Caring Teachers Make All the Difference

Mrs. James and Mrs. Gillpin. Years ago when I was a student at Houston’s Northbrook High School, these two teachers saw something in me that caused them to reach out, devoting extra time and effort to assure that I made the most of my educational opportunity. Given my extraordinarily casual approach to learning at the time, it took incredible vision on the part of these two educators to see me as anything more than another kid who would pass through the system and into a life of minimum-wage jobs and constant struggles. The fact that I was a poor student throughout most of my high school years is part of my story that I have shared openly throughout my career in public education. Since becoming superintendent of Boerne ISD in July, I am certain several of my new colleagues already have heard the story a handful of times in different meetings where I have been introduced. But it is an important story to share because it carries a powerful message about the impact teachers have each day on the lives of students entrusted to their care. Mrs. James and Mrs. Gillpin did not have to spend the extra time with me that they did. After all, I probably missed more of their classes than I attended. My attitude toward classwork and assignments was poor. My self-confidence was virtually nonexistent. I was one in a family of four children raised by a single mother. We moved frequently, often staying one step ahead of landlords seeking payment for rent past due. From school to school to school, there was no consistency in my learning patterns, in my friendships or in the adults who were in position to help shape my life. But Mrs. James and Mrs. Gillpin changed that simply by caring. Most importantly, they went the extra mile to assure that I came to school regularly, that I took seriously my classwork, and that I identified a way to belong to something bigger than myself. Without their course-correcting influence, I most assuredly would have been adrift in a vast and tumultuous sea of indifference. Today as my family and I take our place in your community and begin to make it our home, I want you to know that, just like those

two teachers from years ago, I am committed to the students of this school district, steadfast in my desire that they receive the best educational opportunities available. Our school district stands on firm footing thanks to the commitment of so many. Boerne ISD’s reputation for excellence was a leading factor in my family’s interest in coming to this community. My wife and I are educators and we are parents of one of Boerne ISD’s newest high school students. Public education is important to us. As the new school year begins, I cannot help but be reminded of Mrs. James and Mrs. Gillpin and the transformative influence of their passion and compassion for students. Similar acts of caring and kindness will take place throughout the year all across our district. I look forward to learning your vision for the continuous improvement of our school district as together we educate, motivate, counsel and care for our precious students. Your Retirement

Could Be Better by Karl Eggerss, Eggerss Capital Management

Much has been written about getting to retirement over the years. But, it isn’t always smooth sailing once you’re in retirement. That’s because there are still many decisions to be made in retirement and those decisions can either allow you to live comfortably or in a constant state of anxiety. Making every dollar work as hard as possible is critical during your golden years to insure a comfortable retirement and allow you to achieve your goals. Over the years, we have worked with thousands of clients and have observed some natural tendencies/mistakes that many tend to make regarding their retirement. One of the biggest mistakes is trying to get as much “mailbox money” as soon as possible. Mailbox money is great, but not when the amount of money could have been larger by delaying it. Delayed gratification is something that is hard to teach kids, but sometimes it’s even harder to teach retirees. With most retirement incomes, whether it’s a pension from a company or social security from the government, the payment you will receive in retirement oftentimes will increase by a percentage, the longer you wait to claim that income. In regard to social security, it can be taken as early as the age of 62. But, every year that you wait to take it, the amount per year goes up by 8%. So, the obvious question is, do you have enough money saved on which you can live during retirement in order to delay social security? And if so, how much are the savings earning? Is it greater than 8% per year? To save you some time with a calculator, delaying social security from 62 to age 70 increases the total payment by 76%! Social security, despite its flaws, is the greatest longevity insurance you can get. If you and/or your spouse live into your 90s or even past 100, that social security payment will feel awfully small if you began receiving it at age 62. While pensions from corporations are becoming extinct and being replaced by 401(k)s and other employee contribution plans, they do still exist. Many pensions also reward employees for delaying taking the monthly amount. In other words, taking the monthly pension at 65 will generally pay the ex-employee more than if they took the pension at age 62. Often, delaying a pension can raise the monthly amount by 6% per year, not a bad return on investment. But, before you do delay social security and pensions, it’s important to not make these decisions in a vacuum. Having a comprehensive financial plan from a fee only financial planner can help you see how your savings and taxes are impacted by either taking social security and a pension early or delayed. The second biggest mistake we see retirees make is not taking advantage of their low tax bracket. Generally, your tax bracket will drop when you retire. Sometimes, it may drop so much you are literally paying $0 in taxes for a few years because you have delayed social security and a pension. Roth conversions during these years

