In your life, you will have all sorts of relationships – with your family, your friends, your co-workers, and even with civic groups and charitable organizations you support. But have you ever considered another key relationship – the one you have with money? Of course, this type of relationship has several aspects, such as saving, spending and investing. And your fellow Americans clearly fface ace some challenges in these areas. For example, in a recent survey bbyy financial services firm Edward Jones, only 21% of respondents rreported eported that they feel happy when thinking about saving money, while 92% said they see room for improvement in their financial health. Yet only one in four plan to improve their spending habits. Furthermore, just 26% said retirement was a top savings priority. If you share some of these concerns, what should you do? Here are a few suggestions: • Identify your money-related emotions. Try to recognize the emotions you feel in connection with saving and investing. Do you get nervous about spending? Does putting away money for the future give you satisfaction or not? Do you worry that you don’t know how much you should be investing, or whether you’re investing in the right way? Clearly, these types of questions can cause some anxiety – and, even more importantly, they may lead you to make poor decisions. Emotions are obviously closely tied to money – but they really should not play a big role in your spending, saving and investing choices. • Develop a financial strategy. By developing a sound financial strategy, you can reduce money-related stress and help yourself feel empowered as you look to the future. A comprehensive strategy can help you identify your goals – a down payment on a
new home, college for your children, a comfortable retirement, and so on – and identify a path toward reaching them. Your financial strategy should incorporate a variety of factors, including your age, risk tolerance, income level, family situation and more. Here’s the key point: By creating a long-term strategy and sticking to it, you’ll be far less likely to overreact to events such as market downturns and less inclined to give in to impulses such as “spur of the moment” costly purchases. And without such a strategy, you will almost certainly have less chance of achieving your important goals. • Get an “accountability partner.” Your relationship with money doesn’t have to be monogamous – you can get help from an “accountability partner.” Too many people keep their financial concerns and plans to themselves, not even sharing them with their partners or other family members. But by being open about your finances to your loved ones, you can not only avoid misplaced expectations but also enlist the help of someone who may be able to help keep you on track toward your short- and long-term goals. But you may also benefit from the help of a financial professional – someone with the perspective, experience and skills necessary to help you make the right moves. Like all successful relationships, the one you have with money requires work. But you’ll find it’s worth the effort. Blossoms and blooms and petals galore! Step inside the retail location of local flower design group Blume Haus, and you will be surrounded by a bevy of beautiful arrangements that are sure to inspire. “We draw inspiration from beautiful things which are current and stylish,” said owner of Blume Haus, H aus, Mandy Blissit. Blume B lume Haus creates stunning floral ddesigns esigns for everything from weddings and events to arrangements for homes, offices and gifts. “The sky is the limit. If you can create it out of flowers, we can do it,” said Blissit. “Some of the more elaborate designs we have done include large floral walls for weddings, elaborate flying arrangements that hang from the ceiling and even custom designs out of petals for wedding aisles.” Blissit began her career in the wedding industry in 2006 as a wedding coordinator. According to Mandy, “After a couple of years I merged my company with a new venue in the area. While I was there I developed their in house floral program. After almost eight years, over 600 weddings within that time, and a growing family, it was time for me slow down and go back out on my own. I wanted to stay in

the events industry and with the wonderful clients that I have such a connection with. Thus Blume Haus was born.” When Blissit opened Blume Haus about six years ago the main focus was weddings and events. Since then, Blume Haus has soared by the grace of God, the amazing event vendor community and the clients who have trusted them with their visions. They have won TheKnot.com Best of Weddings award every year, worked with more corporate accounts, expanded their office and the Blume Haus Team and have been involved with over 1,000 weddings and events. Blissit’s experience in wedding planning really helps her to be able to translate brides’ visions into something that is cohesive. “I have a unique understanding of San Antonio area brides: their needs, their wants, their inspirations and aspirations. Therefore, I have a very unique approach to event design and customer service, which my clients always enjoy. I'm a stickler for details, symmetry and all things luxury flowers! I'm not here to just design your event, but to make the process easy and enjoyable,” she added.

