Great design solutions often spring from the collaborative discussion of multiple design options between the design team, the client and consultants. We compare and review these options, and through a process of deletion and selection, synthesize the solutions to meet our clients’ needs. A wide range of tools are utilized to communicate design ideas, including physical models, hand sketches, 3D renderings and virtual fly-throughs. By involving the entire project team, we achieve our goals of creating consensus and minimizing road blocks.
BOKA Powell utilizes an effective communication style that brings order to the multiple ways team members interface by supporting tools they use, including conference calls, e-mail, GoToMeeting and video conferencing. Our online management of project information – including meeting notes, design presentations and construction documents – allows the client and consultant team to have continuous, yet controlled access for review, mark-up and group discussion. Our pioneering use of Building Information Modeling (BIM) has further enhanced the ability of the consultant team to coordinate complex building systems and discover cost-saving solutions.

BOKA Powell, developer Balfour Beatty Campus Solutions and design-builder Balfour Beatty Construction delivered more than 500,000 SF of on-campus student apartments at the new West Campus development, a large public-private partnership effort located at the intersection of University Drive and Discovery Drive in College Station, Texas. The project includes 411 apartment units occupied by upperclass students, encompassing 1,266 student beds. The new residence hall began accepting student residents in the fall of 2015.

Developed in a public-private partnership with Balfour Beatty Campus Solutions and delivered design-build with Balfour Beatty Construction, BOKA Powell designed a 100,000 SF addition to Tarleton State University’s existing residential Honors College. The project included the renovation of 54,000 SF of residence hall space, encompassing 184 beds, and the addition of 262 more beds, plus 6,000 SF of amenity space. An honors classroom, offices for the Honors College, and residence life offices were also added.

Completed in July 2014 with design-builder Balfour Beatty Construction, Heritage Hall is a 514 bed residence hall intended for first-year students in a true living-learning environment that contributes to student engagement and success.

Tarleton State University initiated a major building program to provide state-of-the-art living-learning environments for their students. BOKA Powell and general contractor SpawGlass began the implementation of that program through the fast-track designbuild delivery of Legends Hall, a three-story, 340-bed residence hall facility which replaces an obsolete student housing structure. Completed in just eight months in 2010, Legends aesthetically complements nearby Centennial Hall. Residents access the building and their rooms using magnetic cards integrated into the university’s IDs. The split-room design provides each student his or her own sleeping room with a bathroom that divides the two bedroom spaces. Study space and conference rooms encourage collaboration.

BOKA Powell and private developer American Campus Communities were engaged to design a new student housing complex at Texas State University as part of a public-private partnership intended to bring more affordable student housing offerings to students on campus. The first phase will house 918 students within two seven story towers linked by a community building, which will offer a full-service kitchen, dining areas, study and lounge space, laundry facilities and residential life support offices. Porches within the community building will overlook the university president’s residence. Apartments for faculty and residence life staff will be housed on the ground floor.

The building facilitates engaged learning by bringing together 514 co-ed students with common academic and personal interests in a unique residential environment. Classrooms, meeting rooms and study spaces encourage academic collaboration, while television/social rooms and food service facilities promote social interaction. Two courtyards — one public and one contemplative — provide outdoor study, gathering and recreational space. Murray Hall features bedroom suites with semiprivate bathrooms. Laundry facilities are also provided. The building complex responds to the established campus master plan and embodies the new housing commons paradigm at Texas Tech. This project is LEED® certified.

178,000 SF / 516 Beds In response to significant increases in enrollment, Texas Tech University engaged BOKA Powell and a design-build team including Austin Commercial to construct a $45 million, 178,000 square foot residence hall. Completed in July 2012, the building was designed to harmonize with the unique Spanish Renaissance architectural style of Texas Tech. The facilities provide housing for 516 students in private bedrooms and shared living areas, complete with ceiling fans, microwave ovens, refrigerators, wired Internet connections in each room, and other unique amenities. The residence hall adjoins a new two-story, 22,000 square foot dining hall, three exterior courtyards, and new parking lots built to accommodate the new residents and facility users. This project is LEED® certified.