can be extremely beneficial because Roth IRA withdrawals are tax free where traditional IRAs/401ks are not. It seems counterintuitive to pay taxes now versus later, but often, it will add tens of thousands of dollars to someone’s net worth over their lifetime (assuming a normal life expectancy). Taking IRAs/401ks that have pent up taxes that will have to be paid at some point in the future (potentially at a higher rate) and paying them earlier by doing a Roth conversion may allow for 20 or 30 years of tax-free growth. In addition, traditional IRAs require the owner of the IRA to make partial withdrawals starting at age 70 ½ (and pay taxes on these withdrawals). For those whose main income is social security, these required IRA withdrawals could cause the social security benefits to become taxable. By converting all IRAs/401ks to Roth IRAs, one lowers or eliminates the amount required to withdraw from IRAs starting at age 70 ½. For those who do not need to spend their IRA/401k assets at age 70 ½ or those who would get their social security income taxed, this will obviously help them save money over time. There are a lot of benefits to doing Roth conversions, but there are some situations where it doesn’t make sense. Thorough analysis is needed in every situation. If it does make sense in your situation, converting IRAs to a specific tax bracket is key. Establishing how much to convert with a conversion schedule by year is critical. In other words, everyone’s Roth conversion will look different depending on their own unique situation. The last mistake we see retirees make is not spending enough. Yes, that’s correct. I have never had a client run out of money. Why? Everyone lives up or down according to their means. If their net worth dropped for various reasons, naturally retirees begin to rein in spending and adjust their lifestyle. While this isn’t their first preference, it’s sometimes a necessity. Because of this, retirees often pass away with an estate. The first thing to be determined when retiring is does the retiree want to leave a legacy. Is the goal to leave a certain amount to heirs or charity when the retiree’s life is over? Or, does the retiree want to spend as much as they possibly can to maximize enjoyment during retirement and pass away with $1 in their pocket? Once this is determined, putting a spending plan into action can be achieved, but not until then. Don’t let your financial plan end at retirement. A comprehensive financial plan should include getting to retirement and beyond. Penguin Suits Acquires a New Office

Penguin Suits’ owner and head storyteller, Debi Burrows, acquired a new Boerne office in July 2017 at 106 Austin Drive. The new space offers flexibility and function to better serve Penguin Suits’ clients. Backpacks can weight a ton these days, especially for our younger population. A developing adolescent is greatly affected by abnormal and compressive force since growth plates and bones are vulnerable to them. The good news, is many health conditions are preventable and at the least, manageable as long as you can identify them. One visible sign of someone going beyond their normal alignment, due to excess backpack weight, is a condition called Anterior Head Syndrome or AHS. ANTERIOR HEAD SYNDROME or AHS is excessive, forward positioning of the head and neck. It’s a condition acquired through life stresses such as bad posture, physical trauma, deskwork, cell phone and tablet use. Over time, the structural stress creates Secondary Conditions, aka symptoms, such as neck and back pain, headaches, and fatigue due to the tension on the neural system, spine, muscles and joints. With school started, our students are bombarded with many similar activities that promote the head going forward. Although we can’t avoid these completely, we can take steps to reduce the progression of AHS, starting with proper backpack wear.

