Safely “Moving” back toward our ordinary lives

It was a month that had 187 new listings and 157 properties sold. A year ago, those respective numbers were 103 and 201. The Median Days on Market was 35, last year it was 45 days. Clearly, there was a strong appetite for homes during the holidays.

Dear Clients, Friends, & Family – The CV-19 vaccine is already helping many Huntington Beach residents safely move back toward a more ordinary life. Certainly, nothing will ever be the “same” as most of us have lost friends, family, and acquaintances to the deadly virus. We all hope the kids will be back to school full time before too long and lives which were put on hold due to the lock downs and saferat-home orders will become more full again with safe visits with friends & family. People who intended to “move” to a more suitable home in terms of layout, size, and location will be able to safely accomplish their goals. A start to every “move” is disposing of things which are no longer needed… especially old financial documents and medical records. Remarkably, the List/Sold Price ratio for January 2021 closed homes was 99.1%. So, most homes are selling very close to asking price. The Average Sold Price for all Huntington Beach homes was $1,067,875, an increase of 12.06%. The Median Sold Price increased from $770,000 to $905,000 reflecting a shift in demand for more houses in higher price segments along with price appreciation.

A Game Changing Virtual Tour Platform has emerged… let me tell you about it. Before I tell you about it, I wanted to mention that I hope that you are your family are well. Also I wish to express my continued sincere appreciation for the healthcare workers in our community on the front lines fighting the COVID-19 virus. There are now countless platforms for interior home Virtual Tours. All the systems have excellent 3D images provided a quality camera is used. Some systems have tiles along the bottom to move through the house, others have circles or arrows. One of the best Virtual Tour features is the “doll house” view (made famous by Matterport). Some systems can also generate a 2D floorplan, which buyers have relied on for years. But, what these systems all lack is the detailed information about the upgrades and features of the home that many buyers would like to know as they “walk through”. And, “live” simultaneous communication with the Realtor (similar to the traditional open house experience), has not been available in the virtual tour systems.

The NEW Virtual Tour Platform I implemented for my three most recent listings has all the functionality that was missing in previous virtual tour platforms: Buyers like to see the overall neighborhood, so I am now using Aerial 360 Tours for all my listings where drone flights are allowable. How Might the Passage of Proposition 19 Help You? Background: Prop 19 allows a homeowner who is 55 years of age or older, severely disabled or whose home has been substantially damaged by wildfire or natural disaster to transfer the taxable value of their primary residence to: • • • •

a replacement primary residence anywhere in the state, regardless of the value of the replacement primary residence (but with adjustments if replacement has a greater value), within two years of the sale and up to three times (or as often as needed for those whose houses were destroyed by fire).

Always seek expert tax advice before making a move. Prop 19 replaces Props 60/90 (effective 4/1/21) and Props 58/193 (effective 2/15/21). Scenario #1: Perhaps you already used the “once in a lifetime” transferability of property taxes… Well, thanks to Proposition 19, you now have two more opportunities to transfer your property tax basis. So, if you already transferred your property tax assessment once using Prop 60/90, but you would like to move to a more suitable home Proposition 19 allows you to make that move! Scenario #2: Perhaps you have been wanted to move to a county in the State of California that did not offer reciprocity under Proposition 60/90 previously… Well, thanks to Proposition 19, you now can make that move and transfer your property taxes to a home in a county that previously did not allow transfer of your property tax assessment. Scenario #3: Perhaps your current residence is not suitable for you. Let’s say it is a two story in need of remodeling, and you want to buy a brand new or completely remodeled single story which is substantially more expensive than the value of your current residence. Previously Proposition 60 would only have allowed you to buy a replacement home for 5% over the sale price of your current residence. Well, thanks to Proposition 19, you can buy that brand new single story that is beautiful and has the ideal layout for you even if it is 6%, 10%, or even 100% more expensive than your current residence. You can transfer your property taxes, but your property tax assessment increases by the incremental difference in value between the old home and new home. Scenario #4: Perhaps you want to buy a bigger home which will allow you to combine households. Let’s say, you want to buy a home which will fit you, your daughter, and her family all under one roof. You will be able to help with the grand kids, and they will finally be able to stop being renters. Previously Proposition 60 would only have allowed you to buy a replacement home for 5% over the sale price of your current residence. Well, thanks to Proposition 19, you can buy a home that is 6%, 10%, or even 100% more expensive than your current residence; perhaps something that has a guest house for you and a main house for your daughter and the family. You can transfer your property taxes, but your property tax assessment increases by the incremental difference in value between the old home and new home. Scenario #5: Perhaps you have wanted to sell your home, or sell one of your rental homes but you have not done so because the property taxes are low and you want your kids to inherit the low property tax basis. Well, this is the part of Proposition 19 that hurts… if your heirs do not move into your home or rental when they inherit it, Proposition 19 results in the reassessment of the property up to market value. So, there is no reason to “hold onto” a property so your heirs can inherit low property taxes (if you know they would never move into the home/rental). It is time for you to do whatever you would rather do… do not let the “Tax-Tail Wag The Dog”. NOTE: Proposition 19 takes effect on April 1, 2021… Always seek expert tax advice before making a move.
