INDUSTRY-LEADING L ANDSCAPE SERVICES COMPANY LANDSCAPE DEVELOPMENT, INC. - RELIES ON VERMEER MINI SKID STEERS FOR POWER AND PERFORMANCE ON JOBS, LARGE AND SMALL
L
andscape Development, Inc. was established in 1982 by Gary Horton, it has grown over the years and now serves all of California and Las Vegas with its industry-leading, integrated site and landscape services. These services include landscape architecture, design-build services, all levels of landscape and hardscape construction to maintenance, erosion control, and environmental mitigation for both commercial and residential clients. Mark Crutcher serves as the chief operating officer (COO) for Landscape Development, after spending 10 years at Valleycrest Landscape (now Brightview) and in the technology and manufacturing sectors before that. Crutcher knows very well the value of using proper equipment and technology during the construction process. “We have a wide variety of machines in our fleet, including mini excavators, backhoes, tractors, reach lifts and of course, skid steers,” says Crutcher. “Some of our jobs are in tight access areas where we still need the power 6

and performance of a construction machine. In those instances, we turn to Vermeer for the compact power we need in tight operating conditions.” Landscape Development currently owns and operates 15 Vermeer mini skid steers, which they purchased from RDO Equipment Co. “These Vermeer skid steer loaders are designed to maneuver easily through backyards, but they are powerful enough to handle the duties on those larger projects as well,” continues Crutcher. Specifically, the track-driven Vermeer mini skid steers offer the full package with productive lifting capabilities, powerful hydraulics, pilot joystick controls, industry-leading safety standards and a universal attachment plate. “We had one of the Vermeer mini skid steers in our fleet when I came on board, and I had some experience with other brands in the past. Our people out in the field were just so impressed with the production and durability of the Vermeer Mini Skid Steers. They loved the performance of the Vermeer much better C A LCO N T R AC TO R .CO M
than the other similar brands they had operated in the past, so that in conjunction with durability, made it easy for us to determine the direction we were going to go in the future concerning this size of machine.” Vermeer currently manufacturers five distinct sizes in their stand-on / track-drive mini skid steer line. These include the S450TX (24.8 h.p.), the CTX100 (40 h.p.), the CTX160 (40 h.p), the CTX50 (25 h.p.) and the S925TX (24.5 h.p.). Landscape Development currently owns and operates the CTX100 and S450TX models. “When you take every factor into consideration, the Vermeer is the best machine for the wide range of jobs we are on every day,” says Crutcher. “We checked all of the boxes, price, serviceability, but the two biggest indicators for us were durability and how our team members in the field respond, and that is what finally sold us on Vermeer. Just as important, however, has been the attention and service we have received from RDO Equipment Co. a great job of getting us what we need when we need it.” While Landscape Development uses their Vermeer CTX100 and S450TX mini skid steers on just about any location with tight operating conditions, they also use them daily on wide-open job sites. “Another benefit to these units is how easy they are to move from job to job. We use them on a wide variety of applications, but their primary use is for trenching and work with the auger attachment. We also bring along a larger bucket for mulch distribution and moving aggregate around the jobsite.” Landscape Development performs most of its work in the private sector, with the occasional public works contract now and then. “We partner with homebuilders, general contractors and developers to make their landscape plans a reality. That includes slope, median, model as well as production homes and mid-rise construction work,” says Crutcher. “Currently we’re doing median work close to our headquarters in Valencia where we have two Vermeer mini skid steers busy trenching and { Continued on page 10 }

arthscapes started in 2017 when it incorporated as AMPCO Landscape, Inc., before rebranding in 2018 under the name Earthscapes Landscapes, Inc. and doing business as (dba) Earthscapes. The company was started by co-owners, Brian Olsen and 12
Andrew Pennor, both of whom have a long history in the construction industry. Pennor is also an owner of AMPCO Contracting, Inc., a well-known and respected demolition and remediation firm with headquarters in Anaheim and offices throughout the western

