36% SALES BOOST FROM PRINT ADVERTISING Officially, more than 12.5m Australians* read print magazines. And why not? It´s a wonderfully relaxing way to pass the time, as relaxing and reading go hand in hand, so much so that a recent in-house survey found that when people sit down to relax, if there is a magazine in reach, 75% will pick it up and flip through. This is great news for advertisers who are using print advertising to reach their audience. The Association of Magazine Media publishes an annual Factbook on this very topic, and has revealed that magazines are the most effective means of encouraging customers to research your products and services. It found that organisations that advertised in magazines enjoyed a phenomenal boost of up to 36% in their sales as a result. For a local, niche publication such as CY Magazine, this means you can really target potential customers with precision, and maximise
your advertising spend. These findings are significant for property sellers. While online listings are an important part of an effective marketing strategy, there is still so much potential to be found in hard-copy advertising. There´s also a strong link between magazines and word-of-mouth advertising, including social media, which we know can be a powerful selling tool in the property game.

RENTAL REVIEW THE BEST AND WORST OF NEGATIVE GEARING It´s tax time - a period that is equally reviled and revered by property investors. Reviled, because it´s complicated and time-consuming to get your tax affairs in order. But revered, because this is the time of year when many landlords enjoy hefty tax returns thanks to negative gearing. Negative gearing allows investors to write-off many of the expenses of owning rental properties, from mortgage interest and council rates to insurance and repairs. However, make no mistakes about it: the taxman doesn´t offer these deductions to be kind. They do it because it´s far cheaper to subsidise private landlords, than it is to provide more public housing. Both sides of politics are due to take very different stances on negative gearing in the next federal election.

The Coalition has indicated they will make no change, but the ALP has proposed the idea of allowing negative gearing only on new properties (with existing negatively geared properties exempt from changes). On one hand, negative gearing encourages people to invest in property, which assists in supplying rental housing to the market. However, it´s believed that prices will decline if there are fewer investors, due to less competition.
