Evidence of the strong demand: There are more Huntington Beach homes going under contract in the last two months, than the number of homes being listed. The Average Price per Square Foot of homes sold in Huntington Beach reached a new record of $560. The average sale price of Attached ($744,982) and Detached homes ($1,264,020) increased in September 2020, continuing an upward trend for Huntington Beach residential real estate. Many long time residents of Huntington Beach are moving out-of-state. For those who are retired or have

been offered the opportunity to work remotely, the draw to be closer to grandkids and family in other states has been very strong. And, there has been a very strong migration to areas of lower density: Idaho, Montana, Texas, Tennessee, Florida, Oregon, Washington, & Colorado. Those seeking lower cost of living only a few hours drive from Southern California are choosing Arizona & Nevada. There has been a shift away from luxury apartments and toward more spacious, albeit older, single family

residences. A back yard with space for entertaining is now considered more “luxurious� than a small apartment with waterfall quartz counters. Today, families more often have multiple generations

under the same roof, and they are looking for housing that accommodate this trend.

Zoom has become part

of daily life for students, employees, executives, teachers, sales people, and business owners. Spaces to accommodate Zoom Meetings are now a consideration for homebuyers.

A Game Changing Virtual Tour Platform has emerged… let me tell you about it. Before I tell you about it, I wanted to mention that I hope that you are your family are well. Also I wish to express my continued sincere appreciation for the healthcare workers in our community on the front lines fighting the COVID-19 virus. There are now countless platforms for interior home Virtual Tours. All the systems have excellent 3D images provided a quality camera is used. Some systems have tiles along the bottom to move through the house, others have circles or arrows. One of the best Virtual Tour features is the “doll house” view (made famous by Matterport). Some systems can also generate a 2D floorplan, which buyers have relied on for years. But, what these systems all lack is the detailed information about the upgrades and features of the home that many buyers would like to know as they “walk through”. And, “live” simultaneous communication with the Realtor (similar to the traditional open house experience), has not been available in the virtual tour systems.

The NEW Virtual Tour Platform I implemented for my three most recent listings has all the functionality that was missing in previous virtual tour platforms:

The “Days of Supply” Indicates the Huntington Beach Market is experiencing the best for selling a home ever observed! By Huntington Beach Realtor – Scot Campbell – 10/5/20 Source: Realtor MLS & Reports on Housing

Days of Supply is an is the best overall measure of the strength or weakness of the real estate market. It is defined as the number of days it would take to sell every home on the market at the current pace of sales if no new homes were listed. In Huntington Beach, “Strong Seller’s Market” conditions are observed when this measure falls into 40 to 50-day range (27 days recorded on September 17, 2020 was strongest seller market of the last 7 years). The weakest conditions “Buyer’s Market” we have seen in the last 10 years was February 2019 when the Days of Supply was 125. “Balanced Market” conditions in Huntington Beach have been in the 90day range. Days of Supply indicates the Huntington Beach Market was a “Hot Seller’s Market” back in February 2020, but by April 30 it was in the “Buyer’s Market” range at 123. On October 1, 2020 the reading was

32 days… slightly up from the 27 days observed two week earlier. Mortgage rates offered below 3% by many lenders are driving the strong demand but will not last forever.
