the average days on market down for the region. At 56 days, the average days on market in Albemarle County is 9 days less than last year. While homes are selling faster in Albemarle County, the average days on market has been trending up in several local markets in the region. The City of Charlottesville and Fluvanna County have had rising average days on market for the past several quarters, which could be an early signal of changing market conditions, or possibly a mismatch between the homes available and the types and/or prices of homes sought after by buyers.
Inventory The inventory of active listings continues to decline at a moderate pace in the CAAR region. There were about 1,316 active listings at the end of the 4th quarter, which is 45 fewer listings than a year ago, a 3% drop. For the 2nd quarter in a row, Nelson County had the largest inventory decrease, with 38 fewer active listings on the market compared to a year prior. After nearly 2 years of expanding inventory, the City of Charlottesville had a reduction of active listings in the 4th quarter, with 8 fewer listings compared to a year ago. Greene County continues to have the most consistent supply growth, with 17 more active listings than a year ago, the 6th increase in the past 7 quarters. The tight inventory in the CAAR footprint reflects similar trends occurring throughout the State and beyond, which are putting upward pressure on home prices and causing affordability challenges in

Waynesboro’s namesake earned his nickname as a brigadier general in the Revolutionary War, where he stormed the British fort in Stony Point, New York, boosting Colonial morale. Known for his personal courage and his tactical boldness, he would be impressive at hurtling, climbing, and crawling through obstacles like tires, tunnels, hay bales, rope walls, and whatever else the course designers come up with this year. Lenten Baroque The music of Johann Sebastian Bach is “Ever Ancient, Ever New” as played by Charlottesville’s Three Notch’d Road, The Virginia Baroque Ensemble. Continuing their cycle of Bach cantatas, on Friday, March 6 at 7:30 p.m. in Staunton’s Trinity Episcopal Church the 17-person ensemble will present Bach & Nowakowski on the Soul’s Awakening for Lent featuring penitential music of J.S. Bach from various sacred works, including arias from
his famous Matthäus-Passion and Johannes-Passion and solo organ works. Three Notch’d Road will also give the world premiere of a work it has commissioned from American composer Mark Nowakowski. Entitled Quo Vadis and scored for three singers and instrumental ensemble, the text recounts a Christian tradition that while fleeing certain martyrdom, St. Peter saw a vision of Christ, asking him, “Quo vadis/Where are you going?” Chastened, Peter returned to his duty and ultimately his own crucifixion in Rome. Tickets are $25.
Richmond Ballet at Piedmont Virginia Community College Founded in 1957, Richmond Ballet is the state ballet of Virginia, and a critic’s favorite when it dances out of state. The fine 28-member company returns to PVCC on Wednesday, March 11 at 7:30 p.m. with another exciting evening-length program of classic 20th century works, to music by Tchaikovsky (Suite No. 3 for Orchestra in G major, Op. 55) and Carl Orff (Carmina Burana). Tickets are $23 for adults and $17 for students.
James Madison’s Birthday and Wreath-Laying Ceremony
Nelson County’s Wintergreen Resort is a four-season place to play, or to wander. Kathie Driscoll is Education Director at The Nature Foundation at Wintergreen, and knows the best places to roam. Driscoll will lead a hike in search of early spring wildflowers along Mau-Har Trail from Rt. 56 for a healthy seven miles to Reed’s Gap on Thursday, March 19, from 9:00 a.m. to 3:00 p.m. This hike is rated strenuous. Water, lunch and hiking shoes are required, and participants must be able to safely complete a moderate hike for at least two hours at an elevation over 3,000 feet. The advance fee is $10.
Hope’s Legacy Equine Rescue Family Fun Day Working with the young to teach responsible equine care—that’s the mission of Hope’s Legacy, situated on 172 acres in western Albemarle County. Founded in 2008 with just one donkey, the non-profit group has since taken in over 250 horses, ponies, mules, and donkeys, sheltering them from neglect, abuse, and abandonment, and sometimes taking over for owners no longer able to care for their creatures. Today, Hope’s Legacy cares for horses and donkeys ranging in age from 3 to 35-years-old. Hope’s invites the public to join them for a free Hope’s Legacy Equine Rescue Family Fun Day from 10:00 a.m. to 12 noon on Saturdays March 21 and May 16. Come meet Donkey, Dolly, and other animals, and enjoy volunteer-led outdoor activities like a scavenger hunt. These events are free of charge, but donations are greatly welcomed. Space each day is limited to the first 20 registrants, so register early.

James Madison’s Montpelier in Orange County will commemorate our fourth president’s 269th birthday on Monday, March 16 at 1:30 p.m. with a wreath-laying ceremony, followed by tours and a book talk. The commemorative wreath-laying ceremony at the Madison Family Cemetery will feature the United States Marine Corps Band, Honor Guard, Color Guard, and Firing detail. Twenty-nineteen was another banner year for the local real estate market with good news for both buyers and sellers. Fourth quarter figures from CAAR (Charlottesville Area Association of REALTORS®) show an impressive seven percent increase in year-over-year home sales. And, sellers appreciate the $18 thousand increase in the median sales price that accompanied declining inventories of resale homes. In addition, new construction sales were up 12 percent (749 to 837) compared to the last quarter of 2018, says Michael Guthrie CEO and Principal Broker at Roy Wheeler Realty Co. There is good news for buyers as well, as “the new home median sold price decreased from $429,900 in 2018 to $362,000 in 2019,” Guthrie says, a trend due to “high demand for lower priced homes that has increased sales in counties like Greene and Fluvanna.” Except for Albemarle, local rural counties boasted median prices well below $300 thousand which means buyers can continue to find deals, especially those willing to drive a little to get more home and/or acreage for their money.

