CREATING AN UNFAIR ADVANTAGE As we celebrate the 100th edition of CY magazine, I have taken the opportunity to reflect on our ´Why´. Why print a glossy real estate magazine every fortnight? Why go to the effort and the expense, enlisting hours upon hours of our team’s time and professional resources to publish it at all? It´s simple, really. Our ´Why´ for the creation and massive investment in the magazine today is exactly the same as it was back when we first created the magazine: to provide our clients and their property with an unfair advantage. Our clear mandate with CY magazine is to give our clients an unfair competitive advantage in the marketplace, by exposing their properties to a broader qualified audience. It´s as simple as that. CY Magazine is a high quality publication,

MARKET NEWS CELEBRATING OUR 100TH ISSUE! As we celebrate our 100th issue, it’s hard to believe that four years have passed since we relaunched CY Magazine into the Perth market. Some of you may be surprised to know that the magazine has actually been published for 17 years! Formerly called Highlights Magazine, it was produced on a smaller version – both in size and distribution – before we relaunched in its new and improved format on March 1, 2014, with the new name of CY Magazine. Our re-launch issue featured a stunning brand-new riverside home in Bicton, designed by architect Mark Rietveld for Giorgi Exclusive Homes, and that beautiful piece of real estate has set the tone for what was to come. Also in that first issue, we showcased luxury properties in Applecross, Doubleview and Cottesloe, which our agents had the pleasure of selling. Back then, we were distributing 68,000 copies twice per month, but by our 23rd issue in January

2015, distribution had grown to 85,000 per fortnight. To date, we have distributed more than 8 million copies of CY Magazine to residents in Perth’s premium riverside and coastal suburbs – This is the largest distribution of a real estate magazine by a Real Estate Company in Australia. Much has changed in the Perth property market during that time. When the glory days of the mining boom came to an end, a slowdown in population growth and an oversupply of homes meant prices took a real hit. Around 46,000 mining jobs were lost in WA between 2013 and 2015, spelling disaster for the state’s economy and sending many homeowners and investors into a tailspin. The tens of thousands of workers who flocked to Perth during the mining heyday were now represented in the unemployment statistics. In 2015, Perth homes dropped in value by an average of 4 percent,

while in 2016 they lost an average of 3.5 per cent. However, things began to turn around in 2017, with values dropping just 2.3 per cent, and many experts are confident the market has now bottomed out. Things are finally looking up for Perth real estate, with 2018 shaping up to be the most positive of the past few years. Both REIWA and the Housing Industry Association have noted an increase in residential building, and they predict this upswing will continue. With The Chamber of Commerce forecasting that our state’s economy will grow by almost one full per cent this year, and 2 per cent in 2019, it certainly seems like the worst of the slump is behind us. There’s also good news for investors, with vacancy rates down to 5.3 per cent, the lowest they’ve been since June 2015. With the markets in Melbourne and Sydney coming off the boil, it’s likely that interstate investors will turn to Perth as an affordable alternative. In amongst all of this changing market activity, CY magazine has remained a constant. To this day, it is the only free, real estate publication that has such a broad reach, and is produced entirely in-house by our team of local market experts.

In 2014 we leased 269 properties, versus 314 over the last 12 months. The average days on market was 24.7 then, which has grown 36.2 today. And our landlords were dealing with a low vacancy rate of 1.8% in 2014, compared to 2.9% now. We´re proud to have kept vacancy rates so tight during such turbulent times in Perth´s rental market, but this feat is particularly impressive when we look at the broader market trend - as the industry average vacancy rate was 4% in 2014, and is now 6.4%. The growth of the number of properties we manage for our investors is testimony of being able to deliver in all markets.
