We have such a prosperous community here in Boerne that our adult children, after checking out other towns and cities, often return home to raise their children - or they never left in the first place because they believe Boerne is just about as good as it gets. We have a very generous community that supports our churches, charities, and service organizations with their time and money. As we see over and over again, when one of our neighbors suffers the unexpected, this community rallies. We have the best schools in the land operated by an award-winning school district with incredibly committed educators. We have more medical services than ever before and first-class assisted living centers for our parents and grandparents.

We have some very popular visual and performing arts – the arts community continues to amaze with their creativity and tenacity. We have miles of sidewalks and trails to keep our bodies fit and an award winning public library to help keep our minds sharp. A REPEAT OF 2008?

Over the past 100 years, two out of the three worst bear markets for stocks have occurred just in the past 15 years. For most of us, they are still fresh in our minds. This has caused many to assume the earliest signs of adversity will lead to another 2000 or 2008, when statistically it is highly likely that the summer correction is just that, a short term correction. Assuming this would be naive. However, the odds are highly against another 2008 given some indicators which will be covered later. Regardless, this possibility, even if remote, requires much of our attention and monitoring and we want to share some comparisons of 2008 to present day. One very important aspect of 2008 and a common thread among the worst bear markets in history is the presence of a recession. There has never been a decline near the magnitude of 2008 outside of a recession. So, it is important for us to constantly monitor the health of the economy. No matter how strong the economy is, there will always be some indicators that suggest caution is warranted, which are often misleading. So, instead of focusing on specific aspects of the economy, we like to look at the big picture. One item we monitor is the Conference Board’s Index of Leading Economic Indicators. As the name suggests, this index is comprised of 10 leading indicators: Jobless claims, consumer orders, stock prices, vendor performance, capital orders, building permits, consumer expectations surveys, money supply, and interest rate spreads. This indicator has always rolled over several months prior to every recession going back several decades. With this indicator at a recent alltime high, it suggests the U.S. economy is not near a recession. At the very least, a recession is many months away, if not years.

Fearful.” Below is a chart to illustrate an example of an indicator that measures fear among investors. We’ve highlighted in green other times when bullishness (or lack thereof) was near this low. You can see this indicator has a good track record of coinciding with bottoms or at a minimum, a subsequent rally. Note the fear during the August/ September stock market selloff was as high as the fear in 2008 near the end of the financial crisis.

In summary, by the time the market had fallen the same percentage in 2008 as it has now, there was significantly more deterioration in the economy and markets than today. While this does not guarantee that the summer correction was “the” bottom, it does provide comfort. Furthermore, as market pundit Jim Paulsen notes, cycles typically end when the answers to most of the following questions are yes: 1. Has greed overtaken fear? 2. Is the U.S. economic recovery sputtering? 3. Are company earnings disappointing? 4. Have policy officials raised interest rates too much or tightened liquidity conditions too aggressively? 5. Have bond yields risen too much? 6. Are businesses or households out of cash? 7. Are companies “overstaffed”? 8. Have companies over-invested in equipment and buildings in recent years? 9. Are people paying up too much for houses? 10. Are banks lending too much? 11. Are consumers and businesses borrowing too much? 12. Are investors overexposed to the stock market? As a working woman myself, I know you have a lot on your plate. We go to meetings, work late, take and pick up the kids from school, take them to their activities, and run the household. There are so many things that we as women juggle and one of those things is maintaining our vehicles, which is especially essential when we have other people counting on us. As you walk through stores there are already signs of the holidays quickly approaching, which is an indication that winter is right around the corner. Besides just changing your oil and getting your tires rotated, it’s also extremely vital that we winterize our vehicles! Since our lifestyles are so busy, we can take care of the hassle of winterizing your vehicle here at Jennings Anderson Ford. Some of the things that we do to keep you safe while driving this winter are to check and replace the following items: • Windshield Wipers: It is imperative to have good windshield wipers to give the best visibility during a heavy rain or snowstorm. You also want to make sure you have enough washer fluid to get you through the winter season. • Lights: Your headlights, taillights, brake lights, and blinkers should all be tested so that other drivers can see you at night or during bad weather. Remember, it get’s darker earlier during the winter so you will be using them more frequently. • Belts and Hoses: Belts and hoses often become cracked, that can leave you in an accident or on the side of the road so we make sure that these are checked. • Oil and Filter: Make sure your oil is at the right level and that it is fresh. Laura brought in their only income working part-time. As a mother of newborn twins, she was nearing a point of emotional, physical, and spiritual exhaustion. Her friends and family urged her to leave. They said, “You deserve better.” Laura felt hopeless and feared their situation would not improve. Having heard of Hill Country Daily Bread Ministries (HCDBM) in Boerne, she and Brian chose to enroll in the Family Mentor Resource Program. Their Case Manager took the time to evaluate essential stability issues, then assisted the family in setting goals which included employment, finances, health issues, family matters, and spiritual growth. The Case Manager also provided them with emergency

