PERTH´S TWO-TIERED PROPERTY MARKET As we approach the half-way point of 2018, I have reflected back over the first half of the year and what a fascinating six months it has been. When the new year kicked off, it became clear that the market was very segmented, and that is a trend that we have seen continue. Isolated pockets - such as Bicton, a million-dollar neighbourhood that has experienced median price growth of 23.6% over the last 12 months - are performing extremely well. Nearby suburbs Ardross, Cottesloe and Applecross are also on the up, with median house price growth of 9.4%, 17.1% and 32% respectively. Meanwhile, other suburbs have not enjoyed the same level of growth, with REIWA data showing that some areas have experienced value slumps in the double-digits. Generally, we have all been desperate for positive news about
Perth´s property market, and when these isolated ’green shoots’ began to appear, we were ecstatic. Buoyed by that positivity, we assumed that the whole market was set for a ’turnaround’ year into positive growth and activity. As the last few months have taught us, this was not the case. The market simply was not going to look after sellers´ and agents´ as we hoped it might. Today, we are achieving good results for our clients. However, these results come on the back of persistent and diligent work on the behalf of our skilled agents, who are constantly honing, improving and upskilling themselves. We utilise proven processes and systems (which are evolved almost daily), allowing our agents to nurture and service buyers in these constantly changing market conditions. When the maintenance on what they’d thought of as their “forever home” became almost a full-time job, Mike Davidson and Sandy Sanders searched high and low for the perfect downsizer - a low-maintenance property close to all services.
So impressed with this proximity, next on the list is to downsize their cars and share one between them.
For the past 15 years they’d lived in the hills east of Perth, where they owned a five acre treed block in Stoneville. Purchased with the intent that they’d never move, the house was a much-loved hub for their wide extended family.
“We don’t drive as much, that’s the huge difference,” Mike said. And it’s not only less time in the car they’re enjoying. Leaving behind their oversized garden, Mike and Sandy are now happily able to do without as much as a lawnmower.
Married for the second time around and with six adult children between them, the decision came in part once everyone had finally left home.
“I loved gardening, but I can’t get over how much time and freedom we’ve got here,” Mike said. “I think ‘wow’, I didn’t realise you could live like this.”
“We just started to feel that we needed to downsize,” Mike said.
Both in part-time employment, the couple can get to work and back in under ten minutes, leaving plenty of time to catch up with family and friends from Perth. Still maintaining contact with their fellow bush fire brigade members back in Stoneville, they’ve now reached out locally, recently joining the East Fremantle community centre.
After a two year search throughout country towns including Northam, Mandurah, Busselton and the Margaret River Region, Mike and Sandy were no closer to a solution. “We kept coming back to the conclusion that they were all nice, but just too far away,” Mike said.
Mike and Sandy would recommend others in their position to take their time and work out exactly what they wanted to do. Content in the knowledge they not only made the right decision to downsize but in their choice of location too, their own move had provided an amazing amount of freedom.
With key criteria to find something centrally located, they also wanted something modern, low-maintenance, clean and safe, all within walking distance. They eventually came upon a two bedroom apartment in East Fremantle through Caporn Young that ticked all those boxes. The decision of where to live behind them, the couple then faced the major task of downsizing their belongings a process Mike described as “brutal”. “I’m a hoarder, I don’t like letting go of things,” he said. It took months. Not only did they have a large household to sort through but a huge farm shed full of belongings, eventually distributed to family and friends. The one item that

was not-negotiable, however, was Sandy’s grandmother’s wooden dining room suite, now reupholstered and repolished to fit in with their new home. “Once we got over getting rid of so much stuff… the move just fell into place,” Mike said.
Six months into their new lifestyle, when they started to make the most of being able to walk out the door and go down the street to various restaurants, coffee shops, or walk into Fremantle itself, any doubts they’d experienced quickly dissolved. “All the services are within walking
