LETTER FROM THE EDITOR

Regional Business In this March edition, we are focused on regional businesses in Australia. Owning a business in a country town can have many rewards such as; fewer hours commuting to work, affordable housing and a more relaxed lifestyle. We talk with business owners and brokers about their experiences and what you can expect when buying a business outside a capital city. I’ve been asked many times why I’ve never appeared on the cover of the Bsale Magazine. We started this publication in 2015 to give business owners current and reliable resources of information on buying and selling businesses. With so much happening in the business landscape my team thought it was time I take up the feature and share my experiences. We share some of the latest opportunities for sale across Australia from $50,000 to multi-million-dollar businesses. Hospitality to construction to online stores - we have thousands of options. With current news showing the devastating effects of flooding and torrential rain across NSW and QLD - our heart goes out to the people whose lives, homes and businesses have been affected. It’s been a crazy few years with covid restrictions, bushfires, droughts and now extreme flooding - It’s a lot for communities to deal with. Many business owners will face huge challenges over the coming weeks, months and years to rebuild, where possible please support them. Please donate: Australian Red Cross | SES QLD | SES NSW

AIBB NATIONAL CHAIR

A message from Ian Jones, President | National Chair (AIBB)

Well, it’s hard to believe that we are already through the first quarter of 2022. The market is still a little patchy, however the outlook is more positive with market conditions steadily improving. There is still moderate buyer demand and business owners are feeling more comfortable about putting their businesses on the market.

With market conditions continuing to improve, there are now many opportunities for buyers and sellers and there has never been a better time for Brokers to upskill. Check out some of the incredible courses currently available through the AIBB. We have many in-demand training events coming up in the next few months, with the March online forum being a real highlight. We are lucky to have the negotiator herself Julia Ewert presenting. Julia has extensive skills in Sales and Negotiation which helps to convert more clients. I can guarantee every broker will come away from this online forum with something to add to their arsenal in winning more listings and closing more sales. We would also like to welcome our new members to the AIBB and encourage all our members to

stay connected. The outlook for our profession is exceptionally bright, so stay connected, upskill and be ready… this year is going to be BIG! We have lots to look forward to, including new courses, a revamped education program, and our National conference which will be held in Sydney in August 2022. If you have any great ideas or have ever thought about making a small contribution to your profession or serving the AIBB and fellow brokers in some way, then please consider that 2022 might be a perfect time! You could serve on a special interest group, or one of our many committees, or even on a State or Regional chapter. Don’t hesitate to contact us to find out more, as we would welcome the opportunity to serve with you. It is a very rewarding opportunity, where you can make lifelong friendships, some great business connections, learn valuable skills and make a meaningful and lasting impact on your profession, now and well into the future. If you know of any brokers in your company or network who are not members of the AIBB and would like us to reach out send us an email at admin@aibb.org.au so we can introduce ourselves and share the benefits of being an AIBB member. This year will undoubtedly present new challenges, but as we stay connected, stay united in our vision and purpose, we will continue to build on our solid foundations. I would like to wish you every success during the year, filled with new opportunities and a fresh hope for the future.

SMALL BUSINESS IN REGIONAL AUSTRALIA Rita Zappulla

SMSF & Estate Planning Solutions www.smsfsa.com.au

A small business is defined as a business that has an annual sales turnover (excluding GST) of less than $2 million and in Australia, small businesses are really the backbone of our economy. Small businesses account for 33% of Australia’s Gross Domestic Product, employ over 40% of Australia’s workforce, and we pay around 12% of total company tax revenue and women are becoming increasingly significant in small businesses due to the flexibility of working from home and thanks to the internet/NBN ability to work remotely and outside the “normal” business hours.

Many of the clients I have worked with have had a turnover of less than $1m and some would qualify to be called nano or microbusinesses as their turnover is less than $75,000. The size of the turnover does not matter; the issues I have found concerning a client’s retirement planning are the same for everyone. Most of them are not putting any savings away for their retirement and as far as they are concerned their business is their superannuation. When they realise they may not be able to sell the business or get the price they want, then they start saving for their retirement. They all wish they had started sooner and

wondered why someone had not told them earlier what to do.

Regional Australia adapts and diversifies to success Many small businesses have adapted during the pandemic and started to diversify their sales channels, taking their businesses online, developing new programs or products which previously they may not have considered. Being in Cairns where a lot of the businesses rely on the backpacker market travelling through has had a big impact on tourism (lack of waiters, cleaners and tour guides) and also the agricultural industry in not having enough staff to work (fruit picking and packing in particular).

The struggle to find staff has meant many have either reduced their hours of operation or had to adapt the services they can offer. The noticeable difference for small businesses in regional areas is the availability of government resources, programs and funding. Having said that I believe most small business owners are resilient and adapt to make the most of their circumstances and just get on with the job to get done what they need.

Small business and superannuation contributions Many small business owners don’t contribute or even look at their superannuation at all. If they are a 5

sole trader, in partnership or family trust and do not take a wage many of them think they are “clever” as they don’t need to pay the 10% into their super. The impact of ignoring this for 5, 10 or 15 years is huge on their retirement in the future. With superannuation being so important for someone’s future it is a shame that many are still missing out as the ASFO statistics show. Education is the key to this change and encouraging my clients, even if they are earning a low income, just contribute $20 per week and take advantage of the cocontribution with the government contributing $500 to their super fund if their assessable income is below $39,000 p.a.

When a client starts a new business, I try and encourage them to contribute 10% of their drawings to superannuation – it doesn’t need to be a wage. They are often happy at tax time to find they now have a much-needed tax deduction.

Small businesses in the regions need to be hardened for another tough year Starting the year with Omnicron left a lot of business owners deflated when they were just ready to roll and get the business going after all the lockdowns and borders being shut; to then have the brakes applied again. Now there is hesitation with the Ukraine/Russian conflict and who knows when or if it will be resolved.

financially and mentally. Hopefully, the famous Aussie country spirit will be on full show for all of us that pull through and flourish during 2022.

Some easily prevented common mistakes small business owners make: •

Not separating their personal bank account from their business bank account. You should always pay yourself a wage and pay superannuation on that income.

Not paying into superannuation in the initial years of the business operating.

Forgetting to take the profit out of the business to keep reinvesting into the business.

I love the book Profit First written by Mike Michalowicz where he turns upside down your thinking on how to read a profit and loss statement and teaches you to manage your cash flow.

Before buying a business in regional Australia Do your market research and go visit the area and make sure it is something you will enjoy. Living in a regional area is fantastic for the community feel but for some people, it may not be the lifestyle they want or are expecting for them and their families.

With petrol prices on the rise, the cost of everything will rise especially in the regions, so managing budgets and pricing for your products and services will be difficult.

Even just doing $100 per month or per fortnight and starting small is better than nothing being contributed. 6

The recent natural disasters have to be taking a toll mentally on people in those communities who have been affected twice in a 12 month to 18 month period. There are only so many times you can get knocked down and keep bouncing back

You will need to give it time to build your brand and get recognition and acceptance in the community. Buying into a regional small business with the aim of a quick flip in a year or two is a very hard road to success. Persevere and get involved in your local community clubs like Rotary, sporting clubs and chambers of commerce so you can help grow credibility and trust in the community you are there for the long term and for the right reasons.

stablished in the 1980s, this reputable business has been supplying high quality floral orders to the community for an impressive 42 years. Having served generations of locals, this florist shop located in the centre of Rockhampton in regional Queensland, is a well-respected, long-time small business in the community, making it a rare opportunity for sale. The current owner of Every Blooming Thing, Dr Julie Willans, notes the incidence of “second generation customers now, children of people who had us make their wedding flowers now wanting us to create theirs. That sort of relationship takes a long time to build in a community, especially establishing that degree of loyalty and trust.”