food to alleviate some of their financial pressures. And, working through a HCDBM’s church partner, their Case Manager matched Laura and Brian with a mother-daughter team of Family Mentors, Joan and Kate. Every other week, Joan and Kate brought food, diapers, hygiene products, and other supplies directly to the home of Laura and Brian. During this process of renewal, doctors diagnosed Brian with a mental disability, which explained his instability. Within three months, Brian was responding to the medication. He also began volunteering and gaining self-confidence. Visits with Joan and Kate were opportunities to pray together and to encourage Laura and Brian. As they listened and learned to lean on the Lord, they gained an understanding of how God was capable of changing their marriage and financial situation for the better. They attended marriage counseling and joined a Financial Peace class, which helped them budget their finances for the first time. The Case Manager referred Brian to the Christian Job Corps Program. After graduation from there, he went on to receive a Certified Nursing Assistant license and found employment at a nursing home. Laura accepted a full-time job. Today, Laura and Brian are financially sound, no longer needing the food box or case management from HCDBM, and are enjoying a renewed commitment to their marriage. They also continue their close relationship with their mentors, who are now like family. All this happened because HCDBM goes far beyond offering just handouts. HCDBM’s mission is to: unite and equip the Body of Christ with food, resources and training necessary to transform our communities and the lives of those in poverty and need through the love and saving grace of Jesus Christ. More than 45,000 persons (including 13,000 children) in HCDBM’s eight county ser-


vice area meet the definition of “poverty” or “low income.” Persistent poverty is linked to many other issues. Most struggle with substandard living conditions, isolation, food insecurity, poor health, abuse, addictions, and mental health problems such as depression. Children living in poverty often are educationally behind, and those in fatherless households are five times more likely to follow into poverty themselves. As HCDBM co-founder Agnes Hubbard intimates, “We help struggling families overcome these needs in order to break the cycle of poverty and live a life of independence. We become the eyes, ears, hands, and voice of Jesus in our service of others.” This is all achieved through the various ministries offered. MINISTRIES The Family Mentoring Resource Program (FMRP) One of several of their ministries, FMRP is the core program of HCDBM’s. Laura, Brian and 844 other families in crisis were helped last year through this mentoring program. “Most people think of poverty as just a lack of money, so many communities address it with only material help,” notes Agnes. “As a result, the root causes of poverty go unaddressed.” But HCDBM takes another approach. It realizes that the lives of those in desperate need are transformed through support and encouragement from long-term relationships and case management, empowered by the love of Christ, while establishing a framework of accountability. “We prepare local churches by training them in poverty alleviation principles to address the many challenges poor families face. We also provide our partner churches with resources, such as food, clothing, diapers, and other necessities. Through this partnership with HCDBM, local church outreach programs are enhanced.