Blume Haus branched out into retail in May of 2019. “Retail has been really great because you get to be more creative on the individual level. It has also brought us closer to the community. We are able to get to know our neighbors and be more involved in the local community,” said Mandy. At the retail location, Blissit offers a selection of gifts in addition to floral arrangements that include Marlow Candles made in Sisterdale and Chocollazo Chocolates made in San Antonio. According to Blissit, “We have also created our signature style of arrangement called the ‘Blume Haus Box’. These come in square or rectangular ceramic vases that are more floral focused and include less greenery than a traditional arrangement.” Blume Haus also offers delivery and subscription services too! “Our gift subscriptions are very popular. It is really fun to be able to give someone the gift of fresh, beautiful flowers all year long! These are great for businesses too. We have a few customers that do the subscription service, but have the flowers sent to different clients each month,” Mandy said. Another fun addition to the list of products and services offered by Blume Haus is their workshops! These start in March and run monthly through September, with workshops in November and December as well. They are themed based upon the season and allow people to get together, learn a new skill and leave with something beautiful to display. The Blume Haus team can even arrange private workshops at your home or office! “Whether it is a single floral arrangement or an entire event, the most important thing to me is that the customer be thrilled with our products and services. We really are a customer service company that just happens to love to sell flowers too,” laughed Mandy. BBM

Texas second most popular state in 2018 for relocating

Texas ranked second in the nation for relocation activity in 2018, according to Texas Realtor's 2020 Texas Relocation Report. "For the sixth year in a row, more than half a million people chose Texas as their new home," said 2020 Texas Realtors Chairman Cindi Bulla. She cited the state's business-friendly environment and diverse culture as primary drivers. According to the report, which analyzes the latest migration data from the U.S. Census Bureau and U-Haul, Texas welcomed 563,945 new residents in 2018. The net gain of out-of-state residents increased 78.1 percent from 57,173 in 2017 to 101,805 residents in 2018. Among U.S. states, the highest number of new Texans came from California (86,164), Florida (37,262), and Louisiana (29,108). The number of people who relocated from California to Texas increased by 36.4 percent compared with 2017. At the metro level, Los Angeles-Long Beach-Anaheim, New York-NewarkJersey City, and Chicago-Naperville-Elgin produced the highest volume of residents relocating to Texas. Dallas-Fort Worth-Arlington had the highest number of incoming residents from out of state (200,966). At the county level, Harris County led the state with a net gain of 80,572 out-of-state residents. The Lone Star State also welcomed 201,559 new residents from outside the United States in 2018. Texas ranked third nationally for the number of residents moving out of state (462,140) in 2018. The most popular out-ofstate relocation destination for Texans was California (37,810), followed by Oklahoma (31,551) and Colorado (26,930). Farmers and ranchers are planners. There are plans for planting and harvesting, crop rotation and herd migration, equipment maintenance and purchases, retirement and succession, estate and taxes, and so much more. All industries pose unique tax planning and savings challenges, and this is especially true for farming and ranching. The mention of tax planning tends to bring federal income taxes to mind, but farmers and ranchers should also consider strategies that save at the state and local levels (e.g., real estate tax; sales tax; and in Texas, franchise tax).
FEDERAL TAXES
There are numerous ways for farmers and ranchers to reduce or postpone federal taxes. As with any other business, the ordinary and necessary costs of operating a farm for profit are deductible business expenses. Most farmers and ranchers use the cash method to report their net income meaning, cash received from the sale of their product is included income in the year received, and cash spent to purchase items used by the farm or ranch is deductible in the year either paid or purchased via a loan (e.g., credit card or note payable). We know that when we purchase a new car, the moment we drive it off the lot, it decreases, or “depreciates” in value. Depreciation is the write-off of the cost of capitalized property and equipment used by a business over a specified period.

