Pacific Structures is a concrete construction company known for saving clients time and money. The principals, management and field operations staff possess hands on know-how won over three decades of designing and building some of the most complex concrete structures in California. This substantial expertise means that the company leaders have what it takes to engage the entire project team, and to push to optimize the structure for cost, quality, and schedule. At each stage of design, Pacific Structure’s concrete experts provide the benefit of their valuable input. They continually challenge and evaluate the structure, testing it against hundreds of other buildings in their database for key parameters and details. Each analysis is informed by professionals with years of experience partnering with the best Structural Engineers on the West Coast. Each recommendation made has been tested in the field for quality and constructability by seasoned Superintendents. Out of this crucible comes the right design for each project. Once the design is optimized, Pacific Structure’s veteran field operations team attacks the schedule and the details of the work on a day-by-day, pour-by-pour basis to ensure that every aspect of the project is preplanned and lined out prior to the start of work. When construction starts, the team is executing their plan, striving for even greater improvement and innovation. 45 LANSING SAN FRANCISCO, CA A 7 foot matt foundation will support the 39 story residential tower. Flyers will be used by the team to quickly set the foundation for each floor pour to achieve a 5 day cycle schedule. The team will also construct four levels of subterranean parking providing future residents 197 parking stalls. Pacific Structures saved the client money by evaluating and finding rebar reductions throughout the structure.

TRINITY TOWERS PHASE II SAN FRANCISCO, CA Working as a collaborative ­partner with the general ­contract and ­design team from the early stages, the ­Pacific ­Structures team has ­successfully r­ esponded to changing owner r­ equirements while keeping the ­project on budget and ­schedule. ­During ­design phase they worked closely with the structural engineer providing ­quantity ­allowances for ­reinforcing in the ­structure. They also made sure that the d ­ rawings were ­completed with the s­ pecific ­structural details necessary to use column hung ­flying forms (an ­innovative method ­developed by the ­Pacific Structures Principals) to achieve an aggressive 6 day cycle per floor. In order to ­execute the work using flying forms the team will perform thorough pre-planning and coordination with all the other s­ ubcontractors, especially the MEPS contractor. For example, they will work out a detailed schedule for the tower crane on half hour basis every day.

55 9TH STREET SAN FRANCISCO, CA 18 story high-rise located in the up-andcoming Central Market District in the heart of downtown San Francisco. Due to the column design of the building and the abut buildings of the surrounding landscape, the team determined that flyers would be inefficient and instead are handsetting forms. The tower crane will be coordinated and provided by the Pacific Structures team. Pacific Structures’ scope also includes Architectural Concrete at elevator lobbies on all floors. The apartment complex will provide 273 units of studios, 1 bedrooms, and 2 bedrooms. Ground floor retail, a state-of-the-art fitness center and outdoor movie screen are also included in the project.

SUTTER STREET GARAGE SAN FRANCISCO, CA Parking structure constructed on an extremely tight urban infill site surrounded by existing buildings on three sides and a MUNI line in front of the site. Extremely difficult site logistics. Design/build 1 story below grade, 6 story above grade concrete structure.

THE EPIPHANY PALO ALTO, CA

The existing concrete structure originally built in the 70’s has an unusual Post Tensioned (PT) mat slab requiring special care and sequencing procedures during the retrofit. The team will be retrofitting the structure by installing a series of reinforced concrete walls, collector beams, and carbon fiber.

ARCHSTONE PARKSIDE EMERYVILLE, CA The project consists of a three level wood frame structure over a parking garage with one level above and one level below ground. The design will include luxury apartments, live/work units, ground-level retail, a pool, fitness center and an off-site public park. Challenges include incorporating an existing brick faรงade into the new development, complicated podium construction and extensive site work.

55 LAGUNA SAN FRANCISCO, CA Pacific Structures is constructing the concrete podium for the two wood frame apartment buildings totaling 307 units. The main challenge of the project is the site conditions. The lot sits on a steep hill and has two varying soil conditions: one side has bedrock and the other has poor soil. The team is currently discussing and evaluating soil GEO piers, piles, and lean fill to determine which will be the best system to accommodate for the poor soil conditions. Site work to allow road access and laydown areas to the buildings will be constructed out of normal sequence to help alleviate site constraints. In addition, Pacific Structures will also be coordinating with the city and MUNI officials to minimalize disruptions to traffic and bus routes surrounding the site.

