publisher's note It’s fall y’all! Well, not officially until the 22nd, but once September hits and school starts it just feels like fall to me. We’re most likely in for a couple more months of hot temperatures, but I bet that won’t stop us from pulling out the fall decor and pouring up the pumpkin spice lattes! In this issue we feature the Family Ranch Rodeo Fest at the Kendall County Youth Ag and Equestrian Center. This event is fun for the whole family! Be sure to get your tickets for Saturday, October 2nd and support this event that raises funds for the KCYAEC and their efforts to support our local youth! It’s no secret that Boerne is growing. We have a time of year when we clean out our closets or garage. What do you do with all the stuff you are no longer using? Most of us donate the items to one of our local non-profits. You may also respond to a call to action from a local non-profit to donate new toys at Christmas or, in San Antonio, box fans in the summer. Have you ever wondered how a non-profit keeps track of this information or how they report it to their boards? In the non-profit sector, these types of donations are referred to as gifts-inkind or in-kind contributions. As with any business (just because the industry is a non-profit doesn’t mean it isn’t run as a business), the non-profit is required to put together financial statements. The Financial Accounting Standards Board (FASB) writes the rules or principles that are used for financial statements. These rules are referred to as generally accepted accounting principles or GAAP. At times, the FASB determines that the rules are not clear and provide clarity. In September 2020, the FASB did this for non-profits who receive contributions of nonfinancial assets. In other words, when a non-profit receives items such as donations of food, supplies, materials, gift cards, works of art, or donated services performed by a skilled professional that would have been paid for if not contributed (e.g., accounting, legal, medical, etc.); the FASB provided additional guidance. Interestingly enough, contributions of stock are considered nonfinancial assets. Historically, GAAP has never included clear disclosure requirements in terms of how gifts-in-kind are required to be presented in a NFP financial statements. Although the accounting for a contributed non-financial asset (gifts-in-kind) has not changed, non-profits will be required to provide additional information on the contributions of non-financial assets they receive. FASB Accounting Standard Update (ASU) 2020-07, Not–for-Profit Entities (Topic 958): Presentation and Disclosures by Not-for-Profit Entities for Contributed Nonfinancial Assets, defined how these gifts-in-kind should be


presented in the financial statements. First, “present contributed nonfinancial assets as a separate line item in the statement of activities, apart from contributions of cash and other financial assets” and (2) disclose additional information about how the gifts were valued and used. What does it mean and how does it affect your NFP? The ASU requires nonfinancial assets to be presented as a separate line item in the statement of activities separate from cash and other financial assets. The statement of activities will include a revenue line item titled “In-kind contributions” or a similar title. Some non-profits may present this line item already. The update also requires disclosures, in the footnotes, for each type of contributed nonfinancial assets recognized. The disclosures include: • “Qualitative information,” as to whether the contributed nonfinancial asset was either monetized (i.e., liquidated) or used. If monetized, the policy established by the non-profit to liquidate the contributed nonfinancial assets. If used, a description of how the nonfinancial asset contributed to the entity programs, projects, or other activities during the reporting period. • The donor-imposed restrictions related to the contributed nonfinancial assets, if any. Some donors may dictate how the gift should be used. For example, a donation of food must be used in the lunch program. • Description of the valuation method, in other words, how did the non-profit determine the dollar value to record the assets. GAAP requires the asset be reported at fair value, what you would pay for the assets if you were to purchase it. When does your non-profit need to start using ASU 202007? For annual reporting periods beginning after June 15, 2022. In other words, for most non-profits, this would be for financial statements with a 2023 year-end. Early adoption is permitted, FASB is requiring the standard to be applied retrospectively, which means you need to reflect it for the years presented within your financial statements. Every organization is different so the implementation of ASU 2020-07 can be challenging and vary between nonprofit organizations. Perhaps now more than ever, Americans cherish our country’s unique freedoms, boundless opportunities and core values. The values that Americans strive to teach their children--courage, optimism, self-reliance, authenticity, honor, duty and compassion—are alive and well in the character of the ranching cowboy. The Family Ranch Rodeo Fest at the Kendall County Youth Ag & Equestrian Center (KCYAEC) on Saturday, October 2 will give folks a glimpse into the real day-to-day life of ranch cowboys and cowgirls as well as their outstanding character. The Family Ranch Rodeo Fest promises an afternoon and

