Minnesota winters are not for the faint of heart. Even many lifelong, loyal Minnesotans spend only the greenest months in the Great North, leaving lake homes and cabins sitting cold and empty all winter long. If proper care isn’t taken before the winter months hit, the great spring clean-up can become a great big nightmare. As fall ends and trees trade their leaves for snowy sleeves, cabin owners prepare themselves, and their property, for the harsh winter elements. The obvious things — boats and docks come off the lake, the outside of the home secured, but other things might miss the checklist and not be discovered until warmer weather returns. Mike Degen owns and operates Northland Cabin Care, a Brainerd lakes area business that specializes in winter clean-up and maintenance of lake homes. “Winter is tough on homes — especially when they sit empty during the coldest months,” Degen said. “Taking the right steps before leaving a home to sit for the winter helps prevent a big headache that could be waiting in the springtime.” In addition to removing property off the waterfront, Degen reminds homeowners to make sure gutters are cleaned out and draining properly so ice and snow don’t build up and create problems. Survey the roof of your home to make certain all shingles are in tact and no leaks or cracks are going to wreak havoc through the cold months.

Give the lawn one last cut before the freeze and make sure leaves are either removed or at least piled away from the house. It’s also important to check for any air leaks around electrical wiring, dryer vents, windows and doors. “Critters love to find any way in they can,” Degen said. Take care to dispose of all perishable food before leaving. Months of expired food can lead to an unwelcome surprise of rancid smells and unidentifiable remains come spring. Anything that stores in the pantry but might interest pests should be stored in sealed tubs in closed cabinets to keep from attracting any furry friends. Since Minnesota basically turns into a freezer all winter long, Degen said, it is safe to assume anything that can freeze, will. Make sure to turn your water off at the source. All pipes should be insulated and bled of any sitting water. Consider all pipes throughout the house including parts that won’t benefit from the homes ambient heating like attics or crawl spaces.

Many times, freezing temperatures affect the least obvious and often most vulnerable places first. It’s also a good idea to protect your bathtubs, showers, sinks and toilets by pouring a cup of plumber’s antifreeze down the drain. Wondering what could happen if you leave things to fate? A burst pipe is not exactly the “welcome back” gift you would hope for upon return. Draining your water heater (and water softener if you have one) is also a good idea in the effort to prevent any type of freezing or pipe burst. If you’re nervous about the water situation, Degen said it’s not a bad idea to call in the professionals. “It never hurts to have someone come in who is certified in winterizing — especially when it comes to your water systems,” he said. No one wants to pay to heat a house as it sits empty all winter long so setting the thermostat at an appropriate level is a good way to keep cost down and still helps prevent the risk of a freeze out inside. Degen recommends 55 degrees as the setting for an unoccupied home.

FLOORING TRENDS BY SARAH NELSON KATZENBERGER Flooring trends are constantly evolving with new styles, textures and patterns emerging every year. 2018 styles are bringing some intriguing expansion to flooring options in the way of design and consumer use. Among the most interesting new trends is what industry insiders are calling “origami tile.� Homeowners are mixing materials to give a patchwork pattern look to various styles of flooring. In carpet origami, style comes by way of mixing soft plush carpet strips with flat commercial strips giving the carpet a tiled look with varying textures and shades of color. It might not be for everyone, but it provides a really great design look. With hard flooring, origami tiling brings a mix of hardwood and tile flooring to create interesting designs and shapes and colors giving the floor a mosaic look. In addition to mixing materials, unique geometric patterns are starting to emerge in flooring trends. Why install a traditional straight floor when you can create a herringbone pattern? Ceramic tile continues to make up a large sector of popular flooring options, but the days of beige shades of square tile are fading while textured, plank tile gains more traction. Ceramic with a hard wood facade or reclaimed wood look provide the look of hardwood floors without all the upkeep. This is something many thought would gain popularity in commercial spaces, but it has really taken off in homes as well.

A big change in hard flooring trends is the ease of install. While quality flooring used to require nails and expertise, new styles come in various install methods that just about anyone can handle. Gravity flooring has a hardwood or ceramic look but ismade of a heavy rubber material that is waterproof and notably durable against winter freeze — something that can be crucial to cabin owners who let their lake homes freeze in the winter months. But even carpet options have gotten a big makeover. Everything carpet is moving toward protecting indoor air quality and providing a hypoallergenic surface. With Air.O carpet from Mohawk, latex backing has been sidelined for a built-in, moisture-wicking wool backing that completely removes the need for carpet padding. The greatest barrier to growth is the demand for installers. Carpet companies have caught on and with lines like Air.O, the install requires zero stretching, pulling or tacking — it lays down flat and is easy for the average homeowner turned installer to lay down on their own. They took out 100 percent of the difficulties of the install process. While Air.O is growing in

popularity, it isn’t recommended for high traffic areas — ­ stick to bedrooms for this one. For high traffic areas, rubberbacked carpet like the “Life Happens” line from LifeGuard stands the durability test against kids and pets and still looks and feels good. It prevents liquid from getting beneath the carpet and creating a bigger problem with mildew. Non-allergen carpet is what everyone is trying to achieve. The biggest change in flooring trends is the movement away from committing to one type of flooring. You can have hardwood steps and tile in the kitchen and carpet in the living room. The barriers just aren’t there like they used to be, you have options and they just keep getting better.

