Everyone loves a David versus Goliath story. In business, it’s when the little guy takes on an industry giant and wins. We see thousands of examples of this every day. Remember when Apple, operating out of a small garage, took on IBM and software behemoth Microsoft? Or, in the ‘70s when Southwest Airlines’ Herb Kelleher battled several major airlines trying to prevent his planes from taking to the skies? There are hundreds of entrepreneurial Davids taking on industry goliaths and winning. We have our own David here in Boerne: Texas Investors Title at 116 West Blanco, Suite 101, in Boerne, led by co-owner, President and Escrow Officer Steve Vallone. “We’re a nine-person title company from a small town with a name most folks can’t pronounce, yet we’re successfully competing against some of the state’s largest title companies out of Dallas, Houston, and Austin,” Vallone declares. “In fact, last year we did over $500 million in transactions on properties all over the U.S. We’re living proof that you don’t have to be in Houston or Dallas to complete at the highest levels in our industry.” In nearly 40 years of closing experience, Vallone has closed some of the largest and most complex deals in Texas. In 1991, he closed the Houston Center transaction, a group of five office buildings, a mall, hotel, and vacant land in downtown Houston, valued at $510 million, which up to that time was the largest single transaction ever done in Texas. In 2003, he closed the $1.2 billion sale of Shell Chemical-Deer

Park refinery to a PEMEX-Shell joint venture. And, in 2013, he closed the sale of the Houston Astros baseball team to Crane Capital with the sales price of $650 million, with a $250 million loan from Bank of America that placed a Deed of Trust against the Astros leasehold estate of Minute Maid Park.

EARLY STRUGGLES TO SUCCESS

In 1979, Vallone became a partner in a title company started by former University of Texas football players Chris Gilbert and Corby Robertson. Their company, with an ownership group comprised of some of the most prominent real estate names in the Houston area, experienced tremendous success in handling large real estate transactions. When the company was sold to Stewart Title in 2006, part of the contract required Vallone to run one of their divisions for three years. When the three years were almost up, he decided to move to the Hill Country. “I saw a billboard on I-10 showing this beautiful green with a waterfall at Cordillera. When I checked it out, I knew this was the place to be. It offered a terrific golf course community, acreage with white-tailed and axis deer, wild turkeys, and 25-mile views. That’s how I ended up in Boerne,” he relates. After a short-lived retirement, Vallone opened Texas Investors Title in 2010. Despite the fact the real estate industry was going through a recession then, it proved to be a good time to open his new company. “The best time to start a new company is when your industry is down. That’s when capitalization costs are never cheaper,” he says. During the first year he assembled a great team of employees and got all the kinks worked out of his programs so that when the recovery started, he was well positioned to take advantage of it. Nonetheless, Texas Investors Title struggled its first year because of tough competition. It went up against a couple of good, well-established Boerne title companies run by people who were well liked in the area. Vallone decided that in order to survive he had to change his business model. He went back to doing what he was best equipped to do and what nobody else in town was doing – handle large commercial deals throughout Texas. Today, 75% of their revenue comes from outside of Kendall County. To generate business, he assembled a group of partners engaged in real estate – developers, attorneys, investors, and a couple of privately funded REITs (real estate investment trusts). As stockholders in his company, they continually send Texas Investors Title considerable business involving complex, multi-million-dollar commercial real estate deals – both in Texas and out of state. Most transactions done by Texas Investors Title are in Texas. They are part of the most sophisticated computerized title plant (real property data base) system in Texas, with access to 33 of the largest counties in Texas.