United States. Olsen serves as the CEO of Earthscapes and has served the California landscape industry in various capacities for nearly 30 years. “I was ready to start my own landscape company, and Andrew was interested in getting involved with another construction C A LCO N T R AC TO R .CO M

niche, as well as adding new services for his current clientele,” says Olsen. “It is a great partnership that has proved itself with incredible startup numbers in 2018 and even more amazing growth in 2019. We are off to a great start with a backlog that goes through 2021.” Olsen attended Fullerton Junior College, where he studied horticulture, and his background in the landscape construction business goes back to his childhood when his father owned and operated Accurate Landscape. Olsen started a small landscape installation business with a friend in 1990, before going to work for his father a year later. The family business, Accurate Landscape, was eventually sold to TruGreen Landcare, and Olsen went on to work for other CALCON TRAC TOR .CO M
well-known landscape contractors, before becoming a partner in Landforms Landscape Construction from 2014 to 2017. Olsen’s many years of experience have led him to this place and time where he can put into practice all that he has learned from the past. Characteristics like loyalty, integrity, honesty, and humility are often acquired over time, from great teachers and mentors, and Olsen learned from some of the best, one which was his father. “This is a wonderful industry, and I have been blessed to build some great relationships over these past 28 years with customers that have become lifelong friends,” says Olsen. “We are extremely customer-oriented with more of a boutique
approach and feel to the way we do business. I like to think that we offer all of the services and capabilities of a large corporation, but without that, just another number attitude.” Earthscapes is a union workshop with employees that come from one, two, and even three generations of landscape construction families. While their union affiliation offers direct access to the best, skilled operators and labor, they also provide non-union landscape support to private non-union projects. They provide open shop rates in cooperation with their union agreements with competitive wage rates. Earthscapes offers new landscape construction, installation and renovation services to include: irrigation,

drainage, site amenities, synthetic turf, landscape planting and full design/build services throughout all of Southern California. Although Earthscapes is a diverse company with a long list of services, they have found early success and extreme proficiency working with general contractors on medical office building (MOB) projects. One of the first projects they took on in 2018 was with Millie Severson for Newport Beach based Trammel Crow Co. at the newly constructed Riverside University Health System Medical Center in Moreno Valley. The 200,000 square-foot outpatient surgery center, imaging center, and medical office building was built over a 17.4-acre area on the south side of the Medical Center campus. Earthscapes was 14
contracted by the general contractor to install the planting, irrigation, and site dressing for the parking lots and office building. They are now putting the finishing touches on this project that will end up coming in at right around $1.75 million. “We also recently completed another project for Trammel Crow Residential at the Uptown Village Apartments in Anaheim, where we installed landscaping, irrigation, drainage, synthetic turf, wood benches, and other amenities for just under $1 million.” Earthscapes founders Brian Olsen and Andrew Pennor are fortunate in that they have met and built relationships with several large well-known builders and developers over their many years in the construction industry. “We recently finished

work on a park for the Irvine Company and have several other jobs currently in the works right now or recently completed for school districts, and builders and developers of high-rise condominiums and apartments,” says Olsen. “We are also looking forward to wrapping up a job we are working on right now in Los Angeles with Swinerton for SCG American at 400 South Broadway. In addition, we have been craning trees to the seventh, 11th, and rooftop 36th level at the new 35-story Perla condo tower that features 450 residential units and groundfloor retail center. The Perla project has been a fascinating, high-profile job that will remain at the top of our resume.” The main ingredients for success in the landscaping C A LCO N T R AC TO R .CO M

construction business are arguably people and equipment. If you have the very best people in the industry working for you and they are supported by the best equipment and technology available, then it stands to reason that you have a greater chance of success. Paul Lancaster, our operations manager, who consistently keeps everything running smoothly out in the field,” says Olsen. “Paul also grew up in the business, as his father owns Silverwood Landscape, and he has brought his years of experience and knowledge to our company, and that has been a great asset,” says Olsen. Olsen also points to his relationship with companies like Coastline Equipment for the
reliable heavy equipment they needed to get the job done proficiently. “We started out renting the equipment we need with the knowledge that we would eventually begin purchasing the machines that we use most. When the time came to buy our first skid steer loader, we put the decision to our people out in the field,” says Olsen. “After having the chance to demo several brands, our team members decided on the John Deere 320G from Coastline Equipment. We bought the unit from Juan Loza at Coastline, and he has been there for us every step of the way. Coastline Equipment has proven to be a good partner, and we will continue to work with them for additional purchases in the future.”