On the list, right behind “How many homes should I tour?” and “How much can I afford?” is “How do I know if the property is a good deal?” Great question. Some local agents were asked for their thoughts about spotting a bargain, and specifically, what advice do they give their buyers?

Work with a local agent Jeremy Johnson, Realtor with Positive Realty notes, “You have to do a lot of homework in order to spot a deal.” His best advice is to work with a local agent for a couple of reasons. “First, they know the houses in the market. Second, they can set you up for notifications that come directly out of the Multiple Listing Service give you the jump over anyone relying on national real estate websites, which are often a day or two behind.”

Chad Schwendeman, Broker/ Owner of Exit Lakes Realty Premier, offers advice on what to look for on those MLS data sheets. “Days on market can determine a bargain if the property has been for sale over a year. Also watch the cumulative days on market. If a property listed with one brokerage switches to a new brokerage, their days on market do not start over.” You can also look at the listing’s history to view any price reductions or other milestones. He adds, “Sometimes after trying to sell their property for so long, sellers get seller fatigue. They’ll tell me ‘Just bring me an offer.’”

Johnson cautions against using online tools as proof of value. “Be careful on those websites,” he says. “They tend to be all over the board with their valuations and are rarely right. County Market Valuations aren’t always accurate, either, but some people use those a lot.” Instead, ask your agent to show you data on comparable properties that have sold. This will give you an accurate view of what is going on in the market. All of the agents agreed when a great bargain is found, be prepared to write the offer. Make sure to work with a mortgage lender before starting the search so you know how much house you can afford and you have your pre-approval letter ready. Lee laughs. “Acting fast is really important. The best deal I ever negotiated was on the coldest day of year. 30 degrees below zero and buyers were willing to drive

up to see the house. We wrote their offer and it was accepted that night.” Schwendeman states, “We really want to avoid multiple offer situations, but it happens. I encourage my clients to write their strongest offer and have very few, or no, contingencies such as finance, sale of another home or home inspections. Be pre-approved and have your underwriting done. If there are multiple offers, make sure yours stands out. I once had a client write their earnest money check for the purchase price ­— that got the seller’s attention!” In the end, the question you have to answer for yourself is this: Does the price feel fair? If you’re not happy with the price, it’ll always feel like you paid too much. If you pay a little more for something you love, then it was worth it. And those are the best bargains to find.

All in a Day’s Work BY LINDA HURST Home building has come a long way since I built a house in the ‘90s. Builders are evolving with the times, becoming more efficient and cost-conscious on behalf of their clients. We asked a local builder if we could follow along on a typical home build — Larry Oaks, owner of Wausau Homes, Brainerd agreed. We tagged along at one of his recent set days giving us a first-hand look at their unique process.

7:26 a.m I was told to swing over around 7 a.m. I honestly thought the crew would be milling around formulating a plan, but this site was already hopping. I made my way around trucks and past the crane to meet with Oaks who was happy to show me around the job site.

I learned the basement was completed about two weeks prior. This particular day was dedicated to putting up the main structure. So as the homeowners’ trusty dog plopped down next to me, we settled in to watch the walls go up.

8:05 a.m. A set crew of six, clearly experienced with this process, moved swiftly around the project, each assigned a job. The boom lowered a floor joist and they guided it into place, finishing up just as the next one appeared. Over on the trucks, the crew hooked up the next pieces to place. Oaks told me this part of the process moves so smoothly because when the trucks leave the factory in Wausau, Wis., they are loaded in reverse order to aid in the unloading at the job site.

With the main floor done, it was time to place the walls. The interior stud walls were set according to the floorplans. Exterior walls arrived with sheathing and weather resistant material. Some walls have the windows installed, others have the openings ready for bay windows and exterior doors. The crew finished up placing the walls as the next truck appeared with the roof trusses. Bathtubs were also on site since it would be easier to move them into lower level baths.

