DESIGN
Great design solutions often spring from the collaborative discussion of multiple design options between the design team, the client and consultants. We compare and review these options, and through a process of deletion and selection, synthesize the solutions to meet our clients’ needs. A wide range of tools are utilized to communicate design ideas, including physical models, hand sketches, 3D renderings and virtual fly-throughs. By involving the entire project team, we achieve our goals of creating consensus and minimizing road blocks.
COMMUNICATION
BOKA Powell utilizes an effective communication style that brings order to the multiple ways team members interface by supporting tools they use, including conference calls, e-mail, GoToMeeting and video conferencing. Our online management of project information – including meeting notes, design presentations and construction documents – allows the client and consultant team to have continuous, yet controlled access for review, mark-up and group discussion. Our pioneering use of Building Information Modeling (BIM) has further enhanced the ability of the consultant team to coordinate complex building systems and discover cost-saving solutions.

The existing Public Market Building is a historic, 2-story, approximately 18,000 square foot structure, formerly the home to the farmers market in Fort Worth. The Public Market will be renovated into an amenity space for a newly planned senior living development adjacent to the building. The main building will be approximately 215,826 square feet with 180 new senior living units will be 5-levels of wood frame over a 1-level cast-in-place concrete podium. A smaller, 5-story, approximately 22,230 square foot building consisting of 20 units may be constructed entirely of wood frame.
MULTIFAMILY
In collaboration with JPI, BOKA Powell designed a two-phase multifamily development comprised of eight buildings at Rock Creek Ranch in Fort Worth. Along Chisolm Trail Parkway and near Tarleton’s Fort Worth Campus, the 36-acre site can yield up to 805 units in a mix of studios, one-bed, two-bed, and three-bed units. Predominantly surface parked but with select units including garage parking. Each phase will have its own pool, along with 8,000 sf of interior amenity space respectively.
In Prosper, TX the project will provide low rise multifamily that yields 362 units in a mix of studios, one-bed, two-bed, and three-bed units. Four buildings will frame a predominantly surface parked site, with 20 percent of units including garage parking. The property will have outdoor amenities, a pool and indoor amenities totaling in 8,000 square feet.

BOKA Powell master planned 40 acres in Prosper, Tx. The development, called Pradera, will include 400,000 sf of office space, 121,855 sf of retail, a 200 key hotel, 732 multifamily units, and 44 townhomes. The mix of uses will create a walkable environment for residents and companies on the property, allowing as little driving and as much walking as desired. In collaboration with Sherman Associates, BOKA Powell designed a two-phase multifamily development as part of the renovation and redevelopment of the Common Ground Golf Course in Aurora, Colorado. Phase 1 is a wrap, 5 story configuration that yields 271 units in a mix of studios, one-bed, two-bed, and three-bed units. 400 parking spaces are provided in a garage that also provides overflow parking for the golf club. Phase 2 is a garden style development, adjacent to the golf course that yields, 234 units in a mix of studios, one-bed, two-bed, and three-bed units. 360 surface parking spaces are provided interwoven between the individual buildings.

Once a predominately single story, 1960’s era, surface-parked retail strip center on nine prime acres just south of downtown, Lamar Union is now a vibrant, vertical mixed-use community. Two of the iconic former tenants, The Alamo Drafthouse Cinema and The Highball, were rejuvenated and expanded to anchor the new development, along with seven new restaurants, local retailers, 440 apartment units, and more than 1,300 structured parking spaces. The BOKA Powell design team worked within the existing entitlements and in consultation with the neighborhood association to accommodate the developer’s required program, while addressing neighbors’ concerns regarding traffic, affordable housing, pedestrian and bicycle connectivity and water quality.
Lamar Union has been honored with multiple awards, including the 2017 Urban Land Institute Austin “Impact Award” for Multi-Family; the Austin Business Journal’s Multi-Family Project of the Year for 2017; AIA Austin (local) and Texas Society of Architects (state-wide) Design Awards; and recognition by the City of Austin as a model project for the “Imagine Austin” comprehensive plan.

Barton Place is a six-story condominium complex located south of downtown Austin. Six buildings are arranged around an elevated plaza featuring a historic 100 foot tall pecan tree and native plants, all carefully preserved during construction. The 300,000 square foot condominium complex is strategically located near Zilker Park and Barton Springs, two very popular inner-city public amenities. The Hill Country-modern architecture features an energy-efficient exterior combining locally-sourced stone, floor-to-ceiling glass, concrete, and stucco.

First Street Housing is a new Student Housing development in College Station, Texas. The project is a true living-learning community, incorporating classrooms and collaborative study environments within a residential setting. The project includes a 10 -story concrete structure, with 324 units ranging from 400 to 2,255 SF. The amenity space is 15,650 SF spaced out over five levels, inviting students to socialize and study in comfortable lounge seating. This arrangement promotes student identity, diversity, and community in the student’s everyday activities. There will be 240,000 SF of parking in four above-grade parking.
RiverView exemplifies BOKA Powell’s experience with sustainable urban infill projects in Austin. A surface-parked motor lodge on the south shore of Lady Bird Lake on East Riverside drive has been redeveloped into a 301-unit apartment complex designed to achieve LEED® Silver certification. Four buildings offer spectacular, unobstructed views of downtown Austin, surrounding a courtyard offering first-class amenities and showcasing innovative strategies to respect the development’s sensitive location next to Lady Bird Lake. RiverView exceeds the City of Austin’s strict Waterfront Overlay requirements, placing all parking underground and covering it with a green roof system that collects rainwater, filters it with an innovative rain garden system, and then stores all runoff in a below-grade cistern for irrigation.