Besides having an excellent track record and experienced closers such as Vallone and Becky Edmiston, the company’s vice president and escrow officer, Texas Investors Title has built a solid reputation


as a problem solver. Problems often occur and some deals, Vallone intimates, hang by a thread until they find a solution. “Once you get a reputation of saving deals rather than threatening them, you get a lot of repeat business,” he states. For instance, the purchase of land in Houston for a Walgreens store was jeopardized when the company’s attorneys discovered a 1934 deed restriction that limited the acreage to only residential use. Despite the deed restriction, Vallone drove to the site to personally check things out and discovered other retail stores on the same street. It was apparent that the restrictions contained in the 1934 Deed had been ignored and were no longer enforceable. He then informed the Walgreens’ attorneys that the restrictions were unenforceable and provided express coverage of this issue to the policy. This satisfied all of the parties and the deal closed. “Little things like that often will work to save a transaction. It usually makes people very loyal because you found a way to save their deal. “The title insurance fees we charge are exactly the same as every other title company in Texas. So nobody competes on pricing. You compete based on performance,” he declares. There are many title companies in Texas that are good at researching a property, but when it comes to resolving problems some put that burden on the seller before they will close on the property. Texas Investors Title takes an opposite approach. “We could let the seller hire an attorney at $400 an hour to resolve problems, but we often resolve them ourselves at no cost. Becky Edmiston has become one of the top closers in the state and the two of us work very hard to provide the kind of service that people notice and appreciate. We can save them attorneys’ fees, resolve conflicts with other parties to the transaction, and make their overall experience a positive one,” Vallone says.

Vallone believes that traditionally people in Houston or Dallas have looked down their noses at small companies in rural areas, such as his. “They assume that all we know how to do is close farm and ranch deals and small houses, and that we can’t compete in the arena of downtown office buildings or refineries or the Houston Astros. I believe we’ve proven them wrong,” he says. “As long as we get the job done, deliver great customer service, and successfully resolve problems, we can compete against anybody in Houston, Dallas, or anywhere else. And the best part is – we get to live in Boerne and they don’t!”BBM

WELCOME TO 2017

A New Year, A New Focus

W

We are especially excited about our public goals for this next year. Sometimes progress gets messy, but as long as we work together as a community; collaborate with our local government agencies; and protect the inherent values that life in Boerne represents, we will continue to prosper in our unique way. This philosophy will be fundamental to our Master Plan efforts which we kicked off last month. I hope to see lots of Boerne and Kendall County residents getting engaged and sharing their visions for our future. The city’s last Master Plan which was developed about 10 years ago, has been our guide as we moved Boerne forward – balancing residential and commercial interests. Together we accomplished a lot of goals in the 2007 Master Plan, and now we are updating that Plan, with community input, to develop goals for the next decade. Burditt Consulting is the firm that will guide us through this process, but ultimately the 2017 Master Plan will be created and implemented by this community. So bring your questions and ideas to the table. In addition to the overall city plan, we will also update the Parks Master Plan. Many projects have been completed from the 2012 plan, namely the Veterans Park renovations and the new and improved Kinder Park. We also inked a long-term agreement with the YMCA to repurpose our existing civic center into a multipurpose recreation and community center to be operated by the YMCA. This collaboration is working well in many other communities similar to ours, so we have very high expectations that this revitalized facility will be very popular. The updated Parks Master Plan will give us an opportunity to hear from the community on what they want to see happen next in terms of parks, trails, and sports facilities in Boerne. So watch for more details on how you can get involved. Traffic and mobility in Boerne continues to be a hot-button issue with several construction projects going on simultaneously. For about a decade there was nothing really happening in our area, but lately it seems there is a project around every turn. Roadway construction is always painful, but it is so necessary, and in just a few years it will be much easier to get through Boerne. I am proud

