Happy February! This month is not only short, but it is busy – which means it is going to fly by. You’ve got Valentine’s Day, the San Antonio Stock Show & Rodeo, President’s Day which gives the kids - and some lucky workers - a couple of days off, the local Calendar of Events has just a ton of concerts, celebrations and events. There really is no possible way to be bored this month! For me personally, I think everyone I know has a February birthday - whew, I am TIRED already!
But, with all that is going on, I am glad you took a moment to pick up your copy of Boerne Business Monthly because we have some really great stuff to read about in this issue! This month we feature Goldilox, a new innovative product created by the co-owners of local companies, Riverbed Concrete and Slick Rock. When it comes to all things concrete, David Harris and David Forren know their stuff, so it is no surprise that they were able to come up with a solu-

“We really love offering our customers delicious products that are made right here in Texas,” said Melissa Stapleton, owner of Texas Gourmet Pantry. Stapleton purchased the store from its previous owner in January of 2016. Last year, in March of 2022 they expanded the store to a larger location in the same Old Towne Boerne Shopping Center. “The new location has been fabulous. It has allowed us to expand our offerings tremendously,” said Melissa.
Melissa and her family are always on the hunt for new and delicious items to put in the store. “Of course we have our staples that we always carry, but we love to go to market and taste and try new things to bring back and put in the store. We also take customer requests, so if there is something that our customers would like us to carry, we do our best to have it on hand.”
With everything from baking and soup mixes, crockpot starters, jerky, pickles, olives, cookies, candies and even coffee and tea, it is hard not to want to try it all!
They also have several products that are made right here in the hill country like Lost Buddy Spices and Jimmy O’s seasonings, salsas and marinades.
In addition to the food, Texas Gourmet Pantry also offers fun gift items as well. “We have cookbooks, children’s books, tea towels, shot glasses, mugs, key chains and even air fresheners –most with a Texas theme,” added Stapleton.

The real estate industry, as with other industries, comes with terms that you may not fully understand. Here are a few of the more common terms you will hear in a real estate transaction.
Adjustable Rate Mortgage (ARM) - Mortgages with interest rates that can change periodically.
Debt to Income Ratio - Your monthly minimum debt payments divided by your monthly pre-tax income.
Down Payment - The amount paid by the home-buyer to the lender during the closing.
Earnest Money Deposit - A ‘good faith’ deposit by the buyer at the time of the purchase and sale to show they are serious about the purchase. It is typically put toward the closing costs or credited to the buyer as part of the purchase price.
Escrow Account - An account overseen by a trusted third party (typically a title company) to hold all monies related to a real estate transaction, such as down payments and closing costs, until the trans-action is completed.
Equity - The difference between what you owe on your mortgage and what you home is currently worth.
Fixed Rate Mortgage - Mortgages that have the same interest rate throughout the entire span of the loan.
PITI (Principal, Interest, Taxes and Insurance) - The four basic elements of a monthly mortgage payment.

Appraisal - The estimated value of a piece of real estate, as judged by a qualified third party.
Close of Escrow - When the transaction is finalized and the buyer legally takes possession of the property.
Contingencies - Clauses in a purchase and sale agreement specifying actions or requirements that must be met for the contract to become legally binding.
Pre-Approval - An estimate given by a lender to determine if you are able to afford a particular house you have bid on.
Pre-Qualified - An estimate given by a lender to determine how much of a mortgage you may qualify for when you are seeking a home.
Contract - The agreement between the buyer and seller noting the final sale price and terms of the transaction.
Title Search - A review by a title company of all public records associated with a home’s history, including previous purchases, sales, taxes and liens. The title is a document that states the property is clear of all past-due taxes, liens and property disputes.
Title Policy - Title insurance protects you from claims of ownership by other parties. It protects you against losses from problems that arose before you bought the property. The title company will defend you in court if there is a claim against your property, and will pay for covered losses.
TThe developers, James Schuepbach and Jason Hirko recognized the need for more businesses in Bergheim and purchased the 4.8-acre property in 2017 when construction of the adjacent Voss Middle School was announced. Both men’s backgrounds led to this venture, having worked on numerous types of projects from multi-family, restaurants, shopping centers and business parks. Jason said he began investing in residential real estate in 2010 in Southeast Texas and expanded into commercial real estate in San Antonio and the Hill Country in 2015, including several historic properties on Main Street in Boerne. James, with Ryoak Real Estate Group (ryoak.com), has been in commercial real estate since 2005 and has completed numerous ground-up construction projects including a 292-unit Class A multi-family project in Southtown, San Antonio. “This is our first convenience store and gas station. We decided on this type of project because we felt there was a need for an alternative to the Valero in Bergheim. Our convenience store has a full commercial kitchen that will serve a variety of freshly prepared food, which is the biggest void in Bergheim,” said Jason.
The new business consists of a 6,000-square foot convenience store and gas station as well as a 7,700 square feet of shopping center for a total of 13,700 square feet. The developers were intentional with upgrades to the building and surrounding land to make sure the project didn’t end up looking like your average gas station. Some examples of this attention to detail were the developers’ use of high-end materials such as locally sourced ashler stone, Nichiha Vintagewood architectural panels, and native plants and grasses throughout the project. They also engaged with two local firms, Grit Co. and Manifestive Design, to design a hand-painted mural that highlights Bergheim, Kendall County, Boerne ISD and the Guadalupe River.
The convenience store is operated by “Halftime” and the fuel is provided from Chevron. Halftime is a new brand from Karim Ali who currently owns and operates approximately fifty

