AMG recently completed the demolition of 1.9 million gross square feet of buildings previously utilized by Collins Aerospace in Chula Vista. Subcontracted by prime contractor, Hazard Construction, AMG began demolition in April 2023 and completed their work in July 2023. The work that AMG did on the project was officially referred to as Collins Aerospace Parcel B Demolition and was contracted in order to make way for future Chula Vista Bayfront development of commercial real estate. Although the job included soil remediation, AMG was
contracted to perform asbestos and lead abatement and demolish all structures, leaving only the slab and foundation in place.
Mike Gafa, Jr. serves as Vice President of AMG and oversaw the demolition of the former Collins Aerospace structures. “Our professional and experienced crew members got a lot done in a relatively short amount of time on this project located in Chula Vista along the harbor. The overall 700,000 square footprint included a massive 1.9 million gross square feet of demolition that included building structures which varied in height from 15 feet to 65 feet,” says Gafa. “We were able to recycle approximately 95 percent of the building materials, including 1,500 tons of concrete, and 7,000 tons
of ferrous and non-ferrous metals. Although the schedule was very tight, we were able to accomplish all of this on time with our 8-to-12-person crew and several amazing heavy construction machines. This was one of our largest projects over the past five years, but not a particularly difficult project other than the quick turnaround. Our experienced, professional operators and crew members demolished multiple structures up to 65 feet in height using their Komatsu PC650 excavators and our Volvo EC 480E HR high-reach excavator. “They wanted the structures brought down as quickly and safely possible. We were working within a very large footprint which is never an issue for us as we
maintain a large fleet of equipment and staffing to handle any sized project.”
Gafa points out that AMG relies on companies like Clairemont Equipment and Volvo Construction Equipment & Services for the heavy machinery needed to bring down these robust structures. “We utilized multiple hydraulic excavators ranging from 55,000 pounds to 150,000 pounds, equipped with thumbs, shears and processing attachments
on the Collins Aerospace project. We had several Komatsu excavators onsite, including the PC238, PC390, PC490, and the PC650. We also had our Volvo 480E HR high-reach unit working, along with multiple skid steer loaders, Pettibones and water trucks,” says Gafa. “A large, tight window project like this cannot be accomplished properly without the right equipment and I want to make a point to thank everyone at Clairmont Equipment and Volvo
Construction Equipment & Service for the outstanding job they do to keep us up and running. I also want to recognize all of our foreman, operators, laborers and administrative staff that make this all possible.”

is just one of the many projects that will be completed before the vision of a new 535-acre Chula Vista Bayfront redevelopment can be accomplished. Once all the work is done, local residents and visitors alike will enjoy everything from a world-class hotel and convention center and public parks, to recreational adventures, natural habitats and numerous amazing dining and shopping experiences.
According to Gafa, the demolition industry has been a bit sluggish over the past few years, however 2024 has been very eventful so far for AMG. “This year, we are extremely busy with a lot of projects on the books and many
more bidding. A large segment of this work is for residential and multi-family affordable housing projects, along with demo projects within the BioLife sciences industry,” says Gafa. “We just recently completed a 200,000 square foot tilt-up structure in Vista and another building demolition at the Port of San Diego. We have also begun a $7.4 million demolition job on the Navy Pier Freedom headhouse structure as part of overall structural improvements and construction of Freedom Park. This is a 60,000 square foot building that sits on top of the pier, next to the Midway Museum on the bayfront. We are currently in the first phase and performing abatement and cut and cap of
utilities. All of the demolition and rerouting work has to be accomplished without affecting the Midway or active port operations. This is a challenging project and a first for me as far as working on a pier out on the water.”

anniversary this past February, and it all started with interior demolition. Other divisions were eventually added out of necessity for services that others were not able to provide. For instance, our dumpster rental and waste hauling division was started because commercial interior demolition must always take place when the building is closed. Our jobs begin at 6 p.m. and need to be wrapped up by 6 a.m. So, we needed a dumpster delivered before 6 p.m. with change-outs occurring at 10 p.m., 2 a.m., and then have the last dumpster gone by 6 a.m. the next morning,” explains Ludt. “The big haulers did not have drivers on staff during these hours and could not service our needs. So, we started going with the smaller haulers, and strangely enough, a troubling amount of the dumpsters were deemed to be overweight or had other issues requiring additional fees. Left with no recourse, we were at the mercy of these haulers, so our owner, Carlos Herrera, went out and purchased

a roll-off truck and six dumpster boxes and began hauling his own material. It wasn’t too long before the general contractors we were working for began asking us to leave a dumpster or two behind for the construction phase. That turned into the acquisition of hauler permits for more than a dozen different cities as we became certified haulers for the city of Los Angeles, L.A. County, Pasadena, Irvine, Santa Monica, West Hollywood, and many other cities.

