Texas economy knocked down, but not out, by Harvey

D

Despite the severe damage Hurricane Harvey caused along much of the Texas coast, Real Estate Center Chief Economist Dr. Jim Gaines says the state's economy should finish 2017 in good shape. "We were looking at the state to have a really strong 2017, and we really still are for most of the state," Gaines said. "Before the storm, exports were up, the housing market was doing well, jobs were being added, and we added close to 450,000 people to the state's population, about half of whom immigrated from other countries or other states. The hurricane is going to have some impact on that." Gaines said 2017 was projected to be another record year for home sales, with sales increasing 4 to 5 percent. "That's probably going to flatten out," he said. "Houston accounts for about 25 percent of the state's housing activity, and that's going to slow considerably for at least two or three months. Some of that is simply because the transaction infrastructure of the title companies, appraisers, mortgage lenders, and so forth is going to be overwhelmed for at least 30 to 60 days. "The August home sales numbers we just compiled showed Houston was down something like 26 percent, and Harvey didn't even hit until the last two or three days of the month. That tells us the market was starting to slow down anyway. The effects of Harvey are just going to exacerbate that slowdown." Prices, on the other hand, are not going to slow down—at least not much. "We were anticipating price increases of 5 to 6 percent before the storm," Gaines said. "Of course, we're going to lose some of the

measures from the Houston area. Statistically, for the state as a whole, we're probably going to still see price increases of between 4 and 5 percent." Gaines said the state's gross domestic product (GDP) will probably get knocked down a couple of tenths of a point from the lost productivity and output, particularly out of Houston and the coastal region. "Where we had anticipated GDP growth of somewhere around 3.5 or 3.6 percent, it'll probably come in at 3.3. or 3.4 percent," Gaines said. "But it's a temporary impact. We're expecting a strong bounce​back in 2018. With the reconstruction activity and the amount of capital that will probably be flowing into the state for rebuilding and remodeling, we're anticipating that the state GDP growth for 2018 will move upward a couple tenths of a point more than we otherwise would have expected. And we were already anticipating a reasonably strong 2018. Frightful Investment Moves

H

Halloween is almost here. When you’re passing out candy, you’ll see many “scary” costumes that will probably just make you smile. But in real life, you can easily find some things that truly are frightening – such as bad investment moves. Here are a few that you’ll want to avoid: CHASING AFTER “HOT” STOCKS – Many so-called “experts” – not to mention your friends, neighbors, relatives and co-workers – are more than willing to provide you with “tips” on “hot” stocks. But by the time you hear about these stocks, they may already be cooling off – and, in any case, they may not have been appropriate for your needs in the first place. INVESTING TOO AGGRESSIVELY OR TOO CONSERVATIVELY – If you constantly worry about the value of your investment portfolio, and you lose sleep whenever the market drops sharply, you might be taking on too much risk for your own comfort – so you may need to invest somewhat less aggressively. Conversely, if you invest primarily in conservative, low-yielding investments because you think they will help you avoid losses, you might not achieve the long-term growth potential you need to help you reach your important financial goals, such as a comfortable retirement. When you invest, try to balance your need for growth with your personal tolerance for risk. FAILING TO DIVERSIFY – If you only own one type of financial asset, and a market downturn hits that asset class strongly, your portfolio will likely take a big hit. You can greatly reduce the effects of market volatility – and give yourself more chances for success – by spreading your money among a range of investments. (Keep in mind, though, that diversification can’t always guarantee profits or protect against all losses.) PAYING TOO MUCH ATTENTION TO TODAY’S NEWS – Unfortunately, many of the news items of today – or of any day – are more negative than positive. But as an investor, you don’t want to be forced into a “sky-is-falling” mentality, because such a mind-set could lead you to make rash, unwise decisions, such as selling quality investments too soon or staying out of the market altogether. Generally, no single event has truly long-term consequences for investors. Consider the recent “Brexit” vote – in the

10

immediate aftermath, the markets fell sharply, but just a few weeks later, they hit all-time highs. That won’t happen with every newsworthy occurrence, but historically, the markets have shown resilience. So stay invested and follow a smart, long-term investment strategy that’s suitable for your situation – and look beyond today’s headlines. IGNORING OPPORTUNITIES – Are you taking full advantage of all the investment opportunities available to you? For example, are you contributing as much as you can afford to your 401(k) or similar employer-sponsored retirement plan? If not, you are underutilizing one of the best retirement savings vehicles around. At a minimum, put in enough to earn your employer’s matching contribution, if one is offered. You won’t always have the chance to participate in this type of tax-advantaged retirement plan – so make the most of it while it’s available. Halloween usually ends with few tricks and many treats. Steering clear of the scary investment moves described above can help you make steady progress toward your financial objectives. BBM