“It’s not only about moving to a regional area, what are you gonna do when you get there?” Julie is proud of Rockhampton and all it has to offer, a city that boasts rich artistic, cultural and sporting opportunities and is easily accessible from all major cities. It is a very liveable city on the cusp of significant economic change, fuelled by some big projects approved in the area that are bringing a lot of people into town. As Julie says: “Rockhampton is really changing, noticeable in the streetscapes and lifestyle and leisure improvements in the city and nearby Capricorn Coast, a big drawcard at only 40km way. Recently Australia has witnessed a significant increase in people

hoping to leave the major cities and move to regional areas. They often bring new skills and ideas to the community or are looking for new opportunities to try something different. Julie believes this business offers an excellent tree change opportunity for those seeking a new challenge without a great deal of stress. She has always had a strong interest in all things flowers and said that working in the flower shop daily is truly ‘a job to love’. She says she loves coming to work every day, believing that others could have a similar experience. This business is perfect for somebody who is creative and artistic, and formal floristry qualifications are not necessarily required. While having no formal 7

weekend so that that one bride can be our number one focus. We get it right and we get lots of lovely feedback to attest to this.” During the height of the pandemic, Julie said that the business performed very well, and was able to keep running.

“We’ve got a great online shop, we’re active on social media and our excellent reputation ensures we are always busy.”

floristry qualifications herself, Julie, a teacher for many years, said that over time she has completed informal floristry courses and believes that hands-on experience in the industry and a passion for floristry was what was important.

“You don’t necessarily have to have formal floristry qualifications to run the business, but a flare and eye for colour and shape and form and the love of flowers is certainly helpful. There is a wealth of online

information at your fingertips these days and that is certainly most useful.” Julie mentioned that while other florists in town tend to focus on providing flowers for special events, Every Blooming Thing prefers to focus on the creation and delivery of floral products for the individual and corporate client, doing what they do very well. In an example of how Every Blooming Thing provides a more personalised service, Julie says: “We try to limit one bride per

There’s always room for improvement and this business has significant potential for growth, as Julie pointed out, in meeting the huge demand for floristry workshops. “We started hosting workshops before COVID and we just couldn’t keep up with them! There is a real demand for these, and we are now moving into a time where activities like that can safely return”. These workshops were tailored to Mothers and Daughters, Young Mums, Work Groups, PreWedding Groups and others. Also, with a name like ‘Every Blooming Thing’, Julie believes the opportunities for growth and expansion are endless, saying: “You could literally stock any blooming thing you wanted.” This business would really suit a middle-aged couple, business partners or somebody young wanting to start out on their own. This is a brilliant opportunity for somebody creative and adventurous, looking to leave the city and enjoy the space and freedom offered in a regional area. The shop is well stocked, in a great location and the landlords are excellent. The cold room has just been overhauled, and minus a few personal pieces of furniture it’s a WIWO sale. The price of the business is negotiable, and Julie is prepared to stay on for a period to help the new owner(s) transition smoothly. To view this exciting business opportunity click HERE.

AFFORDABLE REGIONAL TOWNS TO INVEST IN Dr Diaswati Mardiasmo PRD Chief Economist

If a sea change or tree change is something you are contemplating, then 2022 could be your year! In the wake of the pandemic, there has been an increasing trend of people from the cities buying a business and moving to the regions for a myriad of reasons but most significantly for employment and financial security. The housing market in the regions

is rapidly improving, due to the fact that regional median prices are 50 percent or less than those in all major cities and housing affordability is an issue more than ever, particularly for first time buyers and investors looking to find affordable options in the capital cities.

only around half of the median property price, at 53.3 percent and 53.8 percent, respectively. Hobart and Brisbane residents can afford more, with the state average loan accounting for 63.3 percent and 76.9 percent of the median house price in each capital city, respectively.

In Sydney and Melbourne, the state average loan accounts for

Throughout 2020, regional locations have become the 9

most appealing alternative, with indications of purchasers taking advantage of reduced median property costs. The report ‘PRD Stand Out Regions’ identifies affordable regional places in Queensland, Victoria, New South Wales, and Tasmania. These places not only have affordable median prices, but they also offer good indicators for property investment, local job growth, and a long-term economic outlook. According to the 2021 PRD report, the following ten regional towns and cities were identified as the standout affordable regional areas with solid fundamentals for sustainable future growth:

The top 10 affordable regional areas in 2021 •

Whitsunday | QLD

Mackay | QLD

Toowoomba | QLD

Port Stephens | NSW

Greater Hume Region | NSW

Greater Bendigo City | VIC

Greater Geelong | VIC

Warrnambool | VIC

Throughout the pandemic, with so much economic and employment uncertainty, there has been an increasing trend of people from the metropolitan cities moving to regional areas. “In regards to the housing market, there is definitely a trend of people moving to the regions, especially if there is a job (or increasing amount of infrastructure and commercial development – which create jobs) for them. Affordability is the main reason, not only from a property price perspective but also from a lifestyle perspective. The cost of living in regional areas can be quite different to capital cities.” Dr Diaswati Mardiasmo, the Chief 10

Economist at PRD said. “For first home buyers looking to enter the market, a move to a regional area, or rent-vesting in a regional area, would be one way to get around the housing affordability issue of a capital city and get a foothold in the market.” Many of the regional areas in Australia are experiencing a phenomena wherein the median house sale price annual growth, is higher than the median house rental price annual growth which according to Dr Mardiasmo, results in lower rental yields. “It doesn’t mean it’s not a good option for investors, particularly as the rental yields in regional areas are still higher than capital cities (most of the time); which when combined with more affordable prices and lower vacancy rates make them quite attractive. However the figures explain why those wanting to invest in regional areas might see a dip in rental yield.” There are always exceptions to the rules, areas like Tallebudgera, Tumbarumba, Kyogle and Broome have a higher median house rental price annual growth, on par with towns like Coolangatta and Gundagai, though for the most part Dr Mardiasmo says the trend is suggesting a dip in rental yield. Though this does not mean that investing in regional areas right now is a bad idea for investors. As the median house rental price annual growth in regional areas is still higher than in the capital cities, with a lower median sale price. “A good example of this, the median house price for Sydney Outer (10-20kms from CBD) is $1.6M, and the median house rental price annual growth is 15.3%. If you go to, say Albury, your median house sale price is $500K and median house rental price annual growth is 14.9%. If you go to

Kyogle, the median house sale price is $490K and the median house rental price annual growth is 33%.”

