We’ve recently entered a difficult time of year: September and October have a reputation for bringing an extra measure of market volatility. Historically, some of the stock market’s most challenging events have hit in September and October, and other seasonal trends can also play a part. Investopedia found that institutions start preparing for year-end distributions around this time. Plus, individuals tend to reposition their portfolios after the summer months. PCIA’s investment team took a deep dive into last month’s market performance and walked away with the following quick takes.1 • RISK ASSETS DEEPEN SELLOFF. Risk assets continued their year-to-date decline as the Fed conducted another supersized 75bps hike in interest rates and Fed speak commentary took on a hawkish tone. • INFLATION SURPRISES IN A BAD WAY. Inflation, as measured by the Consumer Price Index (CPI), took market participants by surprise and increased for the month of August. Other inflation metrics like Producers Price Index and Personal Consumption Expenditures also showed signs of heating up, much to market participants’ chagrin. • DOLLAR CLIMBS HIGHER, POUND COLLAPSES. The dollar spent most of the month climbing higher and picked up steam after the United Kingdoms announced a plan to cut taxes, this news sent the British Pound into a steep decline. This

abated at the end of the month as the UK’s central bank returned to bond buying. • GDP AND LABOR MARKETS. GDP for the second quarter of the year dropped yet again on the quarter-over quarter metric. Labor markets remained tight despite the Fed’s tightening of monetary policy with weekly jobless claims for the majority of the month. So, what’s an investor to do? Just be prepared to roll with an uptick in volatility, and don’t let seasonal trading influence your overall strategy. Have questions or would like additional resources? According to Fannie Mae, 2022 sales of new and existing homes are projected to fall 17.2% nationwide from the 2021 level. In 2023 they are predicted to fall another 12.8% nationwide with most of that being new home sales. What does that mean for Boerne area? According to San Antonio Board of Realtor stats for 2022, the total number of sales in the 78006 area are down 37% year to date from the same time frame 2021, volume dollar of sales are down 24% year to date from same time frame 2021 YET sold prices are up 20% from the same time frame 2021! Using the same criteria for the 78015 area, total number of sales is down 25%, total volume dollar of sales is down 8% YET sold prices are up 22% from 2021. Even though it may take longer than a year ago, it still is a good time to sell. Even though mortgage rates have risen and are not projected to ease soon, some advantages for buyers have popped up as well. Locally, builders are offering wonderful incentives to buyers - and their realtors. Sellers are accepting more buyer friendly terms as well as sometimes accepting a contingency on the sale of the buyer's current home. The available inventory has increased somewhat so buyers have more choices and don't always have to "just settle" for a home. Homes are selling just at or slightly

below asking price. There are more down payment assistance and alternative financing programs. One such program has the seller "buying down" the buyers' interest rates for a couple years in lieu of a price reduction on the sale of the home. If you are looking for a brand new home, this would be a good time to shop. This image from the market activity for the Boerne area on October 21, 2022 at the San Antonio Board of Realtors MLS really tells the story quite well. The new properties and those with a price change are similar with price changes outpacing new listings. The pending and sold properties are usually close to equal on any given day and are about 1/2 of the other categories. The price changes are mainly spec homes belonging to builders as well as properties that "missed the market," are now overpriced and still available. We are now at 3.2 months of inventory up from the 1 month of inventory last year. 6 months of inventory is considered a normal market. Don't forget - all real estate is local! BBM

Every year, thousands of animal species become extinct or endangered. These majestic creatures that once abundantly roamed the Earth are permanently disappearing due to threats such as habitat destruction, overexploitation, poaching and pollution. Wildlife conservation efforts to protect and restore these species are often led by nonprofit organizations funded by donors with a passion for the cause. However, one local company, WildLife Partners, has developed an innovated approach to wildlife conservation. “Our model marries the desire to do good for the world with economic incentives. We have proven that wildlife conservation does not always have to be centered around an altruistic approach, funded by donations. Instead, by offering our investors a financial incentive, outsiders that would not necessarily participate join the fight to save species from extinction,” said Brian Gilroy, Co-Founder/CEO of WildLife Partners. Started in 2016, WildLife Partners was founded by Brian and Chris