Bonus depreciation currently allows taxpayers to write-off 100% of the purchase price of equipment and certain farm buildings in the year acquired, while land is not depreciable. When a taxpayer purchases property, it’s important to identify the value of the various underlying assets acquired and segregate those costs from the land to maximize deductions. Taxpayers should be mindful of Hobby Rules and operate with a profit motive and not primarily for sport, recreation or tax write-offs. If the operation produces a profit in at least 3 out of the last 5 years, the IRS will presume they have a profit motive. Unique for landowners is Easement or Right-of-Way income which gives someone else access to your land for a specified purpose (e.g., for laying pipelines, constructing electric or telephone lines, or giving access to neighboring land). These payments may not be taxable upon receipt. Instead, the payments reduce the basis in the allocable land which, in turn, postpones the recognition of income until the taxpayer sells the land or payments exceed the taxpayer’s basis. Capital gain rates can apply when payments become taxable as long as the agreement is considered permanent. Payments limited by time, however, are considered rental income and taxed at ordinary rates when received. Tax treatment for damage payments varies depending on the cause of the damage, so careful planning should take place
when negotiating an agreement. Damage payments for crop or profit loss and anticipated surface damages are generally taxed at ordinary rates. Payments for damage to land are treated the same way as easements.
REAL ESTATE TAX
In Texas, farmers and ranchers can save on their real estate taxes by obtaining what is commonly known as an “ag exemption,” which values land at its ag value instead of fair market value (FMV). As with any real estate exemption in Texas, you must qualify and apply. To qualify, the land must be “currently devoted principally to agricultural use to the degree of intensity generally accepted in the area for five of the seven years preceding the application.” When applying, consult your local comptroller on the “agricultural use” and “degree of intensity” tests given that every county is different. Failure to meet the degree of intensity test while still meeting the agricultural use test results in a steeper FMV tax assessment going forward. Failure to meet either test results in rollback taxes, which can be substantial as it equals the difference between taxes assessed based on FMV and ag value for the 3 preceding years.

Farmers and ranchers can also save on sales tax because Texas provides an exemption when supplies, machinery, and equipment are used exclusively on a farm or ranch to produce agricultural products for sale. The state provides an extensive list of items that are exempt versus taxable. To qualify, taxpayers must apply for and have a current ag/timber number. Take note of the word “exclusively” just mentioned. A road to the “back 40” may not be tax-exempt if it also provides access to a residence since it would contain a personal use component. With careful planning, tracking costs separately for the mixed-use and exclusive use portion of the road can result in substantial tax savings.

FRANCHISE TAX
Farms and ranches operated in Texas may be subject to franchise tax if held by any type of entity other than most “general partnerships” or certain grantor trusts and estates. Few owe tax, especially since the “no tax is due” threshold is a substantial amount; $1,180,000 or less for 2019. However, in recent years, with the increased exploration of oil and gas throughout the state, many farmers and ranchers with mineral rights have increasingly found themselves paying this tax. If this applies to you, there are ways to structure and separate ownership of the minerals from the farm/ranch operation and reduce the tax. However, we recommend consulting a skilled attorney and CPA if planning to do so. Successful farmers and ranchers plan well. Texas economy adds 29,800 jobs in December
Texas' unemployment rate inched up a tenth of a percentage point over the month to 3.5 percent in December, breaking a five-month streak of record-low unemployment, according to the Texas Workforce Commission. Texas employers added 29,800 jobs in December and 342,800 jobs over 2019, an annual employment growth rate of 2.7 percent last month. It has held above 2 percent since February 2018. The Texas metro with the lowest non-seasonally adjusted unemployment rate was Midland at 2.1 percent. McAllen-
Edinburg-Mission had the highest at 7 percent. The construction industry had the most seasonally adjusted growth in employment from December 2018 to December 2019, growing 7.4 percent. The mining and logging and information industries were the only two sectors to see a drop in employment, falling 3.8 and 1.2 percent, respectively.