PROPER USE: • The backpack should be no more than 10-15% of the child’s body weight. Depending on your child’s conditioning and strength level, you could bump that up to 15-20% if you feel they can handle it. • Soft padded straps that are evenly loaded on the shoulders are best. • The backpack should sit higher above the waist line, about 2-3 inches. • Heavy items should be placed closer to the back of the child. Loading our spine properly can reduce damage to our joints, spinal discs and other vital tissues. It is clear from the recent grand opening of the Boerne Family YMCA’s new facility that this is much more than just a gym; it’s a family. The relationships and camaraderie created at the Y go beyond the walls of the facility and spread out into the community of Boerne. Watching the members, trainers and staff interact reveals the many connections and relationships that have been cultivated here. As the large crowd gathered for the ribbon cutting and flooded

The City of Boerne and the YMCA of Greater San Antonio worked together to repurpose the Boerne Civic Center, located at 820 Adler Street, into what is now the new home of the Boerne Family YMCA. The new facility will allow the Y to expand, providing enhanced quality and convenience for the community.

What is planned to be a 41,950 square foot facility, will be built in four phases or as funding is received. The first phase, which was opened to members on August 25th, consists of two floors that offer a wellness floor, group exercise room, community room, cycling studio, child watch area and more. The interior of the former Civic Center is unrecognizable and the transformation is truly impressive. It is encouraging to see a relatively unused facility transformed into something that will impact lives on a daily basis. The Boerne Family YMCA has big plans for the remaining phases of the new facility, which include a gymnasium, lap pool and leisure pool. “We also hope to make use of the extra space outdoors with possible sport courts and fields for soccer, football and gaga ball. According to Sandy Morander, President and CEO of YMCA of Greater San Antonio, “The initial location of the Boerne Family YMCA was in a great spot for its beginning, but this new location is its home.” She continued by saying that the YMCA is committed to completing the final phases of this facility and encouraged community support so that they can progress towards the final steps. “Everyday the Y gives the community the opportunity to learn, grow and thrive in spirit, mind and body,” said Greg Jaeger, Board Chair for the YMCA of Greater San Antonio. “I believe this new location offers enhanced quality and convenience for the Boerne community. The stronger your local YMCA is, the more lives it can touch within your community,” he added. The Boerne Family YMCA has proven itself as a strong and vital part of our community and the larger facility will only magnify that. This past year the Boerne Y served over 2100 youth in their Youth Sports programs, 900 kids attended their Summer Camps here in Boerne, 90-100 children per week attend their Day Camp and the YMCA facilitates after school programs at four different BISD elementary schools. “Providing safe, quality, affordable after school care is something that is important to our local community where many parents are working and need someone to watch their children until they get home from work,” said Giguere. “We help make sure they are safe, help them with their homework, continued on page 18

According to Giguere, “Silver Sneakers is a program that allows our older adults to take charge of their health by participating in physical activities. I am a Personal Organizer because I believe that organizing is an empowered lifestyle that produces clarity and order, which brings feelings of calm and peace. My company is “The Organized Me,” and I want to help people live an empowered life through organization. In this series “Back to School Organization,” I will describe, step-

by Adrianne Carnes, The Organized Me by-step, how you can free yourself from the stress that comes with piles of paperwork, lost homework and the sticky airhead at the bottom of your kid’s backpack. PAPER MANAGEMENT Before the 1st day of school, I had already received 13 different forms to fill out and return. This afternoon, my daughter will come home with a cafeteria menu, more forms and PTO information. Some of the papers will direct us to their individual apps, to their Facebook page and to the school district website. And now, I’m left to manage the paperwork, the notifications that come through an app, and the information that stays on the website. One of the key principles guiding my business is that the less stuff we have to

maintain and manage around the house, the less stressed and overwhelmed we’ll feel. How does this apply to the paperwork and things you need to know about your child’s academic experience? A DESIGNATED LOCATION In order to stay organized with your child’s schedule and paperwork, it is important to designate a location in your home for all of this information. It can be a part of the countertop or a cabinet in your kitchen, a rolling cart near the door, a small table in your office or a cubby in the mud room. The most important thing is that you find a place that is convenient for you and your child and that you stay consistent with keeping the information in this place.

