Welcome to the Community Associations Institute Coachella Valley Chapter (CAI-CV)
The CAI-CV Board of Directors invites you to enjoy and benefit from this directory of Coachella Valley CAI Chapter members.
CAI-CV is the leading source of education, advocacy, and professional credentialing for Common Interest Developments (CIDs) in the Coachella Valley. CAI-CV is one of sixty-four CAI chapters in the U.S. and abroad with more than 47,000 members worldwide. Since 1993, nearly all home development has been organized as CIDs and they are the fastest growing form of housing in the world today. Through CIDs, homeowners can share common areas such as pools, roads, recreational facilities, and other resources. CIDs are typically organized and managed as homeowner associations (HOAs). CAI members include homeowners, homeowner associations, HOA board members, community managers, community management companies, and business partners and experts who provide services to CIDs.
Increasingly complex regulations impact every facet of the CID industry. CAI continually updates its members with information regarding fiduciary duties and industry best practices. In an effort to promote professionalism at every level, CAI provides educational courses for community board members and professional multiple levels of professional training and credentials for association managers. CAI also provides education for business partners as well as training and credentialing for CID experts including reserve specialists, insurance and risk management providers, and attorneys.

Community Association Managers International Certification Board (CAMICB) administers the Certified Manager of Community Associations Credential
CMCA – The Essential Credential™
The CMCA is the primary first credential for professional association managers.
CAMICB was established by Community Associations Institute (CAI) in 1995 as an independent nonprofit that develops and administers the CMCA certification program. CAI created the program in response to a need for stringent professional standards of community association management. CAMICB adheres to the National Commission for Certifying Agencies’ (NCCA) guidelines. The CMCA credential is accredited by the National Commission for Certifying Agencies which means it complies with NCCA’s stringent standards for a professional certification program. NCCA accreditation provides independent validation that the CMCA program meets or exceeds twenty-one standards concerning various aspects of the certification program including its purpose, structure, governance, psychometric foundation, policies, and procedures. Accreditation validates the integrity of the program and is a mark of quality.
CAMICB is the professional accreditation body for more than 20,000 community association managers worldwide. CMCAs manage condominium associations, homeowner associations, resort communities and commercial tenant associations.

Who Can Serve?
• CAI-CV members in good standing are eligible to serve.
• To serve, submit the Committee Volunteer Form electronically to the executive director.
• Members may serve on more than one committee.

The California Legislative Action Committee (CLAC) is a volunteer committee of the Community Associations Institute (CAI) consisting of homeowners and professionals serving HOAs. It is the largest advocacy organization dedicated to monitoring legislation, educating elected state lawmakers, and protecting the interests of those living in community associations in California.
CLAC’s Mission
To safeguard and improve the community association lifestyle and their property values by advocating a reasonable balance between state statutory requirements and the ability and authority of individual homeowners to govern themselves through their community associations.
Briefly, CLAC...
• Is a non-profit, statewide committee of the Community Association Institute (CAI)
• Educates legislators about Common Interest Development (CID) living and governance
• Serves the interests of approximately 12,000,000 homeowners residing in more than 55,000 community associations throughout California
• Is not a PAC (Political Action Committee) and makes no political contributions
• Functions solely on the donations of the community associations it represents
How Does CLAC Accomplish Its Goals? CLAC...
• Reviews and takes positions on all legislative bills affecting homeowners associations
• Hosts a “Legislative Day at the Capitol” event each year to educate legislators and members
• Employs a veteran lobbyist, Louie Brown, to testify at hearings and lobby (educate) the legislators in Sacramento
• Alerts HOAs and their managers about important legislation
• Makes visits to legislators in their districts to continue the education begun in Sacramento
• Organizes “grass-roots” efforts to communicate en masse with legislators over topics that are particularly important to community associations
• Establishes CLAC as a resource for legislators when considering legislation having to do with community associations

CAI CREDENTIALS FOR NEW AND EXPERIENCED COMMUNITY MANAGERS
Community associations and management companies are looking for qualified, dedicated professionals to manage their communities. Do you want to gain a competitive advantage, earn more money, and obtain valuable experience?
The Community Associations Institute Professional Management Development Program (PMDP) and credentialing program can help you achieve these goals. As a novice or experienced manager, you can learn something new, increase your earning potential, and further your career goals.
Definition of a community manager: A community association manager will have the knowledge, ethics, professionalism and skills with verifiable experience in financial, administrative, and facilities management in at least one community association, either commercial or residential. The community association manager must be compensated for providing professional guidance and assistance to the board of directors of any association(s) managed by that community association manager, whether the individual is acting as a full-time independent contractor, as an employee of a management firm, or as a general manager or executive director of a common interest development. Management of property other than community associations will not meet the qualifications for community association manager.

