Average Days on Market until Under Contract: The days on market jumped to 54… reflecting the low holiday inventory and many homes selling that had been previously “sitting,” along with some homes new to the market. This was the highest Average Days on Market reported for 2018. Price per Square Foot: The December 2018 Average Price per Square Foot ($PSF) for the entire market was $520 (Detached homes $528 and Attached homes $500).

Executive Summary: Mortgage Rates hit a 2018 peak of 4.94% (per FreddieMac Insight/Trend: Overall, the conditions for buying & selling 11/08 & 11/15/18). The sales level was 24.5% lower than the five year average for the month of December. Detached home sales were down 14.5% and attached home closings dropped 37.9%.

Sellers: The real estate market in Huntington Beach has transitioned… but mid to late 2019 may see conditions reminiscent of a Buyer's Market. The good news is that your home is worth more money than in years past, the bad news is that the higher prices & mortgage rates have eroded affordability… thus the buyer pool for your home has decreased. Now (until mortgage rates go up again) is likely the best market we will see for selling your home in the next 24 months. Buyers: Mortgage Rates have increased in the last 12 months, but they are back down nearly ½ percent from November… back to as low as they were in March 2018. Inventory has increased, there are more homes to choose from in 2019. Orange County Market Report 1/27/19 ~ Source: Reports on Housing The housing market in 2019 started off a lot colder than everybody had been accustom to. It was the coldest start since 2011 with an "Days of Supply" of 152 days, (Buyer's Market territory*). But, the market has began its annual thaw. In the past two-weeks, the active inventory rose by 4% and demand jumped by 23%, as a result, the Days of Supply dropped from 152 days to 128. At 128 days, it is still a slight Buyer's Market. Last year, during the same time period, the inventory increased by 2% and demand increased by 22%, which resulted in the Days of Supply dropping from 77 days to 64, a Seller's Market. This year's market is completely different than the past seven years. From 2012 through 2018, housing moved to a Seller's Market by the end of January. In most cases, it quickly moved to a HOT Seller's Market with Days of Supply below 60-days. That will not be the case for 2019. Instead, the market is moving towards a Balanced Market, one that does not favor buyers or sellers. The best time to sell a home, with the lowest Days of Supply readings for the year, occurs from the Super Bowl through mid-May. This year will be no exception; it just will not be as robust as the past seven years.

Demand for homes above $1.25 million increased by 40 pending sales, a 27% increase, and now totals 187. The luxury home inventory increased by 44 homes and now totals 1,870, a 2% increase. * Days of Supply is defined as the number of days to sell all of the existing homes on the market at the current pace of sales if no new homes were placed on the market.
