Claudia Ghiurau, owner of Dia’s Boutique, is living the American dream. Originally from Romania, she moved to the United States about 25 years ago and has been in the Boerne area with her husband and daughter for almost four years now. “We came to Boerne for Dickens on Main. I immediately fell in love! I didn’t know that towns like this still existed,” said Claudia. “My husband had been relocated to San Antonio for work and it wasn’t long after that we decided to call Boerne our home.”

Real Estate Center research shows the local single-family sales boom continued in May, reaching a record-high 2,889 seasonally adjusted transactions through Multiple Listing Services (MLS). The area has benefitted from substantial population growth, adding nearly 500,000 residents in the past decade alone. Last year, the city added 24,208 new residents, more than any other city in the nation. Most of the growth occurred on the northern side of the region and continued to narrow the gap between Austin’s southern suburbs (see map). Despite population gains and robust housing demand, San Antonio maintained inventory levels comparable to the statewide level, currently above three months of inventory (MOI). While supply conditions are tight, the MOI is nearly a month above Austin, Dallas, and Fort Worth markets. This slack allowed the supply of homes to better meet burgeoning demand, thereby easing price pressures. On the surface, it appears that local home values are surging. According to the Federal Housing Finance Agency’s Housing Price Index, local prices rose 45 percent in the first quarter relative to 2007. That pace, however, is below statewide growth of 53 percent over the 11-year period. San Antonio’s median sale price reached a seasonally adjusted record high of $221,176 this year, still more than $10,000 below all other major Texas metros. Lower home prices help offset lagging wages in the region, leading to above-average housing affordability. "That advantage, however, is decreasing as home price appreciation outpaces wage growth," said Center Research Associate Wesley Miller. "San Antonio suffers from low educational attainment levels and a high concentration of lower-wage service jobs—a significant challenge to housing affordability. Like most of the state, waning affordability is pulling homebuyers from the new to the existinghome market where homes are typically less expensive." Homes priced below $300,000 account for more than 70 percent of San Antonio’s sales through an MLS, most of which are existing homes. The area's housing supply has provided sufficient room for growth to date but is on the brink of squeezing future transactions, as witnessed in hot housing markets across the nation. Most of us know how to get to retirement. Save 15% of your salary, pay yourself first, spend less than you make, invest wisely and diversify. Those are just some of the instructions we’re given. While getting to retirement and having it funded takes time and patience, the formula is generally the same for most. But, when you’ve made that decision to actually retire, there are some critical items to consider that can make the difference between just getting by in retirement versus doing the things you truly desire. We will tackle the 5 most common retirement mistakes below. Let’s first address one of the big ones, social security. It’s tempting to want that mailbox money as soon as possible. So many people opt to take social security either as soon as possible (age 62) or the year they retire. But, consider deferring social security until age 70 (or as long as possible). If you view lost benefits from ages 62-69 as a premium to buy a larger annuity starting at age 70, delaying social security can be viewed as the best annuity that money can buy. Consider it cheap longevity insurance. Since it increases by 8% every year you delay and it offers cost of living adjustments once benefits begin, it’s a better deal than what can be purchased through a typical annuity. The difference between taking social security early at age 62 and age 70 is approximately 76% meaning your check will be 76% higher at age 70 than

5 at age 62. You need to ask yourself if you have investments that consistently go up 8% per year. Things to consider would be other income during those years, adequate savings on which to live, your tax situation, and your marital status. This decision should not be taken lightly. Planning for social security should not be done in a vacuum. A comprehensive retirement plan is generally required to see how social security would impact your overall retirement. With pensions becoming a thing of the past, many retirees have some savings, their 401(k), and will get social security in retirement. This often leads to a drop in income the year they retire and a gap between this time and when they take social security. While it may be uncomfortable to live off savings instead of having a steady income, use that time to your advantage. Your tax bracket will likely be significantly lower during this time period. This is an excellent time to consider Roth IRA conversions. Taking tax-deferred IRAs and converting some or all to Roth IRAs over a period of years can help minimize taxes in retirement. In a year of no income, a Roth conversion can be beneficial due to the fact that much of the conversion may not be a taxable event. In addition, Roth IRAs grow tax free. Again, there is a lot of analysis that needs to take place to see if this strategy would make sense for your particular circumstances.

