Why do you need a financial advisor?

Recently, there has been a lot of talk about so-called “robo-advisors” and how they are disrupting the financial advisory world. In many ways, the talk is accurate – technology has increased opportunities for those who merely want the ability to conduct transactions, self-service their portfolios, and find a way to do it cheaply. However, like other do-it-yourself projects, does watching a video on furniture making make you a master craftsman? You have to ask yourself if you have the time, training, experience and ability to effectively manage your wealth and make objective decisions. This thought is particularly relevant for today’s executives. Executives spend a majority of their time running their organizations, leaving little time to conduct these transactions or self-service their investments. In such a demanding career, I believe that the remaining time should not have to be spent on managing your portfolios. And to achieve your goals throughout all stages of the financial life cycle, an experienced financial advisor can be a valued partner. A financial advisor provides more than just transactions. Often, we serve as financial coaches, making your goals our top priority. We help you ask questions you may not be thinking about, or help you answer these questions when you may not have the time. We help you identify opportunities you may not be taking advantage of. We help you set goals, navigate regulatory changes, and set a course of action to reach those desired goals. Over the last few weeks we have recognized a host of public servants that contribute to our exceptional quality of life here in Boerne – the team of 911 dispatchers, the volunteers at the Patrick Heath Public Library and the Boerne Utilities electric linemen. We should also congratulate the electric crews for receiving the American Public Power Association’s Safety Award of Excellence for 2018. Whenever, or wherever, you see any of these city professionals and volunteers please give them a big thanks. A few weeks ago the repair and resurfacing of Main Street got underway. The Texas Department of Transportation crews started at the north end of US87 where it intersects with IH 10. Most of the work is being done at night and we don’t anticipate any full road closures, just intermittent lane closures as needed. Some crews are working during the day at specific areas to work on signals, sidewalks and drainage structures. We encourage everyone traveling through Boerne in the late evening or early morning hours to use caution around these work crews. The work on this state maintained roadway will be finished later this summer.

The third round of outdoor public art sculptures are installed. Our Art al Fresco program has been a big hit in Boerne with a variety of unique sculptures along our trail system and near the public library. What a great excuse to take a walk before it gets so hot! Follow the progress on the Boerne Art al Fresco Facebook page. With this beautiful Spring weather, people are starting to get their landscapes spruced up. lots of digging is going on. Most people don’t realize that this is actually a state law designed to avoid broken utility service lines. So take preventative measures now before having to pay for costly repairs later. There has been a lot of work accomplished in the last eight or so months. Also last fall we completed the financing requirements for the project. We are hoping to move into the new facility being built on the city campus near the library in late 2019. “Real estate is more than just showing houses,” said Judy Filingeri, owner of local real estate company Bluebonnet Realty. “As a realtor you are providing an important service to your clients. Buying a property, even as an investment, is an emotional experience. It’s important to really listen to what your clients are telling you they’re looking for, and then having an innate ability to “know” what properties will meet their wants and needs. Once you put the client and the property together and see the satisfaction on their faces it’s like getting just the right present for a friend!” Filingeri started Bluebonnet Realty in 1987. “I had been living in Dallas and was ready to make a move,” said Judy. “I had a couple of friends who lived in the Boerne area that I would visit often. When the time would come for me to head back to Dallas I would dread it! One of my friends asked me, ‘Why don’t you just move here?’ The light bulb went off and I did just that! I quit my job, packed my things and moved to Boerne.”

Judy, who had her real estate license and was experienced in property management, found a job with a local real estate company handling their property management. According to Judy, “There were only two, maybe three real estate offices offering leasing and property management at that time. So when I put my license with a local company and began to see the need is when I decided to jump off the cliff and pray for a net!” Within 48 hours of deciding to strike out on her own, Judy was in business! “Of course I never gave any thought to how I was going to fund this new business,” stated Judy. “So, I borrowed $500 from a friend for business cards, station-

ary and a few signs and $1500 from another friend for a computer and I was in business!” Now, after almost 30 years, Bluebonnet Realty is still going strong. “Time flies when you are having fun…and working seven days a week,” Judy said with a smile. For years Bluebonnet Realty handled only rentals and property management. Then around 1994 a friend of Judy’s decided to get her real estate license, but only if she would agree to add sales to her business. “I agreed and a new chapter began for Bluebonnet Rentals & Property Management, Inc., now dba Bluebonnet Realty.” Judy’s friend eventually moved and she took over that aspect of the business as well, handling both the leasing and the

