INTERESTING TIMES AHEAD We are witnessing an increasing appetite from investors keen to buy into Perth´s marketplace. This is partly because Perth is now the most affordable real estate market in Australia, according to REA´s chief economist Nerida Conisbee; it is also a top destination for offshore property seekers, with Brexit driving up search activity from the UK. "The fundamentals of property demand are looking far more positive, population growth in particular," Conisbee reports. Rental returns are strengthening, an improving economy is translating to higher tenant demand, and the outlook for premium suburbs is strong. However, another key driver of investors in the west is the upcoming federal election. If Labor takes power, they have indicated that they will review the negative gearing policy. Paul Keating, then-Treasurer of the Hawke Labor
government, did exactly this in 1985; the result was skyrocketing rents and an exodus of investors from real estate. The decision was reversed in 1987. Then, as it proposed now, those landlords who owned existing negatively geared properties were "grandfathered" - meaning that those who owned their assets prior to the rule change, were entitled to the previous negative gearing tax deductions. Investors are clearly hedging their bets that this could happen again, which is encouraging more buyers into the market before the federal election in May. If Labor does get into power and pushes ahead with this agenda, we foresee investor demand waning in the second half of this year. Available properties for rent will decline, and rental returns will increase. It´s hard to know which way the election will go, with the most recent polls (at time of publishing) showing both parties neck-and-neck. RENTAL REVIEW RECORD LOW VACANCY RATES A relatively balanced rental market is one where vacancy rates sit at around 2-3%.
