from the publisher It’s October and there is no shortage of fun things to do in Boerne this month. Wow are there a ton of local events, concerts, fall festivals, and let’s not forget all of the solar eclipse events that are happening! This issue we feature Klein Smokehaus. This local business has been on Main Street since 1950. Be sure to read the article and learn more about the history of the business and all that the new owners, Colton Sells and Clayton Klein, have been up to. If you have not tried their awardwinning barbecue and meat selection,

I highly advise you to get over there and give it a try as fast as you can. You have been missing out! I love all of their products and the chopped beef sandwich has been a favorite of mine since I was a kid! Also in this issue, we have several informative articles on everything from real estate to finances, local news and info, and the oh-so-popular word search is back! I am so glad that the weather seems to be cooperating and cooling off a bit so we can all get out and enjoy this beautiful, fun fall season here in our charming town. Have a wonderful October!

What is

with the housing market?

T

There seems to be contradictions everywhere you turn when it comes to the housing market these days. All of the experts predicted a lowering of interest rates by this time and an increase in housing. Neither of which have happened. There are many factors influencing today’s contradictory housing market making it hard for sellers who need a different home and buyers who keep waiting for better rates.

HOME PRICES CONTINUE TO HINDER BUYERS When interest rates rise, home prices fall, right? Not this time. Prices have flattened out across most of the country. Areas where prices rose at phenomenal rates, such as Austin, are now seeing home prices decrease. That’s a tough pill to swallow for buyers who grabbed up homes, but good news for those who were sidelined by soaring prices. We are seeing areas maintain their values, but not garnering the tens of thousands of dollars over asking price bidding wars. That’s good for everyone. Many buyers are still able to buy despite higher mortgage rates and they are looking in parts of the country where home values are more affordable. This is keeping prices steady.

MORTGAGE RATES Higher mortgage rates have caused many sellers to rethink selling their home right now. They are in homes that no longer work for them, but they have fallen in love with their interest rate. It’s hard to consider moving when the new rate could be more than double what they already have and that’s on top of home prices, which could be much more than their current mortgage. Less sellers mean less available homes for buyers who aren’t cut out of the market by rates. It’s a bit of a vicious cycle. Many of our clients have outgrown their homes or have a need to downsize. Facing over 7% interest on a new mortgage causes them some pause. Many buyers found themselves unable to purchase at all once rates started to rise in mid 2022. Everything sort of stagnated as everyone had to adjust to a new normal. The Fed has hinted that further rate hikes could be in order to combat inflation. Due to traditionally strong econo-

mies during inflationary periods, many people find themselves able to purchase real estate despite the rates. Where cash was needed to win bidding wars two years ago, today it’s often used to buy down rates. Good news is that our market is not going to crash due to poor lending practices like it did in 2009. People have cash in their homes. AVAILABILITY Many experts predicted that available homes would increase over the course of 2024. Resale homes have not come up, but new construction has started taking the lead. What construction companies have over current home owners is the ability to buy down rates and offer a lot of cash at closing for upgrades or mortgage support. The average home owner doesn’t have that option. People are choosing to rent in order to wait out the construction period and get a house with a rate of, sometimes 5% depending on the builder. It used to be that building a new home was more expensive than a pre owned home. That is not the case with many spec home builders and buyers are gobbling up inventory as fast as it can be built.

