SUSTAINABILITY

Great design solutions often spring from the collaborative discussion of multiple design options between the design team, the client and consultants. We compare and review these options, and through a process of deletion and selection, synthesize the solutions to meet our clients’ needs. A wide range of tools are utilized to communicate design ideas, including physical models, hand sketches, 3D renderings and virtual fly-throughs. By involving the entire project team, we achieve our goals of creating consensus and minimizing road blocks.

BOKA Powell utilizes an effective communication style that brings order to the multiple ways team members interface by supporting tools they use, including conference calls, e-mail, GoToMeeting and video conferencing. Our online management of project information – including meeting notes, design presentations and construction documents – allows the client and consultant team to have continuous, yet controlled access for review, mark-up and group discussion. Our pioneering use of Building Information Modeling (BIM) has further enhanced the ability of the consultant team to coordinate complex building systems and discover cost-saving solutions.

Recognized throughout our industry for our ingenuity and practicality, we carefully evaluate new technology in building design and construction, including integrated project delivery and Building Information Modeling (BIM), evolutions in construction systems, new materials, advances in under-floor air distribution and MEP systems, and progressive improvements in the technical and cost performance of building systems and materials. Our philosophy is to safeguard the interests of our clients by thoroughly evaluating the track record of any new concepts and materials prior to proposing their use on a project.

BOKA Powell is committed to creating respectful, sustainable design solutions. The main objectives of our green design approach are to minimize the wasteful expense of energy, water and raw materials, and mitigate environmental degradation caused by materials and systems throughout their life cycle, and beyond. We work to achieve these goals as a matter of course throughout all of our projects, striving where possible to specify materials and systems that have an environmental benefit. When sustainability is a stated goal of the client, our LEED®-accredited design teams bring the ability to achieve the highest standards up to LEED Platinum certification.

310,000 GSF A focus on sustainability and efficiency shaped the design of this new commercial office tower at The Domain, a mixed-use retail, residential and commercial office development in northwest Austin. Designed to achieve LEED Silver certification, this property offers sought-after amenities, including a ground floor fitness center, an elevated patio above the lobby with adjoining conference rooms, as well as a rooftop terrace on the 11th floor with views of downtown. The lobby opens onto outdoor creative collaboration spaces.

347,000 GSF BOKA Powell was engaged to design a second office tower adjacent to Domain I in order to expand the Domain complex. Upon completion, this glass curtain-wall office building will be 19 stories with retail and restaurant space incorporated at the ground level. There are 9 levels of structured parking beneath the office space, with an additional below grade level reserved for executives. A two story amenity space on floors 10 and 11 will feature floor to ceiling windows, and additional greenspace. The project hopes to achieve LEED certification.




Domain Tower IV Austin, Texas

500,000 GSF The fourth tower within the growing Domain mixed-use complex, will sit opposite what will soon be a large outdoor green space. While complimenting the style and finish of the previous Domain towers, Domain IV will incorporate a glass facade and a covered drop off, creating accessibility to visitors and tenants alike. Upon entering, users will be welcomed by a 36 foot tall lobby with large glass windows as well as retail and dining options. The building will feature numerous amenities including two rooftop decks, a fitness center, locker rooms and interior bike storage for up to 40 bicycles. The project aims at achieving LEED certification.

68,000 GSF; 2,500 SF of Retail; 104,182 SF Parking Structure 1101 Shady Lane is a planned Class A core-and-shell office building in East Austin. The structure will include 2,500 SF of restaurant space and will be accompanied by a 274-space pre-cast parking structure.

5,000 SF The Downtown Austin Alliance is a vibrant nonprofit which engages deeply with individual stakeholders, downtown property owners, and the Austin community in order to fulfill its mission of creating, preserving and enhancing the value and vitality of downtown Austin. Prior to their move to the new space, the organization had grown out of its office space and was split among private offices on multiple floors. BOKA Powell assisted the Downtown Alliance in re-conceptualizing their work space in a way that supports their workflows and collaborative process. BOKA Powell provided programming, test fits / space selection and full-service interior design, including art procurement and furniture services, to facilitate the Downtown Alliance’s move into new offices at 6th and Congress in the heart of downtown. The light and airy space showcases murals commissioned from local artists. Two hospitality stations welcome frequent visits by partners and stakeholders, while open office workstations and ample conferencing space support the organization’s collaborative workflow and brand.





CoreLogic Austin

60,000 SF After completion of their Dallas Headquarters, CoreLogic engaged BOKA Powell to provide interior design services for several of their offices throughout the United States, including Greensboro, North Carolina, Milwaukee, Wisconsin and most recently, Austin, Texas. This clever adaptive re-use of an existing warehouse allowed for a unique industrial aesthetic with 25 foot exposed ceilings. By arranging walls of various heights, acoustical separation zones were created, giving way to a centralized break-room thats highlighted by a green “living” ceiling installation. The effective diagonal space plan is maintained throughout, allowing for natural light to penetrate throughout the space. This new office environment provides access to several lounges, a recreation area, touch-down collaboration zones and an outdoor terrace.

