Great design solutions often spring from the collaborative discussion of multiple design options between the design team, the client and consultants. We compare and review these options, and through a process of deletion and selection, synthesize the solutions to meet our clients’ needs. A wide range of tools are utilized to communicate design ideas, including physical models, hand sketches, 3D renderings and virtual fly-throughs. By involving the entire project team, we achieve our goals of creating consensus and minimizing road blocks.
BOKA Powell utilizes an effective communication style that brings order to the multiple ways team members interface by supporting tools they use, including conference calls, e-mail, GoToMeeting and video conferencing. Our online management of project information – including meeting notes, design presentations and construction documents – allows the client and consultant team to have continuous, yet controlled access for review, mark-up and group discussion. Our pioneering use of Building Information Modeling (BIM) has further enhanced the ability of the consultant team to coordinate complex building systems and discover cost-saving solutions.

The sixteen-story Carnegie Building anchors half a city block on the edge of the historic Sundance Square in Fort Worth, Texas. A distinctly urban identity fuses easily with elegance typical of Fort Worth’s 19thcentury buildings. The building is organized in a classic tripartite, while a carefully considered “plaid” of vertical and horizontal elements emphasizes the towers anchoring the Carnegie’s corners. The center steps back from Third Street, providing a deep sidewalk for café seating and strengthening the pedestrian character of Fort Worth’s main eastwest street. A metal canopy announces the entrance to the building. A step inside reveals a domed lobby with pilasters finished richly in marble and patterned terrazzo providing a signature experience for the downtown.

Mercedes-Benz Financial Services Business Operations Center is a 200,000 SF waterfront campus at Hillwood’s AllianceTexas intermodal transportation hub in Fort Worth, Texas. The modern campus design features two buildings in an east/ west configuration linked by a light-filled, steel and glass atrium that serves as a lobby and event space. The campus features outdoor amenities including an outdoor fitness area, basketball goal, half-mile walking trail, al fresco kitchen and dining area. A third-floor terrace encourages employees to step outside and interact with nature, including a view of a natural water feature on the property. The complex is carefully positioned to allow maximum usage of outdoor space while considering sun and wind exposure. Building materials have been carefully selected to allow the campus to blend into the natural surroundings, while the landscape design pulls visitors from the outdoor terrace to the pond to create an accommodating flow. Parking on premise offers ample infrastructure for charging electric vehicles. 13

The new home of Mercedes-Benz Financial and Daimler Truck Financial is a 164,000 square foot, three-story, Class A office space, located in Fort Worth, Texas. Built to suit at 13650 Heritage Parkway, in the Alliance Texas community, Michigan-based Daimler and Mercedes-Benz are the only occupying tenants of the facility. Previously based in suburban Chicago, Daimler Truck Financial services moved to the building, which includes space for the 550 current employees, and room for up to 800 total employees. Determined to shake up the buttoned-down image of traditional corporate offices, Daimler Financial gave BOKA Powell the design direction to create an environment that’s creative – a space to conduct business that’s fresh and cutting-edge.

Daimler Chrysler selected BOKA Powell to design both the shell and interiors of their 130,000 square foot call center in Fort Worth, Texas. A part of Hillwood’s Circle T Development, this tilt-wall building has an Austin Stone veneer, standing seam roof and detailing to help soften the harshness of a typical tilt-wall office building. BOKA Powell worked closely with the City of Fort Worth to ensure that the design responded to the city development code, creating a series of façade elements that works to break down the mass of the building. The building incorporates a trellis-covered patio adjacent to the cafeteria to accommodate lunch breaks and other gatherings. This design feature makes for an inviting employee entrance, as well as protects against the sun from the south side. Masterplanned to accommodate an additional 100,000 square foot expansion, the facility incorporates a two-level parking deck with a covered connection to the building. 20