WHAT TO DO There is no crystal ball to tell us how all of this unfolds over the next year, but there are some indicators that tell us that there is no need to be disheartened by the state of the housing market. There are good things to see! For sellers, take comfort in know that your home isn’t depreciating as some market cycles have seen. There is much more balance in the market and buyers still value well built, well maintained, updated homes. There are still buyers out there looking despite the interest rates and now might be a great time to sell due to low inventory rates. For buyers, you don’t have to make purchasing decisions before even seeing a house. The process of looking at a home and taking some time to determine if it will work for you makes buying much less stressful today. Buyers are able to ask for inspections and sellers are much more agreeable to making necessary repairs if needed. If there is available cash, buyers are able to buy down the interest rate versus having to offer so much over asking on a home. What we know for sure is that there will always be constant change. The First Families of Kendall County

S

ponsored by the Genealogical Society of Kendall County (GSKC), The First Families of Kendall County project began in 1999. The purpose of this project is to recognize the living descendants of persons instrumental in founding and settling of the area encompassed by present day Kendall County, Texas and to preserve the history of their families and the county. To date, 586 applications have been approved for 318 different individuals. One hundred seventy (170) Founders and one hundred four (104) Early Settlers have been documented and recognized. They represent one hundred thirty-five (135) different families in Kendall County. There are two hundred sixty-two (262) volumes of First Families notebooks on the shelves at the Family History Place.

Here we will share with you some of the stories of those First Families who settled this beautiful area of the Texas hill country. We hope you enjoy!

Johann Gottfried Haufler 1830 – 1887

“Do not be afraid if you don’t hear from me, as the opportunity to write does not come often. Once again, greetings to you, my beloved Louise. Greetings to all friends. I believe we will meet again, all hale and hearty. Your loving husband John Haufler.” This excerpt is from one surviving letter John wrote to Louise in August 1864 from a camp near Brazos Santiago in South Texas. John joined the First Texas Cavalry (Union) and was stationed in Brownsville, Texas, where he served as a private in Company C. Captain John Sansom and later Adolph Zoeller, a neighbor, served as captains of his unit. He was described with blue eyes, light hair, a fair complexion, and stood 5’ 6” tall. He mustered out in San Antonio on October 31, 1865, and returned home to resume farming. Johann Gottfried Haufler, usually called Gottfried, was born on September 5, 1830, in Beinstein, Rems-Murr-Kreis, BadenWürttemberg, Germany. His parents, Gottfried and Jacobina Killinger Haufler, were “weingärtners.” Gottfried arrived in Texas on October 1, 1852, with his two brothers, Christian Friedrich, and Johann Michael. Gottfried married Louise Dorothee Wilhelmine Charlotte Magers on November 8, 1857, at the Evangelical Lutheran Church in Smithson Valley. She immigrated from Hanover with her parents, Heinrich and Wilhelmina Luersen Magers. A year later, on November 4, Gottfried became a citizen of the United States and the following month, welcomed the first of thirteen children when Emma was born on December 23. By 1860, Gottfried had acquired a farm near New Braunfels, valued at $450. Their second daughter, Anna, was born there in January and Louise’s sister Caroline was living with them. When Gottfried enlisted in the cavalry on February 1, 1864, the

couple had four children, with one on the way. Gustav had been born in September 1861, and Bertha in February 1863. He told Louise she could sell what she needed to survive but to try not to sell the wagon as he would need it when he returned. One can only imagine how difficult it must have been for her, raising four children, ages six to one, and giving birth to a fifth child, Louisa, seven months after Gottfried left for

the war. In 1869, Gottfried applied for a patent on 160 acres of land on the Guadalupe River near Amman’s Crossing. His brother-in-law, Wilhelm Magers, was one of the witnesses signing the application on September 12, 1869. He and Louise were living there when the 1870 census was taken. Three more boys joined the family: Albert, born September 1866, Ernst, born May 1868, and Charles, born in May, three months before the census. The patent was granted in 1873, and the couple had four more girls while living there: Ida, born in September 1871; Clara, born in January 1873; Alwine, born in February 1875; and Lena, born in May 1876. In 1877 Gottfried acquired 890 acres outside Waring in Kendall County, and he built a two-story rock house continued on page 13

THE ECLIPSES ARE COMING!