The next step for IRS Demo was their entry into the C&D recycling business. “As we took a closer look at the recycling industry, we realized that the material makeup at the standard C&D recycling facility was predominantly unpainted

dimensional lumber, inert materials such as concrete, asphalt, and dirt, along with copper, steel, and maybe some cardboard. However, these facilities were only recycling around 20 to 25 percent of what we were bringing them from our interior demolition projects. Because of the facility average diversion rate, they were giving us paperwork saying that the material was 75 percent diverted. This did not sit well with Carlos, who back in the day was telling our clients that we would provide a 50 percent diversion rate, and did not want to hide behind the facility average. So, we started our own recycling facility and division under the name Construction and Demolition Recycling, Inc.,” says Ludt. “I can tell you that today, we are very proud of our recycling facility’s successful progression. Pre-pandemic, we were doing around 56,000 tons a year and are now processing closer to 40,000 tons with a 79 percent diversion rate. Additionally, Construction and Demolition Recycling, Inc. is the only RCI third-party verified facility in Southern California. This means that our diversion rate is verified
by a third party and there is no question about our numbers or what we are doing with the material that comes into our facility.”
Loading and sorting the many sources of recyclable materials at Construction and Demolition Recycling, Inc. requires the use of heavy construction machinery. Ludt explains that the company has long relied on Sonsray Machinery and their Case construction equipment to
accomplish these tasks. “Due to the materials we remove and recycle, we are very low-tech when it comes to the use of heavy machinery within the buildings themselves. The single largest material we deal with is gypsum drywall, and it is 30 percent of our inbound material going to our recycling facility. We cannot shred or size-reduce this material to make it easier to work with on a { Continued on page 16 }

sort line because, once you grind or shred gypsum, you lose its intrinsic value,” Ludt continues. “We use our Case equipment to gather, dump, and spread the material on the ground so our crew members can hand-sort and do a positive pull. We also use our Case equipment to load trucks for their various destinations. For instance, the gypsum is used primarily for agricultural purposes, so the material is trucked to local farming operations. Other materials are loaded with our Case excavators, skid steers, mini excavators, and wheel loaders to mulching facilities, concrete operations, and landfills.”
Ludt further explains how Construction and Demolition Recycling, Inc. made their decision to go with Case construction equipment at their recycling facility. “We deal with Sonsray Machinery and they are an amazing company to work with for our heavy equipment needs. When we first started buying heavy construction equipment, we went with used and then purchased new from another well-known brand name manufacturer,” says Ludt. “The equipment worked fine, but we were not receiving the service that we were looking for. We decided to
give Case a shot and there is a reason we keep going back to Sonsray Machinery for our heavy equipment needs. Once we are outside the interior demolition facility, the only equipment we rely on is our Case construction equipment. Our representative, Rafael Ruvalcaba, and everyone at Sonsray Machinery have always been there for us over the years with exceptional sales, parts and service we know we can always rely on.”
IRS Demo also has a whiteboxing division that provides clients and their prospective tenants with a much more appealing space they can imagine moving into quickly and easily. IRS Demo’s general contractor license allows them to accomplish this valuable service for their clients, providing a professional image for the landlord and raising perceived property values.
Yet another division, Construction Supply Specialists, was created out of a need to control the rising costs of IRS Demo’s expendables. “We found that we were spending a million dollars a year on paper, plastic, tape and other expendables for our protection. So, we started a resale company to buy in bulk and cut the cost of these products,” says
Ludt. “Again, it was not long before our contractor customers were ordering these expendables from us as well, and this division has become successful in its own right.”