evening of fun for the entire family featuring the rodeo, mutton busting, goat roping, an online auction, live music, food and refreshment. The evening headliner is Cory Morrow, a Lone Star legend and before the concert, patrons can bootscoot to the Western Swing beat of the Jason Roberts band. Differing from a professional rodeo, the ranch rodeo features tasks that ranch hands regularly encounter such as rounding up cattle for doctoring and loading for transport. Ten teams—many from Kendall County—will compete for prize money, buckles and other awards. To reflect the very real makeup of many ranching families, the rules call for at

least one of the four team members to be a female or a youth under the age of 17. Proceeds from the event will support KCYAEC, a 501 ( c ) (3) non-profit that operates with a large volunteer base and no paid staff. The Center is home to some 400 4-H, FFA and Jr. Livestock members who participate in agriculture and equestrian activities, competitions and educational enterprises. While the Center is offered rent-free throughout the year to youth, it is available for rent to other organizations to help offset operating expenses. At 82,000 square feet, it is the largest, weatherproof event center in the county, and is ideal for fundraising galas, corporate events and private parties. The venue is situated atop a bluff adjacent to Joshua Springs Park and offers an open-air feel with beautiful Hill Country views. Rental bookings have included youth rodeos, youth livestock and equestrian clinics and shows, team ropings, dog agility trials, non-profit galas and large market-day events with approximately 12,000 attendees at one of them. Many of these Center events have a positive impact on the county’s economy as visitors spend money at hotels, restaurants and stores. The Center’s beginning dates from 2007 when the Kendall County Commissioners Court voted to grant a 99-year lease of 33 acres of county park land to the Kendall County Jr. Livestock Show and the Kendall County 4-H Horse Club, which support wholesome youth development programs. The Center is unique because it is structured as a public private partnership benefiting the public good. Through their collaborative effort, Jr. Livestock and the Horse Club are able to have the use of a great facility while sharing overhead expenses and management duties.

ALTERNATIVE INVESTMENTS You Should Research Right Now

There is a current euphoria taking place in the public markets, but if you look forward it seems as though we are borrowing from future returns. Many financial institutions and analysts are projecting lower returns for both U.S. equities and U.S. bonds moving forward, and more broadly across major asset classes. Higher inflation levels are expected in the future as well, and with those higher levels, it’s going to be difficult to find places in the public markets that provide a good return without losing purchasing power. This is why, for the right investor, alternative investments can really add value to a portfolio today. We look at incorporating alternatives into a person’s portfolio to enhance diversification and improve the risk-reward profile. Said differently, for the same level of risk, alternative investments help us to create portfolios that have a better expected return. But just like most things in life, not all alternative investments are created equally. We like the core, foundational alternatives: private equity, private real estate and private credit. Let’s explore each a little further.

PRIVATE EQUITY

There is tremendous opportunity in private equity. 80 percent of the companies in the United States with sales greater than $100 million are private companies. Now compare that to the shrinking opportunity set in public markets. In the 1990s, there were about 8,000 publicly listed companies in the U.S. but that number is now just under 4,000, meaning the opportunities there have decreased dramatically. You’ll also see the opportunity in private equity if you look at the overall market cap. The average size of private companies is smaller than public companies, meaning they have more room to grow. And if they have more room to grow, that’s a growth opportunity for the investor. When you’re looking for returns that are larger than what public markets have offered, private equity offers a huge opportunity partly because of the liquidity premium. Simply put, if you’re going to put your money in something that is difficult to get it out

of, you can expect greater returns for that inconvenience. Now is a great time to explore an investment in private equity because there’s been an amazing evolution in the vehicles and structures that investors now have at their disposal. It used to be that your only option for investing in private equity meant your capital would be locked up for 7-8 years before you’d see a return of your capital. These days, many new investments provide quarterly liquidity opportunities, which provides far greater flexibility for investors.

