CONCEPT
Familia is multi-family housing concept based on a traditional dutch perimeter block adapted for high-density urban area’s. USP: 1). Quality outside space with galleries and a shared courtyard. 2). Modular load-bearing construction system, which allows lots of variation in aesthetics and is easily adaptable to its context. 3). Predefined floorplans by future owners, through an online platform and an algorithm. Bonus USP for investor portfolio: 4). Future proof building by adding extra high floorlevels. Creating opportunity to transform the initial programming of the building.

BUILDING
Block The Familia block is an adaptation of the traditional Dutch perimeter block. By cutting open one side of the building, more sunlight can reach deep into the courtyard, making it possible to stack more floors on top of each other while still maintaining the quality in the courtyard.
Courtyard & Gallaries By organising the entrances of the houses around the courtyard, you stimulate and increase the communal feel of the residence, making the courtyard the ideal space for interaction and shared activities such as dinners with the neighbours, parties and other events. Combined the courtyard and the galleries create a safe outdoors for kids to play in the middle of the city.

Flexibility The diffrent familie compositions require a variaty in housing types. The flexibility of the buildings allows for different appartment sizes throughout the building. Tailoring to single families appartments of around 60m2 up to bigger families with duplex units up to 120 m2 and up.
Future Proof Adding extra highed to the floors levels will create the opportunity to change the programming to an office, retail or hotel space. Adding value to the building and making it possible to transform with the changing requirements of the neighbourhood.

TECHNOLOGY
Modular structure The building is constructed with load-bearing prefab facade elements, adding factory precision and quality to the project while reducing the construction time and the number of people on site.
Customisable prefab The modular facade elements are highly customisable in aesthetic, material use and openings, creating variation and giving identity to every building. Depending on the project, it’s also possible to create interior prefab elements like bathrooms and kitchens. Further optimising quality, cost and realisation of the project.
Woning Formaat
Customise floorplans through algorithms Giving future home-owners the power to influence the layout of their apartment makes them feel more invested in the building, the community and their neighbourhood.
Woning Type
Through an algorithm and an online platform, new home-owners can select the configuration of their apartment before construction starts. Based on a simple questionnaire, the new home-owners get a basic layout which they then can edit using sliders, allowing them to decide the position and size of individual rooms.

ANALOGUE CITIES 102: FAMILIA
ACS102 Familia: Chicago Located in Woodlawn of South Chicago, near the University of Chicago, the future Obama Centre and the metro station. ACS102 Familia is a five-story building with (non)-commercial and retail in the plinth with 26 apartments on top surrounding a courtyard. The small scale of the communities fits elegantly in the low density of the area. Filling a void in demand between the traditional freestanding three-level houses and the other type of development of high density 100+ residential developments. The distinctive red colour of the facade and the big window openings are a reference to the brick buildings of the community of Woodlawn.

ACS103 Familia: Eupen A former brownfield, a vast open land next to the new city hall, will be redeveloped into a new neighbourhood. The new community follows s similar structure of curved streets as the existing city, making sure that the street feels familiar and recognisable. The various city blocks are all organised around there own courtyard, creating a variety of small communities. The multiple courtyards are interconnected, making it easy to roam between the different spaces. Resulting in a healthy, safe and walkable environment that stimulates an active lifestyle, but also the imagination and creativity of the kids by giving them the freedom to easily explore and make friends. Creating an affordable and livable neighbourhood for families in the city centre.

ACS102 Familia: Lockport The 30-acre site between the city of Lockport and Juliett has the potential of becoming a new city centre for the local community. The development is based on the 15 min walkable city principle. It has the opportunity to facilitate more than it’s direct residence. The 36 building development has space for 820 apartments but also reserves space for the commercial and retail program. The goal of the site is to become a destination for its residents and the surrounding neighbourhood. The ensemble follows the local city grids nesting in the existing structure of the city. With mainly low raise on its borders with more density towards the centre. The ensemble embraces its walkability and small. Creating an ideal community that sits between the freestanding house and the mass high rise development.

ACS103 Familia: Eupen The infill block is research on how a modular system can fit into existing historic city structures. Finding ways to connect to the fabric of the city while keeping the flexibility of the modular system. And maintain the quality of the courtyard and bring families back in the city. The buildings located next to the Church area set back, honouring the importance of the old structure. The three blocks vary in height, giving the design a feeling of lightness will maintaining enough volume to realise 40-65 units.