“More affordable entry price but on par/higher return.” Dr Mardiasmo said. PRD are preparing their affordable stand out legion report for 2022, though Dr Mardiasmo gave Bsale a sneak peak into some of the early insights. In regional Victoria, the ‘top 20’ is based on: Price growth, higher than Melbourne’s rental yield, lower than Melbourne’s vacancy rates, lower than the average Victorian unemployment rate, and a healthy amount of future development – which will sustain current growth. Places like Yarra, Wodonga, Warrnambool, Northern Grampians, Geelong, Bendigo, and Ballarat all have $300M and above the estimated value of project development. The median house price in all of the Top 20 Victorian regionals are below Melbourne’s median house price, which means regardless of your specific local council of choice you are already looking at higher affordability and better bang for buck. Working and living in the regions is a new lifestyle that many are choosing as work from home, work remotely options have been proven viable with many going through multiple lockdowns over recent years. Buying an existing business, and home, or home based business in the regions might just be the new life you didn’t know you are looking for. Keep an eye out for the 2022 PRD affordable housing report.

Growing The Family Business

Vanessa Lovie Bsale CEO

Interview and Article by Caitlin Mary Bsale Journalist

11

With regional business in mind, this edition we decided to shine a spotlight on Bsale’s very own CEO, Vanessa Lovie. Managing a family business, living in a regional town and working online - Vanessa shares her journey from joining Bsale, to taking it to where it is today. Bsale was started 22 years ago on the Central Coast, NSW with simply a desktop computer and dial-up internet. The initial drive for Bsale’s development was the lack of advertising opportunities, as Vanessa recalls: “Mum was always involved in the community, chairing athletics boards, involved at the local school. She knew so many business owners who always struggled when it was time to sell. Back then it was just the newspaper and real estate agents. It’s very different today.”

Vanessa the CEO When pressed for this interview, Vanessa was reluctant to participate. Whilst owning a successful business and managing her team, she isn’t the type of person to enjoy, the spotlight. “I love business, I love coming up with ideas and figuring out ways to make things work. I enjoy working with my team and seeing us succeed, but I’ve never enjoyed being in the spotlight. It’s probably why I run an online business (she laughs).” Vanessa said. If one thing is apparent about Vanessa, it’s her positive attitude and ability to get straight to the point. Vanessa places a great deal of value on her team and understands that a good business revolves around teamwork and good management. “When building the team at Bsale, I always wanted to create an environment where my team was talented, they worked hard and could enjoy the flexibility to do other life commitments, like 12

watching their kids play sports. I think in this era, if possible, bosses should allow this type of environment.” Vanessa said. When asked if she always imagined she would run the family business, she laughed. “To be honest, I never really saw it in my future. I studied a bachelor of psychology with honours, I travelled overseas for many years, I worked with kids with disabilities, worked corporate jobs and then came back to Australia. It was at this point I had to make some big life decisions.” Those big decisions being, whether to continue with her studies or take over the family business. “I think these are decisions many children face when they grow up around a family business,” Vanessa said. Vanessa came into the role of manager 10 years ago as her mother, Kaye, was transitioning into retirement. Reflecting on the past few years, Vanessa shared why she chose to stay at Bsale and what the business now means to her. “A lot has changed in the digital space, there is always something new to learn. We rely heavily on Google rankings and digital marketing, so it’s important to always stay up to date with these trends and what is happening.” When asked how her Mum felt about her still running Bsale, Vanessa laughed and said “Just the other day, Mum was saying, I guess it’s time for some long service leave.” “I don’t know if either of us ever saw where we would take Bsale or how long I would run it. It just evolved over the years.” “Bsale today is much stronger than it was 10-20 years ago. We have built a team that is passionate and hard-working and delivers

on expectations. We recently rebuilt the entire Bsale website. It may look small on the outside, but internally it was a mammoth effort. I am always so grateful for my team’s support and skills during this time. There were a lot of late nights and extra grey hairs!” Vanessa said. Attending business seminars and continuing her professional development is important to Vanessa. “I think it’s so important for business owners to continue to learn and grow. There is always something new to discover and decide if it is right for your business.” Vanessa said. “I just love business. I’m always thinking of new ideas. I’ve built other businesses. I think if you have that entrepreneurial spirit you know what I mean.” Vanessa said, describing the entrepreneurial experience which many business owners can relate to, as having “a million ideas. Then deciding which needs your attention.” Connecting with other business owners, Vanessa is always asked ‘what do you do?’ She confides, this always seems to be a struggle to answer quickly. Highlighting she isn’t a business broker or in marketing, she owns an advertising platform, but then hesitates because “it’s so much more than that”.

Vanessa the Business Owner Owning a business can come with some great advantages, as Vanessa has shared, “I love the freedom I have with owning a business. I don’t think I could ever do 9-5 again. It’s been over 10 years.” “Whilst I may work crazy hours at times. I also have other times when I can make a hair appointment on a Tuesday and not need to ask for time off.” Vanessa said. “At the end of the day, many

being involved with many business owners over the years. She gives her thoughts on becoming a business owner. “Anyone who is thinking about buying or starting a business. I say go for it! Do your research. Understand where your market is and how you will generate sales. Don’t invest too much at the start. A lot of people think a business is great, then struggle to make sales.” “Start small, build a following, then grow.“ Vanessa goes on to say that this is why she believes buying a business can be a great option. “So much hard work is already done. You can see a sales history. You know your clients, suppliers, location etc. The biggest parts are making sure you’re paying the right price, the business is as it appears, and you have the skills to run it.” Vanessa said.

The Family Business

business journeys are similar. How will you obtain clients, serve them and continue to grow?” There are many pathways to owning a business. A person may have stepped into a family business, bought a business, or started one from scratch. “I think business ownership is such a privilege. To employ team members, to serve clients, to provide a service or product that goes out into the world. Owning a business has a far-reaching impact and something that I never wish to take for granted.” With recent celebrations for international women’s day, I asked Vanessa about her views on owning a business. “As a female business owner, I

think it’s so important to build a business that gives you flexibility. No matter what business or industry you are in. Always look at your business, at your team. How can you create systems that will make your business run better and give you more freedom for family or other interests.” “When I see statistics on the number of women in CEO positions or the wage gap I always wonder what more can be done. I’ve seen some recent pushes for free childcare to assist women to return to the workforce. I think there are a lot of great ideas and initiatives the government should support.” Vanessa said. Vanessa is naturally drawn to running a business, growing up around the family business and

A family business at the core, much like many small businesses in Australia, Vanessa says that Bsale wouldn’t be where it is today without family. “Not just ours. But the way our team has evolved over the years. Today our team is considered family with many family members working at Bsale together. We have team members in regional QLD and NSW. We have a dream and passion to make Bsale succeed it’s something we all care about” “At the core of many businesses in Australia is family. We start businesses, build businesses, chase targets to support our families and in many instances with their support and assistance. Whilst many may joke how hard it is to run a business with your spouse/ parent/child etc. it’s what makes many business owners successful. This is the same with Bsale”. Vanessa believes that it is 13

important for Australian businesses to support one another, in particular small and mediumsized businesses. “Every industry needs competition. Look at Coles and Woolworths. Without Aldi and IGA - how would pricing remain in check? Large corporations will push up pricing to make bigger profits.” Vanessa said. This is true in every industry but especially in small and regional businesses. Many news headlines have shown the protests from communities over the introduction of a fast-food chain in their small town. The little cafes and takeaway stores feel the pinch when a major franchise giant comes to town. “Large corporations chip away gaining support bit by bit. They enter a new market. Invest money. Gain followers and often when the timing is right will drive up prices.” Vanessa believes this is why small businesses need to support one another, to keep competition in the market. 14