Gilroy. The brothers grew up in the San Antonio area and share a love for all things outdoors. “During my first career I spent almost twenty years in the oil and gas industry, with my primary focus being on financial services related to exploration business. In 2011, I began investing in exotic wildlife as both a hobby and a tax write-off. I fell in love with raising wildlife and was very successful at it. As a result, I was approached by investment partners with an interest in participating. The business was formed and we hit the ground running,” said Brian. When he first began his exotic animal venture, Gilroy had leased a ranch in Mountain Home, Texas. In 2014 he purchased an adjoining 270 acres to that ranch which is now part of WildLife Partners’ almost 11,000 acres. Today the company operates four breeding facilities in Mountain Home, Pettus, Pearsall and Carrizo Springs, Texas. These properties are home to thousands of animals across more than 50 species of exotic wildlife that include everything from giraffes, zebra, multiple species of antelope and deer, wildebeest and even kangaroos. WildLife Partners even boasts the largest herd of Cape Buffalo in the United States. According to Gilroy, “We currently serve more than 400 private landowners in Texas and more than 100 conservation minded investors throughout the United States. They see the benefits of gratification from doing great things for our planet, active participation in wildlife breeding/ranching, cash flow distributions and 100% tax deductions.” Through their approach, landowners in Texas and beyond have learned how to convert their private ranches into cash flow producing wildlife sanctuaries. Additionally, non-landowners also have the ability to own wildlife, participate as a breeder, get hands on experience, generate revenue and convert tax dollars into usable assets. Investors range from popular celebrities such as Chris Harrison from

The Bachelor to numerous low-key local landowners and everyone in between. “When we first started introducing this concept, the majority of landowners in Texas associated exotic animals with canned hunting experiences. They also didn’t understand that from a tax standpoint these animals are the same as cattle. Once we were able to start educating the landowners about the vast benefits of raising exotic animals it really took off. The fact that you can buy exotics and write off that animal 100% in the first year is very appealing. You have your tax deduction on the front end of the purchase of the animal and then these landowners can sell their offspring back to WildLife Partners and have an ongoing, residual income from those animals. and has assembled the best staff in the industry.” In addition to the support from within the financial community, the company has developed meaningful relationships with zoos all over the Unites States. The holiday season is approaching, and downtown Boerne is getting dressed up and ready for nearly a month full of amazing events! Kicking it all off on Thanksgiving weekend is Dickens on Main, which transforms the Hill Country Mile into a vintage Christmas wonderland, complete with Christmas “villages," beautiful holiday lights, snow and an entertainment lineup sure to delight the whole family. This year’s Dickens on Main will be held Friday and Saturday, November 25 and 26, and will feature all of the favorites to keep the tradition going strong. As always, you can dance in the snow up and down Main Street, which is always great for a selfie or two, while ice sculpting battles, live music and theatrical performances, kids crafts and more will entertain revelers of all ages. Dickens officially kicks off the holidays with the lighting of the City’s brand new Christmas tree in Main Plaza on Friday, November 25, at 6 p.m. Get there early for caroling and music before the lighting! The celebrations continue with Weihnachts Weekend, which includes the annual Weihnachts parade Saturday, December 3, at 6 p.m., and the Weihnachts holiday market on Saturday and Sunday at Main Plaza. Shop and dine throughout the day and enjoy more than 100 beautifully lit and decorated floats as they make their way through the heart of downtown Boerne.


While the City of Boerne produce and manage Dickens on Main and Weihnachts Weekend, the Boerne Retailer & Restaurant Owners Association are hosting two additional weekends of holiday activities. A Toast to Olde Town, December 9-11, will feature live music Friday and Saturday nights at the Hill Country Mile’s three breweries, Tusculum Brewing Co., Cibolo Creek Brewing Co, and Free Roam Brewing Co. and wassail tastings at participating stores on Saturday. A Christmas market can be found Saturday and Sunday at Main Plaza, and of course all of Main Street’s shops, restaurants and galleries will be opened and all decked out for the season. The weekend of December 16 is all about the kids as Kinder Fest features fun activities for all ages. Friday and Saturday join in on a Santa Scavenger Hunt and enter to win a gift basket, then make your way down to J. Forks Designs Saturday to get a picture with the big man himself. Be on the lookout for tickets to the Cookie Crawl, where your kiddo can stop by participating shops for a sweet treat. A FALL OF MARIGOLDS by Susan Meissner review by Adrianne Carnes I chose this book to review for the month of November because, after reading it, I felt immensely grateful for a story with a hopeful and joyful narrative. This is a historical fiction told in dual timelines. It is about love and the strength of women who experience loss. Here is the set up. Clara is a nurse in 1911 on Ellis Island in New York Harbor. She can’t imagine returning to Manhattan, where she witnessed her new love fall to his death in the Triangle Shirtwaist Fire. While nursing on the island, she connects with one particular patient’s grief. As she tries to comfort herself and him, she gets involved in a scandal that has the potential to either devastate her or free her. Taryn Michaels works at a specialty fabric store in Manhattan’s Upper West Side, while raising her daughter alone in 2011. As she is searching for a piece of rare fabric for a client, a photograph appears in a national magazine, which was taken on the day she lost her husband in the collapse of the World Trade Towers. The memories and feelings flood back to that terrible day when she found devastation while also discovering hope and so much love. Susan Meissner writes beautifully about formational historical events. Her writing is emotional, but not difficult. Her details are immersed in inspirational characters. I highly recommend this book to anyone who enjoys historical fiction and reading about strong female protagonists.BBM
