Huntington Beach Sales, Price Per Square Foot, & Average Price were up from June 2017

Average Days on Market: The June 2018 ADOM was a very low of just 27 days.

Price per Square Foot: The June 2018 Average Price per Square Foot ($PSF) for the entire Huntington Beach market was $499.

Executive Summary: After hitting a peak of 4.66% on May 24, mortgage rates and declined to 4.52% according to FreddieMac. in recent weeks. All eyes are on the rates since they have increased 75 basis points (3/4 of a percent) since September 2017. Homebuyers are keen to find a home and purchase it before mortgage rates increase anymore. Homes that are priced close to market value are selling very fast… just 27 days on market (a record low). Homes are selling quickly especially in the under $1 million price segment. Although buyers are motivated to complete home purchases before mortgage rates rise further, the higher rates & prices combined with a lack of market priced inventory contributed a reduction in the number of sales compared to last month and a year earlier. Other indicators for the Huntington Beach Real Estate Market were mixed: Price per square foot was up slightly, but average sale price was down. Total Sales were down 6.8%, Average Sale Price was down 0.6%, Total Price Per Square Foot was up 1.9% and Total Average Days on Market was a record low 27 days. Sellers: The real estate market in Huntington Beach showed a slowdown in June, which was anticipated as a result of higher mortgage rates and declining affordability. The market is still performing well by historical standards, but we have most likely passed "peak cycle" for sales volume. Higher mortgage rates are expected in the future, and the market may soften since fewer people can afford to purchase. Now is probably the best market we will see for selling your home in the next 24 months (especially if mortgage rates continue to increase as expected). Buyers: Mortgage Rates have increased about 75 basis points since Sept 2017, but are still an attractive 4.52% according to FreddieMac (7/19/18). The rates are predicted to increase more in future months. This makes now a great time to purchase a home… You will save thousands over the life of the loan by locking in a lower mortgage rate. An interesting trend to watch is Days on Market. This market statistic bottomed at 30 days in June 2017… and then increased steadily to 41 days in November. However, in June it fell to a record low of just 27 days. This statistic shows that the inventory shortage continues… homes which are priced close to market value, prepared well, and aggressively marketed are selling quickly (especially in the under $1 million market). Homes Sold: In June 2018, the entire Huntington Beach market saw a total of 164 houses, townhomes, and condos sold… There were 93 detached properties sold and 71 attached homes sold.

Average Price: The average price of detached homes sold in June 2018 was $1,083,452 a decrease of 5% compared to June 2017. For attached homes the average price was $674,013 an increase of 4.9% from the same period last year. Mortgage Rates: According to FannieMae, the 30-year fixed-rate mortgage (FRM) averaged 4.52 percent with a 30 days commitment (7/19/18). These low rates offer an affordability window that many buyers and sellers should exploit while it lasts… certainly fewer buyers will qualify to purchase when rates increase again. Example: A 1/2 percent reduction in mortgage rate translates to $208 per month in interest savings for a $500,000 mortgage!

Take Away: If you have been thinking of selling… it is a great time to go on the market. It is important to get your home sold while mortgage rates and inventory remain relatively low. If you have been thinking about buying, start shopping… Find-it and close-it before mortgage rates go up any more!