Hillwood Development Company has selected BOKA Powell to design the new 157,000-square-foot Class A office building in Alliance Town Center, just north of Heritage Trace Parkway. Completed in mid-2014 the building features a dramatic modern porch entrance and three-story atrium. The lobby welcomes visitors with an inviting wood wall visible through floor-to-ceiling windows. The modern design has a regional flavor, with locally sourced stone and steel materials and a color palette that reflects the indigenous landscape. Large canopies bracket the lobby entries, creating an engaging grand porch that will glow at night. Planned for a variety of tenants, the structure includes two three-story wings of 75,000 square feet, with the lobby tucked in the center. The design is flexible and can accommodate a variety of tenant types, whether they require traditional offices or an open floor plan. Outside, a planned pedestrian corridor provides easy access to nearby amenities at Alliance Town Center. An adjacent green belt provides access to a jogging trail and recreational areas. The building includes a number of green design elements, including the use of locallysourced materials, low-emissivity “low-e” coated glass, taller window heights that bring in natural light, exterior passive sun shading devices, a solar orientation to limit solar loads, trees throughout the parking lot, and high-albedo roofing and paving that reflect sunlight. 22

The now regional headquarters for DynCorp International sits on a 9.06 acre site in the Alliance Airport business park north of Fort Worth. The building is a double wing 62,500 square foot plate in two stories, totaling 125,000 square feet of office. It is surrounded by 480 surface parking spaces, providing a parking ratio of 4 spaces per 1000 square feet of building space. Constructed primarily of site cast tilt wall concrete panels and glass, the building is conceived as a grouping of smaller dissimilar parts, creating a village effect. This approach reduces the scale of the large exterior facades, and creates a varied character to the building. The two wings wrap a central double height entry lobby, which acts as the town square in the village metaphor. This main lobby provides the entry points to various office divisions, and houses the building’s passenger elevator. The sky lit double volume past the elevator enclosure invites the occupant to discover the stair leading to the second floor bridge connecting the two upper wings. 24

Kimball Park is a four-story, 116,000 SF Class A office complex adjacent to Southlake Town Square. Parking is provided a the rear of the property in a parking deck offering cover for 100 vehicles. The building’s exterior features stone cladding, metal panel architectural accents, passive sun shading devices, and curtainwall accents to enhance natural light infiltration into the lobby and corners of the building. Fourth-floor balconies on the north and south sides of the building overlook the surrounding development. Interior features include a dramatic monumental staircase connecting the first and second floors, metal screen accents, Italian tile throughout the lobby and core areas, as well as vertical glass lites that allow daylight into tenant spaces and give visitors a view into tenant reception areas from the lobby. 26

Built in 1983, 550 Bailey was ahead of its time as a Class A office property in the heart of what is now Fort Worth’s Museum District. The building’s skin is clad in pre-cast concrete and window-wall, with uniform punched openings and unique window features that wrap each corner. One of the key elements of the property was the integration of a motor bank at the base, which has remained as the building has changed hands over the years. A three-story cast-in-place parking structure accompanies the office building. The University of North Texas System acquired the building in 2019.

Build in 1986 as a headquarters for Nowlin Savings, Richland Corporate Center, now home to Frost Bank, is a highly visible 150,000 SF, nine-story office building along Airport Freeway in North Richland Hills, Texas. A motor bank is incorporated into the base of a large three-level podium parking structure that also houses three levels of garden office along the highway frontage. The distinctive masonry façade and curtainwall tower feature distinguish the building as an enduring investment-quality real estate asset.

Pinnacle Bank engaged BOKA Powell to design a new, 5,450 GSF metal-framed structure to house approximately 3,250 SF of finished bank space along with 2,200 SF of unfinished tenant lease space. The new bank would provide for three exterior drive-up banking lines. The design is forward thinking enough to reflect a Classic Modern aesthetic, utilizing teller podiums in place of a traditional teller line. 32

The final component to Kimball Park, District 114 will add an additional 120,000 SF of commercial office to the existing mixed-use development. The newest office building will include four, 30,000 SF levels with an adjacent four level parking garage. The ground floor includes an expansive lobby and ample space allocated for multiple on-site dining and retail options. Levels 2 through 4 are apportioned for speculative tenant offices, accompanied by an exclusive tenant space towards the north side of the building known as “The Lounge at District 114”. This seating and gathering 38
area will provide indoor and outdoor amenity space, overlooking views of Texas Independence park. Positioned at the NW corner of State Highway 114 and Kimball avenue, District 114 will be the second commercial office development on site, in addition to The Offices at Kimball Park, also completed by BOKA Powell. The existing Cambria Hotel combined with additional retail and restaurant options, make Kimball Park an accessible, amenity driven development. 39
FAA Regional Headquarters Design Competition Fort Worth, Texas CLIENT

