BIG WIN THE
W
Provides a Big Win for the Community!
Wheeler’s Western Outfitters, located just off the interstate in Boerne, kicked off their first ever “Wheeler’s Big Win” community fundraising program on Monday, February 5th with over 100 people in attendance. In an effort to support local community groups that make a big difference in Boerne and surrounding areas, Wheeler’s developed a program that will be a “big win” for all involved. The store has partnered with 14 local non-profits and school groups by donating a prize package valued at $5,000 that will be given away upon the program’s ending on May 8th. The prize package includes a custom pair of Lucchese Boots, Yeti Tundra 65 and a $3,000 Wheeler’s Western Outfitters gift card.
8
B OERNE B USINESS M ONTHLY | March 2018
HOW IT WORKS:
Each sponsored group will be receiving donations for Wheeler’s Big Win Tickets. Each ticket represents a donation of $20 to that group and enters the donor for a chance to win the grand prize. The goal is for each group to raise between $5,000 - $10,000 each. Community members have 3 ways to win, when making a donation to their favorite group. 1. 100% of their suggested $20 donation goes directly to the organization they want to support. 2. They receive a FREE T-Shirt at Wheeler’s Western Outfitters. 3. They are entered for a chance to WIN the Wheeler’s Prize Package valued at $5,000.
ENTER TO WIN THESE GREAT PRIZES!
“We are a family-owned, hometown business, and we value organizations that work hard to enhance our community. We hope that ‘The Big Win’ will generate thousands of dollars for local groups,” said Wheeler’s Western Outfitters Owner, Cliff Wheeler. Wheeler’s customers can find donation tickets available at the store located right off of I-10 (Exit 543) throughout the program. Groups currently participating are Boerne Champion FFA, Boerne Young Life, Boerne Young Lives, Champion High School PTO, Cibolo Creek Elementary PTO, Comfort Elementary PTA, Fair Oaks Ranch Elementary PTO, Heart of the Hills Barrel Racing, Kendall County Cowboy Church, Kendall County Women’s Shelter, Open Trail Ranch, Ridin’ The River Cowboy Fellowship, Summit Christian Academy and The Pink Berets.

Knowledge based designations at Texas Hill Country Realty Co. include: Accredited Land Consultant, Accredited Luxury Home Specialist, Accredited Buyers Representative, Certified Residential Specialist, A-Team Relocation Specialists, Texas Realtors Leadership Program Graduates, Graduate Realtor Institute and two Brokers. That simply means that we have all the bases covered with loads of experience, expertise and a strong knowledge base to help our clients,” said Kathy. “To our clients, those designations guarantee ‘affiliations’ with top of the line organizations where we network in order to find special homes for special buyers and to sell unique listings. Having all the technology is great, but networking within specialty organizations is where the rubber meets the road.” “Wiley’s and my life together has centered around real estate,” quipped Kathy. “We have built this business together and even our hobby is real estate centered. Probably sounds boring to other people, but that’s basically what we love and

