What an incredible night we had on October 10 at the TWA Hotel for our annual Building Awards Gala! This year, we celebrated over a dozen outstanding construction and architectural achievements from across Queens, recognizing the visionaries who are shaping the future of our borough. From the revitalized public spaces to innovative residential developments, these projects reflect the talent and commitment of the builders, architects, and developers working to ensure Queens remains a vibrant, sustainable, and livable community.
It was a privilege to be in the presence of industry leaders who continue to elevate our borough’s skyline, and I want to thank each of you who attended and contributed to making this event a success. A special thank you to our keynote speaker, Carlo A. Scissura, Esq., President and CEO of the New York Building Congress, for his inspiring words about the importance of these transformative projects for our borough and city.
As we look ahead, I’m excited to invite you to our next major event, the Business Persons of the Year Awards on December 4. At this event, we will honor six remarkable individuals whose contributions are shaping the future of Queens. Join us as we recognize Shahed Islam, Tom Rudzwick, Jennifer Aument, Saeeda Dunston, Seth Bornstein, and Brendan Leavy for their leadership, innovation, and dedication to driving economic growth in our community.

QUEENS NEWS Company Service Projects Help Local Ill Children

If you or your company is looking for a meaningful and heartwarming project, Friends of Karen has opportunities to make a difference for critically ill children and their families.
Friends of Karen is a nonprofit organization that supports children in the New York Tristate region undergoing treatment for a life-threatening illness, and their families. We provide comprehensive support to children (newborn to age 21) with cancer, Sickle Cell Disease, rare diseases and other life-threatening illnesses.
Approximately half of the 550 families Friends of Karen serves each year reside in New York City with more than 60 families in Queens alone. Our office in Melville, NY also supports 85-95 Long Island families each year.
We ensure no family goes through this difficult illness journey alone. Each family is paired with an experienced and compassionate Friends of Karen social worker who provides guidance throughout the child’s treatment, as well as financial, emotional. psychosocial and advocacy support.
Our four licensed child life specialists and creative arts therapists provide additional emotional support to help children build coping skills and resilience, as well as providing disease education. We continue to work with the family after treatment is finished, a period called survivorship. When treatment is not successful, we support the family during end of life and bereavement.
Our work is enriched by volunteers who devote their time and talents to supporting our mission. We work with local businesses of all sizes to create opportunities to give through day of service and team building projects.
A key aspect of our work is our Gifts Program that ensures that more than 800 children and families can maintain their family
traditions, observe holidays and mark milestone occasions. This brings much needed joy to families under incredible stress, and helps the family maintain a sense of normalcy while their lives have been turned upside down by their child’s illness.
Every child looks forward to their birthday, so Friends of Karen provides a gift for every child in the family, so that birthdays remain a happy occasion. This takes financial and emotional burdens off the shoulders of parents, who are immersed in caring for their ill child and keeping their family functioning.
Every month, we send ageappropriate birthday gifts to 6080 children. We often include a Birthday Bag filled with candles, party plates, napkins and a small grocery gift card for refreshments and welcome companies’ contributions of Birthday Bags assembled per our guidelines.
Right now, Friends of Karen is preparing for our Holiday Adopt A Family program. Every child looks forward to the holidays but when parents are struggling to care for a child with a lifethreatening illness, there’s no time for shopping or even thinking
about the holidays or buying gifts. We ask parents to send us their children’s wishlists. Then our generous supporters fulfill their wishes. Companies can host toy drives to provide gifts and books for ill children when they are hospitalized or isolated at home.
We also need grocery gift cards of $50 or more to ShopRite, Stop & Shop, Target, Walmart, Visa, or MasterCard to help with their holiday meals. Families need supermarket gift cards year-round for everyday nourishment too. Companies can host gift card drives to contribute to this effort.
If a group project is not on your agenda, Friends of Karen welcomes your support through workplace giving campaigns or a corporate matching gift for your individual contributions.