to say we have a very productive relationship with Kendall County and TXDOT officials. We also have some very engaged citizens that show up at public meetings whenever traffic and mobility are the focus. That was the case just a few weeks ago at the Kendall Gateway Study open house hosted by TXDOT, Kendall County, and the City. Public input is so very critical, and I certainly appreciate the time and effort that people took to review some options and provide comments. I am sending a shout out to our Boerne law enforcement and emergency personnel – Boerne received another award for the annual Neighborhood Night Out Program held last October. Participation continues to grow so I want to send my personal thanks to the Boerne PD, Fire Department, Kendall County EMS, Kendall County Sheriff’s Department teams, the Texas Game Wardens, and Texas State Troopers who joined us to make this community based program so successful again last year. This time of year City Manager Ron Bowman and I make the rounds to a variety of local group meetings to share updates on city government business. We call it the State of the City roadshow. It’s our chance to highlight the accomplishments of the previous year and share what’s on tap for the coming year. We do like to toot our own horn, but most importantly, we are really trying to educate you on high profile issues such as mobility, economic development, utility issues, and public safety. We hear lots of rumors, so we use this time to set the record straight, clarify, and present the facts. We also listen to the concerns that many bring forward so we can be prepared to make the right decisions for this community. My city council colleagues and I are required by the City Charter to live in the Boerne city limits; therefore, we are determined to make decisions that are in the best interest of all the people we have been elected to represent. As many of you know, I have lived in lots of places in this great country, but the Texas hill country is my favorite. There are lots of great things about our area, but what I appreciate most are the people. I have had some amazing experiences as mayor of Boerne these last six years. Being mayor has been extraordinary; sure there are good days and bad days, but in the end it’s the people of this community that I love serving, and I pledge to keep doing my very best as long as they will have me. We have a lot to look forward to in 2017 which is a great sign for our growing hill country town – because as we all know a town that is not moving forward is not going to prosper. I hope you and your family also have a very prosperous 2017.

Perfection means everything for every bride, especially on her wedding day – the man of her dreams, the memorable ceremony venue, the magnificent decorations, and of course, the “perfect” wedding dress. Almost every woman dreams of that one day when she walks down the aisle wearing the most perfect wedding dress – all eyes on her, filled with sheer joy and astonishment. Yet finding that perfect wedding dress can be nearly as difficult as finding the person she wants to spend the rest of her life with. The options seem endless – from breathtaking classic and traditional gowns to chic trendy and custom dresses. But Olivia Duran and her mother and business partner, Alice Duran, owners of Liv and Love Bridal, take this seemingly monumental and sometimes overwhelming task and make it amazingly easier (even fun). From a large and varied inventory, they help bridesto-be narrow the search in a comfortable, relaxed atmosphere until they find “the most beautiful dress in the world” – even on a tight budget. With 2,200-square feet, Liv and Love Bridal is comfortably spacious with large modern dressing rooms.

How It Began

The idea for opening the boutique took root when Olivia went with a friend who was having difficulty finding a wedding dress.

“We had a hard time finding a place that offered her a unique and satisfying experience. Every bridal shop we visited left her feeling frustrated,” she confides. Later, Olivia got the opportunity to work at a company selling wedding gowns. She fell in love with the industry and dreamed of one day opening her own business so she could offer brides a richer, more unique experience. That dream has now come true. Since Liv and Love Bridal opened in February 2016, just south of Boerne at 25035 Interstate 10 West, Suite 102, in San Antonio, it has become a destination for brides from Boerne, San Antonio, other parts of Texas, and even Mexico and Canada. There’s something for everyone at Liv and Love Bridal. Naturally, the Durans carry a variety of classic and nostalgic wedding dresses that seem to never go out of style, chic trendy gowns that turn heads as the bride walks down the aisle, and even stunning, oneof-a-kind custom looks that bring out a bride’s beauty in a most magical way.