BOKA Powell designed a compelling entry as part of a design competition for the Federal Aviation Administration’s Regional Headquarters at Alliance. In plan, the building evokes an aerial view of runways aligned to the prevailing winds in the area. The sheared office building masses are bisected by diagonals that organize the plan into long bars that allow natural light to penetrate at multiple angles. Materials include white and gray precast with curtainwall and metal panel. The fenestration incorporates metal fins as passive shading devices that deflect harsh sun angles. Outside, a grand entry stair opens to a lush, tree-lined promenade up the building. A large twostory conference center at the front of the complex was designed to regional conferences for the government agency. At the rear of the complex, an outdoor dining offers space for lunches and events. 40

BOKA Powell designed a “Texas Modern” office building slated for a site at the growing Clearfork mixed-use development in southwest Fort Worth. The three-story tilt-wall building incorporates limestone, travertine, corrugated metal panel, and 42
steel shading elements, resulting in a Class A appearance befitting a high-profile corporate user. A three-level pre-cast parking structure provides shaded parking for 400 vehicles (4:1000 RSF). 43

Following the completion of the Perot Family offices — a 175,000 SF Class AA headquarters along Dallas’ Turtle Creek — the Perot family’s Hillwood development team at Alliance engaged BOKA Powell to complete a full floor of office space within Hillwood Commons I, a 200,000 SF Class A tilt-wall office building — also designed by BOKA Powell — at Alliance Town Center in North Fort Worth. The space was designed to reflect the modern sophistication of the new Turtle Creek campus, incorporating many of the same materials and details present in the campus. Alliance Texas and the surrounding developments are a hub of commercial and industrial activity, led
by Hillwood’s office. Key design considerations included ample meeting and huddle space, achieved through a variety of conference and break-out rooms of varying sizes. Glass fronts on both the conference rooms and private offices embody the company’s commitment to openness and transparency. The Hub is a unique break room environment that includes recreation tables, soft seating, and a kitchen. Images of projects line the corridors, highlighting Hillwood’s legacy of world-class development. 47

BOKA Powell was selected to design Keller Williams’ new office interiors at Kimball Park in Southlake, Texas. The space houses more than 100 agents and is utilized by an additional 600+ agents in the Dallas-Fort Worth Metroplex. The overall design reflects the firm’s status as an award winning brokerage with high-end finishes throughout the office and the integration of branding as artwork. Upon entering the office, clients and agents are greeted by a conceptual stone wall that incorporates the iconic Keller Williams logo as a stunning visual art-piece. Bright, open spaces and thoughtful meeting areas create welcoming environments for residential, commercial, and luxury clients. A second, luminous “KW” over the staircase acts as a beacon of light, inviting visitors to a secondary work hub, lead generation rooms, and bright collaborative work spaces on the second floor. 54

Independence Title is a 4,600 SF suite in the Kimball Office Building in Southlake, Texas. The office is positioned on the ground floor lobby with vertical windows that accentuate the height of the space. Through the windows you start to see an industrial living room style design. It was important to make all clients feel at home within the space as they embark on purchasing their own home. Visitors can enjoy a cup of coffee and sit in comfortable small group settings. The strong natural materials such as brick, metal, stone, and wood give the design a sense of stability and place. Another important feature was to show that their transactions are open. The clear views and glass give the visitor the sense that Independence Title is transparent in their dealings. In the tenant space, the same open book theme is carried through the glass fronted offices, open floor plan and exposed structure ceiling. The glass fronts also provide democracy of light to all of their employees. The break room invites team interaction and collaboration with a community island, dining nook, and candy bar. 56

Kindred Homes, a family-owned residential development company with home sites across the United States, engaged BOKA Powell in a holistic design process, beginning with reshaping their identity. To signal the evolution of the company from a former business strategy to a new stance and product offerings, firm ownership partnered with Studio Blue Square, BOKA Powell’s branding and environmental graphics team, to conceive of a new name, logo, and identity package for the company. The focus was on the nature of a home as a place where families make memories, an investment made to foster their kindred connection. The inspiration for the interior design followed the branding exercise, emphasizing bold, modern elements, mixed with warm, sophisticated material accents that reflect the company’s focus on single-family residential development. Brand icons and colors were thoughtfully integrated into the design through a tessellated application on visual privacy film, accent wall colors, and in a striking logo installation behind the reception desk

