Our Growth

While Capital Vacations is a new name in the hospitality management market, its experience is substantial . The company was built upon the acquisitions of Defender Resorts and SPM Resorts, who have been managing timeshare properties and HOAs since 1979. With more than 40 years of management experience , Capital Vacations currently manages 200+ timeshare resorts and associations throughout the United States, Mexico and the Caribbean.

With the 2022 acquisition of VRI Americas, Capital Vacations is now the largest independent timeshare resort management company and the largest independent brand in the industry. 200+ Managed Locations

Our Leadership

Our Chief Operating Officer, Travis Bary, has more than 25 years of experience in the timeshare industry, with 15 of those years spent as a Senior Executive responsible for the care and wellbeing of thousands of associates. Travis has extensive experience in Operations, Finance, and Sales & Marketing. He is passionate about helping Legacy HOAs become and remain financially healthy. Travis is an innovative and efficient leader who constantly utilizes his experience and insight to lead the development of programs that work for both today’s traveler and timeshare HOAs.

Our Senior Leadership Team also includes David Cope, our General Counsel who has worked in the timeshare industry for 19 years, and Eric Assam, an innovative thinker and 31-year industry veteran who oversees the Rental and Product Development Divisions. Eric is passionate about developing unique and effective ways to help Legacy resorts retain current Owners and gain new members.

The Resort Management division is led by Alex Chamblin, Jr., who has more than 26 years of experience in the hospitality industry. Alex’s experience includes tenure with multiple branded hospitality organizations. His focus on leadership development and operational excellence has cemented our Operations Division as one of the strongest in the industry.

As Executive Vice President, Rich Muller boasts more than 45 years’ experience in the Hotel, Restaurant and Hospitality industry, including 26 with VRI. He is a Registered Resort Professional (RRP) and has been intrinsically involved in the successful adoption of legislative and regulatory statutes initiated by The American Resort Development Association (ARDA). These individuals are the partners with the HOA Boards and primary resource responding to both every day needs and strategic planning to ensure your resort thrives.

The Homeowners Association (HOA) and governing Board of Directors at our managed resorts represent a significant segment of our customers. With over 400,000 diverse owners across 200+ resorts/HOAs, these customers value sound financial management, professionalism, operational efficiency and recognition in their unique resort experience and needs.

The Capital Vacations target, values quality vacations.

Our management philosophy encompasses providing full-service, all-inclusive services aimed at preserving the overall health of an independent timeshare resort. At the resort level, we take a hospitality first approach, which focuses on guest satisfaction. At a corporate level, we have developed specialized departments that assist our properties with everything needed to be successful, with divisions including Rental Management, Human Resources, Risk Management, Quality Assurance, Sales & Marketing, Brand Management, IT, and Accounting, to name a few.

We have developed proven processes and procedures that make up our Standard Operating Procedures, which all employees and resorts are trained on. Our Quality Assurance Department assists with training, implementing new procedures, managing our strategic partnerships and completing quality inspections.

Philosophy of Management Resort Staffing

At most of our managed properties, Capital Vacations employs all staff members. We have dedicated Human Resources and Recruiting Departments that handle all of the benefits administration, payroll, background checks and additional documentation.

As a larger company, we can offer employees benefits that include insurance, paid time off and employee discounts at rates that surpass what an individual resort or smaller management company could secure on their own.

RENTAL ADMINISTRATION

- Effectively administers all facets of our robust rental program, including but not limited to releasing units for rent, completing rate shopping, managing distribution channels, paying taxes and managing the rental income. We utilize direct rentals from the resort’s website, direct marketing, email marketing and distribution channels so inventory can be found and booked on hundreds of online travel agent websites such as Expedia.

BRAND & COMMUNICATIONS

- Drives, promotes and shares the company’s brand values of constant improvement, courage, and togetherness across the organization, producing meaningful and effective brand, marketing, digital and public relations communications.

INFORMATION TECHNOLOGY

Our IT department provides technical security, systems, and support to ensure resorts can operate seamlessly and that property management, day-to-day operations, payment processing, marketing, reporting, customer communications and customer management all function optimally.

ASSOCIATION GOVERNANCE

- Ensures our resorts and Boards remain compliant with bylaws and state regulations by offering communications, guidance, and support. We also handle all elections, proxies, meeting agendas, notices and minutes.

Retains and manages talent while also providing support and programs to increase employee satisfaction. The team facilitates all employee management, and manages our Capital Cares program, a charity-based initiative that encourages and supports resorts giving back to the communities in which they do business.

QUALITY ASSURANCE

- Our Quality Assurance program adds standards, benchmarks, and feedback to better refine the resort experience. Through Quality Assurance, we provide operating procedures for all resort departments, training, continuous improvement programs and inspections. Our Resorts can also participate in our on-line guest satisfaction survey, giving the staff real-time information on net promoter score.

HOSPITALITY AND REGIONAL OVERSIGHT

- Our specialized experience and expertise are cornerstone assets of our management services. This oversight brings valuable and strategic accountability directly to the property and includes the oversight of all resort operations, implementation, orchestration and supervision of operational tasks and goals, site visits and meeting attendance, employee training, issue remediation, emergency response and renovation/ refurbishment assistance.

RISK MANAGEMENT AND SAFETY

We offer proactive measures to protect your resort, your employees, and your guests. We are there for our managed Associations for disaster management and support, workers’ compensation, incident reports, trend analysis, insurance rate negotiations and contracting, loss prevention and maintaining OSHA standards and compliance.

Capital Advantage

We have extensive experience with Legacy resorts that have an aging Ownership base and older facilities. Most of the resorts in our management portfolio are all independently owned, Legacy resorts. We have overseen renovation and refurbishment projects on several aging facilities that have proven to increase Owner and guest satisfaction along with increasing revenue.

THESE PROGRAMS INCLUDE:

We have a series of programs, known as the Capital Advantage, that are special initiatives we have developed specifically to meet the needs of Legacy resorts with declining collection rates. These programs are designed to engage Owner bases and offer more value to their Ownership, resulting in more duespaying Owners with less churn and fallout.

SALES COLLECTIONS & RECOVERY

Our sales program provides options for Legacy HOAs to increase collection rates, improve facilities and add Ownership value. This is a program we are very excited about and look forward to discussing at your leisure.

Full-service, in-house collections to recover your inventory and replace lost revenue. We started the Collections and Recovery Services to offer our Associations a direct partner in the collections process.

RENTAL GUARANTEE GLOBAL EXCHANGE TM

This program helps ensure income stability to managed resorts so they can better plan capital improvement and renovation projects without the typical instability of a normal rental program.

Our exclusive exchange program was developed to give timeshare Owners a more affordable, flexible exchange option than the major exchange companies. This program provides additional Ownership benefits that not only bring more value to the Ownership but also decrease churn.