One-Stop Boutique

But Liv and Love Bridal is also a one-stop boutique for the entire bridal party. Customers can find gowns and dresses for bridesmaids, flower girls, and mothers of the bride and groom, as well as shoes, jewelry, accessories, and even tuxedoes. “We go to New York, Chicago, and Dallas, the leading


bridal markets, multiple times a year searching for gowns, dresses and bridal accessories,” says Olivia. “Before we opened our doors, we canvassed the New York market to get inventory so we could bring a New York fashion style to our area. “We carry a variety of styles of impeccable quality from very traditional gowns to gowns that are kind of edgy. We also tend to buy new designs and trending styles that other stores aren’t buying. Since our gowns reflect a multitude of styles and designs from many different designers – such as Calla Blanche, Lillian West, Watters, Enzoani, La Sposa, St. Patrick, Alvina Valenta, Ti Adora by Alvina Valenta, as well as bridesmaid designers like Donna Morgan, Watters Bridesmaids, and Hayley Paige – our boutique attracts a lot of people,” she adds. The Duran’s boutique also caters to people who want that one-of-a-kind look. “We have the ability to really make that special gown or dress your own. We even have separate pieces like a top and a skirt. This

allows our customers to make the dress themselves and not have something like everybody else has. Should a bride need help finding a photographer, caterer, florist, beautician, or other bridal professional, the Durans make that task easy, too. They maintain a network of reputable vendors whom they can recommend.

Service: Priority One

“We have a huge commitment to our customers and service is our top priority. We listen carefully to each bride and gather all the options we can to bring her vision to life. We go well above and beyond for everybody because we love to do that,” Olivia declares. Liv and Love Bridal will serve walk-ins, time permitting, though brides are encouraged to schedule a private appointment to be assured of receiving exclusive one-on-one attention. Typically, the initial appointment takes 1 ½ hours, though continued on page 18

gowns they like and don’t like. Their entire inventory is online and gives customers a good feel for what the boutique offers. In some cases, brides come to her completely overwhelmed having already tried on dozens of dresses elsewhere. It’s not a problem for Olivia. She invites them to visit with her before the first appointment to talk about the things they want in a dress. “I pick out a few gowns for them and they do the same. We start small. Together, we figure out what they love and what they don’t like because what they don’t like is very important too. It helps us narrow down the style and design. It’s also about being patient and starting small and methodical to eliminate stress,” she says. Ordinarily, it takes about six to eight months from the time a bride-to-be walks in the door to the time she walks out with her gown and accessories. “Customers should allow

15 to 18 weeks to get their dress made. That’s about four months. And it sometimes takes two months of shopping and multiple appointments before the order goes in. Once the gown comes in, we schedule time for a fitting and alterations. It’s a long process,” Olivia notes.