BEC Selected to provide Energy Solution in Liberia

Bandera Electric Cooperative was selected by NRECA International to design and procure a solar and energy storage solution for Totota, Liberia, located 160 km east of the capital, Monrovia. With a population of approximately 6,400, Totota is a rural community and is home to stores, workshops, restaurants, schools, clinics, churches, mosques and government offices. Despite the town’s status as a regional trading center, most households rely on dry cell batteries, lanterns and candles for illumination while a small number purchase electric service from individuals who own and operate small generators. BEC Solar, a subsidiary of Bandera Electric Cooperative, designed and procured a stand-alone 70 kW energy solution that will provide power to about 400 houses and businesses in Totota. The power system and utility will be owned by a local electric cooperative. This energy solution includes 220 solar panels, a lithium-ion battery storage solution capable of providing 90 kWh of energy, along with a back-up diesel generator. “Totota lacks the infrastructure and resources needed to sustain a reliable and effective power generation system” said Miguel Rivera, Renewable Energy Program Manager for BEC Solar. “This energy solution was designed to meet the challenges of

providing reliable electricity to a remote area.” The NRECA International team is currently implementing several Beyond The Grid (BTG) projects in rural Liberia for the U.S. Agency for International Development (USAID). BTG is part of the U.S. Government’s Power Africa initiative, with the goal to spur stability and economic development by delivering reliable, predominantly renewable electricity to Liberia’s rural towns. “The team at Bandera Electric Cooperative understands the challenges we face in providing reliable electricity access to remote areas in Liberia,” said Dan Waddle, NRECA International senior vice president. “Having an American electric cooperative help us provide a reliable and affordable energy solution to another cooperative in Liberia demonstrates not just the ability to help, but the willingness to cross borders to help communities.” NRECA International, an affiliate of NRECA, has been working as a USAID partner since 1962. The American electric cooperative community supports NRECA International’s work through monetary contributions, material donations, and onthe-ground expertise, including sending hundreds of linemen, engineers and managers to volunteer on NRECA-sponsored projects.BBM

After David Brock, Chad Upham, and Greg Yost leave their law office at 616 East Blanco Road, Suite 202B, in Boerne, they’re likely to run into a half-dozen clients who also happen to be their neighbors and friends. “A good portion of my clients become friends after the legal representation ends,” says Brock. “The legal industry is about relationships and trust first and foremost.” Each of the three attorneys take pride in the fact that many of their clients are repeat clients – some of them for many years. They believe it’s because they’ve earned their trust.

“And one thing is constant over the years – we’ve earned our clients’ trust by always providing value and excellence in the legal services we render,” remarks Upham. The partners also unanimously point to the elements of integrity and accountability. “Because we all live in a small community, we get to see our clients at church, in our children’s schools, in social settings, and organizations,” says Yost. “So we’re not only accountable to our clients, but all three of us are also accountable to each other and are committed to providing our clients the kind of legal representation they expect and deserve,” he adds.

NEWLY FORMED PARTNERSHIP

Although the law firm of Brock Upham Yost, PLLC is brand new, officially opening its doors this past July 5, the three attorneys have known each other for several years. Brock and Upham’s relationship goes back 17 years, while Upham and Yost actually worked together at another firm for a couple of years. The idea of the three of them partnering originated with Brock. After working with a couple of large San Antonio law firms before going solo

for 20 years, he desired to make a change. “I liked the flexibility of practicing solo, especially when my kids were young. But then I found myself wanting to be associated with other like-minded lawyers to bounce issues off of and to help with overflow work. So I came full circle on the idea of being involved in a firm,” Brock says. “I wanted to extract the benefits of a group of lawyers like diversity of practice areas, overhead sharing, and collateral support without requiring any attorney to have minimum billable hours. Our system is merit-based in the sense that you can work as much or as little as you want to. “I think that provides the opportunity for attorneys who want to work part-time or on a semi-retired basis, but at the same time take advantage of the benefits of a firm,” he adds. Brock approached Yost and Upham

