Some systems have tiles along the bottom to move through the house, others have circles or arrows. One of the best Virtual Tour features is the “doll house” view (made famous by Matterport). Some systems can also generate a 2D floorplan, which buyers have relied on for years. But, what these systems all lack is the detailed information about the upgrades and features of the home that many buyers would like to know as they “walk through”. And, “live” simultaneous communication with the Realtor (similar to the traditional open house experience), has not been available in the virtual tour systems.

The NEW Virtual Tour Platform I implemented for my three most recent listings has all the functionality that was missing in previous virtual tour platforms:

I can now annotate the upgrades in your home inside the tour giving URL links to features like your new wood flooring, built-in refrigerator, air conditioning, and anything else you want the buyer to know about.

There is also a 2D Floorplan drawing inside the platform.

Most importantly, I can now “Live Walk” the buyer though the home tour… it is like a Zoom Meeting inside of the tour platform.

Like Zoom, multiple buyers on separate devices can be on the “Live Walk” through the home. Perhaps the husband is on an iPhone watching the kids play at the park, the wife is at home on a desktop, and the grandparents were invited to participate on their tablet. Either myself, or any one of the participants can manipulate the movement through the various “3D Views” of the house.

As an early adoptor of technology, I wanted a 3D Camera of my own. So, I researched and ordered the best one available in early March 2020. One of the first properties I photographed with it was a home not yet on the market… the owner was not sure if they wanted to sell, and they definitely did not want random people going through their home. The owner graciously allowed me to create a 3D Preview Tour at no cost to the seller. I sent the tour link to my buyer client along with a two dimensional floorplan drawing I had in my files. The buyer could see the layout, upgrades, and view… they loved it. We scheduled a physical showing, and the buyer purchased the property… Yea!

The “Days of Supply” Indicates the Huntington Beach Market is experiencing Strong Seller’s Market Conditions By Huntington Beach Realtor – Scot Campbell – 7/30/20 Source: Realtor MLS & Reports on Housing

Days of Supply is an is the best overall measure of the strength or weakness of the real estate market. It is defined as the number of days it would take to sell every home on the market at the current pace of sales if no new homes were listed. In Huntington Beach, “Strong Seller’s Market” conditions are observed when this measure falls into 40 to 50 day range (37 days in April 2017 was strongest seller market conditions in the last 7 years). The weakest conditions (Buyer’s Market) we have seen in the last 10 years was February 2019 when the Days of Supply was 125. “Balanced Market” conditions in the last 5 years in Huntington Beach have been in the 90 day range. Days of Supply indicates the Huntington Beach Market was in a “Hot Seller’s Market” back in February 2020, but by April 30 it was in the “Buyers Market” range at 123. In late May, it had fallen to 63 days approaching