all we talk about. It’s been our life and that’s been pretty exciting.” Wiley added, “We enjoy locating and buying old ranches and land in the Hill Country and breathing new life into them. It’s all hard work, but doing what you love is very rewarding.” Wiley had over 20 years experience building custom homes and small commercial buildings in Boerne and the surrounding hill country prior to opening Texas Hill Country Realty
at houses online, but having that SUPER PROFESSIONAL taking care of you and all the details all the way through closing is a great relief,” added Kathy. Naomi Weckesser has been with the company‘s residential side since it’s inception, utilizing her back office organizational skills, which included risk management and training/coaching skills. “Naomi has truly been a great asset for the company and the agents alike. She was always that ‘go to’ person for even the least little thing. She tells us she’s trying to phase out and retire, though. That’s alright, we’ll try to honor that. It’s a pleasure seeing her just kick back and enjoy life these days,” said Kathy. “We would love to welcome a few more good agents to the team, however we are not willing to give up quality for quantity,” added Kathy. “We don’t want just warm bodies. If there is an agent with a true desire and heart for people, who is trustworthy, honorable and has a determination to build their own book of business we’d love to discuss how we can help them build the real estate model that best suits their lifestyle. If you find your niche and are having fun with your work, you’re going to do a better job for your clientele!” Along with the new office, THCRC has new marketing tools to help sell homes faster, like the unique 3D Virtual Tour. He oversees the Land, Ranch and Commercial Divisions for the company and assists the agents who are experienced in that field. Kathy is a second-generation Broker and oversees the Residential Division for the company. She assists those agents as they build a book of business that coincides with their own individual lifestyle. Steven Karam is a Realtor with Texas Hill Country Realty Co. and enjoys selling homes and land. He actually started out as a client of Wiley’s. “Wiley is the reason I obtained my real estate license,” Steven declared. He shrugged and laughed as he said, “That Wiley…you just can’t go wrong with that guy!” Then there is Jim Campbell. Jim is a super good guy that enjoys transitional land and putting commercial deals together. He also enjoys assisting realtor wife Renee with real estate transactions, making for an excellent team. Renee Campbell is a repeat Top Producer. Due to her professionalism and knowledge base she is a recognized member of the Residential Relocation A-Team. Tiffany Joslin, who focuses on the Luxury Properties, excelled in 2017 winning the Company’s overall year-end award for outstanding sales. “When you meet either of these ladies, you very quickly understand why they are top producers. They both work very hard for their clients and demonstrate that “all-in” dedication to details every client hopes for in their realtor advocate. We all have busy lives. Anybody can look

According to Wiley, “New construction and new subdivisions are opening up all around this area. We have found that many buyers need help navigating the new construction process, including financing. They appreciate the much-needed help that we provide all the way through closing. They just want someone knowledgeable to be ‘on their side.’ We do that.” The folks at Texas Hill Country Realty Co. are proud of the

services that they offer to their clients. “We’ll take care of you and your real estate needs. We know that Kendall County is a unique place with properties as unique as their owners,” said Wiley. “We all live here and we’re dedicated to our profession and raising the bar in our industry. We believe everyone deserves their own property and we enjoy finding the right match.” Whether you are a Boerne homeowner simply looking to sell and buy something new and efficient, an incoming relocation buyer wanting to scoop up a ‘quaint and adorable’ property, seeking recreational hunting ranches, or trying to locate a commercial piece, the company’s good mix of experienced real estate agents have you covered. THCRC can also help with real estate probate/inheritance liquidation, as well as assisting seniors and empty nesters downsize. “Sometimes being in that big house just seems lonely. A smaller place with a smaller yard means less upkeep. We get it! That can be a difficult transition but we’re here to help,” Kathy said. True to their real estate roots, Texas Hill Country Realty Co. has recently purchased and renovated a new office location right off of IH-10 here in Boerne located at 37445 IH 10 West. Wiley added, “We have enjoyed bringing the property back to life and creating a new home for our agents. When we found this property with highway frontage and located right in the middle of that ‘Golden Growth Corridor’ we knew it was the spot for us. Stop in and see us and find out how we can assist you with your real estate needs!” BBM

school safety
I
In response to the recent school shooting in Florida and concerns from parents who have children in the City of Boerne Schools we offer the following message: The Boerne Police Department has our children as their number one priority and works closely with all our schools to make their learning environment as safe as possible. As most of you are probably aware, we have school resource officers at each of the high schools and middle schools and these officers are full-fledged Boerne Police Officers who report directly to my Assistant Chief of Police. I also have all my patrol officers make multiple security checks of all the schools throughout each and every day with starting and ending times of the school day receiving extra vigilance by us. Furthermore,
Krista Upham
the school district and the police department have a great working relationship and discuss issues on a daily basis while also jointly conducting exercises regarding school emergencies. While no one can guarantee anyone’s safety 100% of the time I felt it necessary to let you know we stand committed to being vigilant when it comes to our citizens and especially our children. In closing, we need the community to also stay vigilant by reporting anything you see or hear to the police department. Thank you for your continued support. Chief of Police