There are two upcoming solar eclipses and Boerne is directly in their path. These natural phenomena will bring with them tens of thousands of visitors to our town and the rest of the Texas hill country. The annular eclipse will happen on October 14th, 2023 and will bring large crowds, however the total eclipse in April of 2024 is expected to bring a crowd of upwards of 50,000 visitors to our area. It is important to plan ahead for both events and be prepared for extra travel times, stock up on food supplies and essentials and of course have the proper eyewear so you can view the eclipses for yourself.

ANNULAR ECLIPSE - OCTOBER 14, 2023 The partial eclipse will begin at about 10:20 a.m., with four minutes of annularity beginning at 11:51 a.m. when the moon lines up directly in front of the sun. During annularity, the sun will appear as a "ring of fire" around the moon.

ECLIPSE SAFETY It is never safe to look directly at the sun – even if the sun is partly obscured. When watching a partial solar eclipse, you must wear eclipse glasses at all times if you want to face the sun. This also applies during a total solar eclipse leading up to and after totality, when the moon is completely blocking the sun. During the short period of totality, it is safe to look directly at the sun, but it's crucial that you know when to take off and put back on your eclipse glasses. there. His last child, Alma, was born there in May 1878. He raised and sold crops and made regular butcher reports at Commissioners Court about the meat he sold. When the 1880 census was taken, eleven of the thirteen children still live at home. Emma married Sophus Lohmann and was living in Precinct 1 of the county, and Anna was working for the LaMotte family in Boerne as their cook. Gottfried drowned crossing the Guadalupe River at Cravey Crossing while on his way to San Antonio in May 1887. At the time of his death, his children ranged in age from thirty to ten. Gottfried was buried in a field not far from

The pension was denied because of her farm and surviving family members. Louise died in Waring on December 29, 1899, and is buried next to her husband.

For over six decades, Klein Smokehaus has been serving the Texas Hill Country with fresh meats, oak smoked sausages, real Texas BBQ, and quality deer processing. While the name and ownership may have changed over the years, the craftsmanship has remained the same. The Klein Smokehaus story begins all the way back on July 4th, 1950 when the Waldeck family purchased the building at 342 North Main Street in Boerne and opened a family grocery. Gavin Waldeck and his sister Donna went to school right across the street and would hurry back each day after school and get to work. The butcher’s counter of the family grocery store

offered fresh ground beef and pork grown and harvested from the neighboring farms. Since the store was already butchering domestic meats, it only made sense for hunters in the area to bring their deer to the store for processing. This quickly became one of the core elements of the business, one that continues strong to this day. By 1976 the family-owned grocery store found it tough to compete with the big chains. The Waldecks decided to adapt to the changing environment and focus on the one area they knew they could do better than the bigger stores – top-notch meats and sausages – and Farmers Meat Market was born. During deer season, hunters would bring their harvests in, crack a cold brewski, and tell tall tales while hanging sausage rings or tending the firebox in the smokehouse. Today there are too many hunters coming in to have them all hanging out in the kitchen, but Klein’s expert crew treats every hunter’s harvest with the same care and craftsmanship you’d have found in the old days.


That sense of community remains today, and is probably how the market has managed to survive and thrive for so many years. While Donna left the family business to be a teacher, Gavin has been the man behind the counter, feeding a loyal and growing base of barbecue fans for all these years. In 2006, Barrett Klein, a hill country native who grew up on a family farm in Stonewall, Texas, purchased Farmer’s Meat Market and used his expertise and experience to fine-tune the business. According to Gavin, “The biggest change has been in the numbers. We can handle a much larger volume now. Before the Kleins purchased Farmers we processed about 2,000 deer a year, since then we now process anywhere from 4,500 to 5,500 deer per year.” In May of 2021, Barret's son Clayton, and former employee of eight years, Colton Sells, purchased the business and have continued to grow and develop it. Not only have the partners brought on more product offerings, but they expanded the retail space and added sit-down dining to their award-winning barbecue. “Sit-down dining for our barbeque was the most requested option from our customers for a long time. We had the vision, and the space became available, we just had to roll up our sleeves and pull the trigger,” says Sells. “It’s been a great experience for us and our customers.”