Many retirees have a large portion of their net worth in their primary house as equity. Unfortunately, that equity is not something that you can use to take vacations or pay the bills. Or is it? There are various ways to tap into that equity and enjoy it in retirement. Due to some changes in the laws post 2008 recession, consumers are more protected than ever when it comes to using that equity. We’ve been trained to want to pay down that mortgage as fast as possible. But, if it’s to the detriment of your daily cash flow, then it’s not worth doing. If your goal is to have as much cash flow as possible in retirement for travel, spending time with grandchildren, or giving it away, using some of the equity in your home may be a partial solution. As mentioned earlier, accumulation in preparation for retirement is a must. But, what if you’ve accumulated too much? Sometimes, we meet retirees that aren’t doing the things they thought in retirement because they’re concerned they may run out of money. Some studies show that retirees are more fearful of running out of money than they are death. Because nobody wants to see their investment balances go down, retirees rarely spend down their savings causing them to control their spending too much. In fact, according to the Employee Benefit Research Institute, folks who retired with at least $500,000

of non-housing assets had just 11.8% less money two decades later. Clearly retirees are dying with a sizeable estate. This may be intentional for some retirees depending on their legacy goals. But, there are many who aren’t intending this. Because they have not consulted with an advisor, they really don’t know how much they can afford to spend each year. There are many tools available that will enable you to spend what you want without running out of money in your lifetime. The last common mistake we see retirees make is not exploring all options when it comes to longterm care planning. Long-term care planning is the toughest item to plan for because the majority of you reading this will not ever live in a long-term care facility. But, that doesn’t mean we don’t plan. Simple long-term care policies generally aren’t the answer because they either don’t cover some of the most critical needs or a couple will get priced out over time due to escalating premiums. The premiums get so high that oftentimes a couple will cancel their long-term care policy before they actually need it which ends up being a waste of thousands of dollars on premiums. A common solution is to use the home equity in your primary home when the house is sold to fund longterm care. Another solution is to contract with a company that will allow a couple to insure against the rising costs of longterm care while creating a benefit for heirs if they don’t end up using the money for it. Again, this takes some comprehensive planning to see if this might be a viable solution for your particular situation. Retirement planning shouldn’t be aimed at accumulating as much as you can, retire, and then hoping you die before you run out of money. Consulting with a fee-only financial planning firm can help you look at all of these items holistically and develop a game plan. This will dramatically increase the odds that you will accomplish your goals in retirement. BBM

Chef Thierry Burkle, owner and Chef du Cuisine at The Grill at Leon Springs, is introducing a new Gastronomy dinner series. The chef will share the art of selecting, pairing and putting together an excellent meal for each of his Gastronomic Dinners. Each month’s dinner will be a different journey through Chef’s interpretation of FiveStar-Michelin cuisine. Each unique menu will feature bountiful flavor combinations and ingredients at the height of the season. Chef Thierry hopes guests will attend without any preconceived notions and open themselves to new heights in dining. His menus for each dinner event will consist of three to five courses at a cost of $25 and paired with a perfect complement of wine for an additional $15 per person. As a challenge to those who shy away from foods or say they do not like something that they may have never tried before, the exclusive menus will not be pre-announced. Chef wants guests to relax, enjoy and take a fresh look at the extraordinary food creations he prepares from scratch and hand plates himself especially for these events. Chef Thierry Burkle began his culinary career in his native Paris and moved to Washington D.C. to continue his work with French chef Michel Laudier at the highly regarded Rive Gauche. He remained in the nation’s capital as part-owner of Place Vendôme, recognized as one of the 50 Best Restaurants by both The Washingtonian and Esquire Magazine. dining with debi I always have high expectations for the food when dining at The Grill at Leon Springs, but Chef Thierry’s Gastronomy Dinners surpass anything else I’ve had there. The Gastronomy Dinner menus are gifts that Chef Thierry Burkle, owner and Chef du Cuisine at The Grill at Leon Springs, provides his guests. Like all thoughtful and meaningful gifts, the meals are both a surprise and delight. Chef Thierry puts his heart and soul into each of the carefully hand-plated dishes, which is apparent to the diner. The menus for each dinner are not revealed until the diners take their place at the table; the Chef explained that this is to keep diners open-minded and receptive to the dinner, rather than focusing on something that they think they won’t like before they even arrive. The flavor combinations in the 5-course meals are unique and exciting and are a testament to the Chef’s experiences and mastery with food. The care taken in the selection and preparation of the ingredients extends to the artful plating which serves to enhance the experience since we eat first with our eyes. I have attended two of the Gastronomy Dinner events; the first dinner featured perfectly prepared scallops and duck, the second included pork belly and the most tender sword fish I have ever had. Each course was an explosion of flavor and was paired

