BJJB magazine Anyone that knows me knows the I am wildly infatuated to chocolate and Josh is a huge fan of Almond Rocca.
Brandi and Josh here for BJJB magazine! As you know, that is our initials Brandi Jones and Joshua Bacorn = BJJB. It is February and so far 2014 is awesome. We are moving into the Chinese year of the wood Horse and out of the water Snake. In other words we are moving out of the dark into the light– strong and powerful. Our January resolutions have been humming along. I, Brandi, have been teaching a class on goals and values and it has been quite a success. When identifying someone’s core values and basing work goals around them it’s extremely powerful, emotional, and vulnerable. Thank you to those of you who are brave enough to be vulnerable. This month Josh and I kicked off a series of Agent Appreciation Brokers Tours. It was a great success for the agents. We featured Lula’s chocolates in Monterey.
Since January was so warm it made it easy to see some of mother nature including Ano Nuevo and Mavericks. The famous elephant seals were at Ano Nuevo in full force. I found it very interesting that the elephant seals don’t travel together, they are solo animals. They are deep sea divers and they always come back to the same beach. Also this years 2014 Body Glove Mavericks Invitational offered big waves and fun surf to watch, I don’t have the “blank” to surf those waves. We had a blast in January and are looking forward to February 2014. Hope you enjoy this issue! Sincerely,

What’s Up With This Ryan ? Hi, Ryan here, I would like the opportunity to review important changes impacting the current consumer. 2014 brings precise rules and perpetual changes which are designed by the Fed to ensure borrowers have the ability repay loans. The news of these changes have scared many people and they call me saying “What’s up with this Ryan?” Let me break it down for you. The changes are not as scary as they sound. Let’s begin back in 2010 when the Dodd Frank Act created the Consumer Financial Protection Bureau whose main mission is to make sure that all mortgages can be repaid. Financial regulators have swung ultra conservative, pushing for controls to avoid the excesses that led to the recent real estate crash. Therefore, the new Consumer Financial Protection Bureau pushed for a lower debt-to-income ratio (which is your total monthly debt divided by your total monthly gross income). Under the new “Ability-to-Pay Rule,” borrowers cannot exceed a 43% debt to income ratio Most Jumbo loans, greater than $625,500, require a 43% DTI. Whereas most conforming loans, less than $625,500, can still go as high as 50% DTI. Furthermore, borrowers must prove financial standing, with current paycheck stubs, credit and housing history, employment status, and asset statements. Another new 2014 mortgage rule states lenders must provide what the CFPB calls a “qualified mortgage.” QM by definition, lenders must: limit points and fees to not exceed more than 3% of the loan amount, no longer offer terms that extend beyond 30 years, promote “teaser rates” that are interest only, or are based on similar risky terms like negative amortization schedules that eventually lead to significantly higher monthly payments. Our best advice: Let us help you to be aware of the rules and pay attention to what you can afford in this tight market. Providing a down payment and positive credit history will still be a key aspect to securing a historically low mortgage interest rate. Again, your debt to income ratio is the deciding factor as to whether you’ll be approved for a mortgage or refinance. By law, the new mortgage rules require us to ensure that you are financially able to make your mortgage payments and it’s all based on keeping your housing costs reasonable in relation to your income, and other debt obligations. Shadowbrook, was the place that Brandi worked for years to put herself through UCSC and when starting her real estate career. “What I love the most is how romantic the restaurant was year around.