A Critical Discussion on Lithium-Ion Battery Fires

A recent gathering of fire protection professionals, including firefighters, contractors, engineers, and product vendors, took place at the Nassau County Police Academy in Garden City, Long Island. Organized by the National Fire Sprinkler Association (NFSA), the event focused on the growing threat posed by lithium-ion battery fires. The keynote speaker, Lt. John Cassidy of the FDNY, delivered an eye-opening lecture that underscored the urgent need for increased awareness and better safety measures.
Lithium-ion batteries, now ubiquitous in daily life, are found in a wide range of devices and systems. While these batteries are
an efficient power source, their potential to overheat, catch fire, or even explode is significantly heightened when damaged or mishandled during charging or storage.
Lt. Cassidy highlighted the alarming rise in lithium-ion battery fires in New York City. He pointed out the batteries, which power everything from e-bikes to handheld vacuums and electric vehicles, were responsible for 362 fires in 2023 alone, tragically resulting in 18 fatalities. It is fully anticipated those numbers have already increased in 2024. Cassidy warned that these fires can ignite without warning and spread rapidly, often leaving little time for escape.
As the president of a leading fire safety firm, as well as Vice President of the New York Fire Sprinkler Contractor’s Association (NYFSCA), one of the event’s sponsors, the information for me was both startling and cautionary.
Lithium-ion batteries store a significant amount of energy in a compact space. When this energy is released uncontrollably, it generates intense heat, which
can turn internal components into flammable, toxic gases. Lithium-ion battery fires happen for a variety of reasons, such as physical and electrical damage, exposure to extreme temperatures and product defects. According to the FDNY, city records indicate that more than half of lithium-ion battery failures occurred when the batteries were not even charging.
Many of the more recent problems are the product of unregulated aftermarket chargers, which are not required to be certified. It is not uncommon for older batteries -- even when left unplugged -- to overcharge, causing batteries to malfunction, overheat and combust.
Delving into the science behind these perilous fires, the focus now is on the phenomenon of thermal runaway, a process in which the heat generated within a battery cell surpasses the amount of heat that can be dissipated.
The resulting fires are notoriously difficult to extinguish and produce highly toxic smoke, making them particularly dangerous. Alarmingly, even after a lithium-ion fire is seemingly extinguished, the batteries can still reignite. The lieutenant’s message included recommendations for bolstering lithium-ion battery
safety.
He called for stricter battery certification regulations, enhanced public education on safe battery practices, and further research into fire protection methods to prevent thermal propagation, i.e., the chain reaction where a thermal runaway event in one battery cell triggers neighboring cells, potentially causing the entire battery to catch fire. With the exponential increase in use, it is critically important for all of us to be aware of their presence in our everyday lives and take practical safety measures. For example, when riding on the subway in a car with an e-bike, the best choice is to move to the next car. If witnessing multiple delivery bikes with lithium-ion batteries stored haphazardly inside a restaurant or food delivery kitchen, immediately call the building’s landlord or report it to the FDNY.
Fortunately, New York State has extremely knowledgeable and effective fire prevention departments. With that said, it is equally essential for insurance companies to play a critical role. By adjusting insurance premiums for building owners and tenants, insurance companies can incentivize adherence to proper safety measures in properties

. What inspired the creation of your restaurant, and how did you get your start?
The creation of Nur Thai was inspired by my deep love for Thai cuisine and a desire to share the authentic flavors and traditions of Thailand with the diverse community of Queens. We wanted to create a space where people
could experience the vibrant and aromatic dishes of Thailand. Our goal was to bring a taste of that country to Queens and share traditional dishes with a modern twist, which led us to open our two locations.
Can you share any memorable moments or experiences you’ve had as a restaurant owner in Queens?
One of the most memorable moments was during our first community event, where we served hundreds of people and received overwhelming support and positive feedback from the community.
It was a humbling experience
that solidified our place in Queens. We also were so happy to receive the honor of being voted the “Best Halal Restaurant” in the borough in the inaugural “Best Halal” competition held by the Queens Chamber of Commerce earlier this year.
What makes your restaurant unique?
What makes Nur Thai unique is our dedication to authenticity while still being innovative. We use fresh, highquality ingredients and traditional cooking techniques, but we’re not afraid to experiment with new flavors and presentations. On Thursday, October 10th, hundreds gathered at the iconic TWA Hotel at John F. Kennedy International Airport for the Annual Queens Chamber of Commerce’s 2024 Building Awards Gala.
Since its inception in 1926, the annual event has honored iconic projects that have enhanced the architectural and economic vitality of Queens, ensuring the borough remains vibrant, sustainable, and livable. This year’s 98th anniversary recognized 14 outstanding projects from across Queens, showcasing their contributions to the community’s growth and development.

This year’s awards were divided into four categories, with each honored project represented by the architects and builders behind them. New Construction was the largest category, with eight diverse projects recognized. In the Residential (Multi-
Family) subcategory, the Locust Manor Development received recognition alongside Nova. In the Health Care Related Facilities subcategory, the Joseph F. Collins Catholic Charities Behavioral Health Center was acknowledged Educational excellence was honored in the Schools & Colleges subcategory with the award going to PS32 The State School Addition. Meanwhile, within the Mixed Use subcategory, The Monarch took the top spot. In the Commercial subcategory, Wildflower Studios was recognized for its groundbreaking architectural vision. Lastly, the transformation of LaGuardia Airport’s Terminal C received accolades in the Public Buildings subcategory for its role in modernizing one of New York’s
major transportation hubs.
In the Sustainable Building category, two projects were highlighted for their ecofriendly designs. The Alley Pond Environmental Center, designed by Leroy Street Studio and built by T. Moriarty & Son, Inc., won for the Public Buildings subcategory. The 88, designed by Ismael Leyva Architects with Monadnock Construction, Inc., took top place in the Residential (Multi-Family) subcategory.

a single standout winner: The Atrium Business & Conference Center at LaGuardia Airport, built by Holt Construction, which was praised for its contribution to the airport’s modernization.
Three projects were celebrated in the Rehabilitation, Adaptive Use, Alteration, or Addition category for their revitalization of existing structures. These included the Queensborough Community College Performing Arts Center (QPAC), the Rego Park Office Tower, and Alphapointe Queens.