The new dining room provides a place for Kendall County residents and visitors to sit, cool their heels, and enjoy great Hill Country oak smoked barbeque. Meal options include barbecue plates or sandwiches and now Klein Smokehaus even offers beer and wine! The expanded retail store provides more space to display their variety of smoked meats, sausages, cheeses, and apparel. Also on display are local custom items like pickles, jams, spices, handmade cast iron skillets, leather/ iron work, and cutting boards. “We now carry our own line of Klein Smokehaus branded merchandise and are an official GameGuard dealer as well,” added Clayton. Klein’s oak smoked bacon is also a growing sector of continued on page 18

the business. If you haven’t tried their bacon, it’s a Boerne bucket list must. They produce bacon for several restaurants, hotels, and meat markets alike. “Bacon is our year-round passion in the processing area of the business. We like creating partnerships with local restaurants. And it’s a true partnership, we advertise for each other,” explains Sells. You can even buy Klein Smokehaus bacon at the Boerne HEB! Klein and Sells have also added new and exciting items such as the Grenades, which are chopped beef stuffed jalepeno peppers, a bacon-wrapped stuffed pork tenderloin, brisket patties and several different sausages which include options like beef enchilada, bacon green onion, fiesta cheddar and maple blueberry. “Our products have won numerous awards at the Texas Association of Meat Processors conference and we even were the overall Sweepstakes Winner in 2022 and 2023,” added Klein. As the holiday season approaches, don’t forget that Klein Smokehaus offers smoked turkeys and hams, prime rib and smoked beef tenderloin, as well as a selection of sides that will

get to cut meat and socialize with community leaders, all while helping 4-H and FFA kids,” said Klein. “We look forward to this partnership continuing for many years.” Gavin Waldeck, who is still a very integral team member at Klein Smokehaus added, “The local population has grown so much over the years, but it is a good feeling knowing that we’ve been here on Main Street, Boerne for all these years and are still providing folks with a taste of hill country tradition.” While Kleins prides themselves on using cutting edge technology and equipment and top-shelf craftsmanship and recipes, they hold true to those old-fashioned values that continue to set them apart.BBM make your holiday dinners not only easy, but delicious. BOERNE SUNRISE ROTARY ANNOUNCES THE ECLIPSE BBQ & CHARITY RAFFLE OCTOBER 14, 2023 AT TUSCULUM BREWERY

Boerne Sunrise Rotary has announced the Boerne Sunrise Eclipse BBQ and Charity Raffle has been scheduled for Saturday, October 14, 2023 from 12 p.m. – 6 p.m. This year’s event will again be held at Tusculum Brewing Company located at 236 S. Main Street, in Boerne TX. BSR Event Coordinator Reg Cully said, “We’re going to the street as it will be a busy Saturday for the citizens of Boerne as Boerne Market Days and the annual Rod Run will be held that weekend. Ticket holders will be able to pick-up their barbecue as early as 11 a.m. at Tusculum Brewing Company where they can enjoy outdoor seating and premier Tusculum brews.” In addition, appropriate Annular Eclipse glasses will be available for a small fee at the event, courtesy of Michael Glick Insurance. Proceeds from the event will serve to support local charities including Kendall County Women’s Shelter, Hill Country Daily Bread, Boerne ISD AFROTC, local veteran’s organizations as well as scholarships for graduating seniors from BISD. What should you know about RMDs?