PRIVATE REAL ESTATE

Real estate is a major contributing factor to consumer net worth, which makes these hard assets a great wealth accumulation vehicle. As I look at the current environment, investments in private real estate make even more sense because they serve as a natural inflationary hedge. As interest rates go up, lease rates go up. Landlords are able to pass along rising rates, instead of suffering from them. Many private real estate investments are also very tax efficient, between the usage of depreciation, taxed deferred growth, and even 1031 exchanges that can allow investors to roll gains from one property or offering forward to another without having to recognize the capital gain at the time of the transaction Finally, real estate doesn’t necessarily need to be confined to one particular sector. Many people think of retail stores, office buildings, or apartments when they think of this asset class, but other segments such as data centers, industrial warehouses, and even cell phone towers also provide access to secular growth trends in the economy.

PRIVATE CREDIT

For investors who need income ,where can they get it in this current low interest rate environment? With private credit, you’re also able to extend to other areas of fixed income that you can’t touch in the public markets. For example, collateralized loan obligations or CLOs offer shorter duration fixed income exposure for your portfolio, which helps to limit

interest rate risk. If you can get your money returned to you quicker, you face less risk from inflation lessening your purchasing power. Private lending can also offer higher rates of income for the same level of credit risk, again due to the illiquidity premium that is typically associated with these types of products.

IMPLEMENTATION

As we have noted, alternative investments can provide a significant diversification benefit as well as inflationary protection for an investor’s portfolio. But they also help instill better investor behavior. This was evident in March 2020 when the market crashed at the start of the pandemic. Alternative investments are often harder to pull one’s money out of in a hurry, so instead of panic selling, investors stay in and reap the benefits of the recovery. Today’s environment calls for outsidethe-box thinking for investors hoping to achieve healthy returns while maintaining a reasonable level of risk. There is by no means a perfect solution for everyone, and there could be some additional requirements necessary to participate in these types of investments so they must be used carefully, only as a satellite option to complement, rather than replace, a traditional investment portfolio. Because reporting requirements are not as stringent as those for publicly traded securities, a thorough due-diligence process is an absolute necessity before investing, and on an ongoing basis for monitoring purposes. With the goal of enhancing the quality of life for students and their families in the communities we serve, GVTC and The GVTC Foundation have collaborated with local organizations to bridge the homework gap for area students during the COVID-19 pandemic. Since March 2020, GVTC has worked continuously to keep Free WiFi Hotspots open for those experiencing hardships. With the new school year beginning, we want to ensure all students have access to the essential materials they need to succeed.

BOERNE SUNRISE ROTARY 2021 PATRIOT BBQ

OCTOBER 9, 2021, AT THE TUSCULUM BREWING CO.

Boerne Sunrise Rotary has announced the annual Patriot BBQ October 9, 2021, from 1 p.m. – 6 p.m. at the Tusculum Brewing Company located at 236 S. Main Street, in Boerne TX. BBQ will include musical entertainment by Ken Muniz Bauchman from 5 to 8 p.m. Proceeds from the event will support local charities including Kendall County Women’s Shelter, Hill Country Daily Bread, Boerne ISD AFROTC, local veteran’s organizations as well as scholarships for graduating seniors from BISD. Patriot BBQ tickets can be purchased for $20 each and include a free raffle ticket. Raffle tickets can be purchased separately for $10 each. There is no limit on the number of tickets that can be purchased. Event sponsors include Tresle, Inc., The Raivax Group, Tusculum Brewing Co., and the Hungry Horse Restaurant. Table sponsorships are available at $500 and include 10 seats and 20 raffle tickets. Raffle tickets may be purchased online until October 8th or at the event. The raffle drawing will be

held at the event at 4:30 p.m. Ticket holders need not be present to win. Raffle items can be found on the Patriot BBQ web page www.boernepatriotbbq.com/services.