Earthscapes currently has 45 employees, and while Brian Olsen spends most of his time focusing on estimating and sales, he makes it clear that it is his incredible team and each crew member that makes Earthscapes successful. “We are working hard, having a lot of fun, and have a solid backlog of great projects that will carry us for the next couple of years,” says Olsen. “We have a ton of projects on the books right now that will carry us through 2020, and we don’t see any slowdown at this time.” For more information on Earthscapes, please visit their website at www.earthscapesinc.net or call their Anaheim headquarters at (949) 565-3132. artin Gates started working for landscaping companies in the summers while attending college. In 1978, Gates was approached with an opportunity to go to work in Saudi Arabia for a landscape contractor that was in a joint venture with a large sprinkler manufacturer. Gates accepted the opportunity and moved to the Middle East with his wife to begin an exciting new chapter in their lives. Gates learned a lot from his Middle East experience and even started a family there before 16

landscape construction business tends to go up and down with the economy, and the late 80s brought some difficulties, as well as valuable learning experiences for Odyssey Landscaping. By 1996, Odyssey Landscaping was already established in the erosion control and hydroseeding sector, beating many of the other firms to the punch and enjoying the growth it brought to the company. “Erosion control was big for us in the 90s when the laws and regulations from the Clean Water Act took effect, and soil stabilization projects were plentiful,” says Gates. “We were at the forefront of this type of work with all the necessary equipment like hydroseeders and straw blowers that carried us through five years 18
of growth and success without much competition.” Odyssey Landscaping now has more than 40 pieces of machinery in its equipment fleet. The company purchased their first piece of equipment in 1983, a skid steer loader which helped expedite the labor-intensive work to free up time for more jobs. “Skid steer loaders and trenchers have been the workhorse, go-to equipment for us throughout the years. We also have wheel loaders, skip loaders, hydroseeders, and crawler loaders in our fleet, and began adding compact excavators in the mid-90s,” says Gates. “We have seven Case construction machines in our fleet, including five skid steer loaders, a skip loader and a dozer. We most recently purchased three new

skid steer loaders from Sonsray Machinery. We go with Case for the service, performance and price, and it helps that our dealer, Sonsray Machinery is close by and so attentive to our needs.” Mike Titus is the dedicated sales representative assigned to Odyssey Landscaping, and he has been serving their needs for several years. “Mike is great to work with, and we appreciate his efforts to be there for us whenever we need him. When making these buying decisions, I often ask our service department what they think, and they were all in favor of going with Case skid steer loaders. They are powerful machines backed by Sonray’s great sales, service and parts department.” Odyssey Landscaping performs both private and public work projects equally, and they have been swamped these past five to seven years. “We are being kept very busy on primarily larger projects like parks, greenscapes, residential developments and C A LCO N T R AC TO R .CO M

planned communities. We are on three or four massive planned community projects right now, and that seems to be the direction we are going in these days,” says Gates. One of the larger projects Gates is referring to is in Folsom Hills just outside of Sacramento. “The Folsom Hills project is a 10,000-plus planned home community that we are currently doing extensive landscape and hardscape work on right now. This is not your average everyday project, because of the difficult elevations we are working on every day,” says Gates. “The job site is in the foothills and includes large retaining walls and working amongst terraces where the homes have constructed. The challenge is installing the landscape features on these steep inclines and difficult conditions. Additionally, we are performing extensive hardscape and landscape work on the communal property areas that include the installation of pathways, rest stop areas and even a recreation area.” CALCON TRAC TOR .CO M
Odyssey Landscaping is on another 10,00 home planned community project in Lathrop, where they are constructing streetscapes, walkways and associated landscape installations. The company works for several well-known and respected builders like Toll Brothers, who have contracted them for several model home projects in the East Bay Area in the recent past. “We have a crew of around a dozen highly skilled block, masonry, and concrete professionals that build everything from walls and outdoor fireplaces to pizza ovens and a variety of other accent pieces,” says Gates. “They spare no expense and go above and beyond on these model homes.” In 2015, Odyssey Landscaping completed an exciting and unique project in San Francisco at Brotherhood Park, where they installed landscaping, hardscaping, walkways, and even a couple of playgrounds. “Every job is different, and although they range in size and scope, they all receive
the same degree of quality, pride and excellence,” continues Gates. “We have worked hard for many years to establish ourselves as a leading resource for developers, real estate owners, contractors, public agencies and property managers, and our name and reputation is always on display for everyone to see.” Gates says that his company has plans for significant growth in the future that will include some big changes. “We brought in Keith Williams around 18-months back to begin training and preparing to take over my position as president. Keith comes from a roofing construction family and spent many years in the financial industry. He also owned and operated a successful bicycle company and has an extremely keen understanding of business with an emphasis on customer service,” says Gates. “I will continue to be active in the day-to-day operations and project development while working closely with our new president and leadership team.”