“Family Mentors are actually church members who have been called to serve families in crisis. These mentors work with Case Managers as they walk alongside families in need. They become a friend and church family to the family, providing physical, emotional, and spiritual support to lift them out of poverty,” she adds. The” Stand By Me” Student Mentoring Program (SBM) Another vital ministry is Stand By Me and serves impoverished children from Kindergarten through 12th grade. In this community-based mentoring program, mentors meet with the children a minimum of once a week. “Children who live in poverty can suffer in many different ways, such as addictions, abuse, depression, and

isolation. They may also lack food, clothing, or have difficulty in school. Many are at risk of not graduating or going on to higher education, so we provide them with academic help, life skills, and spiritual enrichment. We want them to recognize that they are loved by God,” says Agnes. The Community Resource Program This is a no-cost Food Bank serving 172 churches, nonprofits, and schools in 2014 by providing food, clothing, and hygiene products to more than 18,000 needy persons across eight counties. ADDITIONAL SUPPORT MINISTRIES During Thanksgiving, HCDBM provides complete “readyto-cook-at-home” turkey dinners to more than 400 families. The ministry also collects upwards of 1,000 unwrapped Christmas toys for the parents in the Family Mentoring Resource Program. Giving these toys to parents affords them dignity and joy as they wrap and give these gifts to their children. The Hill Country Kids Program ensures each child we continued on page 18

This program also distributes Easter baskets to children along with a copy of the Easter story; back-to-school clothing; new books and “Birthday-In-A-Bag.” BECOME A VOLUNTEER HCDBM offers individuals, children, youth, families, and people from local organizations and businesses opportunities to serve their neighbors in need as volunteers. The ministry provides flexible schedules and work tailored to the abilities and needs of the volunteers. Since HCDBM is relocating soon, call ahead to find out which campus to report to. NEW CAMPUS HCDBM served 845 families (2,608 individuals) in the Family Mentoring Resource Program last year and another 18,000 through the Community Resource Program. Because the need is great and the area population is growing, HCDBM rallied the community and made plans several years ago to meet the expanding needs. This November 2015, 15 years after its humble beginning, HCDBM is moving into their new state of the art facility at 38 Cascade Caverns Road in Boerne. With more than 3,500 volunteers working out of five rented warehouses – a cold storage in Fredericksburg, three warehouses on its small Boerne campus, and another warehouse near the campus – HCDBM lacked sufficient room to accommodate all of them. During an overflow of goods received, volunteers have worked in the summer heat, under tents in the parking lot. “Our new campus will allow us to consolidate and put everything under one roof,” says Agnes. “Our 40,000 square foot facility will include a new and significantly larger freezer/cooler. We’ll also have a 7,000 square foot Training Center and an outdoor amphitheater, allowing us to present speakers, music, worship, and other events.” Thanks to the generosity of H.E.B., many items in the new facility came from the Boerne grocery store when it was decommissioned a few years ago. H.E.B. allowed HCDBM to gut the store and take what it needed. “Our intent from the beginning was to go in debt-free, but we’re still in need of some additional funds to achieve this goal. We currently have a matching fund opportunity to raise the remaining dollars. Those interested in helping can contact us directly,” says Agnes. HOW CAN YOU HELP? “This is a critical time of year for HCDBM. Donations are needed to ensure that all programs are fully funded before the end of the year, and to ensure we are ready to meet the New Year in the new facility. What we receive now will determine a lot of what we can do next year,” Agnes declares. “We have never turned anyone away and we don’t plan to do that now,” she adds. Have you noticed a big, orange turkey running around town in tennis shoes? It’s the mascot for the Boerne Family YMCA 4th Annual Turkey Trot scheduled for Saturday, November 21st at Boerne Main Plaza. The Turkey Trot will benefit Y Partners, a charitable campaign that ensures life-changing programs such as afterschool care, youth sports, summer camps and Y memberships are available to everyone in the community, regardless of their ability to pay. “We are more than a gym, we truly are an organization that strengthens the foundation of the Boerne community; of our community,” said Ashley Maytum, Director of Member Engagement at the Boerne Family YMCA. Last year, the Y assisted more than 235 families and awarded over $90,000 in financial assistance to families and individuals in our community. One of these individuals is Sarah*,