sales side of her business for many years. In 2011, Angela Turner came to Bluebonnet Realty. Angela is a native Texan, has a Master’s Degree from the University of Texas and is a single mom with a sweet little boy. In 2016, Turner became the Broker for Bluebonnet Realty. “I really got lucky with the addition of Angela,” Judy said. Soon after Angela came on board, her longtime friend Carey Stewart joined the team. Carey is also a native Texan, a graduate of Texas Tech and is married and has two teenage sons. “Jesse Areola got his real estate license and joined the team after much encouragement from me,” said Judy. “He is married with two children, lives in Comfort and is the owner of Tech 1 Computers here in Boerne for 11 years.” About the same time that Jesse came on board, Suzanne McGinnis joined Bluebonnet Realty as well. McGinnis is married and has been a Boerne resident since 1972. Judy added, “If you want to stay in business for a long time, always surround yourself with those who are smarter than you…and I have!” Now Bluebonnet Realty has five realtors on board. Judy still handles the Leasing

and Property Management side of the business and the other four agents handle the Sales and Listings. “Here at Bluebonnet Realty we march to our own drum. We are independently owned, my rules are my rules and we don’t have an office, so everyone works from their own home. We don’t force anyone to meet sales quotas and offer each of our agents the ability and freedom to work at their own pace, set their own appointments and really create the work/ life balance that works for them.” “After all of these years in business I have been really blessed that I have been able to build a business that allows me to support myself and help others when I can.” Judy feels fortunate that she has never had to cold call or spend lots of money on advertising and business exposure. “I would say that about 80% of my business has been referrals from friends, Boerne businesses, other real estate agents, the Chamber of Commerce and past clients. I am so grateful for all of the folks in this sweet town for remembering me and what I do and referring me to so many of their friends and clients. The Historic Herff Farm The photos for Bluebonnet Realty were taken at the Historic Herff Farm. The Farm was purchased in 1854, by German Ferdinand Herff (18201912) and was owned for 80 years by the Family. The Herff Farm was one of the first ten homes in the Boerne area as late as 1858 and eventually grew to approximately 10,000 acres. The farm was the family's vacation retreat for generations, until 1894, when his son, Charles, moved from San Antonio to manage the property until the early 1920s. The Farm was the site of a Confederate Prisoner of War Camp, one of the last local Indian raids, and the location of early medical practices that assisted all in need, from Texas Rangers to Comanches and Apaches. It was also the sight of the first early manned flight experiments, and many surgical operations such as the removal of cataracts, gall stones, and treatment of tuberculosis and other diseases, that were well ahead of it’s time. Charles Herff experimented with exotic birds, building several aviaries on the property, which can still be seen today. In 1935, George and Erma Rozelle purchased 68 acres from Charles Herff's son. Last occupied in the mid-1980s, the property includes the family home – a two-story, limestone structure built in 1883 – as well as agricultural and domestic structures. When the Rozelles acquired the farm, they grew apples trees, melons, and raised chickens and dairy cows. The seven year drought of the 1950's ended production farming for the Rozelles, as it did for so many families in the area. The Herff farm is now teaching local history and has opened the restored Farmhouse to the public on most Saturday mornings, has a thriving Farmers Market, new Community Gardens coming soon, and a Farm Classroom program for children teaching sustainable living for the Hill Country. Texas' housing inventory hits 28-year low

