive access to their primary care physician 24 hours a day by phone, even after hours.” Judy Cozine of North Attleborough, Mass., says of her DPC doctor: “It’s like having a doctor in the family. I texted her on Christmas Eve, and she got back to me in 10 minutes.” DPC physicians usually recommend that you take out a highdeductible health insurance policy intended for disasters and emergencies, and sign-up for a monthly direct primary care plan. That way, you’re covered in extreme circumstances with the highdeductible plan, but can also have preventive care with the doctor’s visits at the direct primary care clinic. Insurance providers offer reduced rates for businesses providing direct primary care to their employees. You can also pair DPC memberships with a healthsharing plan, which are becoming more available every day, and are gaining in popularity with businesses for their employees.BBM

Census estimates: Texas leads nation in population growth

U

U.S. Census data released last month shows population growth in the Lone Star State between July 1, 2017, and July 1, 2018, was higher than any other state. Texas' population i​ncreased by 379,128 in that span, bringing the state's total population to over 28.7 million. The data showed that Texas had more births than deaths over the time frame and that the population was buoyed by new residents moving from both inside and outside the United States. The year-over-year growth is rivaled only by Florida, which saw a population increase of 322,513. California ranked third​, adding 157,696. Texas ranked eighth for percentage growth in the Census statistics at 1.3 percent. Nevada ranked first with a 2.1 percent spike. The state ​​now has just over three million residents. Of the ten most populous states in the U.S., only Florida (1.5 percent), and Texas and North Carolina (both 1.1 percent) ranked among the top ten in percentage growth. BBM

More Than A Store – A Mission

Step inside the newly opened Boerne Farmhouse and you will find much more than just another retail or antique store. Instead, what you will find inside of this charming cabin-like building at the south end of town is a carefully crafted and curated collection of architectural salvaged items and home goods. “From the beginning, we knew we wanted to do more than just ‘sell product’. We wanted to create an experience for our visitors,” said Sylvia Griffin, co-owner of Boerne Farmhouse. In fact, Sylvia Griffin and Cindy Carr, the mother/daughter duo behind Boerne Farmhouse, spent a full year collecting and finding special pieces from all over the country before they ever opened their doors. “We have filled our store with wonderful, old, thought provoking pieces. When we can, we try to find their story and pass that on to the new owner,” said Carr.

To keep their inventory fresh, the ladies continue to always be on the lookout for unique items for the store. “We have also now established relationships with several “pickers” who travel the country digging through old barns, estates, and basically anywhere they think they might find something cool. They know the type of items we are looking for and will send us pictures along the way to see if it is something we want for the store,” added Cindy. Carr and Griffin have diverse backgrounds, but have both always had a passion for design. Bank. Carr also owned and operated a successful home décor store in downtown Pleasanton, Texas. “Staying on-trend of home styles naturally fed my lifelong passion for home decorating and real estate. It also led to the immensely educational experience of purchasing, renovating and profitably selling seven homes in recent years,” said Carr. Sylvia Griffin says that she “has always been involved in some type of communication.” As a young graduate of SMU, she worked as a speech therapist, helping people to better express themselves. Later on, as a 40-something doctor’s wife and mother of two, she returned to school to study journalism, which lead to a colorful period of freelance writing. According to Griffin, “The freelance writing eventually evolved to a career in public relations. As a partner in what would become an award-winning PR firm, I had the opportunity to work closely with giants of architecture, interior design and the fine arts.” While Griffin spent years honing her communications skills, her inner designer was her constant companion. Griffin went on home tours, attended seminars and devoured home magazines. “I built, renovated and decorated – and redecorated –

numerous homes,” said Griffin. “My daughter Cindy and I especially love collaborating on such projects and most recently have been able to work together staging homes for her real estate clients.” Through the opening of Boerne Farmhouse, both Griffin and Carr have been able to realize their dream of opening a real, brick–and–mortar store together and also feed their lifetime love of design. “Our sense of design is very similar to one another,” added Carr, “When we work together it flows really well and together the end result turns out really great!” Some of the items that are most prevalent at Boerne Farmhouse are old windows, doors, shutters and antique corbels. “We have all kinds of one-ofa-kind architectural elements throughout the store and we love to help our customers come up with creative solutions and ideas on how to incorporate those items into their spaces,” said Griffin. In addition to the satisfaction of helping customers incorporate these interesting artifacts into their homes, Carr and Griffin have enjoyed listening to their customers reminisce about the memories that the objects spark. “It has been both heart and soul filling to hear our customers’ memories come back to life,”

said Griffin. “We also learn from the people that come into the store too! Many times we get objects but have no idea what they might be, but sooner or later a customer will come in and know exactly what the item is!” With so much new construction happening in the Boerne area, Carr and Griffin hope to also be able to work with many of the local builders to help them incorporate some of the old with the new. According to Carr, “Adding in even just a few of these antique elements can add so much character to a new build. If the builders, designers or homeowners will communicate their needs to us during the construction phase we can find them what they need and it can be built it.” The beauty of Boerne Farmhouse is that most of the store’s contents would likely end up in the landfill, however to Carr and Griffin, these pieces of history aren’t junk, but rather art. They acknowledge the history of these pieces and are giving them new life. “We see the smiles on our customers’ faces as they walk through the door. They seem to sense that this is a special place, one where they can experience the beauty and mystery of old, worn, found objects. It’s a success when we see someone’s eyes light up as they connect with a lovely old architectural fragment or a humble farm relic. That’s when we know that this is more than work – it’s our mission.” BBM