BOKA Powell worked with the University of Texas at Arlington and UT OFPC to complete the first of a two-phase student housing development on the west side of the UT Arlington campus. The project is a true living-learning community, incorporating classrooms and collaborative study environments within a residential setting. The four-story building offers 259 two-bed units, and 16 single-bed units for a total of 534 beds. A first floor lounge and game room welcomes students into the building. Administrative functions and a corridor separate the public space from a large classroom. At the center of each floor, a large, naturally-lit social space with a kitchen offers opportunities for gathering. Quiet study rooms are also provided within each wing of the floor. The project welcomed its first set of students in the fall of 2018. Together with general contractor Hill & Wilkinson, substantial completion was achieved nearly two months ahead of schedule. A second phase of housing, mirroring Phase I, is contemplated.

The University of Texas at Arlington engaged BOKA Powell to deliver the Kalpana Chawla Hall student housing development in 2004 as a second phase to Arlington Hall, a project BOKA Powell completed in 2000. The 149,000 square foot living/learning community houses 430 students and features study rooms, laundry facilities, meeting rooms, student computer lounges and faculty offices. The attached Great Room features a kitchen, game room, sitting/gathering areas and TV lounge. BOKA Powell provided architectural services through construction administration. The building is named for astronaut and UTA alumna Kalpana Chawla who died in the breakup of the Space Shuttle Columbia over North Texas in 2003. A remembrance wall tells Chawla’s remarkable life story and includes a time capsule to be opened in 2034.

167,245 SF / 228 Suites After completing an in-depth business analysis and building program for new apartment housing at the University of Texas at El Paso, BOKA Powell was selected to deliver the project as a part of a Design-Build team. The building program, developed in collaboration with UTEP students, faculty and staff provided a “workbook” with guidelines for crafting an intimate, habitable housing development that reflects and responds to the campus’ unique architectural style. The ancient design concepts of Bhutanese architecture represented throughout the University of Texas at El Paso campus inspired the BOKA Powell design team in creating a housing complex that fosters a sense of community, security and identity. The “fortress-like” housing blocks are sited in a way that minimizes disturbance to the terrain, while creating a series of focused courtyards and quiet space for student residents. Adherence to modern accessibility standards was placed parallel to the need to reflect the imposing, monumental scale of the historic model. Ramping and stairways are carefully integrated as recessive features of the building massing.

359,000 SF / 1,000 Beds BOKA Powell collaborated with the University of Texas at San Antonio to develop a building program and provide architectural design and interior design services to deliver the 1,002-bed Chaparral Village complex, located in the campus’ northwestern quadrant. The 350,000 square foot residential quadrangle and five 9,000 square foot Commons Buildings interspersed throughout the development reflect the distinctive Spanish eclectic design language prescribed for UTSA’s future construction. The apartment-style units feature a furnished living room and kitchenette, private bedrooms and shared bathrooms. The five Commons Buildings feature living and lounge areas, meeting rooms, computer rooms, a game room, office suites, full-size kitchens and laundry facilities. Gated in the evening for security, the complex features a pool and hot tub, basketball court, and outdoor picnic areas with barbecue grills. The market-style Roadrunner Café provides food service with indoor and outdoor seating areas. Chaparral Village represents the new standard in university student housing by offering students more than an institutional, dormitory-style room. By catering to students’ desires, Universities are able to recapture student housing revenue by offering students a variety of amenities they would normally seek from private, off campus developers.

Apartment-style units in Laurel Village feature a furnished living room and kitchenette, private bedrooms and shared bathrooms. Commons Buildings for each of the four neighborhoods feature living and lounge areas, meeting rooms, computer rooms, a game room, office suites, full-size kitchens and laundry facilities. Students living in Laurel Village have access to food service at the Roadrunner Café across the street at Chaparral Village. Laurel Village represents UTSA’s commitment to providing upscale amenities and the convenience of on-campus student housing.

Two phases of apartments at Southwestern Baptist Theological Seminary provide housing to serve married and Master’s program students in the campus’ Student Village, just across Seminary Drive at the north end of the Fort Worth campus. One-hundred twelve units in two and threebedroom configurations were delivered in the first phase, and once complete, students moved from existing housing into the new products while vacated apartments were demolished and 140 new units were built. In all, the development includes 216 two-bedroom units and 36 threebedroom units. The full-service apartments each include a kitchen, washer and dryer, and individual entrances to create true apartment-style housing for the next generation of the expanding student population.