Regional Business “Australia has some amazing and beautiful country towns, many with the conveniences of capital cities. Business owners can enjoy a beautiful lifestyle balance,” Vanessa said, elaborating further; “owning a business in a country town can give you a good connection to the local community.” “You will quickly meet new people and can build a lifestyle for your family”. We are seeing a lot of people move to regional towns. As Vanessa highlighted “The combination of less stress, affordable housing, covid retrictions and a better lifestyle are the main driving factors’’ There is an increase in people wanting to travel across Australia, which will bring more business back to small regional communities. “Mum and dad just bought a

motorhome so they can start travelling again, there has been such an increase in the price of caravans and motorhomes, I think a lot of people just want to travel and escape the daily routine,” Vanessa said. The idea of buying a business is appealing to many people. It can be your way of connecting to a new community, getting involved and making friendships. Though Vanessa highlights the need to do your research. “When buying a business in a regional town make sure you do due diligence. You want to know you’re paying the right price and the business is stable.” “I’ve heard some horror stories of business owners buying a business only to find out they won’t be a registered post office next year, or the fuel tank won’t deliver fuel anymore. Country towns come with their own unique set of issues. So always do your research” Vanessa said.

Research shouldn’t start and end with the business itself. Businesses in regional towns can be heavily affected by their surrounding environments. With less people as potential customers, you need to be aware of any local developments. “Learn what the council is planning - are there any major highway changes coming? Learn what the suppliers’ plans are - will they continue to deliver to your remote area? Learn about housing estates - is something being built nearby? Learn about the current owner will people only go there because they own it - e.g. a hairdresser.” “There are so many things to consider when buying a business. So get professional help and do your research.” Vanessa said.

Educating Business Owners Vanessa cares about the success of small businesses and equal opportunities for owners across the country. Over the last few years, Bsale’s focus has really been on education.

“So many business owners come to sell and have no idea what to expect. We have businesses from $50,000 to multi-millions. Even choosing a business broker can be difficult. How do you know who will take care of you and your business sale? Who will get you the best price? Do you need a broker or can you sell your own business?” Vanessa shares common concerns with business owners. “So that’s what we’re focused on. Delivering quality leads for our clients and providing good educational material for business owners. We talk to professionals and share their advice to help owners find the right path” Vanessa said. The notion of selling a business is challenging for many business owners. They have learnt how to run a business, grow the business but when it comes time to find a buyer it can be very daunting. This is why Bsale encourages every business owner to speak with a business broker. “Business brokers are instrumental. They assist so many business owners to prepare their business for sale and achieve an optimum price. Business brokers must be licensed in the state they operate. They are professionals and should be consulted when buying or selling a business” Vanessa said.

Fires, Covid, Floods… What’s next? “When the pandemic hit and people were forced to ‘work from home’ and businesses made to innovate. Our team just smiled because we were already there. Conducting meetings online, running task management systems and communicating online was our daily norm. We would travel to Sydney to attend meetings but at the core, our team enjoyed the flexibility an online business offers’’.

Though not immune from the pandemic restrictions, Vanessa said that the pandemic “hit our business in other ways”. “People weren’t so keen on buying and selling businesses. There was so much uncertainty. Was a business still worth the same? How long would restrictions last? Was it risky to buy? Will I get the best price if I sell now?” “Thankfully we are seeing a much more stable environment these days,” Vanessa said, at least with business sales. Bsale is always aware of what is happening around Australia and the effects it is having on business. Business owners have faced a lot of struggles over the past few years from bushfires to droughts to covid restrictions and now more recently, severe flooding. “As we go to publish, much of NSW and QLD are affected by severe flooding. The stories and images of Lismore and Brisbane are just heartbreaking. The cleanup and recovery will take some time. It will be difficult for many to recover, especially on the back of Covid restrictions we have faced the past 2 or so years” Vanessa said. “My heart goes out to business owners feeling the stress right now in these areas. Seeing your business closed, houses and possessions lost and losing your income. It’s a lot to deal with.” Having interviewed Vanessa and known her for many years, it’s apparent she cares about the success of business in Australia. Bsale was built with business owners in mind, to give them options, today it continues to grow with this ethos at its core. Driving enquiries, embracing new software devlopments and continuing to be a source of information for business owners will see Bsale continue to grow into the future, as a family business.

Illawarra, South Coast & Southern Highlands

A BIG YEAR FOR BUSINESS SALES economies are normally highly reliant on these cities for economic input primarily in the form of: •

Justin Bunt

Business Sales Consultant www.mmj.com.au

A

s the only fully dedicated Business Sales and Acquisitions team in the NSW South Coast & Southern Highlands region, MMJ has a unique view of the local economic situation. Being on the doorstep of Sydney and Canberra, the two region’s

Jobs for commuting residents with 35,000 Illawarra residents commuting to Sydney daily in 2019 according to Wollongong Council figures Tourists – nearly 2 million annual visitors to the Southern Highlands and 7 million to the NSW South Coast spending $644m according to Destination NSW in 2019

I’ve chosen the data from 2019 on purpose, as so much has changed since the onset of COVID19 in early 2020. With the days of lockdowns and regional travel restrictions seemingly behind us, I am focused on the business impacts that

appear more likely to stay with us through 2022 and beyond. The good news is these lasting impacts are generally positive for businesses and offer opportunities for business buyers and sellers looking for a successful exit. January 2022 was our record month for business buyer enquiries, and for the reasons outlined below we strongly believe this demand for businesses who can demonstrate future maintainable earnings will continue through the year.

Work From Home Impact The first impact is the boost to regional economies from residents working from home rather than commuting to Sydney or Canberra. Whilst there will undoubtedly be drift back to commuting during

2022, it is widely thought that many workers will adopt a hybrid of home and office work habits. This will mean some of the increased regional spending by residents will remain which is great for local businesses. It also creates a new class of investor business buyer, with full-time non-commuting workers now considering buying a business under management in their local area as they are now able to keep a closer eye on the business. Some buyers are looking to use this as a transition away from employment into becoming an owner operator of a local business. The motivation to avoid returning to commuting could also inspire individuals to seriously consider becoming a business owner operator.

Increased Tourism With international tourism remaining challenging, there are promising signs that tourism to both the Southern Highlands and South Coast will remain at historically high levels through 2022, with accommodation frequently booked out well in advance. Tourism spending obviously benefits some business types more than others, but the employment generated provides wages to residents who then spend that money across all businesses.

The second impact of increased tourism is that it showcases successful businesses and the regional lifestyle to potential business buyers. We often see an increase in buyer enquiries just after holiday season, when visitors return to their city jobs with memories of the bustling cafes they visited in Berry or Bowral. With a well designed and targeted social media business sales campaign we are able to turn these memories into a real possibility of a sea or tree change.

Regional Migration Expectations of a post COVID exodus from Sydney to the Southern Highlands, The Illawarra and NSW South Coast have been very high. According to Domain, year on year house prices have risen almost 50% year in Kiama and 37% in the Wingecaribee Shire (The Southern Highlands) supporting the regional migration theory. The Centre for Population has forecast 38,900 people to move out of Sydney in 2021-22, with the bulk of these expected to move to regional areas in NSW. Whilst this should represent an economic benefit to the regions, as business brokers we are most interested in the number of potential business buyers amongst these domestic migrants. With highly paid and professional

job opportunities in the regions limited compared to the big cities, it is reasonable to expect that some of the people relocating will look for a business opportunity to provide an above average income. If they have sold a property in Sydney or Canberra, even with the increase in house prices in the region there is a high likelihood they have some capital to invest. At MMJ, two recent business sales of a Blind and Awning Installer and a Busy Pizzeria were made to Sydney professionals moving to the South Coast. Buyer enquiries from Sydney and Canberra have continued at above normal levels and we expect more sales to buyers from these areas through 2022.