Medici Development Partners invited BOKA Powell to design their new interiors space in Southlake, Texas. Medici Development was looking for a warm, modern space with elegant finishes. The look was achieved by using glass double entry doors, clean modern lines, and natural textures throughout. The lower leather and wood wrapped ceiling in the prefunction room transfers seamlessly into the conference room, creating a more intimate space. By using pinlights over the conference table, a hospitality feel with high and low light was created within the space. High ceilings, a cool color palette and warmth from the wood finishes make the space timeless and classic for years to come. 60

Pacheco Koch, a civil engineering firm, and BOKA Powell have nurtured a longterm relationship, having worked on numerous projects together. Naturally when Pacheco Koch began to expand their Fort Worth office, they engaged BOKA Powell to design a new office with the idea of “open space” in mind. Though most of the space was open, there are several perimeter offices as well. Pacheco Koch wanted to bring a vibrant and collaborative environment to their employees so they incorporated large employee break area with space for recreation activities like pingpong. Light modern finishes and cloud ceiling panels for acoustics mixed within tall exposed structure allowed Pacheco Koch to stay true to their design

The U.S. headquarters for Galderma, an international pharmaceuticals and skin care brand, engaged BOKA Powell to design the interiors for the 100,000 SF addition to their existing campus at Fort Worth’s Alliance, Texas development. The client’s goal was to to maintain consistent quality throughout the campus, which was achieved by duplicating finishes and design elements present in the existing buildings. The lobby features a grand staircase connecting the first and second floors, as well as a monumental reception desk and a section of the Berlin Wall brought over from 64
Galderma’s European headquarters. Key to the interior program was a large training room on the ground floor, which is designed to accommodate up to 400 meeting attendees for corporate training sessions. Conference rooms, break out rooms, and coffee bars are spread throughout the first and second floors. Perimeter private offices and open offices mimic the standards established with the previous phases of campus development. A fitness center and locker rooms are located on the first floor, providing a fresh amenity offering for the campus. 65

Peloton Land Solutions wanted to provide a space that goes hand in hand with their slogan “Gain Ground” which has a call to the natural. Working with BOKA Powell, they wanted to make sure to incorporate elements of nature, colors such as greens, whites, browns, products and daylighting which allows for a sophisticated rustic look and feel. The client made sure to include amenities such as sit stands, collaborative spaces, breakrooms, daylighting and incorporate technology to provide a environment for all. 66

The new corporate headquarters for Omni American Credit Union represents a unique combination of Texas vernacular aesthetics and 21st century technology. Omni American chose BOKA Powell to design their executive floor in University Center II, which was recently purchased by Omni American, located at 1320 South University in Fort Worth. 72
The executive floor combines space efficiency with a richly detailed environment of wood, leather and stone. The space program, including executive offices, a state of the art boardroom, a wellness center, kitchen and a media room, were developed to foster a sense of connectivity between diverse program elements.

10,000 SF Renovation Following a system-wide facilities utilization analysis, BOKA Powell recommended that JPS Health Network renovate the existing Emergency Department at its main Fort Worth campus to facilitate more efficient care for non-acute patients. This effective splitting of ED patient flow was achieved under a phased build-out to maintain operations. Trauma staff focus on lifethreatening cases, while in a separate area, nursing staff quickly address patient needs in an urgent care-style setting. A divisible conference room was created to provide meeting and education space adjacent to the ED. Recommendations called for the renovation of underutilized space to create a reception area and two new consultation rooms where staff assess patients’ conditions in private. Patients requiring enhanced medical attention can easily be transferred to the trauma unit next door. To clarify the new public entrance, “Emergency” signage was relocated above a newly extended vestibule to which security was added. 76

BOKA Powell worked with Cook Children’s Medical Center in the Fort Worth Medical District to plan an evolution of the hospital’s existing footprint to accommodate more efficient patient care services. BOKA Powell’s healthcare team conducted an analysis of travel distances from the pediatric inpatient and prep/recovery area to the surgery department, as well as travel distances from the Emergency Department to the various diagnostic and inpatient services within the campus. The selected master plan option validates the goals of an ongoing expansion effort and improves travel distances by roughly half a mile for patients and physicians. The proposed building was relocated from its planned location to within the diagnostic and treatment block in the heart of the existing campus, which reduced the distance of a utility tunnel required to serve the new building from the central utility plant. The team also studied circulation routes from parking garages and play areas so that the campus became simpler to navigate for patients and guests. 86