AMS — Association Management Specialist
The second level in the CAI career development track for community association managers.
The AMS designation demonstrates a higher level of commitment to your career and the community association industry. An AMS designation is recommended for managers who want to enhance their career opportunities by increasing their knowledge and expertise.
PCAM — Professional Community Association Manager
The PCAM designation is the highest professional recognition available nationwide to managers who specialize in community association management. Earn your PCAM and join the elite – the select – the best.
The PCAM designation is recommended for experienced managers who want to demonstrate advanced skills and knowledge and who wish to be recognized as one of the best and most experienced managers in the nation.
LSM — Large-Scale Manager
This specialist designation is designed to allow PCAM members to specialize within their profession. CAI acknowledges the unique aspects of being a large-scale community manager and is providing an opportunity for recognition and continuing education in order for you to expand your career opportunities. This specialist designation is available only to experienced large-scale managers who hold an active PCAM designation. An LSM candidate must have ten years of verified, direct community association management experience or five years of community association management experience and five years of municipal management or a comparable position of responsibility at the executive level.

Facts from the Foundation for Community Association Research’s recent salary survey:
• Managers who had obtained their PCAM designation earned, on average, $31,000 more than managers who held no designations.
• 92% of the survey respondents indicated that their employers paid for some or all of their training and education.
EDUCATION FOR COMMUNITY ASSOCIATION LEADERS AND HOMEOWNERS
CAI-CV offers a number of unique programs specifically designed for association board members and homeowners. Building better communities through education means reaching out to all homeowners. Whether you are serving on a community board or you are a homeowner living in a common interest development, becoming educated about the essentials of community management will help you build a harmonious community.
CAI's BOARD CERTIFICATE COURSE OUTLINE
Whether you live in a condominium, homeowners association (HOA) or other type of community, this workshop highlights what every board member (and homeowner) needs to know to serve effectively. The workshop consists of five modules:
• Module 1: Governing Documents and Roles & Responsibilities. To start you on the right path, Module 1 helps you understand the legal authority for your association. It also clarifies the duties and responsibilities of each board member and the professionals who are available to assist the board.
• Module 2: Communications, Meetings and Volunteerism. Module 2 helps you learn how to maximize volunteer involvement in your community association by improving board communications, conducting effective meetings, and building community spirit.
• Module 3: Fundamentals of Financial Management. Module 3 introduces the fundamentals of association financial management, including guidelines for protecting your association’s assets, preparing a budget, planning for the future, and collecting assessments.
• Module 4: Professional Advisors and Service Providers. Because putting together the right team to support your association can be challenging, Module 4 provides practical tips on finding, evaluating and hiring qualified professional advisors and service providers.
• Module 5: Association Rules and Conflict Resolution. Module 5 explores guidelines for making reasonable association rules, enforcing rules fairly, and resolving conflict effectively.
Following the training, board members will read and acknowledge that they have read and understand three key documents:

PROFESSIONAL EDUCATION FOR BUSINESS PARTNERS
CAI Business Partners are indispensable to the community associations they support with their guidance, products, and services. CAI education helps these businesses and professionals differentiate themselves in the competitive community association marketplace.
Educated Business Partner
The Business Partner Essentials is a two-part, online course to help CAI-member service providers better understand CAI, community associations and the industry at large. Individuals who pass the course and maintain CAI membership earn the CAI Educated Business Partner distinction, gaining special recognition among thousands of companies and professionals who support common-interest communities—accountants, attorneys, bankers, insurance professionals, landscapers, painters, reserve specialists, software providers, and many others. The course includes an online webinar with exam and is approximately three hours, with additional reading materials available. The cost of the course is $99. When you take the course, watch for CAI-CV members. The international course was filmed at CAI-CV's live EBP course in January, 2018.
