Dedicated to the Extraordinary "With 20 years of real estate experience in Texas, Florida and Oregon, my primary goal is making sure I provide the best customer experience while helping to find the best home for you and your family. I have a diversified background in real estate, including over 12 years working with a national builder. When my family and I began our Bend adventure, we jumped right in to the amazing lifestyle Bend has to offer. As a way to encourage our family to take full advantage of our outdoor playground, I created a blog ~ Living the Bend Life ~ to document our journey. What started as a hobby, quickly turned into a passion for helping others that are planning a move to Central Oregon, those new to the area, and those planning a future visit. Being voted Best Local Blog in Central Oregon in The Source Weekly’s Reader’s Poll, helped the blog gain exposure and an even larger audience. With Central Oregon continuing to grow, I've re-branded the blog to ""Hello Bend"" as a welcome to those seeking to call Bend home and fully incorporate my real estate business into the website. Visit HelloBendOregon.com to check out cool outdoor adventures, fun kid’s activities, local resources and Central Oregon real estate information. With a deep desire to help others embrace and call Bend home, I've combined this with my real estate expertise to offer my assistance to help make one of the largest decisions most people will ever make as easy and seamless as possible. Whether looking for a new home, or selling your home here in Bend, it is imperative to find someone who will focus on your best interests, matching your needs and goals with the opportunities available within our local market. I would love the opportunity to help with all your Central Oregon real estate needs. Uniting buyers and sellers to achieve a common goal!"

A Message from the Seller What we love about 150 NE Xenolith Street, Terrebonne: The beauty - getting up in the morning to see the sun rise over Smith Rock and being at eye level with the birds (ravens, hawks, turkey vultures, eagles, etc.) as they soar on updrafts along the bluff. Sitting on the deck at the end of a summer day; watching the shadows race across the pastures below, while Smith Rock State Park glows brilliantly in the golden light. Stepping out to the upper deck from the master suite at midnight and gazing up in wonder at the star filled night. The peace and quiet - not having lived in the country since I was a child, I forgot how quiet and peaceful it is. The sounds of nature are present, especially at night. The owl, coyotes, red fox and frogs in the distance. The nature - given the proximity to the park (about a mile away), it’s an easy trip to take a weekend hike at Smith Rock State Park. Early morning walks along the Crooked River inside the park are a perfect way to reprioritize our hectic lives and reconnect with nature. Visiting guests simply love the park. We have even gone over after work and had picnic dinners there. It’s beautiful in every season. Although it’s less than 15 minutes from Redmond it feels like a world away from everything. The property - the property is on a dead-end street so is private but still accessible. It lends itself to gatherings of all kinds. We have hosted weddings, family reunions, parties; everything from a gathering of 40+ for a small wedding to family barbecues. With the fenced yard there no need to worry about small children or pets wandering. The house - the house is large but feels very warm and homey. With all the windows there is a lot of natural light, which we love. With the house oriented towards Smith Rock State Park, and the views are jaw dropping and ever changing as the year progresses through the seasons. Whether we are having breakfast in the nook, coffee on the deck outside the master bedroom, or just sitting on the deck on a sunny day, it’s easy to completely lose track of the world outside. The separate guest spaces are a great bonus. During a family reunion a couple of summers ago we had 30 guests for a long weekend, twelve of which stayed with us comfortably on the property.

150 NE Xenolith St, Terrebonne, OR

Below is my estimate for the first year of managing 150 NE Xenolith Street. The first year is a little slower and bookings typically pick up after that initial 12 months, due to return guests and more visibility. These numbers can vary based on owner use. Estimate of Nightly Seasonal Rents and Gross Rental Revenue $400/night

Summer and Winter Holidays

30 nights

$15,000/year gross income

$200/night

Spring and Fall Specials

20 nights

$4,000/year gross income

$250/night

Winter Season

20 nights

$5,000/year gross income

70 nights

$24,000/year gross income

Total

Property Management Fee with Arrived would be 30% of the gross nightly rental Guest pays: 1) cleaning fee 2) room tax 3) credit card fees Arrived pays: 1) paper and soap supplies for the guests (full amounts, not just “starter supplies”). 2) advertising, including Vrbo, AirBnB, Booking.com, TripAdvisor and Expedia 3) small maintenance items that we are able to perform Owner Pays: 1) Initial setup fee of $500 to cover electronic locks, professional photography and advertising setup. 2) Regular maintenance, utilities (including wifi and hot tub service), Linens, annual fee that covers part of the expense of the energy saving thermostats. We customize our management and marketing plan to match the owner’s goals for their home. We use our knowledge of the market along with dynamic pricing (similar to the airlines) to price each night individually for your home. The nightly price is based on increases in demand and being able to raise rates to match that, and maximizing occupancy by adjusting the rates during slower nights and seasons. We make sure each guest has an easy and luxurious stay with all of the comforts of home, beyond what would be expected in the best vacation rentals. We have a very high rate of return guests and much higher occupancy rates than most anyone else in Bend, which in turn brings in more money for the homeowner. We are consistently in the home between each guest to make sure that it is cared for, cleaned, and maintained just as well as my own vacation rental. The result is a positive experience for both the homeowner and the guest. Let me know if you have any other questions.