a mother of three who has recently moved to Boerne for her family’s well-being. A friend suggested Sarah apply for the Y’s Open Doors Scholarship Program funded by Y Partners Campaign. Through Open Doors, Sarah and her children were able to become members of the Y at a price within their means. She used the Y to get in better physical condition while improving her fitness level. While exercising, Sarah knew her children were playing in a safe, positive environment at the Y’s Child Watch. The benefits of being a member of the Y did not end there. With regular exercise, Sarah lost 50 pounds. She sleeps better, has more energy and the quality of her life has been transformed. Latest Multiple Listing Service (MLS) data show Texas home sales had a 9 percent year-over-year increase last month while the median price was up 5.9 percent. According to September 2015 Texas MLS data, 26,710 homes were sold last month, nearly 2,150 more than a year ago but about 2,040 fewer than in August. The median price was $196,300 compared with $185,400 a year ago and $203,000 in August. Months' inventory was at 3.6 months. Real Estate Center economists consider 6.5 months a balanced market.

WHY AREN'T MORE MILLENNIALS BUYING HOMES?

M

Millennials — anyone born between 1980 and 1998 — are buying homes at a much slower rate than their parents or grandparents for many reasons. Real Estate Center Chief Economist Dr. Jim Gaines attributes this partially to the costs associated with buying a home, and he doesn't just mean the down payment. "As you know if you have ever bought a house, when you buy a house, there are other costs," he said. Homebuying is one of the economy's biggest stimulators, because people who buy homes buy all sorts of related goods and services. The related costs may make purchasing a home more difficult for millennials. "When you pay the rent, there generally aren't any other bills to pay," Gaines said. "But when you pay a mortgage, you also have taxes, insurance, maintenance and upkeep, homeowner fees, and the list goes on." There are other reasons as well. ​​The new mortgage requirements that took effect after the housing bust of 2008 make it harder for a young person to qualify for a mortgage. Some also grew up with the specter of the housing crash, with many seeing themselves or people they know lose their homes. Holidays are meant to be spent with family and friends and to enjoy the reason for the season. Entertaining house guests can be stressful but if you prepare for their visit, you can eliminate most of the stress. This is about the guests and making them comfortable and happy during their stay. SECRET WEAPON #1: Write a To-DoList with a timeline and stick to it. SECRET WEAPON #2: Get your family to pitch in. SPRING CLEANING: Clean your guest room and guest bathroom top to bottom. This includes dust bunnies under the bed and cob webs on the ceiling fan. Declutter the dresser to make room for their personal items. Include fresh linen, towels, bathroom supplies, extra pillows and blankets. Add fresh flowers even if it’s one stem of your favorite blossom. BEDROOM TOUCHES: Make space in the closet for guests to hang their clothes and place their shoes. Place magazines (like Boerne Business Monthly), books and candles out for their enjoyment. CHILD PROOF: Cover electrical sockets; place cleaning products, knives, medication and breakables out of reach or in cabinets. Secure blind cords and check window locks. If you have a pool, a fence is a good safety tool. No fence? Place magnetic alarms on your doors which sound off when a door is opened or closed. cets, squeaky doors, replace burnt out light bulbs. You want to make sure everyone is safe and comfortable. What, no guest room or extra bathroom? No worries! Simply find space in your living room, office or family room. CREATE A SPACE: Lay out blankets and pillows before your guest arrive. Instead of the couch for them to sleep on, invest in an air mattress. They start at $40 and can be purchased at Target, Walmart and Bed Bath and Beyond. Consider a room divider to create a sense of privacy. Be creative and build a divider from things you may have around the house. BATHROOM SHARING: Declutter your vanity and give them their own space for their personal items. MEALS: Plan your menu and shop a few days out before your guests arrive. Cook ahead and freeze meals. Buy your guests their favorite foods and snacks. Make sure and have staples like cereal, milk, yogurt, granola, bread, eggs, lunch meat, coffee, beverages etc. HOUSE TOUR: Give your guests a tour of your home shortly after their arrival. Your tour should include their room or space, bathroom, kitchen pantry and washer/dryer area. If you have a house alarm, provide your guests with their own code.