Getting To Know Them

But during that time, the Durans, who are super friendly, get to really know their customers. “We become such good friends with the girls that we’re texting and calling each other. They give you that big hug after the first appointment and it’s like we’ve known each other forever. If they were nervous or frustrated at the beginning, by the time they leave they’re so happy and relieved. “That personal engagement – plus helping them find the gown of their dreams – truly motivates us to serve them in the best way possible,” she says. Change is inevitable. This applies in the fine art world as well. The cycle of gallery sustainability is dependent on the communities, patrons, and collectors that support it. As a community embraces the artists living in that area, mutual benefits are amplified. More cultural awareness ensues; generations are exposed to the creative process of all the arts. More galleries can continue to thrive, and this adds to the creative economics of an area. According to a recent report released by the U.S. Commerce Department in partnership with the National Endowment for the Arts, the arts and culture sector is larger than the U.S. travel and tourism sector. A total of $504 billion, or 3.2% of the gross domestic product. The 2015 San Antonio Creative Industry Growth & Prosperity Report states, “The creative industry in San Antonio generated $4.3 billion in economic activity in 2014 while employing 21,736 workers. The leading sectors were printing, broadcasting, and related activities; design and advertising; performing arts; and museums, galleries and collections…” This explosion of the creative industry growth can also be applied to and reflective of the outlying regions of San Antonio region including surrounding communities like Boerne. One of the major announcements for the art community in Boerne is the addition of two new artists to the roster at the Carriage House Gallery of Artists – Paula Lay and Elizabeth “Libby” Castle. According to the Carriage House “Paula has loved the delicacy of watercolor since she was a youngster growing up in Lubbock, Texas, but did not try painting until a few years ago, when she was living through a long Alaskan winter. Her approach to painting is to try and capture the essence of the subject by using color in unexpected ways. Paula has participated in the Helotes Fine Art Show, the Texas Hill Country Invitational and the Boerne Parade of Artists. She is a member of Boerne Professional Artists and a new partner at the Carriage House Gallery. Libby Castle is a photographer. She explores all dimensions of photography such as abstract photography, macro photography, portrait, landscape and wildlife photography. Libby states, ‘I seek out everyday subjects to reveal something extraordinary, to capture the unique attributes and child-like awe of seeing something for the very first time.’ Libby was awarded ‘Best in Photography’ at the 2014 Texas Hill Country Invitational. Fasting has been practiced around the world for centuries. Something that has lasted this long has got to have some benefit. However, the thought of not eating for 1-5 days makes my stomach cringe just thinking about it. Naturally, by researching fasting I came across IntermittentFasting, which I found to be just as powerful. In this article we'll discuss how to Intermittently Fast with out feeling like your starving but still get all the benefits. Fasting has exploded in popularity these past 5-10 years. There are some interesting studies showing that neuro-cognitive diseases like Parkinson's and Alzheimer's can be helped. So aside from looking and feeling better, fasting can be beneficial in other ways we haven't yet fully understood. THE SECRET IS KETOSIS Both fasting and intermittent-fasting, which we'll call “IF” from now on, allow you to go into a state of ketosis. Ketosis is when your body switches over to burning fats for energy, rather than carbohydrates. Don't get me wrong, we need carbs, but at the end of the day they are not very efficient compared to burning fat. Burning fat for energy yields longer lasting energy than burning carbs ever will and not to mention, it does not spike insulin levels. There have been studies showing cells that are gently stressed will respond positively by excreting toxins and undergoing a process called autophagy which is where the damaged cells get replaced by new ones. This recycling of cells may be responsible for the clear mindedness you get from Fasting. In order to hack into your body's system, we need to get familiar with a couple of hormones. Ghrelin and CCK are responsible for making you feel hungry or full. Those hunger pangs you feel at about noon, that’s Ghrelin working while CCK is secreted telling your mind that you're full. Ghrelin is what makes fasting very uncomfortable and will test your will power. If you enjoy being productive and active in life, then it may not be the best idea to put yourself in a position where you cannot be productive. It would be like trying to run a marathon while only taking in half the breath. IF may be a better option if your goal is to burn fat, secrete beneficial hormones and boost your brain. MCT OIL: STAY IN KETOSIS WHILE FIGHTING HUNGER PANGS A huge challenge with doing any sort of fasting is crankiness in the individual. Eating nothing but healthy fats can help you feel full without spiking insulin or shutting off the Ketosis cycle. However, all fats are not created equal. Medium chain triglycerides (MCT) are any fats with 6,8-,10- or 12- carbon chains in them. 8-chain carbon tails have been found to be the quickest absorbed by the body. MCT oil can fight hunger

Hill Country Family Services celebrated the grand opening of the Corner Cupboard Grocery and Nutrition Center. Nearly 200 supporters and friends attending the ceremony. Since July 1985, Hill Country Family Services (HCFS), a 501(c)(3) charitable organization, has provided food and emergency financial support to Kendall County families in need. Hard Investment Lessons Learned In 2016