The project is a true living-learning community, incorporating classrooms and collaborative study environments within a residential setting. The four-story building offers 259 two-bed units, and 16 single-bed units for a total of 534 beds. A first floor lounge and game room welcomes students into the building. Administrative functions and a corridor separate the public space from a large classroom. At the center of each floor, a large, naturally-lit social space with a kitchen offers opportunities for gathering. Quiet study rooms are also provided within each wing of the floor. The project will welcome its first residents in the fall of 2018. Together with general contractor Hill & Wilkinson, substantial completion was achieved nearly two months ahead of schedule. A second phase of housing, mirroring Phase I, is contemplated. 90

The building is named for astronaut and UTA alumna Kalpana Chawla who died in the breakup of the Space Shuttle Columbia over North Texas in 2003. A remembrance wall tells Chawla’s remarkable life story and includes a time capsule to be opened in 2034.

Completed in just eight months in 2010, Legends aesthetically complements nearby Centennial Hall. Residents access the building and their rooms using magnetic cards integrated into the university’s ID. The split-room design provides each student his or her own sleeping room with a bathroom that divides the two bedroom spaces. Study space and conference rooms encourage collaboration. 114

Tarrant County College District (TCCD) is embarking on a journey to create learning environments for the 21st century. This is the first-ever comprehensive plan created for the administration, board and constituents of TCCD to study how the academic models of the future and numerous influencing factors will impact facilities, real estate and service needs. This project was a collaborative effort spanning 14 months that included TCCD stakeholders at all levels, including students, faculty, staff, and administrators across all five campuses, as well as constituents and employers within Tarrant County. BOKA Powell’s multidisciplinary team evaluated all aspects of TCCD’s existing operations, coordinating at TCCD’s 122
request the integration of an academic planning effort with a strategic real estate and facilities plan. The resulting institutional plan accounts for changes to the District’s 3.5 million square feet of existing owned and leased space, vacant land, and impacts on core-transfer, workforce, dual-credit and continuing education programs. Relevant Findings: A historic and current demographic assessment, compared to regional benchmarks, provided a baseline for campus enrollment and facilities growth. • Faculty suggested — and brain researchers and pedagogical experts confirmed — that flexible, engaging learning spaces, both formal and informal (“sticky spaces”), contribute to greater learning outcomes. • A comprehensive survey of district real estate, buildings and building systems helped to determine a set of priorities and opportunities for renovation and expansion, including flexible utilization of classrooms. • An extensive three-month charrette process engaged each campus community in developing its future growth plans, including locations for each of the recommendations derived through the institutional planning process.

In support of fundraising efforts for Texas A&M School of Law’s expansion at its downtown Fort Worth campus, BOKA Powell prepared a program and conceptual design package for a two-phase mixed-use development. The first phase is a multilevel architecturally clad parking structure that will house several key functions on the ground floor, including a bookstore, legal clinic offices, a “law accelerator” and Makerspace. Above, seven levels of structured parking offer space for students, faculty and guests. The second phase is a new seven-level academic building that will be the flagship of the new Texas A&M law school campus. A dramatic
full-volume atrium unites the building mass internally and cascades natural light across all levels. The program includes classrooms, offices for administration, faculty, admissions, and the Tarrant County bar association, a dining hall, a 300-seat auditorium and formal courtroom, multiple smaller courtrooms spread throughout, law review publications space, conference center, student life spaces, it offices, and a two-level law library spanning the sixth and seventh levels. A roof garden and fitness center complete the upper-level amenity offerings. 133

