WELCOME TO THE NEW NORMAL When 2018 came to a close, we said goodbye to a rollercoaster of a year in terms of real estate. There were highs to celebrate, with Perth´s property market strengthening, and there were lows as well, as the credit crisis made it harder for everyday Australians to get finance. In 2019, that turbulence looks set to continue. It will be a fascinating year to monitor, with many opposing forces impacting our core markets, being the middle to upper markets of Perth. Currently, there is definitely pent up buyer demand, for two reasons: buyers trying to pick the bottom of the market, and low stock levels. Both of these factors are easing, hence we are enjoying increased stock levels and strong buyer demand in the market. We´ve seen a very noticeable increase of enquiries from ex-pats and
buyers from the eastern states, who are looking to invest into Perth. Our market has not seen the impressive increase in values that Melbourne and Sydney have enjoyed; in fact, it could be argued that after many years of negative and at best stable property values, Perth is well positioned for growth. Bank lending remains challenging, and this is an election year; these two factors may deter some buyers from taking action.

That said, it may also prompt investors to secure investment properties pre-election. It´s truly hard to know what is ahead this year, with uncertainty now "the new normal". NEW SWIMMING CARNIVAL – WITH A DIFFERENCE!
The Claremont Pool will be abuzz on Saturday, February 16, with the inaugural Western Suburbs Schools Challenge taking place from 2pm. The event is the brainchild of Olympic gold medallist Bill Kirby, director of award-winning swim school Kirby Swim, and is sponsored by Westside Christ Church Aquatic, the Town of Claremont and Tim Caporn of Caporn Young Estate Agents. It’s set to be the biggest non-Swimming WA event in the state, with children in grades 2 to 6 from all the local schools participating. Bill is a firm believer that swimming needs to be enjoyable in order to draw children to the sport, and this fun-filled day is an excellent opportunity for both novice and experienced swimmers to test their skills ahead of the school term racing season. “I still recall being really nervous and asking my mum if I could pull out of my first race,” says Bill. “She gave me a pep talk, I did the race and hopped out thinking that was the most fun ever! I came fourth, not first, but mum made me feel like I won, and I was proud as can be,” he adds. Bill hopes that participating in events such as the Western Suburbs Schools Challenge will nurture the same feelings in today’s young swimmers, and also assist parents in encouraging their kids to get out there and have a go.
In the past, Kirby Swim has raised more than $1 million in support of Autism West through their Team Spring Cup. The success of this event inspired them to create the Western Suburbs Schools Challenge, a firstof-its-kind carnival based on the idea that kids don’t need to be serious or talented swimmers to enjoy the water. Instead, they can race for fun and fitness, and be proud of themselves simply for having a go. The Town of Claremont have jumped on board, offering not only the use of their pool, but also their leisure equipment. This means the kids can look forward to a fun afternoon after the races are completed, and siblings of competitors are more than welcome to join in. Bill is confident they’ll love what Claremont Pool manager Sean Badani has planned, with slip and slides, inflatables and dive boards available for them to try. There will be ribbons and fun prizes handed out throughout the day, and a door prize up for grabs, but ultimately the focus will be on the joy of participation.
