AUCTIONS HAMMERING HOME STRONG RESULTS As this magazine goes to print, the team is in the midst of the final week of The Big Call. This month-long initiative has been a resounding success weekend after weekend, it´s showcased the true magic of the auction method. One major drawcard of an auction is it doesn´t put a ceiling on price. Instead, we create a playing field for buyers to compete - a powerful dynamic in the current market, which is in the beginnings of an upward swing. Now that the market is moving, we´re noting that sales data (information that private treaty negotiations rely on) is quickly becoming out-of-date in many suburbs. One highlight of The Big Call was 197 Hensman Road in Shenton Park. Fifteen parties were interested in this property, which goes to show buyers have returned to Perth´s market in force. Within minutes of the auction starting, five

bidders pushed the price from $800,0000 to $1.320M before it sold under the hammer. Interestingly (and further demonstrating the strength of this result), these buyers considered the property ´land value´ only.