Odyssey Landscaping is also currently hiring several new talented individuals for their maintenance division. “We plan to continue taking on as many new construction opportunities as possible, while also hedging our bet with the maintenance division over the next couple of years. If construction opportunities decline, we want our maintenance division to be at full capacity to fill that void if necessary.” Martin Gates will tell you that his company’s success has been made possible by the fantastic team that has been with him for so many years. “Many of our talented individuals have been working here since our inception in 1982, and the majority has been around for 15-plus years. We have been successful at retaining these great team members because we strive to provide an environment where individuals can grow and thrive. We listen to what they have to say and continually witness their enthusiasm, comradery, and positive attitude in motion out in the field,” continues Gates. 20
“Individuals like Jason Rambula, our construction manager and Mike Moore, our CFO, are just a few that have helped usher this company through an ever-evolving industry. You have to be on your toes with a strong work ethic and willingness to continue to learn and grow in this highly-skilled, professional industry. You must continually keep your eye on the details like metrics, bidding, budgets, union, and prevailing wage opportunities while leveraging with the latest technology, training and equipment available.” Odyssey Landscaping performs a wide variety of services including work in custom residential, model and production, apartment complexes, streetscapes, parks and common areas, shopping centers and chain stores, office complexes and commercial sites, as well as providing services for a long list of city, county and state agencies. They provide just about any landscape service imaginable, along with hardscape installations that range from simple driveways to high-end custom designs.

Renovates Eisenhower Memorial Park In Arcadia
T
he Eisenhower Memorial Park in Arcadia was named in memory of our 34th President Dwight D. Eisenhower, who served our country as a five-star general and Supreme Commander of the Allied Expeditionary Force in Europe. Eisenhower was responsible for planning and supervising the D-day invasion of Normandy, France. June 6, 2019, marked the 75th anniversary of D-day when allied forces stormed the beaches of Normandy in Nazi-occupied France during World War II. Eisenhower has been honored and memorialized in many ways through the years, having everything from highways, education centers, military facilities and vessels, and a long list of parks named in his honor. Eisenhower Memorial Park in Arcadia is one of the above mentioned memorials to honor Eisenhower’s devotion to public service, leadership, and democracy. The park is currently being renovated by design/build general contractor, Byrom Davey, Inc. (Byrom-Davey) based in San Diego. The project officially 22
began July 17, 2019, and is scheduled for completion on April 30, 2020. Eric Jennings Sr. is vice president and a corporate officer at Byrom-Davey, and he is overseeing the work at Eisenhower Memorial Park in Arcadia. “We were initially asked to take the project from the bridging documents, schematic design and turn those into the required and proper construction documents and specifications,” says Jennings. “We continue to work closely with the City of Arcadia, architects, engineers, and entire support team to assure that the entire design/build process progresses within cost and successfully.” According to Jennings, the original bid for the project came in at approximately $8 million, with around the same amount presented from two other competitive construction companies. “The city approached us concerning our bid to see if we could shave around $1.7 million to meet strict budget guidelines,” continues Jennings. “We then provided value cost