I

In 2016, the U.S. stock market climbed to new highs and all other major asset categories (bonds, real estate, commodities, etc.) managed gains. A good year. But sadly, many investors lost money in their portfolios and learned some painful lessons. While mistakes are an inevitable part of investing, avoiding the large and potentially life changing mistakes is the goal. The markets tend to be very cruel to those who take extreme bets on the future. Back in the late 1990s, it was greed that caused problems in investment portfolios. Investors who had large bets on technology stocks and even borrowed money to invest in the stock market learned the hard way when those stocks came crashing down. Last year, it was the polar opposite emotionally. Fear is what caused the problems in 2016. We’ll walk through some of the challenges that prompted poor decisions that leave many investors stunned and perhaps frozen today. The stock market had its worst start to a year ever in 2016 after falling over 10% in January (based on the S&P 5001). Oil was hitting new lows, the economy was in question, and people were worried about the U.S. presidential election. There’s an old saying on Wall Street that says “as January goes, so goes the year.” This means that if January is not a good month, then you might as well forget about making any money in the stock market the rest of the year. The bad start to 2016 left many to abandon stocks, buy gold, and park money in low interest bearing cash accounts. But, this was absolutely the wrong move. That’s the problem with old Wall Street sayings and general “rules of thumb.” They all work…until they don’t. Buying stocks during that period of fear would have reaped large profits. In mid-February, oil and stocks bottomed and essentially never looked back. The first lesson is don’t assume “as January goes, so goes the year.” In 2016, it seemed everyone became “market experts.” Many had already made predictions about the U.S. presidential election and claimed that regardless of the outcome, the stock market would crash. Another lesson is that nobody can predict the future, let alone the stock market reaction to that prediction. We heard and saw many cases of investors making wholesale changes to their portfolios and abandoning their long-term investment plans. Hillary Clinton was predicted to win and the stock market was predicted to fall dramatically afterwards. Of course, she didn’t win and the stock market didn’t collapse. In fact, it had a very sharp rally in the weeks after the election. Another example was in June. The Brits voted to leave the European Union (EU). This was a shock because polls had suggested little chance of this outcome. The British pound sold off by over 8% and stock indices around the world sold off dramatically, anywhere from 4-10% on June

24th alone. The volatility index jumped 50% in one day! At the time of this vote, we wrote in our client newsletter there would be repercussions from this vote, but investors should “never make wholesale changes because of one news event.” That turned out to be the case. Within 3 days, U.S. markets had rebounded and recovered all the losses. There are always risks in the marketplace and investors need to adapt to these risks by making adjustments/modifying portfolios (as opposed to major adjustments such as selling all stocks). Again, making wholesale changes can have lasting negative impacts on a portfolio. That was the case with Brexit and also with the election. In both cases, investors that sold either immediately before or after these events found themselves scrambling to buy stocks and chase them as they rose. This has caused many to incur opportunity costs if not outright losses in 2016.

Another hard lesson learned for many in 2016 was the fact that sometimes bad news can actually be a buying opportunity for a stock, which is opposite of what most people think. In December of 2015, Kinder Morgan (KMI) cut its dividend by 75%. This would’ve been unthinkable a few years ago as KMI was known as one of the most solid dividends around. But, low oil prices and too much leverage by the company left them no choice. Most people would’ve thought the stock would’ve kept falling as income investors abandoned the company. While the stock did fall initially, it went up approximately 30% from the date of the dividend cut to the end of 2016. And, it’s up over 80% from the low in February of 2016. Another example is Wells Fargo (WFC). This company was involved in a scandal that saw high pressure sales tactics leading to some of their employees opening accounts for customers without their consent. This caused the stock to initially fall and the CEO was forced to resign. Many people thought the stock would continue to suffer. But, that hasn’t been the case. Since the October 2016 lows, the stock is up substantially. It’s primarily risen because interest rates rose and therefore the bank will be more profitable. In other words, there are bigger issues driving Wells Fargo than a short-term scandal. Even British Petroleum (BP) survived the multi-week oil leak in 2010. Sometimes short-term misfortunes are buying opportunities. Of course, this isn’t always true, but for companies that have been around for decades, it often is the case. In 2017, we’ll see another set of challenges. Doing nothing sometimes is the greatest challenge investors have in a world of constant headline risk. Do not mistake this for never taking action.