The project organized chapter houses for Alpha Delta Pi, Alpha Phi, Kappa Kappa Gamma, Pi Beta Phi and Zeta Tau Alpha into a cohesive community, creating a center for university sorority life. Each unique chapter house provides double-suite housing for twenty-five residents, a suite for the resident advisor, a chapter room, as well as study and dining facilities.

Clubhouse features laundry machines, activity space, full kitchen, television area, a group study room, and computer room.

BOKA Powell designed an additional housing option for Lubbock Christian University. The study provides 160 beds across 80 units, including two bedrooms and four bedroom suites for upper classmen with separate toilet and shower rooms. The plan provides for two RA rooms per floor and one RD room on the ground floor. Private commons areas located on levels two and three have spacious seating and windows that create a welcoming feel. The plan also includes two laundry rooms on the ground level and two study rooms per floor. The ground-level public commons area provides lush green grass and trees for social gatherings between classes and surface parking for approximately 150 spaces.
OFF-CAMPUS STUDENT HOUSING
The Waterloo Austin, Texas
Lincoln Ventures engaged BOKA Powell for a new landmark residential development at 2400 Seton. This project will provide a striking addition to the Austin skyline and West Campus area. Primarily targeted at local students, this residential tower will sit at 30 stories or 320 ft in height. 241 Units in a variety of configurations ranging from studio to 6 bed and bath will create 797 beds that will occupy 25 residential levels in addition to four floors of above grade parking, totaling 101 spaces. The ground floor will provide access to the lobby and a lounge area with an integrated coffee bar. Multiple amenities will be provided to tenants including a rooftop infinity pool with private cabana style lounge space, a fitness deck, and a dedicated mezzanine level with multiple study rooms, meeting space and lounge zones.

BOKA Powell worked with Inland American Communities Group to complete the second phase of University House, a high-rise student housing development adjacent to the Arizona State University campus in Tempe, Arizona. The project is 16 stories tall, and complements the existing structure. Luxury student accommodations include furnished residential units with high-end finishes, fitness, lounge area, and a large pool deck and entertainment area.
The Venue at the Ballpark Birmingham, Alabama 241 Units / 333 Beds
BOKA Powell worked to create a 241-unit mixed-use multifamily residential development in Downtown Birmingham. Five levels of residential units sit atop at-grade parking and one additional parking level below grade. The project shares a site with Regions Field, home to the Birmingham Barons minor league baseball team. Building architecture and materials respect the character of the surrounding development. Sight lines have been carefully optimized to provide a maximum number of units with a visual connection to the Ballpark and surrounding urban redevelopment. The pool and courtyard amenity decks are located on level two and are open to outfield views of the stadium. The ground floor parking area have designated zones at the perimeter for temporary food truck parking, creating temporary storefront type vending along the pedestrian sidewalk zone for special event occasions.
Lamar Union
Austin, Texas 5 Stories / 3 Buildings; 440 Apartments; 85,000 SF Retail Once a predominately single story, 1960’s era, surface-parked retail strip center on nine prime acres just south of downtown, Lamar Union is now a vibrant, vertical mixed-use community. Two of the iconic former tenants, The Alamo Draf thouse Cinema and The Highball, were rejuvenated and expanded to anchor the new development, along with seven new restaurants, local retailers, 440 apartment units, and more than 1,300 structured parking spaces. The BOKA Powell design team worked within the existing entitlements and in consultation with the neighborhood association to accommodate the developer’s required program, while addressing neighbors’ concerns regarding traffic, affordable housing, pedestrian and bicycle connectivity and water quality.
Lamar Union has been honored with multiple awards, including 2017 Urban Land Institute Austin “Impact Award” for Multi-Family; the Austin Business Journal’s Multi-Family Project of the Year for 2017; AIA Austin (local) and Texas Society of Architects (state-wide) Design Awards; and recognition by the City of Austin as a model project for the “Imagine Austin” comprehensive plan.
The Walcott
Jeffersonville, Indiana Developer Waypoint Residential selected BOKA Powell to design an urban residential complex in Jeffersonville, Indiana. The project includes a 220,430 square foot apartment building with leasing office and amenities spaces, surrounding a 93,506 square foot parking structure to include five levels of above grade parking. The apartment complex includes one and two bedroom units as well as studio flats and lofts. Amenity spaces include enclosed courtyards, a pool, roof terrace, club room, fitness center, and pet spa. The ground floor includes retail lease space.