Hunter Plaza made its name as a popular hotel in the 1950s. To assist in its redevelopment, the Fort Worth Housing Solutions charged developer Carleton Residential Properties and BOKA Powell with elevating the historic property into modern urban residences in the heart of downtown Fort Worth. Hunter Plaza is a mixed-use project with retail space at the ground floor and 164 residential units above — 114 one-bedroom units and 50 two-bedroom units. Sixty percent are leased at the market rate, while 40% are available to affordable housing tenants. Residents have access to a media room, community activity room, library, business center, and fitness room. A four-story parking garage on the back of the site supports the residences and retail parking needs. BOKA Powell worked with Marcel Quimby, FAIA, and Quimby McCoy Preservation Architecture to understand the historic nature of Hunter Plaza, including unique features of its design. As a result of thoughtful planning and preservation, the project has recently been listed on the National Register of Historic Places, a division of the U.S. Department of the Interior’s National Park Service. 138

The Panther Island Property Group embarked on an extensive and strategic plan to revitalize an otherwise relatively under-utilized and developed area just north of Downtown Fort Worth. The future of the area known as Panther Island has been outlined in a thorough and extensive master development plan which currently includes six of ten parcels currently owned. The remaining four parcels future development will be contingent upon the construction of a future by-pass channel, which will result in the removal of levees and creation of a separate land mass. In conjunction with Landscape Architect and Civil Engineer Kimley Horn, BOKA Powell worked to graphically document both the regional context and market conditions for the area, helping to 146148
determine the intended use of the parcels. The future development will encompass a broad mix of multi-family residential, commercial office, hotel, and retail in a true mixed-use, live-work-play community. Planned parks and green ways will join an existing baseball field to create a pedestrian and accessible environment. Locals will have access to a planned Panther Island Rail Line, while also utilizing street-level waterways that connect the individual developments. The large effort has included considerable coordination between Panther Island Property Group, the City of Fort Worth Panther Island Development Review as well as several other key players in order to ensure a successful, prospective community that adds to the growing city of Fort Worth.

As an addendum to the existing masterplanning effort for Panther Island, BOKA Powell was challenged with showcasing the areas potential as a new home for retail giant, Amazon. The re-designed masterplan helped to highlight Panther Islands current close proximity to existing Amazon buildings located within the downtown Fort Worth area while allocating a considerable number of parcels and space on the East and West edges of the island for Amazon’s new corporate facilities. The remaining parcels at the center of the island were allocated for future mixed-use facilities such as multi-family residential, hotel, dining, retail and entertainment helping to position Amazon within a growing live-work-play community. Connected via an intended Panther Island rail line, the development provided Amazon with easy access to central Downtown, the Tarrant County College Trinity River Campus and other adjacent mixed-use developments such as Sundance Plaza.

A seven-month extensive planning process has paved forward a new developed masterplan for the Cassco Property known as Overland. Located southwest Fort Worth, Overland is the last remaining piece of the once 7,000-acre Edwards Ranch dating back to 1848. South of I-20 and now bifurcated by the Chisholm Trail Parkway, the 250-acre property has natural plateaus and wildlife while still giving way to sweeping views of downtown Fort Worth. The site maintains close proximity to the Fort Worth medical district, as well as access to affluent neighborhoods, and 150
private schooling options. The outlined masterplan shows an intended utilization that combines commercial office, including space for a potential corporate campus, multi-family residential, ample adjacent retail, as well as the potential for a single-family residential community. With such a large and undeveloped area available, Overland has the opportunity to become a mixed-use development on par with surrounding cities in North Texas such as Frisco, Southlake and Plano. 151

The Peabody Hotel and Conference Center in Roanoke Texas is a new development by The Peabody Hotel Group in Memphis. The property’s target market is the business traveler and small to medium size conference planners. The design concept is refined, rustic elegance to blend with Roanoke’s unique dining experience on Oak Street. The hotel will consist of a 14-story building with a maximum of 300 keys and nearly 40,000 square feet of conference center on a 3.269 acre site across from 156
the new Roanoke City Hall site. The conference center will extend outside the main hotel room tower. A parking garage with a minimum of 400 parking spaces will also be part of the development. Key attributes of the hotel include a spa, fitness center, outdoor rooftop pool/bar, lobby bar similar to Memphis, steakhouse and three-meal full service restaurant and a small business center. BOKA Powell was engaged by a prominent Fort Worth family to create a concept for adding a boutique hotel to the existing Public Market building near Fort Worth’s downtown. Built in 1930 along Henderson Street, the two-story market opened to much fanfare in June of that year, billed as “the last word for utility, durability, and beauty.” Its iconic 85-foot-tall tower made the structure visible to travelers and farmers bringing their goods for sale. The original construction cost was roughly $250,000. BOKA Powell’s concept preserves the entire existing façade and adds nine levels of hotel guest rooms and amenities for a total of 11 stories. The ground floor 160
incorporates the hotel lobby, co-working space, retail/restaurant space, an extensive outdoor patio, and back-of-house functions. Second floor guest rooms, including large corner suites, open onto balconies facing downtown. A large fitness center is located on level nine. Above, a naturally-lit lounge occupies half of level 10, adjoining 3,000 square feet of ballroom, board room, and pre-function space. The 11th floor features a rooftop bar, an infinity-edge pool facing downtown, and a cigar bar with humidor room.