“Big’s” convenience stores in South Texas, including the location on Highway 46 at Herff Road in Boerne at the Longhorn Cafe. His company is in the process of rebranding his stores as Halftime, which is a sportsthemed concept. The new store will have a full kitchen and provide a variety of food options to include Hanger54 pizza and Champs chicken.
One of the first tenants in the shopping center is The Cup, which is a new coffee and restaurant concept from Karen and Eric Cate. Eric is the Pastor of Bergheim Christian Fellowship, a new church plant sponsored by Currey Creek Church in Boerne. They are currently holding services at Voss Middle School every Sunday. The Cup is affiliated with the church and will help with their ministry. The developers have signed a lease with Texas Treasures Fine Art to move the high-end art gallery to
the property. A recent purchase of adjoining property to the east of Halftime will bring more restaurant, retail and office space to Bergheim.
In addition to this project bringing needed services to the Bergheim area, it will also give back to the community. A portion of the proceeds from this project will be donated to The Wounded Warrior Project, and Chevron has agreed to match this donation dollar-for-dollar. “The Kendall County community is very supportive of our United States military and with the middle school being named after Mark T. Voss, a fallen Airforce serviceman and Boerne ISD student, we believe that our commitment to helping The Wounded Warrior Project will engage the community with this important effort and will be reflective of the values of Boerne and Kendall County,” shared James who’s father and father-in-law were both disabled
military veterans.
This project was not without its challenges, from Covidrelated labor shortages, supply chain issues, to wild material cost fluctuations. However, the developers said the positive feedback from the community who welcomes more businesses to Bergheim has made it worthwhile. Chevron and Halftime, along with The Cup, opened in December, with projected openings for the two other businesses in the first quarter of 2023.
IIf you have ever built a project that required polished concrete, you know that keeping the floors protected during construction can be a real problem. These floors are beautiful, durable and a favorite among architects and owners, however a nightmare for general contractors. Those in the building industry know the hassle of trying to keep the concrete protected from all the abuse, heavy machinery and spills during the months of construction.
With the rising popularity of polished concrete floors, GC’s have had to do their best to keep the concrete covered with things like plywood, OSB (oriented strand board), cardboard or sheets of plastic.
However, none of these offer good, reliable solutions. That’s where Goldilox comes in.
Goldilox is an innovative new protective covering for concrete flooring during construction. Unlike the previous methods that were expensive, unreliable or overengineered, Goldilox is “just right.” This product is a composite floor covering that temporarily adheres to concrete surfaces creating weather resistant, seamless, and durable protection that is an affordable alternative to the previous options.
After twenty years in the polished concrete business, local business partners, David Harris and David Forren decided it was time to create a solution to this industry-wide problem. Harris and Forren are the managing partners of Riverbed Concrete, an industry leader in concrete flooring, sinks and countertops, and Slick Rock Concrete, a manufacturer of commercial concrete planters, fire bowls, benches, water features, soaking tubs and fountains. “Over the years we have attended countless preconstruction meetings and have educated contractors on what polished concrete is, and what it isn’t,” said Harris. “Yes, it is wear tolerant. It’s durable with no recoating necessary. No strip-
ping or rewaxing or buffing. With commercial traffic it stays looking great. But construction abuse is not normal traffic.” Whether it is polished or unpolished, concrete that is exposed to leaks, oversized construction machinery, metal shavings, dropped tools, chemical spills and industrial mishaps will absorb stains and show construction abuse in the final product.
The Riverbed Concrete team had hosted many American Institute of Architect presentations for architect continuing education credits and in doing so, discovered that architects were getting fed up with specifying polished concrete only to be presented with a shiny floor full of stains and blemishes upon the project completion. According to Forren, “Things happen during the construction process. Lines bust, oil spills, batteries blow up and etch into concrete, buckets leak, you name it. There is a lot that can damage the concrete during construction and no GC is capable of being on top of this 24/7. Cardboard and plywood are basically useless as protection, but are often the only materials the contractor can afford.”
For a time, the Riverbed Concrete team had turned to a glue-down product to try to protect their newly polished floors. “It was