30,000 SF The Arboretum Plaza I and II Renovation repositions two 1980’s era office buildings in North Austin’s Arboretum development. After assisting the owner and leasing teams to define the scope, BOKA Powell engaged on both design and documentation of the renovation. The project includes a refresh of the buildings’ facade entries, lobbies, elevator lobbies, elevator cabs, multi tenant corridors, and restrooms to create a more contemporary experience with an emphasis on natural light and an open layout.

Red Bluff is truly unique Austin mixed-use development that combines office space with high-end retail, spa, luxury hotel and performance venue. The development is punctuated with unique amenities like commissioned public art, rooftop gardens, and a breathtaking view of Austin’s skyline. The offices, designed by BOKA Powell, are tied together by an outdoor walkway that takes advantage of Austin’s climate. The formation of paseos and plazas take advantage of the existing mature pecan trees that reside on the site as well as giving tenants and visitors a unique urban space to dine, shop and listen to live music. The design of the project is referential to an adjacent 50,000 SF luxury hotel designed by Rick Joy Architects

5 Stories / 3 Buildings; 440 Apartments; 85,000 SF Retail Once a predominantly single story, 1960’s era, surface-parked retail strip center on nine prime acres just south of downtown, Lamar Union is now a vibrant, vertical mixed-use community. Two of the iconic former tenants, The Alamo Draf thouse Cinema and The Highball, were rejuvenated and expanded to anchor the new development, along with seven new restaurants, local retailers, 440 apartment units, and more than 1,300 structured parking spaces. The BOKA Powell design team worked within the existing entitlements and in consultation with the neighborhood association to accommodate the developer’s required program, while addressing neighbors’ concerns regarding traffic, affordable housing, pedestrian and bicycle connectivity and water quality.


Lamar Union has been honored with multiple awards, including the 2017 Urban Land Institute Austin “Impact Award” for Multi-Family; the Austin Business Journal’s Multi-Family Project of the Year for 2017; AIA Austin (local) and Texas Society of Architects (state-wide) Design Awards; and recognition by the City of Austin as a model project for the “Imagine Austin” comprehensive plan.

32 Story Building / 148 Condos / 425,537 SF 10,079 SF - Retail / 201,911 SF Parking Garage In association with Michael Graves & Associates Austin Green Energy’s Three-Star Rating A 32-story tower in downtown Austin, Texas is home to the Four Seasons Residences. One hundred forty eight condominiums sit atop 10,000 square feet of retail and restaurant shell at street level. An outdoor pool, fitness center, entertainment room, and library on the 32nd floor take advantage of stunning views of the city of Austin and the Texas Hill Country. A 446-space parking garage is integrated into the design of the building podium. In keeping with Austin’s conscious efforts to reduce natural resource consumption, the project is designed to meet U.S. Green Building Council LEED® certification standards.



Barton Place Austin, Texas

300,000 SF / 6 Building / 6 Story 2 Level Underground Garage / 607 Parking Spaces Austin Green Energy’s Three-Star Rating Barton Place is a six-story condominium complex located south of downtown Austin. Six buildings are arranged around an elevated plaza featuring a historic 100 foot tall pecan tree and native plants, all carefully preserved during construction. The 300,000 square foot condominium complex is strategically located near Zilker Park and Barton Springs, two very popular inner-city public amenities. The Hill Country-modern architecture features an energy-efficient exterior combining locally-sourced stone, floor-to-ceiling glass, concrete, and stucco. High-end finishes, a pool, outdoor kitchen and lounge, four rooftop terraces, and a fitness center/yoga studio complete a spectacular list of amenities at this unique property.





RiverView Austin, Texas

280,000 SF RiverView exemplifies BOKA Powell’s experience with sustainable urban infill projects in Austin. A surface-parked motor lodge on the south shore of Lady Bird Lake on East Riverside drive has been redeveloped into a 301-unit apartment complex designed to achieve LEED® Silver certification. Four buildings offer spectacular, unobstructed views of downtown Austin, surrounding a courtyard offering first-class amenities and showcasing innovative strategies to respect the development’s sensitive location next to Lady Bird Lake. RiverView exceeds the City of Austin’s strict Waterfront Overlay requirements, placing all parking underground and covering it with a green roof system that collects rainwater, filters it with an innovative rain garden system, and then stores all runoff in a below-grade cistern for irrigation. BOKA Powell worked extensively with City of Austin water and environmental staff to create this innovative system, the first of its kind in Austin. BOKA Powell also collaborated closely with the City of Austin’s Parks department to ensure compatibility of much-needed public access to the city’s hike and bike trail system.

4 Story / 119 Luxury Apartment Homes / 296 Parking Spaces In association with Three Architecture Cole is a 119-unit luxury apartment community located on the picturesque south shore of Town Lake. The development features dramatic views of the downtown skyline and offers front-door access to outdoor activities, including hiking, biking, rowing and running. The modern façade and expansive window glass create dramatic, light-filled residences, and an earth-tone color scheme complements the surrounding green landscape. The property is convenient to Downtown Austin, The Capitol, and the University of Texas campus. Such close proximity to Barton Springs, Zilker Park, Whole Foods Market, and iconic restaurants means the best of Austin is at your doorstep.