International Migration – Regional Business Investor With the reopening of international borders after almost 2 years of closure, it is reasonable to expect there will be a backlog of international migration applications. Amongst these will be applicants for Business Innovation and Investment Visas. The important news for regional business owners is that the criteria for consideration are favourable for business migrants looking to invest outside the capital cities. In particular, the business

17

investment that the applicant is required to make is only $300,000 in regional NSW versus $500,000 for a Sydney business, and additional target industries are included for the regions.

We are starting to field enquiries from buyers in this category and expect this to gain momentum in coming months, especially in areas such as supermarkets and manufacturing.

The Next Steps With these four strongly positive factors in play, we see 2022 as the perfect time to list your NSW South Coast, Illawarra or Southern Highlands business for sale. It is still important to properly prepare your business for a successful sale. Start by ensuring all your financial information is up to date and that the benefits to a new proprietor are clearly demonstrated. The most critical next step is setting the right asking price for your business. At this stage of the selling process, we highly recommend engaging a professional business broker with extensive knowledge of the region your business operates in.

RETRO DINER BRINGS A COMMUNITY TOGETHER Caitlin Mary |

Bsale Journalist

This unique retro diner is located just an hour’s drive south of Perth, in the small rural town of Pinjarra, a popular day-trip destination for tourists due to its proximity to the Murray region and the hinterland.

When the current owner Bronwen bought the business, it was originally a simple cafe deli, which coincidentally she found for sale on Bsale.

“We’ve got two cafes in town that offer healthy organic menus. Mine is fast food, burgers, toasties.” Bronwen said.

Describing Pinjarra as a “close-knit community, a small little town”, one of the biggest strengths of living and working in a small

Fascinated by the retro aesthetic, Bronwen transformed the cafe into a unique retro-themed diner. “I love the music and I play it on the jukebox in the diner. I just love that era. The TV shows like Fonzie and stuff like that, they seem to have a lot of fun and everybody loves it.” Bronwen said. The diner is decorated in records and memorabilia, completely fitted out to the retro theme and known for serving comfort food.

19

country town is the community.

“I didn’t live here before I bought the cafe, but now I can walk down the street and I have friends, now I’m a local,” Bronwen said. As the diner is currently only open on weekdays, there is a huge scope for growth for the new buyer, with the potential for extended opening hours and exploring a variety of takeaway options. While seated dining was not permitted for periods of time during the last 2 years due to covid regulations, Bronwen said that pivoting during this time to offering takeaway options, the diner was able to make a profit. 20

“I haven’t stopped trading at all through covid, I stayed open the whole time,” Bronwen said, going on to say that when the big trains from Adelaide stopped coming through and stock was low everywhere, she made homemade meals.

“I tried to make hot meals for people who can’t get stock, just to help them out a bit. You look after the community.” “The interaction you have with the customers, they become friends, when I do leave that is something I am going to miss, the customers more than anything.” Bronwen went on to describe the cafe originally as being “clinical and sterile” but she has turned it into a

fun and warm diner. Every item in the diner is owned outright which means there are no rental or hire purchase agreements in place for the new owner. “The stock is worth $180,000 and the price is very negotiable. I’ve achieved what I’ve set out to do, it’s time for somebody else to take over.”. This well-established business, well known for its good food, best coffee in town, is perfect for somebody looking for the opportunity to settle down in a country town, set up roots and become a local somewhere. “A COUNTRY BOY AT HEART”. WAYNE IS FOCUSED ON REGIONAL BUSINESS Wayne Cooper

Certified Practising Business Broker M. 0407 99 7777 E. cooperw@swbb.com.au www.statewidebusinessbrokers.com.au

ith a wealth of experience in regional business, Wayne Cooper from Statewide Business Brokers, recently spoke to Bsale about his experience as a business broker and his passion for regional business. Prior to getting his broker licence in 1979, Wayne had more than 20 years experience working in the corporate world running large multinational companies. “Being in the corporate world and dealing with businesses, balance sheets, strategic issues, marketing

30

and people management… It was easy for me to step into my own business.” A ‘country boy’ at heart, Wayne said that he spent all his life in regional centres and prior to entering the broking industry he was always based in country towns.

“We just like country people and country towns.” The move to start his own business and settle in the country town of Mandurah was an obvious choice. “The people you deal with, in

particular country people, I like the challenge of putting a business into the market place and you know, you identify whether it’s going to be salable or not and working with the seller to get the best result for them. A lot of your sellers become close friends because you work so closely with them. So it’s a bit of all of that, it’s the marketplace, it’s the business, it’s the people.” “I’d always had an interest in businesses and business broking. In the corporate world, we were successful in turning around businesses into highly profitable operations. So our emphasis was

really just on regional business.” Wayne said. Due to his strong reputation for country business, Wayne said that he has a following of accounting practices who refer a lot of business to him due to this experience.

centre. We’ve sold everything from manufacturing, fabrication, agribusiness, post office, news agency, supermarket, cafes, whatever it might be. These days we probably focus more on large transport businesses. Earth moving businesses and mining service businesses.”

“We weren’t interested in taking on businesses in the metropolitan area in that time (and that was sort of 20 years ago) so we have built up a foundation and a very good reputation right across western Australia.”

Some of the biggest difficulties regional business owners face, when compared to business owners in metropolitan areas, is the ability to get funding and simply getting people to want to move to the country.

“We have sold businesses in 75 different regional centres, we have quite a strong following of people in the country and in particular agribusinesses. We’ll have farmers that constantly ring us that want to buy an investment so we service that.” Wayne said.

“Everybody wants a coastal location. They don’t want to go to the wheatbelt, smaller towns, they’re hot and dry, but those centres usually generate a greater return on funds invested and owners on most occasions can be the owners of the freehold as well. Which allows them to build wealth for their superannuation funds.”

“Our policy has not been regimented to one market

“Regional centres have been, and will continue to be, the lifeline for Australia’s economy.” “Farming whether its grain or cattle or sheep or pig, that will always be there, mining will have peaks and troughs, there will be different aspects affecting businesses in the metropolitan areas but when there are tough times and down turns, people still have to eat.” Wayne said.

There are a lot of business opportunities in regional Australia for the right person. Wayne said that there are quite a lot of young couples looking to have a “rural lifestyle” for their kids and growing families. “There are a lot of country businesses that make good money. A lot of the smaller businesses provide jobs for people but there is also the opportunity of having businesses that create wealth.” Wayne said.