who were practicing at other firms, and both were excited about the opportunity to form a partnership. “We were all at a crossroads in our careers, so the timing for us to partner was perfect,” remarks Upham. “And equally important, we all shared David’s vision of a law firm,” adds Yost. “That is, we all have a goal of representing our clients well, providing good value, being fair and honest, and maintaining the highest level of integrity.” Still another dimension of their partnership is their 55 years combined experience in several areas of law. Brock’s 33 years of practicing law includes experience in commercial real estate, business law, and oil & gas Chad Upham in which he’s represented banks, developers, public companies, professional athletes, singers, and property owners. Upham, meanwhile, brings 17 years’ experience in real estate, business, and oil & gas litigation as well as some trust and estate litigation. Yost’s five years’ experience includes work in commercial litigation, wills, estates and trust. “We’ve all been involved in litigation, that is, lawsuits in several different areas of the law, including even personal injury. And we’ve all provided transactional or litigation work over the years,” reports Upham. The firm primarily works in five major areas: commercial and personal injury litigation, real estate, David Brock oil & gas, probate and estate planning, and business. But for those clients needing legal help outside of those areas, they can easily refer them to attorneys who are able to help, thanks to the vast network of attorneys they’ve developed. To date, they’ve never done any marketing per se. All their business has been from word-of-mouth and referrals – which speaks to their ability and integrity as lawyers.

Brock has strong ties to the Gulf Coast and South regions, and Upham in the West regions of the State. Their 2nd floor office is located in what’s called the Hay Barn, a replica of an old German hay barn. The two-story office complex, built and owned by local Great Homes builder Robert Thornton, sits on the old Schwarz homestead across from the Boerne Post Office. It’s a stone’s throw away from what used to be the San Antonio & Aransas Pass train tracks, but is now the Old #9 Walking Trail. In fact, the open air foyer is actually a wooden rail car that once rolled down the tracks. The trio first leased half of the second floor. But then they began talking to other lawyers who were needing office space and soon realized that they had to expand to the entire second floor. There are now 11 lawyers, some of whom are of counsel and some of whom are solo practitioners. The synergy produced by 11 lawyers is the key to Brock’s vision. “Now we have eight other lawyers leasing offices on the second floor. Having other lawyers in one place is also good for networking, while the opportunity for sharing experience and expertise, as well as referrals, benefits both them and us,” Upham says. “We also share the common areas like the kitchen, reception area, and conference rooms,” he adds.

Thriving Boerne Handmade Market is Expanding The very successful Boerne Handmade Market has become one of Boerne’s favorite markets! People look forward to this event which takes place twice a year, one in the fall and one in the spring, because of it’s fun atmosphere, unique vendors and the quality and creativity of the items that are available. Co-organizers of the event, Alyssa Mantooth and Beth Legge have worked hard to make each BHM even better than the last and have now decided to branch out and offer this oneof-a-kind market experience to a broader audience. This December they will have their very first Hill Country Handmade Market! According to Legge, “Alyssa and I have been wanting to branch out into the other areas of the Hill Country for a while, but obviously BHM would need to stay in Boerne We love the idea of a pop up market, in different towns, bringing handmade markets to new and fun places. The owners of 8th Street Market in Comfort approached us about doing a

market there, and we thought this was the perfect time to start our new market, so Hill Country Handmade Market was born! We are SO excited to have a two day market.” This market will take place December 1st and 2nd. December 1 will be a VIP night; going from 7pm-10pm. Shoppers can buy tickets in advance or at the door. VIP night will offer wine from Newsom Vineyards in Comfort, desserts from The Cake Fairy, and hand lettering classes from Selah Creative Studio, as well as Goat Yoga with NuLuv. “We are seriously giddy about this new addition to our markets, we've been dreaming about a VIP night for years and this provided the perfect opportunity to try it out! VIP night will also have live music, and the Wander'n Calf Coffee Bar. DRIVE-THRU LIGHT SHOW OPEN THANKSGIVING THROUGH NEW YEAR’S EVE

The glow of more than two million twinkling lights brightens the holidays at Christmas Light Fest, an annual holiday extravaganza nestled on picturesque Hill Country ranchland. Featuring dazzling lights, holiday activities and flavors, shopping and the famous man in red to fill everyone with holiday cheer, Christmas Light Fest includes gorgeous drive-thru light displays shimmering and shining under the star-filled Texas sky. From Thanksgiving night through New Year’s Eve (Nov. 23—Dec. 31, 2017), Christmas Light Fest is open nightly. Sundays through Thursdays, the lights shine 6 – 9 p.m., while Friday and Saturday nights, as well as holiday evenings (Thanksgiving, Christmas Eve and New Year’s Eve), everyone can enjoy the show until 10 p.m. Christmas Light Fest is located at IH-10 West, exit 533, on the Don Strange Ranch at 103 Waring Welfare Road in Boerne. There are two options to enjoy Christmas Light Fest: Drive through the ranch grounds and take in the festive displays from the comfort of your own vehicle, or experience the picturesque setting in true ranch-style, catching a hayride to tour the lights. Tickets are $27 per vehicle to tour the ranch, or hop on a bale of hay, relax and take in the night air while you enjoy a holiday extravaganza under the amazing night sky.