a great product, but with labor the cost could add up to almost twice the cost of the floor we put in,” said Harris. All of this got the Riverbed team thinking that it was time to come up with a new solution that was not only effective, but budget friendly.
Harris and Forren began experimenting with options and adhesives to create a temporary protective covering. They pressed in and eventually found the perfect combination of non-staining, temporary adhesive and woven industrial textile. They had created a durable composite covering that was not only effective, but budget friendly. The partners named their patent-pending invention Goldilox, the “just right” solution that offers the concrete polisher and the GC the ability to affordably deliver a final polished concrete floor that meets expectations of both the owners and architects.

TThis is the first time I read a book written by Cormac McCarthy. It wasn’t even on my “to be read” list, until I overheard a woman in the Bookshop saying how much she loved it, how many people she gives it to and how emotional it makes her. I was immediately interested after such an enthusiastic recommendation. I got it that day and read it in two days. It is enthralling and unlike any other book that I’ve read.
First published in 2007, many avid readers are familiar with the author and the book, but l will give you a short synopsis, in case you haven’t read it yet. It is a postapocalyptic story about a man and his son who walk alone through scorched America, searching for the coast. It is brutally cold and ashen as they cross rough terrain
with nothing but a pistol, the clothes they are wearing and a grocery cart of scavenged food.
They are careful to avoid fellow desperate people who will do anything to survive. The boy learns the difference between the best and worst that humans are capable of. He often clings to the hope that he and his father are “the good people.”
There are parts of the story that are shockingly grim, and even as a sensitive reader, the story was so compelling that I wasn’t derailed by the darkness. I was moved by the hope, the love, and the tenacity that are the highlight of this book. I often find myself thinking about the father’s survival instincts and his strength to teach his son along the way. Reading this book added a new perspective to my life that I am glad to have.
I recommend “The Road” to readers who enjoy reading about an emotional survival journey. BBM

IIf you’re getting closer to retirement, you might be thinking more about Social Security. Specifically, can you count on it to contribute part of the income you’ll need as a retiree?
There’s been an increase in alarming language surrounding the solvency of Social Security, but in reality, its prospects are not nearly as gloomy as you might have heard.
HERE’S THE STORY: Under current law, Social Security is estimated to exhaust its trust funds by 2035, after which benefits could be cut by 20%, according to the 2022 Social Security Trustees report. However, the large cost of living adjustment (COLA) (8.7%) for 2023 could cause the trust funds to use up their resources sooner.
But this outlook may represent a worst-case scenario. For one thing, the cost of the 2023 COLA will be somewhat offset by higher taxes on workers contributing to Social Security. The maximum amount of earnings subject to the 6.2% Social Security tax jumped from $147,000 in 2022 to $160,200 in 2023. And in looking down the road, further increases in this earnings cap may also help reduce the gap in the trust funds. Increasing the payroll tax is another possibility for boosting funding to Social Security.
AND HERE’S A POLITICAL REALITY: Social Security is a popular program and it’s unlikely that any future Congress wants to be blamed for reducing benefits. Of course, there are no guarantees, but it seems fair to say that you can reasonably expect some benefits from Social Security when you retire.
But perhaps the bigger issue is just how much you should depend on Social Security for your retirement income. On average, Social Security benefits will provide about 30% of a beneficiary’s preretirement earnings, according to the Social Security Administration. But the higher your earnings before you retire, the lower the percentage that will be replaced by Social Security.
Still, you’ll want to maximize the benefits that are available to you — and that means deciding when to start taking Social Security. You can begin as early as 62, but your monthly payments could be as much as 30% lower than your normal (or “full”) retirement age, which will likely be between 66 and 67.