Texas job growth slowing in 2019

Texas employment will grow 1.1 percent this year, according to the Texas Employment Forecast by the Federal Reserve Bank of Dallas. The prediction comes after incorporating December 2018's annualized employment growth of 2.5 percent. According to Dallas Fed Assistant Vice President and Senior Economist Keith R. Phillips, Texas is beginning 2019 with increased uncertainty due to the fourth-quarter decline in oil

prices, trade uncertainty, and volatility in financial markets. “Economic conditions will likely differ across the state this year as labor constraints limit growth along the I-35 corridor and low oil prices slow growth in oil-producing regions," said Phillips. Based on the forecast, the state will add 137,000 jobs this year. Employment in December 2019 will reach 12.8 million. Are You Financially Prepared for Your Child to Go to College?

It is said, “don’t blink,” because just like that, your kids are grown. If you blinked, then suddenly you might have one in high school who is starting to think about college or his or her next steps. You may have thought you had more time to save for college, but now here it is. Or you may have just realized you will have two in college at the same time. The theme of this article is for you to learn from my mistakes. Here are some tips to save money on college expenses for your kids. • Do not demand your child attends college. There are a lot of other things one can do – get a job, join the military, or go to trade school. College is not for everyone. • If your child does go to college, in-state tuition is less than out-of-state; public is less than private. • Community colleges are less expensive, and many course credits will transfer. Check the transfer program at the future four-year university as this may impact your selection of a community college. • Do not change schools! If your student does change schools, research which credits the new school will accept and inquire about transfer student scholarship rules. My daughter transferred from Bowling Green State in Ohio to Texas State and only 18 of her 60 credits transferred. After she transferred in January, we found out that if she waited to start in August with her 4.0 GPA, she would have been a

candidate for a transfer scholarship which are only offered in the fall. • Do not change majors. It is expensive, especially if your student has already taken the requirements for one major only to realize that a different class is needed for the new major. Force your college student to meet with an academic advisor on a regular basis, like once a semester. There is a printed plan for each major showing what is needed to graduate. It is organized semester-bysemester, but only an advisor will know when classes will be offered. The advisor can ensure prerequisite classes are done in the correct order and keep the student on the right track. • Scholarships may be available assuming your student qualifies and is willing to apply for them. Also, check where you work at to see if tuition assistance is offered. • Loans – There is a reason student loan debt is now higher than credit card debt. It is because student and parent loans are super easy to obtain. All you need to do is fill out the Free Application for Federal Student Aid(FASFA) form. The FAFSA website is free and there is no fee. There are many tips for filling out the FAFSA form. For example, if the college student has a bank account, be sure it is a joint account and list it as the


parent’s asset, not the student’s, because the formula is favorable. Income is verified through the IRS link and/or tax transcripts. Do not spend your retirement – you cannot take out a parent loan for your retirement. • Tax credits – There are three major college tuition tax breaks. However, they begin to phase-out at $160,000 of Adjusted Gross Income (AGI), for married filing jointly (MFJ) and are completely phased out if your AGI is over $180,000 (MFJ). • Tuition is just a small part of the total college expense. Fees can be as much, if not more, than tuition. The student’s living expenses, if away from home, can really add up. Meal plans are required for students living in the dorm. They are not cheap and don’t always satisfy. If your student lives at home and commutes, there will be gas and parking costs, but it is still less expensive than living on campus. Other expenses include books, fraternity/sorority, trips or semesters abroad, etc. • If your college student rents, watch out for damage charges on the move out bill. Help your student navigate through leases, deposits, utilities, renter’s insurance and all the other learning opportunities. You may consider buying a second home or rental property, but is your child responsible enough to be a property manager? • Pets – when did college kids start thinking a pet is a requirement? Yes, your student can afford to get one from the Humane Society or Animal Defense League, but can they afford to feed it, pay for vet bills, toys, damages, etc.? Have this talk with them before you get a grand-dog. • Keep in mind your younger children. You may be able to pay for your first child’s college education, but will you be able to keep it up when the younger sibling starts in two years? What if one lives at home and commutes but the other goes to an outof-state university and/or plans to get a master’s degree? Do you plan to have criteria like a minimum GPA or pay for four years only? Decide now what you will pay for and if you plan to keep it even between the kids. • Your college student could get a job, but it is important to evaluate how many hours they can work and still maintain their grades. If you own a business and are giving your college student money or paying college expenses anyway, consider putting them on the payroll. Hiring your children is a nice tax strategy.