The structure went up and it now looks like a house. The crew moved to the roof to begin installing skylights and start shingling. At this point, the subcontractors can complete drywall, plumbing, cabinets and flooring. Oaks talked about the efficiencies of building in this way. “We don’t have a lot of waste,” he said. “The home plans are run through a computer which determines how every single piece of wood will be cut. We can utilize each board for several purposes, so we’re not throwing much, if anything, away. Because the entire house is built in the same facility, trimmings from boards can be recut and used in another part of the build. It’s very important to note Minnesota’s shorelines are being developed at a tremendous pace. Construction and landscaping can work to accommodate and support natural habitat. A natural shoreline is more than an aesthetic buffer zone for the lake; it is part of a more complex ecosystem that provides habitat for wildlife and protects water quality in the lake. A natural shoreline section as part of your property management and design is a very important contribution you can make to enhance water quality, support a healthy fishery, and additionally provide wildlife habitat. I was my grandfather’s “right hand man” caring for his lake property on South Long Lake growing up. We fished and swam and I learned to love life at the cabin on the lake. His lake place had a matching hand split rock fireplace, walkway and retaining wall. The wall would get damaged by ice heaves and high water levels some years. The wall was a beautiful example of

artistic masonry but required regular and sometimes costly repairs. It‘s also an example of a potentially detrimental method of shoreline management. Our families have had lake places on Lower South Long, Mille Lacs and now on Pelican. I’ve dealt with everything on this long list of the challenges that lakeshore properties can pose, i.e., broken retaining walls, steep slopes, high water levels, low water levels, high wakes, cattails, flooding, loss of plants, sand washing away, multiple torrential rain and wind storms damage, tree falls, ice heaves, dock maintenance, property damage from wildlife to name just a few. This list may have issues that are familiar to you. My grandson loves the lake, fishing, swimming and helping his grandpa “drive the boat.” I want my legacy to include he and his grandson having all those adventures and share the same love for the lakes as the previous five generations of his family.

The trend of constructing buildings with logs and log siding, which was popular for the last 10 or more years, is making way for more practical designs, according to North Country Custom Builders Vice President Dennis Blosberg and Baratto Brothers Director of Project Development Eric Carder. “They might do cedar trusses. Cedar shakes on the gables. Stone on the bottom and a maintenance free siding just to blend some maintenance free with a northwoods look.” “Some of the materials we are integrating, we do roof lines integrating seamed metal roofs on a dormer with maybe architectural

shingles on a dormer where it stands out differently,” Blosberg said. “People seem to be going toward less maintenance like an LP Smart Siding or something similar.” The trend toward less maintenance is especially present in seasonal residences.

“People want to come up and enjoy their place and if they aren’t the type to want to hire someone, they want to do the least maintenance they can so they can enjoy their places,” Blosberg said. “We see a lot less of heavier maintenance types of buildings essentially.”

Reclaimed materials are still growing in popularity, especially large, structural timbers, mantles and reclaimed flooring which have more utilitarian uses than paneling and trim. “That is a more expensive product,” Carder said. “It’s a limited resource. That look cannot be recreated. A lot of people like it because it is unique because if you walk into a house with big, reclaimed timbers it can’t be replicated with new materials.” In a way, buyers are sometimes even purchasing the history of the reclaimed product. “If you tear down a barn or building where we buy these, it’s kind of a story. We try and find where they came from and what the original use was,” Carder said. Where customers had been asking for big, extravagant rooms in past years, buildings now are being constructed with an increasing amount of attention toward the building’s specific use and even the surrounding scenery. Carder said formal dining rooms are being left by

the wayside in favor of combined wide open kitchen, dining, living spaces that focus on socializing in a less formal matter. Large bedrooms are also becoming less popular, replaced by bunk rooms with beds for as many as eight people popping up in seasonal properties. Buyers realize on vacation they will likely spend all waking hours outdoors or in social spaces. Bedrooms, in these cases, are almost exclusively for sleeping. “It is still very common, for most of these places, are second, third, fourth or eighth houses for clients,” Blosberg said. “When

they have a place on the lake or they build there. They tend to build around entertainment spaces very commonly.” “We try, through architecture, to really understand family dynamics,” Carder said. “What we ask our clients is a lot of questions to grasp who they are, how they live, who is coming up so we can really dial in the architecture.” Longevity and family dynamics are also a part of this new focus on practical design. “A lot of our clients are in their late 50s or beyond, is to remind them they are going to have this place for a long time,” Blosberg said. “We want to build heirloom quality homes they can pass on to the next generation, but also to help them age in place so they can enjoy the place long into their retired years.” This forethought results in homes that have features that add to resale value. their properties beyond traditional recommendations with many properties having over 90 percent efficiency ratings. “R-values in homes the code is R-19,” Carder said. “Most of our homes are R-23 now. Spending a little more on better home efficiency insulation packages might be a $3,000-$5,000 upgrade, but they will take that option all day long for a very efficient home.” “We do a lot of in-floor heat throughout almost every structure we build,” Blosberg said. “That is a luxury but it’s a strong selling point. You basically double up on your heating package but it’s comfortable and you create a thermal mass that holds heat

well in a house. If you have people go in and out, opening doors and things like that you have a thermal mass versus just heating the air. If it is in front end design development a lot of people want in floor heat.” A great amount of attention is also being paid to outdoor spaces with homes being constructed with large windows overlooking outdoor scenery, and a growing interest in wide open porches, outdoor living spaces and kitchens. Most building trends today are a focus on practicality with style mixed in.