New Initiative Invites City Dwellers from

MELBOURNE & SYDNEY TO CHARTERS TOWERS town in record numbers.

hen Australian Survivor Blood V Water premiered earlier this month it put Charters Towers on the world map and now a new initiative is hoping to attract residents from Melbourne & Sydney to the

32

“The ‘Live Charters Towers’ initiative is about making people in Melbourne & Sydney aware Charters Towers exists and the sought-after benefits on offer that include abundant education and job opportunities and vibrant lifestyle, all just 90 minutes from a major regional city,” said Paul McIver of Goldtower Central, the brainchild behind the campaign. “There really is an opportunity for people thinking about lifestyle

and career opportunities post pandemic to explore opportunities in this region. “The long-term goal is to share our region with even more Australians and bring new residents to Charters Towers,” said Paul. Lorrae Strahorn was born in Charters Towers but spent years living interstate and abroad before returning to the region. Like many others, she never thought she’d be able to have the career she’d worked towards and be able to live

in a regional town.

can work from anywhere.

“I’ve lived in a few cities in my life Brisbane, Melbourne, London and Manilla - and I spent a number of years in Sydney for work.

And if you can work from anywhere, Charters Towers is a pretty good place to choose,” she said.

“When my husband and I were living in Melbourne we began to think long and hard about what we really value, and the place of work in our lives. What we came to realise, is that cities are tough to live in,” she said.

At roughly the size of Tasmania, the region is well placed to welcome new residents with its rich and Australian backdrop, diverse economic base, established infrastructure, booming business opportunities, and, of course, affordable housing, explains Charters Towers Regional Council Mayor Frank Beveridge.

Lorrae is a Director with Deloitte Digital and works remotely in Charters Towers. The appeal for Lorrae and many others drawn to Charters Towers, is the fantastic schools, community spirit and the region’s unique and rich natural environment. With a team from Deloitte, Lorrae is working on the release of a Drought Resilience Self-Assessment Tool (DR.SAT) for Australian farmers, which is part of the Future Drought Fund. DR.SAT launched successfully in December last year. “It’s such a great project that will have a real impact, and with everyone working from home for the majority of the time thanks to COVID, it really has proven that we

“Unlike many towns that are reliant on one or two industries, Charters Towers has so many economic drivers currently active within the region, including mining, education, tourism, health care and agriculture. There’s also a huge opportunity for small businesses in this region. “Ravenswood Gold Mine is expanding, requiring additional workers, and the opening of Big Rocks Weir is projected to create an additional 170 jobs locally. This is not including the jobs created by Adani, who source workers from Charters Towers, or our established, and highly reputable, education sector which is always on the hunt for teachers,” said Councillor Beveridge. “These sectors are major contributors to the region and remain the key to the future performance of the region’s economy.” Charters Towers real estate agent Julia Fraser said 2021 already saw unprecedented interest from people outside the region and interstate looking to relocate to Charters Towers during the pandemic.

“Going by median house prices, people could buy up to four houses in Charters Towers for the price of an average home in a capital city without having to give up educational and job opportunities or health care.” In Melbourne median house prices have joined Sydney tipping $1M. “It’s easy to see why disheartened home buyers are looking to regions like Charters Towers, where a little over $180,000 can buy you a home in Charters Towers City,” said Julia. The ‘Live Charters Towers’ campaign is the first of its kind in the region and Charters Towers Regional Council Mayor, Councillor Frank Beveridge, said it’s great to see a campaign actively recruiting new residents to the town. “The time is right for this campaign. “Charters Towers Regional Council worked closely with the producers of this season’s Australian Survivor, and we’re so glad we did. Since the show has premiered, our town has been thrust into the spotlight - now is our time to shine. “We are the envy of every region in the north Queensland neighbourhood. It’s great to see Paul, whose family has long had roots in Charters Towers, achieve business success elsewhere and return to Charters Towers and invest big. Everybody in the region is talking about it,” concluded Councillor Beveridge. People looking to relocate in search of job opportunities or to get a better feel for Charters Towers can visit livecharterstowers.com.au.

“In the last few months alone, families moving to Charters Towers from the capital cities like Brisbane, Sydney, and Melbourne have increased by over 30 per cent,” Ms Fraser said. 33

Is Your Business Broker Really Serious About Selling Your Business? Selling a business might appear very simple, but in reality, it is an extremely difficult process. It has become reasonably more difficult in these Covid times we live in. It generally takes several months, if not longer, to successfully sell a business. Selling a business is unlike selling a property. When selling a property, you are able erect an impressive sign in front of the property, attracting passers-by. You are able to produce ads which will highlight in detail all the finer points of the property with the aid of beautiful photos and videos on the websites etc…

The sale of most businesses requires complete secrecy Advertising and marketing are extremely difficult without divulging anything about the business. When advertising a business for sale, you are not able to reveal the location or the name of the business. You cannot erect a sign in front of the business. You are not able to have photographs or videos of the business. Engaging a competent business broker is absolutely essential to the successful sale of a business. The decision process of which broker to engage should not be cost based, this is critical. A broker offering low-cost fees, is going to provide a very limited service. The following question is absolutely vital before you make the decision to engage a business broker;

34

How serious is the business broker, about selling your business?

Is the business broker serious about selling your business or is he looking to list your business in

order to increase his listings? •

Is the business broker going to list your business, sit back, wait and hope that the business sells?

When attempting to sell a business, the first thing required is to attract the potential buyer. The ads must attempt to describe the business, the financial viability, the key points without giving away too much information. The ad must attract buyers without them being able to identify the business which is for sale. In our high-tech world, most inquiries for a business sale will come from the internet. It is therefore critical for the ads to cast as wide a net as possible. It’s not enough to just advertise on one or two websites, it is essential to advertise on every possible website. The performance of the ads requires monitoring, if the desired results are not achieved, the ads must regularly be tweaked or even changed completely.

Arnold has a thorough understanding of accounting principles and is able to appraise financials with excellent acumen. His MBA has also helped refine the skills needed so he can confidently assist you with either selling or buying a business.

A vital component of the marketing campaign, with the seller’s input, is to consider price reductions. Email campaigns must be part of your marketing strategy. It is essential to notify everyone on your database, ensure that as many potential buyers as possible are aware that the business is for sale. Where appropriate, it might be necessary to advertise in the print media. Again, where appropriate, social media advertising might be very beneficial. If the business broker is serious about selling your business, he must be proactive, do all of the above and a lot more. Is the business broker you are about to engage really serious about selling your business? I am.

“Selling a business might appear very simple, but in reality, it is an extremely difficult process.”

Passion Before Profit

WHY YOU NEED TO LEAD FROM THE HEART

Alan Manly UBSS Founder

Motivating force

Helping others achieve their goals.

So, what drives entrepreneurs to want to disrupt an industry?

All of which are emotional rather than financial goals.

Perhaps they are seeking fame and fortune? Maybe it’s ego that drives the person to prove to the world – and more importantly, themselves – that they can invent a solution to a problem? Maybe, just maybe, entrepreneurs disrupt things for fun?

www.ubss.edu.au

W

hile profitability is essential for any start-up to ensure ongoing viability, profits alone aren’t what separates a successful business from a mediocre one. If you’re a budding entrepreneur, being curious and asking tough questions is a good start on the path to success. But the key trait shared by all successful entrepreneurs is a willingness to disrupt established industries. And it’s the source of that willingness to disrupt which separates the good from the great.

Successful entrepreneurs, according to Forbes, dream big about things other than money. It ranks the top 6 motivations driving entrepreneurs as: •

Making a difference in the world.

Finding personal meaning from building a business.

Satisfaction of doing something great.

Personal growth and accomplishment.

Seeing the real value of one’s beliefs.