BOKA Powell workedwith Inland American Communities to create a 241-unit mixed-use multifamily residential development in Downtown Birmingham. Five levels of residential units sit atop at-grade parking and one additional parking level below grade. The project shares a site with Regions Field, home to the Birmingham Barons minor league baseball team. Building architecture and materials respect the character of the surrounding development. The pool and courtyard amenity decks are located on level two and are open to outfield views of the stadium. The ground floor parking area will have designated zones at the perimeter for temporary food truck parking, creating temporary storefront type vending along the pedestrian sidewalk zone for special event occasions.

The project will include a 54,000 SF, 4 story residential complex. The ground floor will include allocated space for a state of the art fitness center, business center and tenant amenities. A rooftop amenity deck and clubhouse opens to spacious terrace with a community-use kitchen and grill. Positioned within an existing industrial area of Denver, the surrounding area has grown to include a nearby baseball stadium to the north and community center. The facades will include commissioned murals designed by a local artist, helping to incorporate the residential tower into the surrounding community.

Baker’s Row is the second phase of urban living completed by BOKA Powell and Birmingham-based developer Corporate Realty in the Railroad Park area, just north of the University of Alabama-Birmingham Medical Center. The project includes 205 market rate residential units (439 beds) in 13 unit types, ranging from efficiencies and one bedrooms, to two, three, and fourbedroom configurations. Some units include a spiral staircase connecting living and sleeping areas. Ground floor shell space is provided for a restaurant and boutique office tenants. The Residences at Hunter Plaza

Hunter Plaza made its name as a popular hotel in the 1950s. To assist in its redevelopment, the Fort Worth Housing Authority charged developer Carleton Residential Properties and BOKA Powell with elevating the historic property into modern urban residences in the heart of downtown Fort Worth. Hunter Plaza is a mixed-use project with retail space at the ground floor and 164 residential units above — 114 one-bedroom units and 50 two-bedroom units. Sixty percent are leased at the market rate, while 40% are available to affordable housing tenants. Residents have access to a media room, community activity room, library, business center, and fitness room. A four-story parking garage on the back of the site supports the residences and retail parking needs.

Marking the expansion of the Dallas-based Methodist Health System into Addison is the development of a 108,500 SF Methodist Hospital for Surgery. The facility expands surgical services provided by Methodist Health System and their partner physicians in this new world class healing environment. The Hospital has seven fully-equipped operating rooms, 28 private patient rooms, four intensive care units, a diagnostic imaging suite (including CT and MRI), and physical therapy. The hospital will focus on treating patients in need of highly-specialized spine and joint surgery and will be the only dedicated orthopedics hospital of its kind in the area.
Forest Park Medical Center at Frisco Square Frisco, Texas
The four-story, 141,500 square foot hospital features 30 luxurious patient rooms, 10 ICU patient rooms, and 14 VIP suites with attached sitting areas for family and guests. Patient rooms serve 12 operating rooms with ICU services and two procedure rooms. An upscale dietary unit offers fresh, healthful fare for patients, guests, and staff. Each aspect of the facility’s design, from the motor court and lobbies, to the lighting and patient room finishes, has been designed to stimulate the senses in a “five-star, hospitality-enriched” environment.
Forest Park Medical Center San Antonio, a specialty surgical hospital and medical office building, is inspired by five-star resorts. The $95 million physician-owned medical center has been developed by the Neal Richards Group with a hospitality-oriented focus in its design, patient care and amenity offerings. The four-story, 150,000-square-foot hospital has 54 beds -- including 16 VIP patient suites – 12 operating rooms, two procedure rooms, state-of-the-art diagnostic imaging suites, and in-house pharmacy services. The upscale ambiance throughout extends to the large dining facility offering chef-prepared foods, a coffee bar, and peaceful outdoor spaces, including self-sustaining green roof systems. Designs are more reflective of a high-end hotel than a typical hospital, with a grand lobby and high end finishes. Rich woods, metals, stone and glass throughout patient rooms and public areas create an immersive luxury experience. Patient rooms are designed for maximum comfort, and include couches that convert to queen-size beds for guests. Bathrooms are located directly behind the patient’s bed to reduce the risk of injury due to falls. Medical support technology including patient monitoring devices and intravenous connection systems are integrated into an attractive upholstered headboard and hidden when not in use. For additional privacy, VIP suites feature a separate room for family and guests equipped with a kitchenette, entertainment options and a sleeping area.

Based on recommendations made by BOKA Powell to system leadership, JPS expanded the existing Patient Care Pavilion by adding an approximately 32,000 square-foot, two-story expansion on an unused piece of land in close proximity to the Emergency Department. Undertaken with an emphasis on effective phasing to preserve access to the ED, the expansion included approximately 5,000 square feet of office and conference space on the first floor, approximately 18,500 square feet of cath lab and interventional radiology services on the second floor, and 9,000 square feet of shell space. In addition, some minor renovation was required for grossing, waiting, and locker areas within the existing Patient Care Pavilion second floor.