Baker’s Row is the second phase of urban living completed by BOKA Powell and Birmingham-based developer Corporate Realty in the Railroad Park area, just north of the University of Alabama-Birmingham Medical Center. The project includes 205 market rate residential units (439 beds) in 13 unit types, ranging from efficiencies and one bedrooms, to two, three, and four-bedroom configurations. Some units include a spiral staircase connecting living and sleeping areas. Parking is provided in a concrete podium, with a single level below grade and two levels above grade, with an additional 31 spaces along the south side of the property, for a total of 335 spaces. Ground floor shell space is provided for a restaurant and boutique office tenants. Three courtyards provide amenity space for tenants, including a pool deck, an activity deck overlooking 14th Street, and a quiet, contemplative space in the interior of the development.

150,000 SF SMU engaged BOKA Powell to examine opportunities to renovate and expand the Owen Fine Arts Center, located on the tree-lined campus’ main boulevard, followed by full design services to bring the recommendations to fruition. Multiple additions and renovations over many years had rendered the building inflexible and confusing for users. BOKA Powell began by meeting with stakeholders to understand the existing uses of the building by department and gathering a list of key goals for the project. The study included a full complement of consultants and
engineers who developed a comprehensive view of the existing building systems, structure, code compliance, accessibility/circulation, and performance spaces. The team developed threedimensional computer models and renderings that illuminated opportunities for renovation and expansion, including renovations for all performing arts venues, restructuring space for visual and performing arts departments, re-purposing the former Meadows Museum for administrative office space, and providing other opportunities for expansion in underutilized areas.

Parish Episcopal School acquired a former ExxonMobil corporate office campus in North Dallas in 2002. Today, it houses nearly 1,200 K-12 students and 150 faculty. In response to the need to better accommodate award-winning theater and performing arts programs, Parish engaged BOKA Powell to envision a new building in keeping with the campus’ existing style that houses performance and rehearsal space, as well as a grand lobby that allows for additional pre-function and gathering space. To provide exceptional flexibility, the entire lower level of seating retracts, opening the floor for seated dining and other events.

4,000 SF The Southeast Campus Learning Commons consists of a two-story, approximately 4,000 SF “bridge” addition connecting the Science and Technology Building to the E Wing Building. The space offers views of the campus and while providing flexible, indoor/outdoor “sticky spaces” to encourage students to stay on campus. The indoor space connects the second floor of each building and provides a covered outdoor space below, enhancing the existing plaza.

Masterplanning Strategic Analysis PROJECT SIZE
3,500,00 SF Five Campuses Tarrant County College District (TCCD) embarked on a journey to create learning environments for the 21st century. This is the first-ever comprehensive plan created for the administration, board and constituents of TCCD to study how the academic models of the future and numerous influencing factors will impact facilities, real estate and service needs. This project was a collaborative effort spanning 14 months that included TCCD stakeholders at all levels, including students, faculty, staff, and administrators across all five campuses, as well as constituents and employers within Tarrant County.
BOKA Powell’s multidisciplinary team evaluated all aspects of TCCD’s existing operations, coordinating at TCCD’s request the integration of an academic planning effort with a strategic real estate and facilities plan. The resulting institutional plan accounts for changes to the District’s 3.5 million square feet of existing owned and leased space, vacant land, and impacts on core-transfer, workforce, dual-credit and continuing education programs. Relevant Findings: • A historic and current demographic assessment, compared to regional benchmarks, provided a baseline for campus enrollment and facilities growth. • Faculty suggested — and brain researchers and pedagogical experts confirmed — that flexible, engaging learning spaces, both formal and informal (“sticky spaces”), contribute to greater learning outcomes. • A comprehensive survey of district real estate, buildings and building systems helped to determine a set of priorities and opportunities for renovation and expansion, including flexible utilization of classrooms. • An extensive three-month charrette process engaged each campus community in developing its future growth plans, including locations for each of the recommendations derived through the institutional planning process.