A PARENT’S SCHOOL INFORMATION BINDER At our house, we don’t want our kids distracted by their phones during breakfast or before we are 100% ready to go to school. Yet the lunch menu is on an app on my phone, the district announcements are on an app on my phone, and our teacher’s contact information in on my phone. Almost all companies have an app or a mobile website, and when I want some information, I’m most likely going to find it on my phone. So I wondered how I could lead by example, and not use my phone before breakfast, yet still have access to what I need. I created a binder, labeled “Parent’s School Information.” In this binder, I keep the following: 1. School Calendar 2. A Contact Sheet with the school phone number, my child’s teacher’s email addresses and other important names and contact info. I also keep this information in my phone, for when I’m away from home. 3. Lunch Menu with web address to the “Lunch Money Now” website (where you pay for your child’s lunches). 4. PTO Contact Information 5. Web address for attendance and grades 6. Plain note book paper for last minute notes to the teacher I still keep all of this information on my computer, but I like it in a binder in my kitchen: neat and organized! I suggest that your binder lives in the area of your house designed to keeping your child’s information organized and leave it there. Leave it in one place so that it’s easy to access when you need it. SCHOOL MEMORY BOX I have one plastic file box, labeled “School Memory Box (and my child’s name).” This box holds a hanging file folder for each school year. Throughout the year, I keep a basket, labeled “Graded Papers and Art Work” on the same counter with my “Parent’s School Information” Binder and with my daughter’s command center. When she and I unpack her backpack she puts her graded papers and art work in this basket. These papers live in this basket for the school year (our basket is pretty big). At the end of the year, I sort through these papers, and decide which papers I want to keep in our memory box and which ones I can throw away. Once I’ve determined which papers I’m going to keep, I place them in the School Memory Box labeled with the appropriate school grade year. I usually keep her writing journal, special projects, report cards, individual and class pictures, and any other memory that I want to hold onto. I store this box in my studio upstairs, where it is easily accessible. My daughter and I like to look through the box occasionally and reminisce about her hard work and her accomplishments. In this “Back to School” series, I wrote about: • Time Management • Daily Planning for the Adults • Daily Planning for the Kids • Command Centers for the Kids • Parent’s School Binders • School Memory Box Before you think to yourself "My kid doesn’t have the attention span to organize? WHERE VISITORS CAN STAY FOR BERGES FEST, DICKENS ON MAIN & WURSTFEST

Kendall, Hays, Williamson, and Comal County are all among the Nation’s fastest growing counties. Central Texas has seen a large increase in tourism, with San Antonio alone having approximately 31 million visitors each year. Many of these tourists explore surrounding areas such as New Braunfels and Boerne. Boerne’s festivals, including Berges Fest and Dickens on Main, attract thousands of visitors each year, as does Wurstfest in New Braunfels. With only a handful of hotels and bed & breakfasts, there are a limited number of vacancy’s during festival times. Websites such as AirBnB have become increasingly popular with tourists seeking short term stays with a local touch. This provides many homeowners with either a vacation home, an extra room, or even just a couch opportunities to make extra income while possibly lowering their tax liability. Of course, Uncle Sam has provided tax guidelines on rental income. Understanding these three basic home rental situations will ensure you optimize the rental benefit for your situation. Short Term Rental Homes Short term rental activities can provide some of the best benefits. If you rent your primary residence or vacation home for 14 days or fewer during the tax year, that income is Tax Free (IRS Publication 527). That’s right, Tax free! It doesn’t matter the amount of profit within those two weeks, you are not required to report this income. Another benefit is that it doesn’t matter if you rent out your vacation home or just your spare couch. This means that during major festivals, if you decide to leave town and avoid the congestion, you may lease out your primary residence or vacation home and have tax free income. Full Time Rental Homes Full time rental homes usually imply owning a second home or condo used for vacation or as an investment. The IRS treats these types of rental homes as investment property with certain tax guidelines. If your personal use of these homes are limited to no more than 14 days each year, or less than 10% of the time its rented, then that home or condo qualifies to be treated as an investment. The benefit of having a second rental property is that if it is successfully leased throughout the year, it may pay for itself with the possibility of having a profit and net cash flow. During Austin City Limits, some homes in Austin rent on average from $400$1,100 a night. Rental income is 100% taxable. The most common rental expenses which may be deducted include Advertising, Repairs & Maintenance, Depreciation, Insurance, Interest, Taxes, Mortgage Interest, and Utilities. If your rental expenses exceed your rental income, you could possibly deduct these losses, under certain conditions. The IRS classifies Rental income as a passive activity. The IRS treatment for a passive activity means you can only offset passive income with passive losses and if passive losses exceed passive income,