Daniel Padilla worked for demolition contractor Three D Service Company, Inc. for 18 years, and his son, Connor, for 11 years. In 2021, the father and son team decided to branch out on their own and establish DCC Demolition Inc., a unionoperated demolition company. Then, just five months ago, Connor Padilla started Genesis Wrecking as a non-union demolition firm. Today, Daniel Padilla serves as the president and owner of DCC Demolition Inc. with Connor as the vice president. Connor Padilla serves as the president and owner of Genesis Wrecking with his father, Daniel, taking on the role of controller. “I started Genesis to take advantage of the nonunion side of demolition, and it

has already grown larger than our union side. My background, connections, and expertise were formed on the non-union side as an estimator and salesperson, and there is a healthy amount of private demolition clientele and projects going on right now,” says Connor Padilla. “We have grown substantially on both sides of the business since 2021. We have worked throughout California, but most of our projects are in Southern California. It is pretty much a 60/40 split between the demolition of industrial buildings and private residential structures.”
Padilla explains that he and his father’s companies are the first on-site to initially perform
remediation or abatement. This includes asbestos, lead, freon, hydraulic oil, ballasts, lights, electronic waste, and occasionally soil remediation. Then, the large heavy machinery comes in to bring it all down and separate the materials. “We pull down the concrete tilt-up walls and demo the slabs and footings, and then break up and process that material down to 2-foot by 2-foot size. On many of these projects, we also bring in our Metso portable crusher and reduce the concrete to 2-inch or 3-inch minus. That material is then used as backfill for the redevelopment of the land during the over-excavation and grading process,” continues Padilla.
Bringing Down 220,000 Square Foot Tilt-Up in Whittier with the Help of LiuGong 936E Excavator from Warrior Machinery
DCC Demolition began bringing down a 220,000-square-foot industrial building at the end of February and recently completed the project after waiting for dirt permits to begin soil remediation. “We were working directly for American Environmental, who was contracted through Oltmans Construction who will be constructing a new state-ofthe-art tilt-up warehouse. There was a two-story office building connected to the tilt-up structure, and we gutted that down to just the concrete and metal,” says Padilla.

“40,000 tons of concrete has been crushed, 3,000 tons of steel processed and shipped to a recycling yard, trash is gone, and the asphalt has been hauled away to a local landfill for use on their roadways.”
At the height of the demolition project, DCC Demolition had 15 crew members utilizing six excavators, a track loader, a Metso LT11213 crusher, a CT85 radial stacker, and two skid steer loaders. One of the excavators used on this job was a LiuGong 936E 80,000-lb. excavator from Warrior Machinery. “Our construction equipment fleet is owned by Genesis Wrecking and
consists of excavators, skid steer loaders, and a portable crusher. We come from a bigger demolition company that used the typical name-brand equipment but wanted to see what was out there at a better price point. Mickey Kolitz from Warrior Machinery stopped by our office and introduced himself. He presented us with his rental rates, which we were very impressed with, and we are now renting two LiuGong 936E excavators,” says Padilla. “In addition to the great rental rates, our operators also enjoyed the power, cycling time, and amazingly comfortable cab. brands, and we will rent more in the future. We are still doing our due diligence and may purchase a LiuGong in the near future. Warrior has been great to work with and any small issues we have encountered were addressed immediately.”
LiuGong 936E Used to Demo 30-Acre Dairy in Hinkley
DCC Demolition started working with Perera Construction on a 30-acre dairy property owned by PG&E in Hinkley. The project began the first week June and everything will be wrapped up by the end of the month. “We used the LiuGong

along with other excavators to rip down shade canopies and pluck three-by-three-by-five concrete footings out of the ground and size it down to 2-foot-by-2-foot sections. There was a large quantity of canopies on-site, and each pole had a footing,” continues Padilla. “We put shears on the excavators and skid steer loaders to cut up and process the metal fencing. Our crew also demoed a large stainless steel milk tank and milk barn which consisted of concrete walls, wood siding, roof, slabs and footings, all of which were hauled away to a recycling facility. In all, we demoed and recycled around 100 tons of steel and 5,000 tons of concrete.”
Padilla points out that industrial demolition is a bit slow right now, but they still have a healthy amount of work lined up for the coming
year. “Our largest project to date is the $2 million job we performed in Gardena to bring down two tilt-up structures. We have also completed jobs as small as $20,000 to demo a residential house. We have two projects going on in San Diego right now, a large shopping center demo in San Marcos, a metal warehouse building in Vernon, and just completed a canopy demolition in Vernon as well. We will soon be starting a large warehouse demo in Montebello, so things are busy for us right now,” concludes Padilla. “Every job is important to us, and we take a lot of pride in our work. We are a true family-owned and operated business as my two younger brothers, Tristan and Caleb, also work for the company. Even though we are still a very young organization, we are growing fast
and are very excited about what the future has in store.”

The addition of a straight boom on the 50-ton EC500 — plus a host of other performance improvements — makes it a formidable demolition machine.