Y

You may spend decades contributing to various retirement accounts. But for some accounts, such as a traditional IRA and 401(k), you must start withdrawing funds at a certain point. What should you know about this requirement? To begin with, the rules governing these withdrawals — technically called required minimum distributions, or RMDs — have changed recently. For many years, individuals had to begin taking their RMDs (which are based on the account balance and the IRS’ life expectancy factor) when they turned 70½. The original SECURE Act of 2019 raised this age to 72, and SECURE 2.0, passed in 2022, raised it again, to 73. (If you turned 73 in 2023, and you were 72 in 2022 when the RMD limit was still 72, you should have taken your first RMD for 2022 by April 1 of this year. You will then need to take your 2023 RMD by Dec. 31. And going forward, you’ll also need to take your RMDs by the end of every year.) Not all retirement accounts are subject to RMDs. They aren’t required for a Roth IRA, and, starting in 2024, won’t be required for a Roth 401(k) or 403(b) plan. But if your account does call for RMDs, you do need to take them, because if you don’t, you could face tax penalties. Previously, this penalty was 50% of the amount you were supposed to have taken, but SECURE 2.0 reduced it to 25%. When you take your RMDs, you need to be aware of a key issue:

taxes. RMDs are taxed as ordinary income, and, as such, they could potentially bump you into a higher tax bracket and possibly even increase your Medicare premiums, which are determined by your modified adjusted gross income. Are there any ways you could possibly reduce an RMDrelated tax hike? You might have some options. Here are two to consider: Convert tax-deferred accounts to Roth IRA. You could convert some, or maybe all, of your tax-deferred retirement accounts to a Roth IRA. By doing so, you could lower your RMDs in the future — while adding funds to an account you’re never required to touch. So, if you don’t really need all the money to live on, you could include the remainder of the Roth IRA in your estate plans, providing an initially tax-free inheritance to your loved ones. However, converting a tax-deferred account to a Roth IRA will generate taxes in the year of conversion, so you’d need the money available to pay this tax bill. Donate RMDs to charity. In what’s known as a qualified charitable distribution, you can move up to $100,000 of your RMDs directly from a traditional IRA to a qualified charity, avoiding the taxes that might otherwise result if you took the RMDs yourself. After 2023, the $100,000 limit will be indexed to inflation. Of course, before you start either a Roth IRA conversion or a qualified charitable distribution, you will need

Planning To Pledge

In 2010, 40 of the world’s richest people made a collective promise, known as the Giving Pledge. They would give the majority of their wealth to philanthropic causes, either during their lives or soon after their deaths, in an attempt to solve some of society’s most complex problems. Warren Buffett, Bill Gates, and Melinda French Gates were among the first to sign on. As of the end of2022, 233 more people have also signed, including Elon Musk, Sheryl Sandberg, Mark Zuckerberg, and George Lucas. But the Giving Pledge is open only to billionaires—2,540 individuals worldwide, according to Forbes’ most recent list—or to those who would have billions if they hadn’t already given so much away, as are the handful of similar pledges that follow similar philanthropic principles. For instance, some billionaires who find the Giving Pledge too modest have made a different vow to give away at least 5 percent of their wealth each year. The core idea among these pledges is that great wealth should benefit the collective good, not only a small number of family members. And that’s a principle that anyone can follow, billionaire or not. In fact, financial and estate planners say giving away most of your money is something that anyone with significant assets can consider—although few do. “In my experience of 22 years, it’s exceedingly uncommon,” says Eido Walny, a Milwaukee lawyer who serves on the board of directors of the National Association of Estate Planners and Councils. Mike Gray, a CAPTRUST financial advisor based in Raleigh, North Carolina, says that while many people include charities in their estate plans, most have a family-first mentality, leaving most of their wealth to their adult children. But some people do put charity first. For instance, one couple that Gray works with plans to give away about $25 million, most of their assets, upon their deaths.