engineering to see where we could cut without compromising the integrity and quality of the finished product. We took another look at whether to do modular or stick buildings, as well as researching manufacturers and pricing for playground amenities, among many other considerations. After much deliberation and research, we were able to make the changes and cut the bid down to the necessary $6.3 million.” The Eisenhower Memorial Park was split into two phases to meet deadlines designed to allow the park to open on time for the City’s youth baseball season. “The City requested that the northern part of the project be completed by the end of January 2020. This would include the synthetic turf baseball field, concession building, restrooms, adjacent sound wall, as well as parking and other infrastructure and site improvements necessary to host youth baseball games.” The second half or south end of the project where the playgrounds and other features are located would need to be completed by the end of April 2020. “The challenge is that the timeline has dictated that we begin building while procuring building permits for all facets of the project,” continues Jennings. “This means breaking both phases of the project into manageable pieces to maintain progress and meet the pressing deadlines while awaiting permits. So, we first had to acquire a demolition and grading permit, as well as a foundation only permit. Finally, we wrapped things up a few weeks ago by obtaining the building, health department, and other remaining CALCON TRAC TOR .CO M
permits. This has been a challenging process, but there was just no other way to get through and comply with everything the city wanted while working within the timeline and budget. We’re talking multiple meetings and making decisions on the fly with the City due to the progressive nature of the project.” Byrom-Davey is self-performing much of the project, including the demolition, grading, excavation, concrete work, wet utilities, and synthetic turf. A dozen or more highly-skilled subcontractors
have been hired by ByromDavey to construct buildings, install utilities, build walls and decorative fencing, and many other parts of the infrastructure scope. “There is a great deal of stormwater mitigation on this site where we are constructing and introducing several new retention basins and pipeline. The stormwater drainage specifications have changed, requiring the City to bring things up to modern standards and specifications,” says Jennings. “Infrastructure improvement is a

large part of the overall cost on this project. This is an oftenoverlooked improvement because it is not visible underground, but none the less important.” Jennings points out that the job has faced additional challenges other than scheduling and permitting. “While digging for utilities and footings, we ran into unforeseen obstacles like large boulders, concrete, and other debris that was left behind or dumped during past construction projects. Unearthing, breaking up the material and exporting it offsite held us up a bit, but our crews made up the time, and 24
we are right back on schedule.” Additionally, there has been a large amount of tree mitigation work completed on the project. “The neighbors’ trees on the north side of the park were growing into the City’s property by as much as 10 to 20 feet. We were forced to remove several trees. The City has already planned an additional 50-plus trees of various species be installed,” continues Jennings. “We have and will continue to install other plant material, along with constructing decomposed granite jogging and walking paths.” Jennings says that

Byrom-Davey is also removing and replacing concrete walkways and ramps to meet ADA requirements that allow everyone to enjoy the park’s amenities. “We have done a lot to assure that the highest quality materials are used on this project while doing everything we can to keep costs down,” says Jennings. “For instance, we went with stick frame construction for the concession and storage building over modular structures for better aesthetic and architectural visualization, instead of the typical institutional look and design. A lot is being C A LCO N T R AC TO R .CO M
accomplished on a relatively tight budget, and the City and local community are getting quite a value here. It is a balancing act, and our guys are doing a great job. It all adds up, and we have worked long and hard to save the City money. A good example is the research and decisions made while looking at several different manufacturers of playground equipment that saved the City more than $100,000.” The City of Arcadia continually made several other thoughtful and sustainable decisions like utilizing synthetic turf over natural grass to ensure field availability.“ The installation of synthetic turf is a large investment, but the City has already witnessed the positive return on investment from previous projects,” says Jennings. “We are also in the process of building a new basketball court at Eisenhower Memorial Park, which has not
been without controversy. I want to take a moment to thank the Arcadia City Council for voting to go forward on various portions of this project. They are providing a great park for their community, and they all came together for the better good of everyone involved. They deserve a lot of credit. I also want to thank the City staff that have been so great to work with, while making so many thoughtful and difficult decisions. Finally, I want to recognize and thank our project manager, Mark Deferville, our superintendent, Dave Jensen, and HMC Architects, their principle architect, Jessie Miller, and project manager, Bernard Jester. The skill and leadership from every one of these individuals has made a significant difference on this high-profile project.” Many think of Byrom-Davey as a track and field contractor, but the fact is they provide a long
list of other disciplines and services. It is true that ByromDavy has constructed more than 400 track and field projects, including complete stadiums and facilities. It is also true that Byrom-Davey has been the design-builder on several city parks and recreation projects, as well as a variety of other infrastructure and greenspace contracts. Steve Davey and Joe Byrom established ByromDavey, Inc. in 2001 with the idea of providing the very best construction services to higher education schools, K-14 public schools, private schools, private entities, jurisdictions and municipalities.