Short-Term Rental Projections provided by Red Awning and Arrived Vacation Property Management Companies. Below are further explanations that were sent to me via email: It’s a vast difference in revenue potential listing the property as a 4BD/3BA (main house + garage apartment) vs. 7BD/5BA accommodating 12-14 guests. Here’s the breakdown: Main house + garage apartment: Gross Annual Revenue: $54,450 Average Daily Rate: $318 Occupancy: 47% Main house + garage apartment + guest house: Gross Annual Revenue: $126,216 Average Daily Rate: $510 Occupancy: 68% A lot depends on the property layout as well and if it’s suited for guests. Let me know which direction you’d like me to use and I can put a formal Rental Income Projection together for you to show your client. Thanks! HEIDIE HENRIKSEN Director of Sales & Marketing - Owner Programs t: 503.602.2000 e: heidie.henriksen@redawning.com w: The RedAwning Group

Terrebonne is definitely picking up as a vacation rental destination but I still tend to be conservative with the numbers there. It would rent for more as a full 7 bedroom. The demand isn’t quite as high for Smith Rocks area although we have seen it pick up there, in the last few years. My estimate is that the revenue will increase 15-20%/year for the first few years, at least, as the market in that area continues to grow. FROM THE PRINCIPAL

Dear Parents and Community Members,

above the state average of 62.8%.

This report card is issued by the Oregon Department of Education, and provides information about our school’s performance on the Smarter Balanced Assessment in Math, Language Arts, and Science Oaks. The data presented on this report compares the performance of Elton Gregory Middle School (EGMS) students with the performance of all students statewide. The data allows us to look at the student population as a whole or to break the general population into smaller identified subgroups.

EGMS students in the subgroups of Economically Disadvantaged and Ever English Learners continue to have higher scores in Math, Language Arts, and Science than the state average. Students identified as Hispanic/Latino continued to score significantly higher than the state average in all tested areas. While state test scores are only one of many measures of school performance, we are proud that last year’s data demonstrates that our school is performing above the state average. This data helps us identify areas on which to focus energy and resources for continued student growth. Thank you for your continued support and partnership as we work together to prepare your children for their future!

A score of 3 or 4 is considered meeting the benchmark. In Language Arts, 55.2% of our students met benchmark; this is identical to the state average. In Math, 43.6% of our students met benchmark, which represents a 3.6% growth from last year, and is above the state average of 41.9%. In Science, 67.9% of our students meet benchmarks, 5.1%

Thank you, Principal

FROM THE PRINCIPAL

Dear Parents and Community Members, At RHS we care about our students and will never give up on them. This annual report card is issued by the Oregon Department of Education. It provides a detailed picture of what Redmond High School (RHS) offers to our students. The report card also details progress on state tests and what outcomes students are achieving at RHS. This was the third year of the new Smarter Balanced test. The totality of a child is not a test score number. It is important to remember that scores on state assessments do not capture all of the progress that a child makes in their academic career. However, these scores help our students, their teachers, and you understand more about our strengths and areas for improvement so learning gaps can be addressed. We will continue our persistence to help ensure that all Redmond High School graduates continue to leave RHS college and career ready. RHS Student Progress Towards Graduation:

· Graduation Rate: Our 4 year graduation rate continues to increase. Last year it increased 5%, to 78.8%, and now beats the state average by 4%. · On track to graduate: 88.5% of RHS Freshmen are on track to graduate within 4 years. This beats the state average of 82.6%. · Closing the Achievement Gap: The following groups of students exceed the state’s average graduation rate for their sub groups: Students identified as Economically Disadvantaged, English Language Learners, Students with a Disability, Migrant students, Asian students, Black/African American students, Hispanic/Latino students, Multi-Racial students, and White students. We hope to see you at parent teacher conferences and welcome you to stay in close contact with your student’s teachers. You can view your student’s assignments and grades any time through ParentVUE online at redmondschools.org.

Thank you, Principal