Elizabeth “Besa” Robison Martin of Boerne was elected vice chairman of the Real Estate Center's advisory committee at its Feb. 9 meeting in Austin. Martin, who succeeds W. Douglas Jennings, is an attorney specializing in estate planning, property management, and transactional operations. She is the owner of the ER Martin LLC law firm. The Texas A&M University alumna earned a juris doctorate from St. Mary’s University School of Law. Her term expires in January 2021. The committee has three public members and one each representing residential, commercial, and industrial properties. Others represent real estate brokerage, construction and finance. Each is appointed by the governor for a six-year term. The Texas Real Estate Commission is represented by an ex-officio member. The committee approves the Center's research plans and reviews findings. Members also approve the Center's proposed budget before it is submitted to the university. Funded primarily by Texas real estate licensee fees, the Real Estate Center was created by the state legislature to meet the needs of many audiences, including the real estate industry, instructors, researchers, and the public. The Center is part of Mays Business School at Texas A&M University. BBM

The days are longer and the temperatures are warmer – so it must be spring. For many of us, that means it’s time for some spring cleaning. But why stop with sprucing up your living space? This year, consider extending the “spring cleaning” concept to your financial environment, too. How can you tidy your finances? Here are some suggestions: “DE-CLUTTER” YOUR PORTFOLIO. As you go through your home during your spring cleaning rounds, you may notice that you've acquired a lot of duplicate objects – do you really need five mops? – or at least some things you can no longer use, like a computer that hasn’t worked since 2010. You can create some valuable space by getting rid of these items. And the same principle can apply to your investment portfolio, because over the years you may well have acquired duplicate investments that aren’t really helping you move toward your goals. You may also own some investments, which, while initially fitting in to your overall strategy, no longer do so. You could be better off by selling your “redundant” investments and using the proceeds to purchase new ones that will provide more value. GET ORGANIZED. During your spring cleaning, one of your key goals may be to get organized. So you

might want to rearrange the tools in your garage or establish a new filing system in your home office. Proper organization is also important to investors – and it goes beyond having your brokerage and 401(k) statements in nice neat piles. For example, you may have established IRAs with different financial services companies. By moving them to one provider, you may save some fees and reduce your paperwork, but, more important, you may find that such a move actually helps you better manage your investments. You’ll know exactly where your money is going, and it could be easier to follow a single investment strategy. Also, with all your IRAs in one place, it will be much easier for you to manage the required minimum distributions you must start taking when you turn 70-1/2. (These distributions are not required for Roth IRAs.) PROTECT YOUR FAMILY’S FINANCIAL FUTURE. When cleaning up this spring, you may notice areas of concern around protecting your home – perhaps there’s a crack in your window, or your fence is damaged or part of your chimney is crumbling. Your financial independence – and that of your family – also needs protection. Is your life insurance sufficient to pay for your mortgage, college for your kids and perhaps some retirement funds for your spouse? Do you have disability insurance that can provide you with some income if you become ill or injured and can’t work for a while? Have you considered the high costs of long-term care, such as an extended nursing home stay? A financial professional can help you determine if your insurance coverage is adequate for all these needs. Consider putting these spring cleaning suggestions to work. They may help you keep your financial house in good shape for all the seasons yet to arrive. BBM