ALMA DEL PUEBLO SANTA BARBARA, CA The Pacific Structures team worked closely with the general contractor to strategic sequence the project. By pouring the mat and basement slabs in segments, the team was able to postpone all excavation to utilize dirt to backfill walls. Simultaneously they shotcrete the walls to keep the quick schedule. All the concrete will be completed in a short five months on this steel-framed building. Once complete the project will have commercial space with a public market, underground storage and parking, 37 condominium units and a green roof garden. The building is currently on track to achieve LEED Platinum designation.

CRESCENT VILLAGE

SAN JOSE, CA

Building one is highly articulated podium brought out of the ground during winter of 2011. Mat foundation design 足modified by Pacific Structures to eliminate trade 足moveins and get subgrade covered up significantly earlier than 足standard mats. Buildings two and three were completed simultaneously in under four months with a crew size of 150 union personnel forming and pouring an average of 550 cy every work day for the entire duration of the project. Buildings four and five are interfaced unlike the other three.

SAN ANTONIO CENTER MOUNTAIN VIEW, CA This mixed use three building complex includes luxury residential units, street-level retail and one level below grade parking. The design consists of three levels of suspended concrete with three stories of wood frame structure above. The construction team has completed extensive preplanning of site logistics and scheduling to accommodate for the various grade and elevated changes throughout the buildings.

888 N. SAN MATEO SAN MATEO, CA Pacific Structures’ scope includes one level podium long with two buildings above and a drive aisle between. Most of the perimeter will be shored. The team will pour some piers at the podium level where the slab cantilevers past the garage below. The 155 luxury apartment unit project will also include a pool and spa in addition to the underground parking.

CARMEL LOFTS SUNNYVALE, CA Pacific Structures was brought into this project to pour one and two level podiums for two buildings. The mixed-use residential project will bring 133 luxury apartment units and 7,000 sf of retail opportunities to Sunnyvale.


EL CAMINO APARTMENTS MOUNTAIN VIEW, CA DESCRIPTION 120,000 sf of elevated deck 1 split level subterranean parking Wood frame apartment structure, 193 units ARCHITECT Seidel Architects CLIENT Western National Builders PROJECT DURATION 6 months

The luxurious 193 unit, four story wood frame apartment complex will sit on a 2.91 acre site in Mountain View. The unique split-level design includes a partial subterranean parking level and multiple elevations at grade holding two courtyards and a pool. A concrete staircase spans five different elevations with 45-50 risers over just three floors. A Hetch Hetchy public works site runs across the south side of the project site preventing heavy machinery to operate in the area. This creates minimal laydown space and therefore the team has coordinated with the city of Mountain View to allow partial street closures to accommodate for concrete trucks and pumps.

Challenges include tight site logistics, complicated site terrain, and La Nina weather conditions. The floor to floor heights vary from 8’ to 25’. Project completed on time.


RIVER OAKS SAN JOSE, CA DESCRIPTION 400,000 sf of elevated deck 1 level at grade & 1 level below grade parking Wood frame apartment structure, 438 units ARCHITECT MVE & Partners CLIENT Western National Contractors PROJECT DURATION 8.6 months

This 438 apartment unit, five story wood frame building lies on a 9.5 acre lot. The unusual design of the building consists of a subterranean parking garage with slab on grade extending beyond the garage footprint, a mirrored elevated podium and wood frame structure above. Due to this design, footing supports must be constructed up to 8 feet below the slab on grade to alleviate weight on the subterranean wall. The Pacific Structures team has to carefully sequence construction so that weight is safely distributed throughout the entirety of the project to completion. Other challenges include smoothly coordinating countless trucks for the several concrete pours on the large job.

35 DOLORES SAN FRANCISCO, CA This 4 story residential wood frame building will include one level of subterranean parking. The team will utilize spread footings for the foundation. Two large pour in place concrete staircases will lead from grade to the basement. The tight urban sloped site leaves little room for laydown area for the project.