2400 Seton Austin, Texas

Architect of Record Lincoln Ventures engaged BOKA Powell for a new landmark residential development at 2400 Seton. This project will provide a striking addition to the Austin skyline and West Campus area. Primarily targeted at local students, this residential tower will sit at 30 stories or 320 ft in height. 241 Units in a variety of configurations ranging from studio to 6 bed and bath will create 797 beds that will occupy 25 residential levels in addition to four floors of above grade parking, totaling 101 spaces. The ground floor will provide access to the lobby and a lounge area with an integrated coffee bar. Multiple amenities will be provided to tenants including a rooftop infinity pool with private cabana style lounge space, a fitness deck, and a dedicated mezzanine level with multiple study rooms, meeting space and lounge zones. Construction is expected to commence in September of 2020 and be complete by spring of 2022.

465,000 SF BOKA Powell designed the 32-story vertical mixed-use 70 Rainey Street tower on a .57-acre lot at 70 Rainey Street in Austin, Texas. The project includes 300,000 GSF of luxury condominium units, 9,000 SF of restaurant/retail shell space at the ground floor, and 156,000 SF of structured parking integrated into the tower mass.

1,100,000 SF 250 Key W Hotel 159 Condos The Block 21 project in Austin combines a dynamic set of program elements to create a new urban center for the city. This 1,100,000 square-foot project includes the 250-key W Hotel, 159 luxury condominiums, restaurants, office and retail. In addition, the new television broadcast studio and performance venue for PBS’ “Austin City Limits” musical revue and an extensive below-grade parking garage are included in the building podium. The project has achieved LEED® Silver certification.









Waterloo Hotel

382 Hotel Keys The Waterloo Hotel is a 27 Story, 382-key upscale, boutique hotel development located in Austin, Texas. The hotel sits on an approximately one-half acre site on the northeast corner of Red River Street and 12th street in conjunction with a full-executed 99 year ground lease. The hotels vertical design will include multiple levels of hotel atop a two and a half level above-grade parking podium. The podium is being designed so that one of the levels may be re-purposed in future for amenity or office space. The lobby experience begins on the 7th floor Sky Lounge, providing sweeping views of the capitol building and access to an outdoor terrace. An infinity pool on the 26th level will compliment a lower cantilevered lounge area. The hotel will feature multiple culinary venues and bars, a banquet hall, cocktail lounges, fitness facilities, a business center and multiple other high-end amenities.

10,000 SF BOKA Powell and landscape partner Design Workshop were selected as one of three winning teams, besting more than 150 international design submissions, in the City of Austin Parks and Recreation Department’s adaptive re-use design competition to revitalize the historic Seaholm Intake Facility on Lady Bird Lake. BOKA Powell’s concept for the mixed-use redevelopment, entitled “Lakehouse,” consists of improvements to the publicly-owned park, hike and bike trail, Cesar Chavez streetscape, and the multipurpose adaptive re-use of the existing concrete structure housing event space, food service, fitness, wellness, roof gardens, exhibit, water play, and performance spaces. A figurative architectural connection slices between the existing buildings and forms a portal to the lake stretching all the way across the street and connecting downtown Austin directly to the Lake. Sustainable energy concepts, as well as passive and evaporative cooling techniques take the previous power plant structure off the grid, and flexible architectural interventions to the fenestration and floor systems allow for a wide range of public and recreation uses. A mobile barge is attached as a static deck along the lake frontage, and can be repositioned for alternative uses such as kayak concerts, triathalon launching points, fireworks watching platforms, and more. Local artist Magda Sayeg and real estate consultant Will Steakley from Den Property Group contributed to the design effort.


Creekshow 2019 “String Theory” Austin, Texas

Environmental Graphics Creek Show, now in its sixth year, is a free, open-to-the-public display of light-based art installations along Waller Creek in downtown Austin. The community is invited to walk along Waller Creek between 9th and 12th Streets to view the art designed to bring attention to the future revitalization of Waller Creek and its transformation into a series of urban parks. This family-friendly event continues to grow in popularity attracting over 50,000 visitors last year. Each year, artists explore different themes related to Waller Creek that range from hydrology to history and beyond. While the main attraction remains the impressive artistic creations, Creek Show also features live music, food vendors, and a variety of interactive activities. The annual event highlights Waller Creek’s impact on Austin’s social, cultural, and ecological future. All are invited to visit the creek, enjoy the installations, and connect with the ongoing transformation of the area. The Creek Show lounge will provide information about the exciting park features and programs associated with the new Waterloo Park which will be open to the public next year. BOKA Powell’s String Theory explores the unity of light and water in a unique and colorful way. The piece continuously twists reflecting life’s unexpected journeys. Harmonious strings mimic the soft flow of Waller Creek as the water reflects the vibrant colors back. This interplay between light and water symbolizes life’s road: it is filled with dark spots, yet is illuminated with dazzling colors that create the kaleidoscope we call life. String Theory creates a unified and playful walkway for all to experience.