G
Better ThAn Ever by Shannan Gleason, Realtor LoneStar Properties
Growth. It’s all the buzz here in our no longer small, sleepy community. I once heard the quote “If you’re not growing, you are dying” and I could not agree more. Growth forces change, and change is always uncomfortable because of our human nature. You can either be a part of the change, have a voice, and as Mahatma Gandhi once said “…be the change you want to see in the world,” or you can do the exact opposite. May I suggest embracing the change. This growth and change includes our local housing market. In the next few paragraphs I will be addressing the local forecast of our real estate market. First and foremost, people want to buy houses. According to Economist Dr. Mark Dotzour, Texas is leading as the state with the most employment growth at $2,742,414. People are wanting to move here and reap the benefits of our employment. According to the United States Census Bureau, Texas grew by 400,000 residents making it the state that added the most new residents for 2017. It’s no secret that Boerne’s convenience to San Antonio makes it most appealing for people moving to the area for jobs. Not only are jobs attracting these buyers,
28
B OERNE B USINESS M ONTHLY | March 2018
but our exemplary school district and its highly ranked consistency also attracts buyers in our area as well. Boerne Independent School District is currently ranked number two out of twenty-four school districts in the San Antonio area. Lastly, Boerne provides an esteemed quality of life. Whether you are raising a family, an outdoor enthusiast, or someone who values the arts, Boerne is the place for you. Even though Boerne is growing rapidly, and new homes are being built daily, the demand for housing still exceeds supply of the current inventory of homes. Thinking of selling your home? Now is the time! This is still a sellers’ market because of the lack of inventory. Buyers are coming from all over to join our thriving community. Don’t miss the chance to reap the benefits of selling your home at just the right time. Below are the stats for the greater Boerne area for homes sold in multiple price ranges and the number of days on market for specific price ranges as well. This information is provided by the San Antonio Board of Realtors MLS.
RESIDENTIAL HOMES SOLD BETWEEN JANUARY 1, 2017 THROUGH DECEMBER 31, 2017 • Between the price range of $100,000-349,999 299 homes sold with an average days on market of 62.5 • Between the price range of $350,000-599,999 190 homes sold with an average days on market of 127 • Between the price range of $600,000-2,999,999 121 homes sold with an average days on market of 229 FARM & RANCH PROPERTIES SOLD BETWEEN JANUARY 1, 2017 THROUGH DECEMBER 31, 2017 • Between the price range of $200,000-449,999 7 properties sold with an average days on market of 183. • Between the price range of $450,000-899,999 10 properties sold with an average days on market of 165. • Between the price range of $900,000-Over 5,000,000 13 properties sold with an average days on market of 246. As the demand for homes continues to rise, so does the price appreciation. The medium sold price for homes in the Boerne area for 2017 was $355,000.00. This is a 3.66 percent increase from the year before which was $342,000.00. If this rate continues, the prediction of the median sold price for the Boerne area in 2018 will be $367,993.00. Whether you are buying a brand-new home or you are selling a preowned home, it appears that you have a sound investment here in the Boerne area. All signs point to the 2018 Boerne housing market continuing to reflect bullish strength. As we continue to grow, home prices continue to increase, interest rates will also follow suite. The prediction is that the interest rates may inch up but no expectation of a drastic increase. According to the Wells Fargo economic outlook report, “As of now, we expect the Fed to raise rates three more times in 2018.” Donna Terrell, Senior Loan Officer with Legacy Mutual Mortgage here in Boerne had this to say when asked about rates, “Mortgage interest rates are slowly increasing. Our expectation is that they will continue to slowly creep upwards throughout 2018. Our advice to our clients is purchase now.” Buyers, this means it is time to buy! Get the good rates locked in while they are available. There are many awesome loan products offered by our local mortgage companies. Low down payments combined with interest rates staying fairly low makes it a great time to invest in our market. Lastly, when considering buying or selling, it is always best to use a Realtor. Realtors provide expertise, access to more listings and searching power, robust negotiating skills, connections within the community, adhere to a strict code of ethics, and serve their clients with the utmost pride. As Realtors we are not just here to help you buy or sell we are here to help be your data specialist, therapist (ha), confidant, and friend. We may not always tell you what you want to hear but that is not our job, our job is to consult and guide clients in one of the most difficult processes in life, buying and selling their homes. Owning real estate in a community such as ours is more than a financial investment, it is an investment into the lifestyle Boerne continues to provide. 2018 is looking extremely bright for the future of our market and our community.
