Real Estate Market Leaders and Brokers, such as myself, spent the first few weeks of the “Safer at Home Order” getting our existing escrows closed. Then we helped create a set of Best Practices to make it possible for people to safely buy & sell real estate (guidance provided by the CDC, State of California Health Dept, and the California Assn. of Realtors). IMPORTANT NEWS: Real Estate was declared an Essential Service, homes are selling every day, escrows are closing, and there is a shortage of homes for sale in Huntington Beach! Face-to-face contact has been eliminated whenever possible during the homebuying process. Currently, I start many of my initial seller consultations with a Zoom Meeting, or I conduct the meeting at one of our Social Distancing Compliant conference areas at my office. Some clients still choose the traditional in-person meeting at their home (safely using CDC compliant guidelines). Regardless, I am able to answer all questions, provide sales comparables and an up-to-the-minute market update to home sellers. The meetings are highly informative whether we meet in person or electronically! I am able to offer essential real estate services safely to those clients who need it. As an early adoptor of technology, I wanted a 3D Cameral of my own. So, I researched and ordered the best one available in early March.

Matterport is a platform which uses a special 3D camera with laser measuring capability. The system creates a complete “Doll House” view of the structure and 3D view of each room with room meausurments.

One of the first properties I photographed with it was a home not yet on the market. The owner graciously allowed me to create a 3D Preview, I sent the tour link to my buyer client along with a two deminsional floorplan drawing I had in my files. The buyer could see the layout, upgrades, and view… they loved it. We scheduled a physical showing, and the buyer purchased the property… Yea! In addition to previewing properties for buyers with my 3D camera, I also use it for virtual staging appointments, neighborhood tours, back yard tours, and more!

Mortgage Rates: Mortgage Rates spiked at 4.94% per the FreddieMac Mortgage Market Survey on 11/15/18. Now, rates have come down to an all-time low of just 3.18%: “As the economy is slowly rebounding, all signs continue to point to a solid recovery in home sales activity heading into the summer as prospective buyers jump back into the market. Low mortgage rates are a key factor in this recovery. While homebuyer demand is up and has been broad-based across most geographies, supply has been slower to improve.” (Freddie Mac 6/4/20).

A review of the May 2020 Huntington Beach Residential Closed Sales shows: Homes Sold: In May 2020, the entire Huntington Beach market saw a total of 81 houses, townhomes, and condos sold… 51 detached properties sold and 29 attached homes sold. The sales level was 51% lower than the five-year average for the month of May, and 53% lower than a year ago. Detached home sales were down 55% and attached home closings decreased 50% compared to May 2019.

Insight/Trend: Despite many people laid off due to COVID-19 and a severe negative impact on some residents, those who are still working can “afford more home” than ever before due to low mortgage rates. These buyers are driving the market, and with substantially fewer homes on the market this year it appears homes which are priced reasonably and prepared for the market will sell briskly this Spring and Summer.

After a wild roller coaster ride, the Days of Supply Indicates the Huntington Beach Market is back to a “Balanced” or “Slight Seller’s Market” in most Price Segments By Huntington Beach Realtor – Scot Campbell – 6/08/20 Source: Realtor MLS & Reports on Housing Days of Supply is an is the best overall measure of the strength or weakness of the real estate market. It is defined as the number of days it would take to sell every home on the market at the current pace of sales if no new homes were listed. In Huntington Beach, strong “Seller’s Market” conditions are observed when this measure falls into 40 to 50 day range. The weakest conditions “Buyer’s Market” we have seen in the last 10 years was February 2019 when the Days of Supply was 125. “Balanced Market” conditions in the last 5 years in Huntington Beach have been in the 90 day range. Days of Supply indicates the Huntington Beach Market was in a “Hot Seller’s Market” back in February, but by April 30 it was in the “Buyers Market” range at 123. In mid-May, it had fallen to 88 days, and finally by May 28 the Days of Supply was all the way down to 63 days… approaching a “Seller’s Market”. Q: How can the Days of Supply be indicating a “Slight Seller’s” or “Balanced” Market if sales volume had dropped by 33.5% from April 1st to May 31? A: Because 39.5% fewer homes came on the market from April 1st to May 31. Remarkably when looking at the weekly New Listing and Under Contract data, we can see that at the end of May 2020, there were more Homes Going Under Contract than the Number of New Listings coming on the market… this is a very rare occurrence. Despite January & February 2020 being very hot markets, there was never a week early in the year which saw Homes Going Under Contract exceeding the Number of New Listings. Q: If many people have lost their jobs during COVID-19, why are so many people interested in buying now? A: Mortgage Rates are near all-time lows, so people (who are employed) can afford more now than ever before. And, with families staying at home more, they want to own something better suited to their needs!
