Great design solutions often spring from the collaborative discussion of multiple design options between the design team, the client and consultants. We compare and review these options, and through a process of deletion and selection, synthesize the solutions to meet our clients’ needs. A wide range of tools are utilized to communicate design ideas, including physical models, hand sketches, 3D renderings and virtual fly-throughs. By involving the entire project team, we achieve our goals of creating consensus and minimizing road blocks.

BOKA Powell utilizes an effective communication style that brings order to the multiple ways team members interface by supporting tools they use, including conference calls, e-mail, GoToMeeting and video conferencing. Our online management of project information – including meeting notes, design presentations and construction documents – allows the client and consultant team to have continuous, yet controlled access for review, mark-up and group discussion. Our pioneering use of Building Information Modeling (BIM) has further enhanced the ability of the consultant team to coordinate complex building systems and discover cost-saving solutions.

Recognized throughout our industry for our ingenuity and practicality, we carefully evaluate new technology in building design and construction, including integrated project delivery and Building Information Modeling (BIM), evolutions in construction systems, new materials, advances in under-floor air distribution and MEP systems, and progressive improvements in the technical and cost performance of building systems and materials. Our philosophy is to safeguard the interests of our clients by thoroughly evaluating the track record of any new concepts and materials prior to proposing their use on a project.

BOKA Powell is committed to creating respectful, sustainable design solutions. The main objectives of our green design approach are to minimize the wasteful expense of energy, water and raw materials, and mitigate environmental degradation caused by materials and systems throughout their life cycle, and beyond. We work to achieve these goals as a matter of course throughout all of our projects, striving where possible to specify materials and systems that have an environmental benefit. When sustainability is a stated goal of the client, our LEED®-accredited design teams bring the ability to achieve the highest standards up to LEED Platinum certification.



Union Station Block A Hotel Born and 1881 16th Street Offices Denver, Colorado PRO J E C T SI Z E

308,000 GSF In Association with SempleBrown Design BOKA Powell was chosen to work with Denver-based SempleBrown to craft a 12-story mixed-use tower in the Union Station area of downtown Denver. The transit-oriented development directly connects with the Denver Regional Transportation District (RTD) light rail system via an iconic arc-shaped platform designed by SOM. A 200-key full-service luxur y hotel includes two restaurants, Citizen Rail and Tavernetta. Ballroom space on the second level and a board room accommodate meetings and events. Balconies on level two overlook Union Station and 16th Street. A fitness center and hospitality suite are located on level three. Guestrooms occupy levels 3 through 12. A boutique five-level office building rises next to the Hotel Born connected via a sky bridge on the third floor, with balconies overlooking Union Station. The entire mixed-use block sits atop two levels of below-grade structured parking to support each use. Hotel Born has been awarded the AAA Four Diamond Rating. The project achieved USGBC LEED Silver certification.

Market Station Denver, Colorado SERV I C E S PROV IDED

Architect of Record In Association with El Dorado PRO J E C T SIZ E

370,000 GSF

Market Station is a 370,000-square-foot development bounded by 16th and 17th streets and Market and Blake streets in Denver, Colorado. The project will include 90,000 square feet of office space, 85,000 square feet of retail space and about 225 for-rent residential units. The development will also include two levels of underground parking, providing 350 parking spaces for both tenant and public use.











United Airlines Flight Training Center Building G Denver, Colorado PRO J EC T SIZE

United Airlines has consolidated all pilot training operations into the existing Denver flight training campus at Stapleton. Prior to the expansion, the campus consisted of six buildings, A through F, which together totaled approximately 470,000 GSF and housed 32 Full Flight Simulators (FFS) and 16 Fixed Training Devices (FTD). To support growth and to provide training facilities for new aircraft models entering the fleet, United Airlines has added eight (8) FFS bays and four (4) FTD simulators, bringing the total to 40 FFS and 20 FTDs. The expansion, Building G, includes all spaces associated with and in support of the simulators and flight crew instruction, including computer rooms, briefing rooms, classrooms, instructor / pilot amenities, and simulator technician work areas.







SITE

Hurley Place Phase I

Denver, Colorado +1M SF

Designed for Denver land owner Bernard Hurley and Chicago developer The John Buck Company in association with Semple Brown Architects, Hurley Place is a +1M SF multi-phase mixed-use development along the Platte River in Denver’s River North (RiNo) district. The first phase — two 12-story towers — will be built between the Blue Moon Brewing Company and the Ironton Distillery and Crafthouse. The towers will feature 300,000 square feet of office space and 198,000 square feet of apartments. A path between the two buildings will be flanked by 25,000 square feet of retail space at the base of the buildings. A parking podium supports all uses.

In collaboration with Consolidated Investment Group, BOKA Powell is creating a new mixed-use development along the Route 40 corridor in Denver, Colorado. As Architect and Interior Designer for the project, BOKA Powell has designed 205 apartment units. The residential units will sit above 106,000 SF of below grade parking.

BOKA Powell has been engaged by Fitzmartin Consulting to design a multi-family residential project in the emerging Sun Valley neighborhood of Denver, Colorado. The project will include a 54,000 SF, 4 story residential complex. The ground floor will include allocated space for a state of the art fitness center, business center and tenant amenities. A rooftop amenity deck and clubhouse opens to spacious terrace with a

community-use kitchen and grill. Positioned within an existing industrial area of Denver, the surrounding area has grown to include a nearby baseball stadium to the north and community center. The facades will include commissioned murals designed by a local artist, helping to incorporate the residential tower into the surrounding community.



Cassidy Ridge Condominiums Mountain Village, Colorado 23 Units

Cassidy Ridge’s design is inspired by the breathtaking natural beauty and textures of the nearby Uncompahgre National Forest. The development appeals to buyers who seek to capture Colorado’s effortless rugged elegance in an upscale, modern eclectic alternative to the more traditional accommodations in the nearby Mountain Village core. With an emphasis on sustainability and preserving the surrounding alpine landscape, Cassidy Ridge features tinted, insulated glass to reduce UV exposure. Window placement respects the buildings’ relationship to the mountainside and affords residents consistently beautiful views of the outdoors. Natural gas-powered hydronic floor heating systems ensure that each home is comfortable and environmentally responsible.




Villas at Cortina

Telluride, Colorado 4 Stories / 17 Condominium Units

Located in Telluride, Colorado, the Villas at Cortina is a 17-unit, fourstory town home building, featuring an underground parking garage, ski-in and ski-out access, and unobstructed views of the surrounding mountain landscape. BOKA Powell provided architectural design and interior design for all condominium units.




Hotel Ajax

Rendered in a sophisticated, modern-rustic style, Hotel Ajax will be an engaging urban resort setting, welcoming hotel guests to high-altitude escapes and residents to their mountain homes. The property will nestle into the historic streetscape of Telluride, a winter sports and summer recreation destination. The mixed-use complex will include a full-service 50-key hotel and 14 luxury condominiums with separate lobby entrances, a restaurant, coffee shop, rooftop bar and structured parking to accommodate 44 vehicles. The four-story structure reflects the architectural style of the surrounding village. The building mass steps back from the street to maintain a respectful scale in the context of the town. Large windows will offer grand views of the adjacent peaks.





Mountain Village Hotel Mountain Village, Colorado

Situated at the heart of the Mountain Village Urban Center, the hotel serve tourists visiting the Telluride/Mountain Village area. Four stories of hotel will rise above 3.5 floors of underground parking garage. The property will feature 76 hotel suites and 16 townhouse units, as well as a raised pool terrace and a clubroom with spectacular views of the mountains.
