WELCOME TO SPRING The new season is upon us, and we seem to be entering a new positive cycle in the property market as well. The latest statistics from REIWA reveal that sales activity has increased 10% in the last week. Our agents are reporting higher levels of enquiry and while it´s the more affordable end of the market that is generating the highest volume of sales at the moment, we´re seeing increased activity across the board. For sellers who are keen to leverage current conditions to get their property sold, Spring is the perfect time to list. We urge you to consider an Auction campaign, as we´re achieving fantastic results for our clients with this methiod. REIWA stats show that the average days on market for an Auction campaign in Perth is just 27, compared with 74 days for a private treaty sale, so an auction is often the clever way to go. WHY I LOVE FLOREAT The sales team at Caporn Young enjoy nothing more than some friendly banter over whose suburb is the best. As I enjoy the enviable benefits of both living and working in Floreat, I let them have their fun, safe in the knowledge that I occupy the number one position. Jokes aside, while I once believed that Floreat was the Western Suburbs’ best kept secret, recent data from REIWA has identified Floreat as Perth’s most in demand suburb. I guess Floreat is a secret no more! So why is it that buyers, particularly families, are flocking to this gorgeous suburb, aptly named after the Latin word to flourish or prosper? Seven kilometres from Perth City, a jog or family bike ride from the beach, Floreat is certainly blessed by its geographical location, nestled behind the coastal dunes of City Beach. Furthermore, the suburb is bordered by a green belt of parks and native bushland, including Bold Park and Perry Lakes to the South and West, Wembley Golf Course and Herdsman Lake to the North and Wembley Sports Park to the East, not to mention the numerous parks and playgrounds within the suburb. While location is obviously a big part of the attraction, my view, after living here for 16 years and talking to many, many buyers, is that it’s the lifestyle on offer which makes this such an aspirational suburb.

Where else in Perth can you begin your day with a walk or jog through the bushland paths of Bold Park, before getting the kids ready for school at some of Perth’s very best primary schools? While working parents have a short commute to the city on a range of routes which avoid the freeway, stay at home parents can enjoy a quick coffee with friends at a range of cafes after “drop off”. Everything you need is here – Floreat Forum Shopping Centre, the cafes, restaurants and local shops of Birkdale Street and proximity to WA’s greatest sporting facilities, including the WA Athletics Stadium, Rugby WA, the Bendat Basketball Centre, HBF Stadium, Bold Park Aquatic Centre and Netball WA. I haven’t even included tennis, cricket, bowls or croquet! Seriously, I’m just getting started. Did I mention the large blocks, treelined streets, friendly neighbours and great community? This is a suburb where children can still walk to school and play tennis in the street and where I, and many others, choose to raise our families.