you cannot deduct those passive losses; however, they are carryforward to the next tax year. In certain situations, rental activities may not be classified as passive. But this requires material participation on your part, and a conversation with your tax advisor. Hybrid Rental Homes Hybrid homes can be defined as a vacation home or your primary residence that is rented for more than 14 days during the tax year. Because the home has shared personal and rental use, expenses must be allocated accordingly. By way of example, if the property is used for a total of 180 days out of the year and of those days 60 days were used for personal use while 120 were leased out, only 2/3 of the expenses are deductible. In this instance, if you have $3,000 in Mortgage interest, $2,000 will be allocated to offset the rental income while the remaining $1,000 may be reported on your Schedule A as an itemized deduction. There are monetary benefits to renting your primary residency or second home. As long as you follow IRS guidelines, there is little risk involved, unless of course you find rowdy tenants. There are three things that make for a great hunt; first, getting the game you’re after, second, great friends and family to share the experience and third, the better the prep, the more the fun. We may not be able to help you with the first two, but we can help you with the third. Here’s a rundown of a dozen things you can do to be ready for opening day. #1: SCOPE YOUR RIFLE If you’re at the top of your game you’ve already spent the past few months honing your shooting skills and sharpening your eyes with lots of practice at the range or in the back pasture. Practice from a variety of distances with your deer rifle and make proper adjustments for varying distances. #2: STAY SHARP If you’re hunt is successful, you’ll need a sharpened set of knives for skinning and quartering, and a large cooler with plenty of ice and storage bags to pack your bounty in on your way to the processor. #3: STAY CLEAN With today’s scent-free hunting garments and array of masking agents, it’s easy to get complacent with your

preparation, but there’s one thing that’s certain: A deer’s nose is its best sense and defense. Religiously using de-scenting sprays after you’ve removed all human scent from your hunting clothes is the best plan. #4: SOMETIMES RATTLING IS A GOOD THING A grunt call or rattling horns come in handy especially during the rut. They can be the key to success for drawing in the big one. #5: THE MOON MATTERS Deer by their nature are nocturnal critters and when they can they’ll stay up all night. During periods of full moon deer often will feed at night and move little during the day. Check the moon chart. #6: EAT & DRINK It sounds obvious, especially in drought conditions, but deer go where they can eat and drink, and if you can hunt around these sources you’re going to have more success. Feeders are great for bringing in deer, not necessarily big bucks, but does and what follows does? Big bucks #7: EAT RIGHT. HUNT BETTER Deer camp cuisine should be a good mix of fruits and veggies with good doses of protein like a nice steak thrown in. #8: HIT THE ROAD All the great prep does little good if you don’t get there and back. We suggest stopping by Jennings Anderson Ford in Boerne to check out the tough Ford F-150 and Super Duty trucks. They’ll not only get you there and back, but they’ll do it in style and comfort. The Boerne Hill Country Family YMCA is celebrating the grand opening of it’s new location’s facility at 820 Adler Road in Boerne!