Recent U.S. Census data show Texas’ population grew by more than 1,000 people a day last year. Many of those new arrivals may find housing options here limited. A new Real Estate Center report shows the state had a 3.4-month supply of new and existing single-family homes for sale in February, a 28-year record low for the state. This means it would take 3.4 months for homes listed for sale to sell at the market’s current pace. The Center considers a six-to 6.5-months supply a balanced market. “Existing homes have been in short supply for a while,” said Center Research Economist Dr. Luis Torres, who coauthors the Center’s monthly Texas Housing Insight report. “The big difference is now the shortage of new homes is more pronounced.” Statewide, new-home permits were down 2.6 percent in February even though they maintained upward momentum from last year, the report showed. Although Texas led the U.S. in permits issued and accounted for more than 17 percent of the national total, permits per capita remained more than 36 percent below the state’s prerecession levels. “Building permits peaked in 2007, and they've never come back,” Torres said. Meanwhile, housing starts were 39.5 percent below prerecession levels. While demand for new homes is high, Torres said many builders are hampered by a number of supply constraints and new building regulations. “The lack of land available for development has hurt new-home construction,” he said. “There's a small supply of land for building new homes, and demand is high. That pushes up land prices and makes it more costly to build a new home.” Torres said land accounts for roughly 20 percent or more of the cost of new-home construction. “If I'm a homebuilder and the land is expensive, for profit reasons I'm going to build a bigger, more expensive house,” he said. “That's suppressing the lower end of the market.” Torres said high land costs are especially problematic for medium and smaller builders who might have less access to credit than the larger builders, making it harder to buy land. Lumber and labor costs are also hindering new construction.

“The U.S. imposes tariffs on Canadian lumber, which adds to building costs,” Torres said. “Also, there’s a shortage of qualified, skilled laborers. When the housing bust happened about ten years ago, many laborers left the construction industry. It's difficult to replenish them. Builders and subcontractors are struggling to find skilled laborers even with wages increasing.” Torres said new building regulations are causing difficulties for builders. “New regulations increase costs, and those will be passed on to the consumer,” he said. Houston’s city council passed a regulation this week requiring new homes built in the flood plain to be elevated. The second annual Boerne BierFest took place Saturday, April 7 in Boerne’s historic Main Plaza. VITAMIN D DEFICIENCY IS A WIDESPREAD PROBLEM

Vitamin D has been nicknamed the “Sunshine Vitamin” because the ultraviolet-B light from the sun activates the Vitamin D in our skin cells. Our body could make the required amounts of Vitamin D from the sun alone; however, our sun exposure has become very limited because of cancer risks and our indoor work styles . The amount of Vitamin D that is converted from the sun varies according to the time of year, latitude and longitude of where you live, and skin color. Darker skin usually requires more sun for sufficient Vitamin D. The further north you live, the fewer UV-B rays you get. People who live in the northern parts of the United States probably can’t get the amount of Vitamin D they need through sunlight alone, and will always need a supplement. Those in the southern United States can probably get enough UV-B in the months of May through September. For the rest of the year, they will need a supplement. Those that live close to the equator are the most likely to get the amount of UV-B that they need assuming they are outside at least two hours per day in the sun without sunscreen. Smaller amounts of Vitamin D can be found in food such as fish, liver, eggs, mushrooms, sunflower seeds, and natural cheese. Vitamin D has long been known to prevent childhood rickets and to aid in intestinal absorption of calcium. Vitamin D deficiency has now been linked to a wide range of diseases including depression, schizophrenia, stroke, osteoporosis, heart disease, multiple sclerosis, rheumatoid arthritis, diabetes, and several types of cancers

including breast cancer. Several groups of people are at a risk of developing Vitamin D deficiency including elderly people, dark-skinned people, overweight or obese people, breast-fed infants, and anyone who has limited sun exposure. A simple blood test at your doctor’s office can determine if you truly have a Vitamin D deficiency by testing the active form: 25-hydroxyvitamin D. The optimal VitaminD level is about 60 ng/mL. Since so many people are Vitamin D deficient, a blood test is not mandatory for supplementation. Vitamin D supplements should contain Vitamin D3 (cholecalciferol) because it is absorbed quickly, maintains blood levels of the active form, 25-hydroxyvitamin D, for a longer period of time than Vitamin D2 (ergocalciferol), and is more potent than Vitamin D2. Although the Recommended Daily Allowance (RDA) is only 400 IU per day, some studies are finding the body’s requirement may be closer to 4000 IU per day. Because vitamin D is a fat-soluble vitamin, toxicity can occur at high levels of supplementation. Studies are confirming that doses up to 10,000 IU per day in healthy adults are still nontoxic. Direct Primary Care Gaining Popularity

Patients and physicians across the country are searching for new ways to improve our healthcare system. Direct primary care is one model that is earning great support from patients and physicians. Direct primary care, or DPC, is designed to make concierge medical care affordable for anyone – with or without insurance. DPC is a relative newcomer to the U.S. health system, but in the last ten years over 1,000 physicians around the country have switched to DPC.
