I have attached a list of the comparable properties of the home on the “Analysis” page of my presentation. This property is not a teardown but an older home that would need a substantial remodel to meet updated market conditions. The list of properties that I sent are all older homes that are comparable to this one, which will help justify about $1,518 per square foot. However, most of those properties are in superior locations and are not on a busy street like Cliff Drive, with all the traffic.
Additionally, market conditions are showing longer days on the market and some downward pressure on certain price points. As this is an older home, these conditions could also apply to this property.