Motel 6 is raising the bar in the economy lodging market with its first new prototype in 12 years. The Carrollton-based hotel chain is known for its low prices, and true to form, its newer design is both simple and functional. Customers who’ve seen the “Phoenix” prototype, named after the mythical bird symbolizing rebirth and renewal, note the modern, European boutique-style design of the rooms. The brightly accented rooms feature wood-effect flooring rather than carpet, a 32-inch flat-screen TV, and black granite counter tops with a vessel/raised sink. BOKA Powell collaborated with industrial designer Priestmangoode to create a project concept that optimized efficiency and functionality. 162

HarborChase of Southlake is the second senior living community in North Texas delivered for Silverstone Healthcare Co. The project includes 30 memory-care and 90 assisted-living units in a well-appointed, luxury senior living community. HarborChase will offer a wellness center, salon/spa, private indoor and outdoor dining venues, as well as an exhibition kitchen and bistro/coffee bar.

The Public Market Senior Living project will include 200 apartment units for active adults age 55 and up. The apartments will be organized around the existing Public Market Building on top of a concrete podium and pool deck. Parking is designed to be on grade under the podium with additional parking around the perimeter of the site. The existing Public Market Building, originally constructed in 1930, will be restored and finishedout for on-site amenities. The restoration project will pursue state and federal tax credits.

The Golf Club at Fossil Creek Fort Worth, Texas

The Golf Club at Fossil Creek, located in Fort Worth, Texas, was the first piece of an ambitious Master Plan developed by Woodbine Development Corporation in the late 1980’s. The Golf Club was originally part of the Marriott Golf’s Resort Chain noted for resorts such as Camelback and Shadow Hills in Arizona. Designed by Arnold Palmer, the golf course accommodates approximately 45,000–50,000 rounds of golf a year. The design was inspired by the view of exposed limestone cliffs and original farm structures on site. The building was carefully sited on a bluff at the 178
edge of an existing forest to take advantage both of views from inside the dining area and of shade offered to the exterior deck areas. The 16,000 square foot facility houses a full-service Banquet Kitchen, Great Room (dining), Pro Shop, Club Room, Offices, and Men’s & Women’s Locker Rooms on the upper level. The partially buried basement level contains storage for approximately 75 golf carts and a maintenance shop.

Inspired by Fort Worth’s history supporting aviation innovation, BOKA Powell designed a master plan for a large mixed-use complex anchored by indoor and outdoor sports facilities. The plan includes a 75,000 SF indoor soccer facility, training center, and events space, and a mix of up to 20 outdoor soccer fields, a 4,000-seat outdoor soccer stadium, and three baseball fields. The site may also incorporate retail and hospitality. 180

The Hills Church’s newest campus in West Fort Worth, referred to as Chapel Creek, began with renovations to an existing building, which was expanded to provide a 600-seat worship center, classrooms, and offices. The new porte-cochére and entry welcome members of the church family to the new campus. The parking lot was expanded, providing additional parking capacity as well as a connection to I-30. 184

The Hills Church engaged BOKA Powell to assist in the renovation and design of 40,000 square feet of space. The project scope includes a new 600-seat Worship Center, spaces for youth, students, preschool education, nursery, offices, commons/fellowship, as well as a kitchen and support areas for the aforementioned functions. Site work and additional parking were also included. BOKA Powell’s scope began with a review of available drawings provided to us and field verifying the existing facility to create a baseline for ongoing design activity. Based on that information, BOKA Powell worked with The Hills Church staff and stakeholders to develop design criteria and a program for each area to be renovated/expanded. 188