If gorgeous views, plus access to outdoor activities from skiing and kayaking to golf and hiking are what you want, consider Nelson County, a short drive south of town on Routes 29 or 151. In the fourth quarter of 2019, Nelson experienced a year-over-year 15 percent decline in inventory and a 13 percent increase in the number of listings sold along with a huge reduction in the average number of days homes stayed on the market. However, the median sales price of $230 thousand is the lowest in the region showing no increase compared to the end of 2018, good news for buyers. Marlo Allen with Mountain Area Realty in Nellysford encourages home buyers to shop in Nelson where an especially good option is the condos at Wintergreen, “a great point of entry” into the market because they are so affordable.
Fluvanna County Fluvanna’s amenities range from waterfront living at the gated community of Lake Monticello to rural properties, and affordable housing that appeals to everyone from singles and families to seniors. And while Charlottesville is just 15 minutes away, the county is also
an easy commute to jobs and shopping in Richmond. Fluvanna gets the prize for the largest increase (21 percent) in year-overyear sales in the fourth quarter of 2019. The median price of $236,500 is 5 percent more than in the fourth quarter of 2018, and second only to Nelson in affordability.
Greene County Greene County’s median price of $284,660 was 13 percent higher than a year ago, reflecting its nearby location and availability of affordable homes. The county’s expanding commercial sector that includes everything from antiques to groceries and vineyards, plus a goodly selection of restaurants, makes for a rural lifestyle that is close in, but not one requiring frequent trips to town. The number of active listings in Greene was 22 percent higher than a year ago, giving buyers more to choose from, including first timers who will still find options at the low end of the $200 thousands. Oxford Hills, a new home community with moderate prices that received a lot of attention a year ago, is now sold out. Buyers who want a new home on a multi-acre lot can check out Hancock Farms or Octania Highlands, two

“Best trail running place in the country,” claims Outside Magazine. “One of the top destination marathons,” says The New York Times. No matter who says it, Charlottesville really is the perfect running town. Blessed with natural beauty, varied terrain, extensive trails, and strong advocates; Charlottesville can even make a non-runner want to get out there and lace up her shoes for a run. Once the shoes are on, there are plenty of local races to keep her motivated.

So Many Places to Run! Local distance runner and trail expert JoAnne Smart says “We have so many beautiful places to run and the mountains are nearby. Charlottesville is a great place for runners.” The natural beauty alone is enough to get you out the door. The Blue Ridge Mountains, the rivers and streams, hills, valleys, and parks beckon the champion and novice alike. Dawn Cromer learned this as an elite track and field athlete and coach at UVA. The Saunders Monticello Trail offers a four mile out and back run mix of gravel and boardwalk, sidestepping Carter Mountain on the way to Monticello. Through town or up the mountain, local runners enjoy consistently high air quality, with Charlottesville always scoring in the best category. In the mountains, it only gets better. Breathe deeply, because the closer you get to the Blue Ridge, the
more challenging those runs become. Deemed a national running destination, eight miles and gravel, Dick Woods Road attracts serious runners and provides incredible scenery with few cars. At the base of the Blue Ridge Mountains, Sugar Hollow Loop follows a fire road up the mountain to the Appalachian Trail. Innumerable options exist for distances and difficulty, town or country, level or steep; all with spectacular scenery.
Strong Advocates Many locals nurtured the running movement in and around Charlottesville. Smart credits Mark Lorenzoni from Ragged Mountain Running & Walking Shop as one of those early advocates still active today. When the Lorenzonis moved to Charlottesville 40 years ago, Mark recalls, “Very little running was happening in Charlottesville, maybe four events per year. What existed, was extremely competitive. The average age was 25 and there were very few women.” Fast forward 40 years and the average age is 50 with half of them female. The 60+ local races welcome all skill levels, not just the elite. Running truly has become a community sport in Charlottesville.
Smart says “Coach Lorenzoni offers a free weekly speed workout and marathon training every summer and has been doing it for decades. He’s at least partly the reason running is so popular here.” The Charlottesville Track Club, with Lorenzoni’s Wednesday morning speed workouts, boasts more than 500 participants of all levels. The Club sponsors many local non-profit races. The Charlottesville Area Trail Club (CATs) welcomes runners who enjoy the many trails around town and in the mountains. CATs has training programs for a trail half-marathon, a 50K (in cooperation with Crozet Running), and Tuesday night group trail runs. “All the pieces are in place to make Charlottesville a great place for runners,” says Lorenzoni. “Wonderful routes, trails, tracks and parks against a stunning backdrop. And so many people gave their time and resources to make this one of the truly great running towns.”

April 4 – Charlottesville Marathon and Half Marathon. “Considered by many as the most scenic marathon course in the east,” says Running Times Magazine. May 16 - Montalto Challenge 5K. Ascend Montalto, with great views of Monticello, Charlottesville and the Blue Ridge Mountains. July 4 - Kiwanis Independence Day 5K. Started in 1983, this race benefits Big Brothers Big Sisters of the Central Blue Ridge. September 5 - Women’s Four Miler. Nearly 2,000 women participate in this 27-year-old event supporting the UVA Breast Cancer Center. November 12 - Men’s Four Miler. Charlottesville’s men’s only race, running since 2004. December 5 - Monticello Holiday Classic 5K. A family-oriented 5K supports maintenance of the Saunders Monticello Trail. See you at the finish line!