Fame and fortune Look at how a renowned entrepreneur became famous and the response often boils down to “they built a better mouse trap”. This well-known phrase is an idiom, a shortened version of: “Build a better mousetrap, and the world will beat a path to your door.” Coined by American philosopher Ralph Waldo Emerson, its meaning is clear: “To invent the next great thing, you have to have a better idea.” That is, a better mouse trap will be disruptive to all the current mouse traps. And when the world beats a path to your door (i.e., you have the fame), the fortune generally follows. Interestingly, fame is always referenced before fortune – suggesting that we hold 35

recognition of achievements higher than we do financial gains. That idea is backed by a 2019 study of almost 400 video content creators. The researchers determined that even though the practice of video content creation is becoming more commercialised and professionalised, the extrinsic motivations often associated with work (such as income, prestige) remain less significant drivers for content creation than intrinsic motivations (including enjoyment, socialisation). All traits we typically associate with leisure activities.

Making a difference When we as a society reference entrepreneurship, we often describe it as “the dream of being self-employed”. Behind that dream lies a desire for self-satisfaction, personal growth and of taking

36

charge of our own destiny. Rarely is making money behind the dream. (In fact, start-ups generally cost more than they make in those early days.) Meanwhile the desire to be seen and valued is the biggest perceived appeal of fame, followed by the desire for status, followed by a prosocial motivation. Again, dollars aren’t front of mind. Making a difference – whether to ourselves and our own lives/sense of self, or to the world at large – is both the driving force behind, and source of motivation for, the rigours of entrepreneurial pursuits.

producing something”. A start-up is the perfect test for a person with passion: barely controllable emotion to get an idea working. And sustained interest to see it through. For profit chasers, however, a start-up (especially in its early days) is a huge risk. Arguably they would be better off buying a lottery ticket: a chance to profit handsomely without the sizeable investment or effort.

By definition, passion is a “strong and barely controllable emotion”.

As Amazon’s billionaire founder Jeff Bezos once said, “One of the huge mistakes people make is that they try to force an interest on themselves. You don’t choose your passions; your passions choose you.” Profit is merely a by-product of that passion.

Profit, meanwhile, is “a financial gain, especially the difference between the amount earned and the amount spent in buying, operating, or

LOAN MANAGEMENT TIPS FOR BUSINESS OWNERS Jason He

Mortgage Broker & Managing Director E. jason@kaleido.com.au kaleido.com.au

Cashflow and a tightening of government loans during 2022 Disruption is here to stay for business owners as we are in the third year of the covid pandemic. Working capital and ensuring you have a sufficient cash buffer to handle these disruptions will be the difference between a business surviving this challenging period and a business that has to close its doors. Government guaranteed loans where banks are able to lend money to small businesses more 38

easily will start to wrap up, as we can see the government is reducing the guarantee from 80% to 50% as at 1 January 2022. This is a sign that the government will be gradually pulling back on its financial assistance.

Demonstrative sustainability during COVID times is a must for all. There is additional scrutiny a buyer needs to undertake when assessing the sustainability of a business when they are doing their due diligence.

Businesses are more exposed to concentration risk, whether that’s their clients or the market they compete in or their supply chain. COVID has demonstrated that disruption can have a massive negative impact on certain businesses that nobody has thought of in the past. A clear example is a café or food business in a high traffic location such as in the CBD etc. The banks or finance providers will without any doubt take these same considerations into account when assessing the risk of your potential business purchase.

Stagnant business growth requires reimagined strategies

in assisting clients who are in PAYG roles and usually deal with residential property matters.

COVID has really challenged the traditional marketing and growth strategies of many businesses, especially those that relied on personal face to face relationships such as sales reps, conducting trade shows or using event marketing. However, it has also given rise to allow businesses to take advantage of digital strategies to grow their business where they are able to scale their efforts cost effectively without the heavy burden of employing more staff.

Assisting business owners with business lending is a completely different ball game, so you need to make sure the person giving you the advice has the relevant experience and expertise in assisting clients similar to you.

I would encourage all businesses to reimagine their growth and marketing strategies by thinking about markets and opportunities outside their usual comfort or safe zones so they can continue to grow their business.

Smart borrowing is the first step Mistakes I’ve seen business owners make is not making an effort to understand the bank’s lending requirements when it comes to borrowing money for businesses. In addition, not having a trusted broker or banker that they can discuss scenarios with before taking action. For example, it’s important for a business owner to always think a step ahead and plan for the future whenever they are borrowing money to purchase something for the business. They need to understand how this new loan impacts their future ability to borrow as they grow. That way, they can weigh up the pros and cons and ensure they don’t make decisions without considering future consequences. Speak to the right person when it comes to understanding your borrowing options. Not all mortgage brokers are equal just as not all bankers are equal! Many mortgage brokers specialise

Also be aware of just going to speak to someone at the bank that you have your business account with. Banks have different policies and risk appetites when it comes to business lending. Just because one bank does not support your situation, doesn’t mean you can’t obtain finance. This is why speaking to a mortgage broker that specialises in business lending will help explore the different options for your needs and find a solution that fits your business Situation.

Warehouses over street frontage The changes that we saw with our clients is that COVID made many of them question the need to have a physical presence, whether that’s a shop front or working in an office environment. Many felt that it was necessary to have a physical presence, however, with COVID forcing many business owners to deliver their product/ service remotely, they realised that technology was able to fill that gap and they can save significant overhead costs. We saw an increase in demand for commercial warehouses, especially the ones with a mezzanine that supported small to medium e-commerce businesses. Many clients wanted to purchase these types of commercial properties as owner occupier or an investment as they saw that tenants in these properties were greatly immune to the disruptions of COVID.

Delegate and adapt with technology to success Running a business will always

make you vulnerable to risks and changes that you cannot control. However, the resilience of the business owner cannot be underestimated because business owners are the economy’s engines of innovation as they will always find ways to change and adapt to the environment to keep their business going. Get out of your comfort zone and explore different growth and marketing strategies while embracing as much technology as possible to outsource or delegate your low-value activities so you can focus on the things that give you the highest payoff.

3 tips to better manage loan/debt commitments in 2022 1. Make sure you review your loans and banking set up proactively every single year. Do not wait for the bank or your broker to contact you to do this, at the end of the day, it is your responsibility to engage these people to make sure you have the most up to date products so you can save money on interest and fees 2. Take an active interest in your business financials, make sure you have the right accountant who can explain the state of your business financials to you in a matter that you can understand, and if you don’t, get them to explain it until you do. 3. Always pay off the loan or debt with the highest interest rate first! This may be a no-brainer, but for business owners who are absorbed in running their business day in day out, it can easily be overlooked. Every dollar of interest you save is the same as earning an extra dollar without paying tax!

Utilising Your Team For

BUSINESS SUCCESS IN 2022 fully distributed team, still working in-house, or coordinating a hybrid team – you might still be playing catch-up to overcome all challenges, or you’re now tweaking.

Rachel Anagnostopoulos Founder & Director of Dream Gig www.dreamgig.com.au

he pandemic has shone a spotlight on workplaces and how people work, with employee satisfaction and engagement at the forefront of current trends. Being creative about providing the best possible place to work can be an extra challenge for small business owners who already have so much to juggle. A team is vital for the success of a business though, and a strong team enables a business to run like a well-oiled machine. Whether you have shifted to a

40

What can you do in 2022 to ease your own burdens and ensure your team carries your business towards success? Here are some tips in line with current trends in remote work that can be applied to most team dynamics.