Meet the Phillips

David and Adele Phillips (using pseudonyms to protect their privacy) first met through a civic club and found they had a lot in common. Married for more than a decade now, David, 79, and Adele, 52, have no children. They live an active outdoor life dedicated to faith, community service, and each other. The plan to give away most of their money, they say, has evolved over the years but has been driven by those values. “Charitable work has always been a part of our lives,” says David, who made his money in real estate and banking. Adele, who inherited some of her wealth and still works in order to maintain her independence, says she has volunteered since childhood. “My grandfather was a pastor, so service was a very big part of our family.” With that background, Adele says, “It would never occur to us to spend

everything we have on ourselves.” David and Adele have always been active fundraisers and donors. But the plan took on extra urgency, David says, after he was diagnosed with Parkinson’s disease in 2016 and was told he might have just a few years to live. While he’s outlived that initial prognosis, he says the experience “helped me realize I probably should get my plan in order.” Right now, the Phillipses plan to give money to several charities, including a local nature conservancy, the schools and colleges they attended, and the civic club where they met. They are also planning bequests to a few extended family members. The Phillipses developed their plan in partnership with their financial advisors, as well as an estate attorney, a certified public accountant, and an executor. They call this their A-team and call the executor their quarterback. “Our plan is solid,” David says, “and everyone knows who will take the lead when the time comes.”

Planning a Major Legacy

Inspired by the Giving Pledge or the Phillipses? To follow in their footsteps, you’ll need a plan and a team to help you execute it. “There are a lot of different ways to go about this,” Walny says, and it’s more complicated than just updating a will. Wills, in fact, may not be the best way to make major bequests, in part because the probate process can put unwanted public focus on your estate, says Walny. Other, potentially more efficient, ways to boost lifetime giving or leave assets behind include setting up trusts, creating a family foundation, or putting money in a donor-advised fund (DAF). A DAF is a charitable investment account, administered by an established nonprofit organization. Donors recommend gifts from their accounts but don’t directly control the money. For many people, a DAF is more appealing than a family foundation because it elimi-


nates administrative expenses and duties, Walny says. However, control of both family foundations and DAF accounts can be passed down to heirs, if that’s desired, giving adult children and other family members asset pools to meet their own charitable goals. Some people also choose to name different charities as the beneficiaries of each of their assets, such as life insurance policies or retirement accounts. Designating a charity as the beneficiary of a traditional individual retirement account (IRA) can be an especially smart move because otherwise your heirs will pay income taxes on the proceeds. “Going this path doesn’t change the amount the charity receives but effectively increases what the heirs will net,” Gray says.

Choosing Charities

Most people know what they are passionate about, so choosing which causes they’ll support isn’t a difficult task. But it can take some homework to vet specific organizations that support those causes. Groups such as Charity Navigator and Charity Watch are good sources of information, according to Consumer Reports. Even if you’ve designated a recipient, it’s smart to dig deeper, Walny says. Anyone planning a major gift should meet with charity administrators to talk about how they might align their philanthropic intentions with the group’s needs. He had one client, he says, who wanted his money spent on guide dogs—until the recipient organization told him that the dogs attracted so many donations that they were “living in 24-carat-gold dog houses,” while other programs were severely underfunded. The donor opted to redirect his money to those needs. In other cases, a small nonprofit may not be able to fully capitalize on a large gift if it’s a surprise, so starting the conversation early can ease the planning process for both giver and recipient.

Giving While Living

Sometimes, it makes more sense to give now instead of giving after your death. Of course, there are tangible tax benefits to giving while you’re alive. Some lifetime gifts, including charitable ones and those that pay direct educational and medical expenses, are exempt from annual gift and estate taxes, and there is no limit to how many such gifts you can make. By reducing the size of your estate, you also reduce the federal estate tax your heirs will pay. But there is also the intangible benefit of witnessing your positive impact on the world. Also, the causes you care about may need the money sooner rather than later. Still, Walny says, most people are concerned about running out of money by giving too much away while they’re still alive. A financial advisor can be a helpful resource in figuring out how much and how often you can give and how much you will need to conserve. For those who are considering large-scale philanthropy, Gray says, it can also help put your mind at ease to remember that your giving plans are flexible. “So long as you’re alive and mentally competent, you can generally change your mind about where your money goes or how much you will donate.” BBM Karl J.