with a wonderful wine. I always have trouble choosing the right wine when I dine out; well let me tell you, Chef had no trouble, as to be expected, and each wine was a soft subtle complement to the dish. The Well Visit

Well Child visit, Annual visit, Physical… words you may have heard for this important visit with your child’s physician. Well child visits are more important than you may realize. Children see their pediatrician 9 times for well visits before their second birthday. Most parents are aware of these early visits as a baby and toddler, but these visits should continue through childhood and adolescence as well. So, what is so important or what are done at these visits, you may ask? We were just there for an ear infection or cold, why do we need to go back for another visit? Or, if my child is healthy and doesn’t need vaccines, what’s the point of going? From head circumference and anemia screens for the babies to scoliosis and depression screening for the adolescents; there are guidelines for what should be done during each of these visits as well as a set of time specifically to discuss vital topics. These visits are recommend by the American Academy of Pediatrics, AAP, as well as felt to be valuable enough that most insurances cover these visits without a co-pay or covered fully. Vaccines are a part of some visits, but this is actually a very small portion of the well visits. Chronic illness and acquired diseases can show subtle signs early on that can be discovered at well visits, such as hypothyroidism, celiac disease, diabetes, anxiety

and several others. Some skin and physical exam findings can also be signs of underlying illness that may be first noted at a well visit. BABIES AND THE YOUNG CHILD: We review growth, development, nutrition, oral and dental care, as well as the physical exam. We also spend time discussing anticipatory guidance, topics to help prevent illness and injury, and expected milestones to come. We will also ask questions to review for possible underlying illness and go over any parental concerns. OLDER CHILD AND ADOLESCENT: We screen for any behavior or learning concerns, anxiety or depression, and often will speak to the child with the parent out of the room to review any other concerns the child wishes to discuss. We also continue to review growth, check blood pressure, and monitor puberty progression and things that come with this, including acne and menstruation. This consistency of visits also helps form a relationship with the child as well as build trust as the child goes through adolescence and the decisions and pressures that come with this age. CAMP OR SPORT PHYSICAL: These physicals and questionnaires are more than just a formality, but used to help prevent sudden cardiovascular death and other injury or illness during activity. These forms are often done during the well visit. We like


to encourage children and adolescents to see their primary care physician for their annual physical or sports physical, to be able to track a child’s history. Children that have weight concerns or family history also may need lab screening for things like diabetes or elevated cholesterol as well as building a plan to help reach healthy lifestyle goals. HIGH SCHOOL SENIOR: The senior students getting ready for college also may need paperwork and vaccine updates such as the new Meningitis B vaccine, the Meningitis booster, and the HPV vaccine. We also like to discuss with this population healthy lifestyle planning with eating, exercise, as well as good decision making skills in social and other settings. The summer season is a busy time in the pediatric office for physicals, so call early and book your appointment for this important visit. Dallas Fed: 3.3 percent job growth predicted for Texas

T

Texas employment will grow 3.3 percent this year, according to the Texas Employment Forecast by the Federal Reserve Bank of Dallas. The prediction fell from 3.6 percent after incorporating May's annualized employment growth of 3.2 percent. "Texas job growth continued at a strong pace in May," said Keith R. Phillips, Dallas Fed assistant vice president and senior economist. "However, growth has slipped a little over the past three months, which, along with a slowdown in the Texas Leading Index, has resulted in a slight downward revision to the 2018 forecast."​ Based on the forecast, the state will add 412,000 jobs this year. Employment in December 2018 will reach 12.7 million. The estimate is significantly higher than 2017's 1.9 percent job growth. That number was recently revised down from 2.1 percent.
