Happy New Year! I can say with certainty that it has been an unusual year for the City of Huntington Beach. Who would have thought our citizens would face so many challenges: Illness & death in our families, business shut-downs, No 4th of July Fireworks, No U.S. Open of Surfing, No Pacific Airshow, and Rioters targeting our Main Street Shops. But as the end of 2020 grows near, I can say that the future of Huntington Beach is bright. There is growing interest in living in our community and property values have never been higher. Happy New Year! Dear Clients, Friends, & Family – Reflecting upon a most unusual year, I admit it included some of the best & worst of times. It was the year my son completed his senior year of high school, and graduated with honors, but did not participate in a traditional commencement ceremony. Yet, with Luke attending CSULB online from home, we had our family together an extra year before he departs for college.

The Huntington Beach residential real estate market performed remarkably well in November 2020. It was a month that had 81 new listings, yet 123 properties sold. A year ago, those respective numbers were 88 and 90. And, listen to this… the Median Days on Market was 10, last year it was 34 days. Clearly, most of the homes sold had one or more buyers “ready & waiting”. The November 2020 market statistics are telling us loud & clear: “January 2021 is going to be a Great Time to Sell a home in Huntington Beach”. Compared to the same period last year, sales are up 36.67%, New listings are down 7.95%, and Average Days on Market is down all the way to 28 (from 49 last year).

It was a very successful year for my personal closed sales volume, and a year of tremendous innovation in real estate marketing. HDRI photography increased listing clickthroughs, and the unique 360 Aerial & 3D Tour platforms I implemented during the early days of the pandemic helped sell property rapidly while reducing physical showings. Finally, several powerful exclusive Coldwell Banker marketing systems were launched and implemented. I can say with certainty, that my tool chest & skillset for effectively marketing homes for clients improved dramatically as a direct result of the challenges we faced in 2020. Our family has remained healthy this year, and for that I am grateful. I wish you a joyful and healthy 2021.

Compared to the same period last year, the Median Sales Price increased 2.84%, the Average Sales Price increased 3.35%. The Median List Price of Sold Listings increased 3.11% and the Average List Price of Sold Listings increase 1.15%.


Remarkably, the Sales Price as a Percentage of Original List price was effectively 100% in November 2020. Looking back over the last three years, this metric has fluctuated between 96% and 99%.

In most months over the last three years, the number of units listed was greater than the number of units sold. The Supply of Inventory was between two and three months. In November 2020, substantially more homes were sold than the number listed at the end of the month, and the Months Supply of Inventory fell below one.

A Game Changing Virtual Tour Platform has emerged… let me tell you about it. Before I tell you about it, I wanted to mention that I hope that you are your family are well. Also I wish to express my continued sincere appreciation for the healthcare workers in our community on the front lines fighting the COVID-19 virus. There are now countless platforms for interior home Virtual Tours. All the systems have excellent 3D images provided a quality camera is used. Some systems have tiles along the bottom to move through the house, others have circles or arrows. One of the best Virtual Tour features is the “doll house” view (made famous by Matterport). Some systems can also generate a 2D floorplan, which buyers have relied on for years. But, what these systems all lack is the detailed information about the upgrades and features of the home that many buyers would like to know as they “walk through”. And, “live” simultaneous communication with the Realtor (similar to the traditional open house experience), has not been available in the virtual tour systems.

How Might the Passage of Proposition 19 Help You?

Background: Prop 19 allows a homeowner who is 55 years of age or older, severely disabled or whose home has been substantially damaged by wildfire or natural disaster to transfer the taxable value of their primary residence to: 1. 2. 3. 4.

a replacement primary residence any where in the state, regardless of the value of the replace- ment primary residence (but with adjustments if replacement has a greater value), within two years of the sale and up to three times (or as often as needed or those whose houses were destroyed by fire).

The prior rule limited this exemption to a one-time transfer within the same county (Prop 60) or between certain counties (Prop 90). Scenario #1: Perhaps you already used the “once in a lifetime” transferability of property taxes… Well, thanks to Proposition 19, you now have two more opportunities to transfer your property tax basis. So, if you already transferred your property tax assessment once, but you would like to move to a more suitable home Proposition 19 allows you to make that move! Scenario #2: Perhaps you have been wanting to move to a county in the State of California that did not offer reciprocity under Proposition 60/90 previously…

Well, thanks to Proposition 19, you now can make that move and transfer your property taxes to a home in a county that previously did not allow transfer of your property tax assessment.

Scenario #3: Perhaps your current residence is not suitable for you. Let’s say it is a two story in need of remodeling, and you want to buy a brand new or completely remodeled single story which is substantially more expensive than the value of your current residence. Previously Proposition 60 would only have allowed you to buy a replacement home for 5% over the sale price of your current residence. Well, thanks to Proposition 19, you can buy that brand new single story that is beautiful and has the ideal layout for you even if it is 6%, 10%, or even 100% more expensive than your current residence. You can transfer your property taxes, but your property tax assessment increases by the incremental difference in value between the old home and new home. Scenario #4: Perhaps you want to buy a bigger home which will allow you to combine households. Let’s say, you want to buy a home which will fit you, your daughter, and her family all under one roof. You will be able to help with the grand kids, and they will finally be able to stop being renters. Previously Proposition 60 would only have allowed you to buy a replacement home for 5% over the sale price of your current residence. Well, thanks to Proposition 19, you can buy a home that is 6%, 10%, or even 100% more expensive than your current residence; perhaps something that has a guest house for you and a main house for your daughter and the family. You can transfer your property taxes, but your property tax assessment increases by the incremental difference in value between the old home and new home. Scenario #5: Perhaps you have wanted to sell your home, or sell one of your rental homes but you have not done so because the property taxes are low and you want your kids to inherit the low property tax basis. Well, this is the part of Proposition 19 that hurts… if your heirs do not move into your home or rental when they inherit it, Proposition 19 results in the reassessment of the property up to market value. So, there is no reason to “hold onto” a property so your heirs can inherit low property taxes (if you know they would never move into the home/rental). It is time for you to do whatever you would rather do… do not let the “Tax-Tail Wag The Dog”. NOTE: Proposition 19 takes effect on April 1, 2021… Always seek expert tax advice before making a move.