BOKA Powell is working with The Hills Church in Southlake to create a 25,000 square foot addition and renovation to accommodate a new worship center with 600 seats. Existing education spaces will be renovated on two levels, connecting back to 190
the new worship center. An upper-level atrium provides flexible seating areas, as well as a cafe/coffee bar, catering kitchen, prayer room, and check-in for the Children’s Ministry. On the lower level, a new children’s play area will be added. 191

Sundance West Facade Renovation Fort Worth, Texas CLIENT

Originally designed by David M. Schwarz Architectural Services, Inc., the mixed-use structure was the first apartment building constructed in downtown Fort Worth during the current renaissance. The 12-story building houses 59 apartments, 15,000 square feet of retail space and a Norris Conference Center. The building has four distinct façades. On Throckmorton Street, its full height features red brick with white cast stone trim and a green metal roof. On Houston Street, two-and three-story turn-of-the-century façades have been replicated. The façades on 2nd and 3rd Streets give the impression that there are four separate buildings facing each street. Each portion of the façade steps down to make the transition from the 12-story apartment block to the two-and three-story pedestrian scale of retail shops, theatres, restaurants, and a bed and breakfast. BOKA Powell was engaged by Sundance Management to lead a team to conduct a forensic analysis of the building skin of the existing Sundance West luxury apartment building in downtown Fort Worth. The results of the study resulted in a need to renovate the entire building façade. Windows, waterproofing material, roofing, balconies, and storefronts were all replaced or repaired, as well as re-laying the brick and cast stone across all 12 stories.

Chapel Hill

Engaged by Kite Realty Group, BOKA Powell set out to conduct a site analysis of the 200,000 SF Chapel Hill shopping center at Hulen Street and IH-30 in Fort Worth. The team explored options for aesthetic improvements to the storefronts and pathways between buildings, refreshing the existing landscape and hardscape, architectural and landscape lighting, graphics/wayfinding, and art. Revitalizing this existing shopping center consisted of introducing a meticulously designed color palette, 196 196
smooth and rock face masonry textures and accent trim. New roof elements and light fixtures bring great energy to the existing pathways in between storefronts. As the shoppers walk around, they will notice the material-forward presentation of the updated storefront system throughout, with narrow style tenant doors. New street signage is featured at the corner to draw shoppers into the now updated Chapel Hill shopping center. 197

The historic mixed-use Sanger Lofts building, built in 1930, spans a half city block in downtown Fort Worth. BOKA Powell was engaged to freshen the residential lobby and improve accessibility into the building. Roughly $700,000 were spent to renovate the terrazzo flooring, doors and hardware, railings, wall coverings, lighting, and the dramatic back-lit ceiling. A modern longhorn motif is stenciled below the crown molding and integrated into the millwork of the security desk. New furnishings and accessories were also added.

Maddox Muse Canopy Addition Fort Worth, Texas CLIENT

The Maddox-Muse Center houses rehearsal functions for the Bass Performance Hall in downtown Fort Worth, directly east of the Performance Hall. The center includes the famed Van Cliburn Recital Hall and the McDavid Studio, as well as office spaces for Performing Arts Fort Worth and the Fort Worth Symphony Orchestra Association. BOKA Powell designed a modern glass and steel canopy at the front of the building 200
to provide shelter for guests. It was important to distinguish the contemporary intervention from the surrounding historic structures. Frosted glass panels are suspended from a powder-coated white steel frame, with stainless steel gutter and downspout shedding rain to the curb below. 201

The Bank of America building is a one story renovation and addition to architecturally significant high rise by noted architect Paul Rudolph. Sundance Square Management wanted a design that blended seamlessly as if part of the original design while setting itself apart as a “jewel box” to street level pedestrian traffic. The project was successfully completed on time and within budget and helps enhance an already significant piece of the Fort Worth skyline. 202

Chicago-based GlenStar engaged BOKA Powell to reposition a former executive building within the Solana campus by converting it into an amenity space for the multi-tenant office building development. The building’s unique architecture will be complemented by the introduction of metal panel and wood accents in warm tones. 204
A pivot pavilion offers shaded outdoor space surrounded by lush landscaping. Inside, large windows bathe a new fitness facility in natural light. A food hall and coffee bar complete the suite of new amenities.
