Creating a feeling The market is perfect for buyers of light and space in your bathroom and sellers

PETER MCCULLAGH

THE Cairns property market is looking great. Perfectly poised, an interesting mix of buyer market and a sellers paradise. Professionals Edge Hill Principal Billy Gartner believes the Cairns market is ideally positioned offering great returns to investors as well as value for sellers. “We are experiencing strong sales currently for sellers with good properties in addition to great rental returns for investors due to the tight rental market. “For first home buyers wanting to enter the market, now is the time to jump. There’s great properties in the low 300’s that will offer a strong rental return if they wanted to upgrade, plus for the straight investors there’s

very promising returns,” said Gartner.

Gartner celebrates over 33 years in the Cairns property market this year. “The Cairns market has matured in recent years. We have some sensational properties here, unbeatable lifestyle as well as great capital growth. “Cairns offers exceptional affordability when compared to similar centres throughout Australia. Very affordable properties combined with an exceptional lifestyle. Now is the time to jump into the market.” Billy believes his success in the market is a combination of several factors. “I listen to the vendor. It’s important to understand the full reason for their sale, their expectations and then plan a tailored strategy to meet their needs. “We also work with our vendors to help them maxim-

ise the potential of their property. Sometimes it is worth taking the time to fix a few points first before listing to help improve the sale-ability of their property.

“Our marketing strategies are tailored to the vendor’s needs and property potential. It’s not a matter of one size fits all, its more about what we need to do to get the best price.” “When you list with us, we will communicate with you as often as you require to ensure you are kept abreast with the progress on the sale of your property.” As the market continues to move in an upward direction, the Professionals Edge Hill have a need for greater number of listings. With a good number of buyers in the market combined with a tightening rental market, it will be a good time to enter as a buyer as well as a seller.

RESORT

THE bathroom and the kitchen are the two most renovated areas of any home, and can also be a deal breaker when it comes time to sell. So what can be done to help you brighten up you bathroom and make it zing? White is the new black. White makes the space look bigger. White will reflect light and brighten all corners. White will work better than a mirror, but combining white walls and vanity, tiles and bath along with a mirror will open up that bathroom and give it room. If your bathroom is internal and lacks natural lighting, use glass. Glass lets light through, allowing all areas to be lit. Use accessories in your bathroom made from clear acrylic. These do not

block lightr and also are less intrusive. Avoid solid vanity cupboards. Open vanities will work well. These will also challenge you to keep it tidy, something I struggle with.

Use plenty of mirrors. Mirrors reflect light and give depth to a small room. Mirrors do not need to be placed at eye height, you could use mirrors instead of tiling around the foot of your bath. This will create additional feelings of space as well as light.

emotion of the room.

Create atmosphere with small colour. Adding a small, strong-foliage indoor plant will add colour and not intrude. This splash will brighten and add an additional dimension to the small room. Use colour in your towels. Vibrant coloured towels will brighten and add a focal point to your bathroom. Towel storage can also be on-show, rolled neatly and stored under your open vanity.

Getting the lighting right is important. Have more than one light. Lights around your mirror, downlight above you or even drop pendant lighting will work well. But it’s important to have variation is lighting styles.

One of the best ways to gain ideas on bathrooms is to visit open homes. Look to see what others have done with their bathrooms. Be critical, look to see how bright and open it feels. Bathrooms traditionally are small spaces, so you need to work hard to make it work.