1. Cyber Protection

outsourcing your cybersecurity management or utilising an inhouse IT team or technician. While cloud technology has provided numerous advantages and solutions for business processes, it can also create vulnerabilities that leave businesses an easy target for cyber threats. It’s important to be thorough when assessing weaknesses in your IT infrastructure. If you have a remote team, remember to ensure that your remote employees are aware and educated regarding your cyber security protocols so that their home workstations are not used as a gateway for cyber criminals to enter your business.

2. Employee Wellbeing Cyber-attacks have been on the rise during the pandemic. If you don’t have a strong cyber protection plan in place, it’s time to get one. Consider the cost and risk of your systems being compromised compared to either

Your business functions as well as your employees do, so it makes sense to ensure that your team are functioning at an optimum level. There is an increasing responsibility on employers to play a role in maintaining employee wellbeing, and considering your employees make a choice to dedicate themselves and their time to you and your business, why not look after them? The benefits of maintaining mental, physical and emotional wellbeing extend beyond employee retention goals, although isn’t it great when your business is renowned for being a positive and enjoyable place for people to work? Engage with your employees for suggestions to promote wellbeing in your workplace. While one workplace may find that a weekly yoga session suits their team, another might focus on improving team communication, or how to reduce feelings of isolation or stress. Think about what touches that you can add personally as a business owner, whether it’s routinely checking in with your employees or buying a round of coffees for everyone on a Friday afternoon. If you have a remote team, think outside the square on how wellbeing can be improved virtually, at your employee’s home, or even posting something via snail mail to boost spirits with a thoughtful surprise every now and then.

3. Learning & Development

Maintaining and increasing skills is vital at all levels of your team to ensure success. If your learning and development calendar hasn’t been set for 2022 as yet, it is not too late to do so. There are a range of options to suit

every business budget, from free online courses and presentations to retreats or in-house expert workshops. Consider including a mix of soft skills and personal development training alongside professional and industry-specific education. Workplace learning and development has been a key factor in talent retention, so during a time when there have been massive changes in society and the workplace, this is definitely something that should be considered to not only retain staff, but to strengthen your employees as individuals, as well as your overall team. Sharing resources and upcoming events with your team is another suggestion, and allow them to take initiative for their own development as well.

4. Management and Leadership

2022 will call for continued adjustments and flexibility due to the pandemic, and your resilience and strength as a manager and leader is vital for the success of your business and your team moving forward.

5. Resources

It’s fair to say that not all workplaces should, or need to, provide expensive or extravagant spaces for employees to work in – especially small business. If your employees work from home, to what extent do you cover their home office costs? It’s worthwhile to consider what you will allow for in the business budget in 2022 when it comes to resources. Are you providing home office setup packages or stipends to your remote team, does your kettle need an upgrade to a coffee machine, are sit-stand desks on your radar?

The pandemic has called for reflection and change in management and leadership, with the voice of employees calling for improved employee-centric styles. If you haven’t yet assessed and reviewed your management practices, or pondered the differences between management and leadership, this may be an area for you to personally spend some time contemplating in 2022.

Small businesses often take a needs over wants approach when it comes to resources, and that doesn’t necessarily need to change. An important trend to note though is that work is increasingly being reflected upon as an extension of life, with worklife balance key to employee requests for changes in workplace arrangements or resignation decisions.

Increased remote working during the pandemic has raised the discussion around whether there should be set hours to complete work, or whether output should be the focus. Do you need to monitor the clocking on and off of your employees, or are you happy with measuring output alone? Do you prefer to tell your employees what to do, or do you encourage roundtable discussions?

For 34 years Lenard’s has been producing innovative chicken products for the FMCG industry. Lenard Poulter, the Founder, owns and runs the business with his family and continues to remain focused on providing premium products that offer a unique point of difference. With the current disruption of poultry supply, Lenard’s trusted chicken supplier has assured that there are no foreseeable interruptions to the supply of whole chickens, a poultry staple used in a majority of Lenard’s stores. Read below to discover how Lenard’s has handled previous challenges and how the business continues to thrive while expanding its business, set for the future. We sat with Cameron Lee, Operations Manager for Lenard’s, to find out.

1. What was a challenge you faced during the pandemic and how did you resolve it? One of the biggest challenges we experienced through the pandemic was keeping our team safe and healthy to avoid any closures. This was achieved via daily emails identifying contact points and having all team members get tested if they were deemed to have been exposed, and follow the government health directives. Once we had all the borders open we were then challenged with supply issues that we managed through with constant communication with our suppliers and stakeholders. We did have to find some substitutes to our normal ingredients to avoid out of stocks but we managed through this with our suppliers and stores.

2. Why do you think Australia loves Lenard’s? Lenard’s has been value-adding poultry for over 30 years in the Australian market and is a household name, known for quality and innovation. Over the years we became a family favourite on the dinner tables of many Australian families and even to this day, people search out our products over others in the market.

3. What is one piece of advice you could give to every new franchisee?

that are current stores for sale, I think Rockhampton, Toowoomba and South East Queensland as a broader region but I do feel a big push into Rockhampton/ Yeppoon would be worthwhile. Hervey Bay (Turnkey) in Queensland, and the following existing locations: Swan Hill in Victoria, Ellenbrook and Gateway in Western Australia.

7. What are the key selling points for Lenard’s franchise model? •

35+ years in the value-added poultry industry

A well known brand

Flexible business model

And most importantly have fun with it.

Three in one business operation - an adaptable model allowing for multiple income streams, including retail and delivery

4. Why do franchisees invest in your business?

Lenard’s has long-term, credible and established suppliers readily available.

An open-minded and growing brand.

The piece of advice I give to every franchisee is to build a great team, a team that is well trained and aligned with the brand culture will be your best asset. Don’t accept average. Help your team strive for excellence in everything they do.

I am sure there are many reasons franchisees decided to join our brand, but one of the more common things I notice is to build a family business and have some flexibility.

6. What are your key franchise locations? Further to the below regions

Exclusive Ben & Jerry’s Franchise Fee Waived 2022 Ben & Jerry’s has announced they will have their initial franchise fee waived as part of an exclusive deal in Australia. This will be available for all new franchisees who sign up before 30th September 2022. It is planned that the new initiative will open the franchise opportunity to more people and allow interested partners looking to own and operate a small business in their desired industry. This allows the chance to be involved in a global network that is supported by leading training systems, as well as being backed by corporate giant Unilever. Franchising experts at DC Strategy suggest that now is the best time to join the popular brand. Ben & Jerry’s has been around for more than 40 years and over 570 Scoop Shops can be found in over 38 countries today. This forms part of the global brand’s direct expansion plans with current emphasis on the new and limited Scoop Shop across Australia-wide. Locations include Brisbane, Adelaide, Cronulla, Coogee, Circular Quay and Canberra with a price range between $250,000 and $450,000. Ben & Jerry’s are known to be actively involved in helping form and transform the world and its local communities. As an ambitious social justice company, Ben & Jerry’s believes in a greater calling than simply making a profit for selling its goods. This is represented through their 3-part mission that was developed in the 1980s and is still lived and breathed by the brand today. Ben & Jerry’s are after franchise partners with these shared values with a determination to create change and become involved within their communities.
