December is here and so are the

holidays. Oh yes, the holidays…..every year it hits me like a Christmas train of excitement. This year is awesome because we have had rainy snuggly days. I love warm fires and fuzzy blankets while shopping online.

This

WCR is rolling out in 2015 a WCR Santa Cruz Mastermind Group. We are excited to share with you that the purpose of this group is to challenge each other to greater heights for professional and personal growth. A mastermind group empowers synergy for dynamic brainstorming and “ah ha” moments collectively and individually. The environment will be of total honesty, respect, and trust where we can set goals and help hold each other be accountable. The idea of a mastermind group came from Napolean Hill who popularized the concept in his book “Think and Grow Rich.” He described the Mastermind Group as “the coordination of knowledge and effort of two or more people, who work toward a definite purpose, in the spirit of harmony.” We want to do that with you!  6 meetings a year with a selected book as the topic  90 minutes in length  60 minutes to synergize and discuss the selected book  30 minutes to discuss have’s and wants

February Book: “THE ONE THING” by Jay Papasan and Gary Keller. Location and time to be determined on size of group. Next Meetings will be April, June, Aug, Oct, and Dec.

Yes it is funky, yes it is eclectic, yes it is hipster Santa Cruz, and it is perfect for those of us who chose to have very eclectic diets such Paleo, Whole 30, Vegan, Vegetarian, Martian, etc….we loves this place. It is a place that is open after us realtors do an open house on Sundays at 4 or when us early birds want a Saturday morning bloody mary's. The food fits all of our needs. And if you have no needs then this is also a great place for you. The menu ranges from brunch to happy hour to dinner. Brunch features Polenta Benedict to Bacon Pancakes. I can’t get enough of the Truffled Pommes Frites (fries with truffle oil and rosemary) and Lamb Kabobs. Their salads also always offer a nice healthy and tasty entrée or 6

appetizer.

This program was voted in by Santa Cruz residence that allow the county to regulate a certain number of homes where the owner and buyer have a lower than average income. This allows people who would not otherwise be able to afford a home get a chance to live the dream of home ownership. You will notice that you can not tell which one of these is the Measure J home. Narrowing down our scope and zeroing in on the real estate industry, pent up housing demand from the post 2008 crisis will lead to a rise in household formation rates. Furthermore with regards to the long term trend of interest rates, those will gradually rise. In conclusion, we will see benefits from emerging market growth as China’s restructuring is likely to be successful as they strive towards being the largest global economy while Africa and India are improving their presence in the world.

Hello Santa Cruz! I presume many folks are rushing around frantically with holiday madness, thankfully I am not. Phew! I love this time of year when I can enjoy a slightly slower pace that allows me time to reflect over triumphs, big and small. I am humbled by experiences this year which have strengthened me to withstand next year’s challenges, at least I hope. From emerging trends that shape our local real estate industry to regulatory pressures of our global economic environment, I am certain we all have gained new insight, knowledge as well as a new skill set or two. From novice players to seasoned veterans, 2015 promises to be an eventful year in the mortgage and real estate industries alike.

Locally speaking; Bay Area prices, and prices in surrounding areas, will remain strong. However, we should not expect double-digit increases as we have seen in the recent past. Increasing stock market returns have a disproportionately positive effect on Bay Area real estate; higher stock market returns lead to an increase in real estate purchases. This “Wealth Effect” trend is particularly significant in the Bay Area as many publicly traded companies and high concentration of employees are paid with stock options and RSUs. Institutional and overseas investors are driving up Bay Area home prices as overseas investors (who often pay with cash are not interest rate sensitive), continue to compete for and purchase Bay Area homes. Finally, as the real estate industry continues to recover from the housing demand, we will see an increase in supply thus an attempt to balance the demand, and values of homes while also providing local jobs.

Our team of financial experts has developed an interpretation of what we see in the coming year for our markets and the economy and how that will impact your business and our clients… Starting with a macro perspective of the US economy, we are looking good as we ease into 2015. Experts anticipate over 3% economic growth in 2015, the highest since our 2008 recession. Over on Wall Street, most sources are showing continued growth. The stock market will only drive moderate returns because richer valuations from the improving economy have already been factored. Unemployment continues to decrease. And there is hope that our US Deficit will normalize at a manageable level. I laugh subtlety, we all know our deficit is out of control but hey isn’t it the Christmas Spirit to have hope? In the mortgage industry, we keep a close eye on the Ten Year Treasury as a precursor to any changes in interest rates. During 2015, experts forecast the t-bond to remain in a fairly low band below 3.2% during 2015. Three influences that could hold our treasury bond at a low rate are: moderate economic growth coupled with low inflation, short-term interest rates slowly increasing, and last but not least are Global deflationary concerns outside of the US.

Practically speaking, what does this current outlook mean for you? Home prices will continue to rise, but not at the aggressive rate they have been in years past. While the creation of single and multi-family units will continue to increase, there will also be an uptick of potential homebuyers to support demand between 2015 and 2018.

Inverse trends within our economy allow us to see how a gradually, strengthening economy will continue its growth throughout 2018. For one, Consumer spending is slowly growing while household debt is down. Good Job America! Fiscal policy

homebody I am needy...need I say more.

Maybe the word is particular.

However the point is, I am not the person who likes cheap tequila and cheap thrills.

I like a good reposado served neat

along with some meaningful conversation.

So when my good

friend Tiffany Leamer said, Brandi you really should try Cross Fit Kelcore because the guy there is amazing….I hesitated as I had a preconceived notion that Cross Fit was a bunch of meat head-frat-type boys who leave you with a nasty hangover. I was wrong in this case.

It was only after I gave it a try that I

realized she wasn’t selling me the cheap tequila.

She was

trying to tell me this was the real deal, served neat.

I couldn't

understand how right she was until I experienced it on my own. And here I am still sipping a year later. On my first visit to his place of working out...I met Rachel Dean who in one year beat a lifetime of odds and lost 100 lbs. watched

her

carry

kettlebells

across

the

floor

with

I

sweat

dripping down her face cussing like a trucker...however she was laughing and smiling.

It was her authenticity that kept me

from running out the door.

My first few classes were structured

in a detailed way where I could find the deeper parallel meaning Cross Fit theory had with my own personal life philosophy. Once I found that connection I knew I was hooked…..even if I was going to be physically and mentally challenged. Although Cross Fit has it’s core theology, I noticed that each gym/box

had

a

different

vibe

and

notions did not come out of thin air.

Tiffany was so adamant that this was no ordinary gym with no ordinary leader.

Kelvin is an extraordinarily talented fitness

coach and it is reflected in the amazing group of people who 15


come work out with him, To come to his cross fit group class is be in a group that respects and supports one another no matter the level of fitness along with a fun and energetic vibe. I believe this comes from Kelvin.

He is so keen and tuned into

people’s work out, their body, their injuries, their level of progress, and their strengths, that the groups morph into a pool of extraordinary people.

Kelvin individually and collec-

tively changes the lives of many people in our community everyday.

Home is where the heart is.

And this home was all heart.

The well cared

for and loved home in Soquel offered many blessings to the past owners. A family was raised between the walls and the goddess’s of many different times were decorated throughout.

Mother earth was called

upon to wrap warm energy inside and out. Affirmations and prayers were adorned throughout making this a home great for connection to the earth and spirit.

Many people stated they could feel this home was

special. Maybe not everyone was into the Mother Earth and goddess 18