Water Property Damage: Know Where Your Main Water Shutoff Valve is Located Having water flowing uncontrollably into your home or business is not only very upsetting, but also can be hazardous and unsafe. Growth (Mold): Common Misconceptions Answered

Misconception 1:
“Bleach kills mold!” Bleach is only effective for non-porous surfaces. Often more dangerous
than mold itself. “Dead” mold is still toxigenic! You need to remove the spores. Bleached areas can become white and make mold difficult to detect.
Misconception 2:
“Basement waterproofing paints is an answer to mold on basement block walls.” Most common brands are not mold resistant, just a waterproofing agent or stain blocker. They can become a food source for mold.
Misconception 3:

Catholic Charities Brooklyn and Queens Raises Over $2 Million in Record-Breaking Annual Fundraiser, Celebrates 125 Years of Transformative Service!
Brooklyn, NY – Catholic Charities Brooklyn and Queens raised over $2 million in a recordbreaking annual fundraiser on Thursday, September 26 at the 2024 Bishop’s Humanitarian Award Dinner. Held at Cipriani Wall Street, all proceeds benefit the agency’s more than 160+ programs and services. At the event, Catholic Charities Brooklyn and Queens presented Thomas J. Grech, president and chief executive officer of the Queens Chamber of Commerce, and Robert J. Pape, Jr., of The Paul L. Martin Charitable Trust, with the Bishop’s Humanitarian Award. Catholic Charities Brooklyn and Queens also presented Francesca Yellico, executive director of Bridge to Life, with the Ubi Caritas Award, and Vincent D. LeVien, director of external affairs at DeSales Media Group, with the Bishop Joseph M. Sullivan Service Award. Reverend Monsignor Robert J. Romano, pastor of Our Lady of Guadalupe in Brooklyn and assistant chief chaplain for the NYPD served as the Master of Ceremonies Reverend Monsignor John Bracken, 125th Anniversary Dinner Committee Chair and pastor of St. Francis De Sales in Queens began the evening’s celebration with an invocation.
The 2024 Bishop’s Humanitarian Award Dinner was co-chaired
by the Most Reverend Robert J. Brennan, Bishop of Brooklyn, serving the people of Brooklyn and Queens. “In a special way celebrate the 125th anniversary of the founding of a wonderful organization”, said Bishop Brennan. Reverend Monsignor Alfred P. LoPinto, president and chief executive officer of Catholic Charities Brooklyn and Queens, emphasized the importance of donor support for the agency’s work and highlighted the 125th anniversary. “Your support tonight and throughout the year is so vital in enabling us to continue providing our neighbors with the helping hand they need to get back on their feet again.”

Con Edison Begins Construction on $1.2 Billion Project to Modernize the Electricgrid in Southeast Queens
Con Edison hosted a groundbreaking ceremony on October 1 to mark the start of construction of its Reliable Clean City – Idlewild Project. This infrastructure project will support the electrification of John F. Kennedy International Airport, the Metropolitan Transportation Authority’s switch to electric buses, and electrification of buildings in Jamaica, Queens.
The ceremony was attended by representatives of the New York State Public Service Commission, the Metropolitan Transportation Authority, the Port Authority of New York & New Jersey and elected officials, and community leaders.
The Reliable Clean City –“Idlewild Project represents a major milestone in our strategy to create a clean energy future where every New Yorker can share in the benefits of a reliable, climate-resilient grid,” said Tim
Cawley, Con Edison’s chair and chief executive. “We’re proud to break ground on this project that will enable the electrification for downtown Jamaica, JFK International Airport, and the MTA’s fleet of buses, while also increasing reliability for our customers, creating good jobs, and advancing New York’s climate goals.”
The project will enable Con Edison to accommodate increased demand as well as new sources of renewable energy, all while increasing reliability for Queens customers for decades to come. This will pave the way for residents and businesses to use cleaner energy to charge vehicles and electrify heating and other equipment.
In addition, it will provide interconnection points for energy storage and enable large clean energy resources to interconnect with the Con Edison system,
which advances the State’s renewable energy goals included in the Climate Leadership and Community Protection Act.
“Con Edison is doing important work by providing New York City and Queens with the infrastructure needed to support the clean energy transition,” said Congressman Gregory W. Meeks.
“The Reliable Clean City –Idlewild Project will increase electric supply to neighborhoods in my district of Southeast Queens and give our residents the option to choose cleaner energy products to heat and cool their homes, drive, or just to charge their phones while improving air quality and community health. This investment is designed to make our borough more sustainable and support our economic growth.”
