Go to my website to watch a detailed market update video. www.scotcampbell.info - Market update under Resources tab Executive Summary: Mortgage Rates hit a 2018 peak of 4.94% per the FreddieMac Mortgage Market Survey on 11/15/18, Mortgage rates have since come down to 4.06% 3/28/19. And, today rates seem to be even lower… a quick review of mortgage rates being quoted by large lenders on the web showed 4.125% for 30-Year Conforming loans and 3.875% for 30-Year Jumbo loans… mortgage rates have not been this low since January 2018! The overall market has changed from a hot seller's market a year ago, to a balanced market today. However, the big news is that the "Days of Supply" of homes (the best measure of overall market conditions) showed a vast improvement in the last 60 days. On January 10th 2019, this measure reached a high of 125 days… this reflected the slowest market conditions in over 5 years. However, Days of Supply plunged to just 76 last week. This shows that the number of homes selling relative to the number listed has increased substantially. Absorption of homes in the $1.5 million+ market is slower than the under $1 million segment, but things seem to be moving in the right direction as we enter the Spring Home Buying Season. Interestingly, many buyers are successfully completing transactions contingent on the sale of another home… sellers are no longer holding out for "non-contingent" and/or cash offers. These are the best conditions for "moving up or down" that I have seen in years. In essence, the market is strong enough to get your old home sold, but the seller of the house you want to buy does not already have multiple offers.

A review of the February 2019 Residential Closed Sales shows: Days of Supply: In early January 2019, this measure hit 125 days… the highest level seen in over 5 years. It has since dropped to 76 days (3/21/19). Days of Supply is an excellent measure of market activity as it tells us how many homes are selling relative to the number listed. During a strong seller's market, this measure may fall into the 40 day range. In a strong buyer's market, the measure may increase to over 200 days. A "balanced market" is 90 to 120 days. Homes Sold: In February 2019, the entire Huntington Beach market saw a total of 83 houses, townhomes, and condos sold… 51 detached properties sold and 32 attached homes sold. The sales level was 27.9% lower than the five-year average for the month of February. Detached home sales were down 13.6% and attached home closings dropped 36%. Average Days on Market until Under Contract: The days on market was 62… slightly higher than February 2018. Price per Square Foot: The February 2019 Average Price per Square Foot ($PSF) for the entire market was $498 (Detached homes $515 and Attached homes $452). Average Price: The average price of detached homes sold in February 2018 was $1,176,718 a decrease of 5.8% compared to February 2018. For attached homes the average price was $577,134 a decrease of 22.6% from the same period last year (the market activity was concentrated in the lower priced properties). Insight/Trend: Most closed homes in February were negotiated in November & early December when mortgage rates were at their peak for 2018 (highest in 8 years). Buyers responded by purchasing fewer homes, and only the "best deals" sold, plus a few others. Buying & Selling Conditions have since improved dramatically! A rebound in sales activity is already underway. Buyers and sellers will be "working together" in many cases to complete transactions in 2019… Buyers do not have to be "all cash" anymore! Sellers: Your home is worth more money than in years past, but the higher prices & tax law changes have eroded affordability… thus the buyer pool has decreased. The market is seeing more sales "contingent on the sale of another home", and other terms favorable to buyers. Be patient, and hire a great Realtor to effectively market you home… then: Price your home correctly, prepare it for sale, and be ready to negotiate on terms that are acceptable to you. Buyers: Mortgage Rates have dropped to their lowest level in a year… and are within ½ percent of the "lowest" we saw in 2017. And, here are more homes on the market to choose from. The active listing inventory increased by 166 homes in the past two weeks, up 3%, and now totals 6,532. Last year, there were 4,609 homes on the market. There are 42% more homes on the market than last year.

Demand, the number of pending sales over the prior month, increased by 78 pending sales in the past two-weeks, up 3%, and now totals 2,350, its lowest level for this time of the year since 2014. Last year, there were 8% more than today. There were 1,543 closed residential resales in February 2019, 15% fewer than February 2018's 1,820 closed sales, but a 6% increase from January 2019. The sales to list price ratio was 97.4%. The Days of Supply for all of Orange County decreased from 84 days two weeks ago to 83 days today (slight seller's market).
