A review of the June 2019 Residential Closed Sales shows:
Executive Summary: Mortgage Rates hit a 2018 peak of 4.94% per the FreddieMac Mortgage Market Survey on 11/15/18, Mortgage rates have since come down to 3.81 as of 7/18/19. Jumbo rates seem to be even lower… a quick review of mortgage rates being quoted by large lenders on the web showed 3.625% for 30-Year Jumbo loans… mortgage rates have not been this low since January 2018! The Huntington Beach real estate market has seen higher average sale price and price per square foot, but sales volume dropped over 14% compared to last month and about 10% compared to June sales last year. A review of the closed sales reveals many buyers focus their attention on the few new homes available and homes that are in "turn-key condition… the homes which are recently remodeled". The "Days of Supply" of homes (the best measure of overall market conditions) showed a vast improvement since the beginning of the year. On January 10th 2019, this measure reached a high of 125 days… this reflected the slowest market conditions in over 5 years. Days of Supply is now at 81 days… up slightly from 74 days on 6/13/19. The number of homes selling relative to the number listed has increased substantially; however, the five year average of 65 days shows today's market is noticeably slower than we saw in recent years. Falling mortgage rates are providing an attractive incentive to buy during this summer selling season, and low rates will continue to offer an opportunity window for buyers. Many buyers are successfully completing transactions contingent on the sale of another home… sellers are no longer holding out for "non-contingent" and/or cash offers. The market is strong enough to get your old home sold, but the seller of the house you want to buy does not already have multiple offers. Price Disclaimer: It should be noted that an increase in average price and average price per square foot of sold homes does not 100% correlate with appreciation of all homes. If buyers just happen to be focusing their purchase on luxury homes, it is possible to have an increase in the average price of sold homes while appreciation is flat. The same is true on the downside if buyers chose to buy mostly "fixer homes" in a particular month. The best way to value an individual home is by comparing it to similar homes recently sold in the same neighborhood.
Days of Supply: In early January 2019, this measure hit 125 days… the highest level seen in over 5 years. It has since dropped to 81 days (7/11/19). Days of Supply is an excellent measure of market activity as it tells us how many homes are selling relative to the number listed. During a strong seller's market, this measure may fall into the 40 day range. In a strong buyer's market, the measure may increase to over 200 days. A "balanced market" is 90 to 120 days. To judge the relative strength of the market for homes like yours, a measure must be taken for your price segment. Homes Sold: In June 2019, the entire Huntington Beach market saw a total of 148 houses, townhomes, and condos sold… 100 detached properties sold and 48 attached homes sold. The sales level was 13% lower than the five-year average for the month of June. Detached home sales were up 7.5% and attached home closings decreased 32.4% compared to June 2018. Average Days on Market until Under Contract: The average days on market for June 2019 was 39. Price per Square Foot: The June 2019 Average Price per Square Foot ($PSF) for the entire market was up 6.5% year-overyear at $531 (Detached homes $554 and Attached homes $454). Average Price: The average price of detached homes sold in June 2019 was $1,268,181 an increase of 11.3% compared to June 2018. For attached homes the average price was $634.135 a small increase of 0.4% from the same period last year. Sellers: Hire a great Realtor & Brokerage to effectively market you home… then: Price your home correctly, prepare it for sale, be patient, and be ready to negotiate on terms that are acceptable to you. Buyers: Mortgage Rates have dropped… and there are more homes on the market to choose from. This is a great time to be in the market! In the month of June, 12% fewer homes came on the market compared to June 2018. Last year, there were 6,579 homes on the market, 982 fewer than today. There are 15% more homes than last year. Demand, the number of pending sales over the prior month, decreased by 87 pending sales in the past two-weeks, down 3%, and now totals 2,461. Last year, there were 2,454 pending sales, similar to today. There were 2,715 closed residential resales in June, 6% fewer than June 2018's 2,879 closed sales. June marked a 7% drop from May 2019. The sales to list price ratio was 97.6% for all of Orange County. For homes priced below $750,000, the market is a slight Seller's Market (between 60 and 90 days) with an expected market time of 64 days. This range represents 39% of the active inventory and 55% of demand. For homes priced between $750,000 and $1 million, the expected market time is 79 days, a slight Seller's Market. This range represents 19% of the active inventory and 22% of demand. For homes priced between $1 million to $1.25 million, the expected market time is 98 days, a Balanced Market. For luxury homes priced between $1.25 million and $1.5 million, in the past two weeks, the Expected Market Time increased from 137 to 143 days. For homes priced between $1.5 million and $2 million, the Expected Market Time decreased from 192 to 189 days. For luxury homes priced between $2 million and $4 million, the Expected Market Time increased from 250 to 262 days. For luxury homes priced above $4 million, the Expected Market Time decreased from 667 to 518 days. The luxury end, all homes above $1.25 million, accounts for 35% of the inventory and only 14% of demand.
